New Homes of the Future Smaller, Greener & More Casual As the average size of new single-family homes continues to decline to 2,377 square feet from a peak of 2,521 square feet in 2007, floor plans are focusing on frequently-used rooms. More than half of the builders surveyed said the size of the family room will increase, while the formal living room, entry foyer and dining room are expected to decrease or disappear. A smaller home means the space must be better suited to modern lifestyles.

Whatever your plans for your existing or future home, research from the National Association of Home Builders (NAHB) and Better Homes and Gardens magazine shows what features and floor plans will be popular over the next few years. According to an NAHB survey of home builders on their expectations for homes in 2015, smaller homes with lower prices and more green features will be the predominant force in the marketplace. With an aging population – 29 percent of the U.S. population will be 55 and older in the year 2020 – there is increased interest and demand for smaller homes as empty-nesters downsize into easier-tomanage properties.

Other features that builders predict are highly likely to be included in the average new home of 2015 include a walk-in closet in the master bedroom; a laundry room; a master bedroom on the first floor in homes with two stories; and a two-car garage. Kitchens are also expected to become more functional. Double sinks, recessed lighting, table space for eating, a breakfast bar and pull-out drawers are the features most likely to be in the new home kitchen. Nearly 70 percent of the respondents said that homes will be greener, and about one-third expect them to have more features related to technology. The most common green features in new homes will be low-E windows; engineered wood beams, joists or trusses; water-efficient features such as dual-flush toilets or low-flow faucets; and an Energy Star rating for the whole house. The families who will be looking to move into new or renovated homes have high expectations for their new space as well.

A December 2010 survey of Better Homes and Garden readers who consider themselves prospective home buyers or who are planning a major improvement to their home indicated that home buyers don’t want any “wasted space� in their next home and they are seeking significant value for the money they spend. Eighty-nine percent of consumers want high-efficiency heating and cooling in their next home, 85 percent want high-efficiency appliances, and 78 percent want upgraded features and fixtures such as granite countertops, wood flooring, faucets and lighting fixtures. Efficient use of space also ranks highly in consumers’ desires. The top-ranked living spaces include a separate laundry room; additional storage space; walk-in closets or built-ins; a home office space, workspace or family computing center; and everyday eating space in or close to the kitchen.

About half of the jobs are in the construction industry, and the rest are generated in the industries where other products that go into a home are produced and for service providers such as real estate agents, bankers and lawyers Home building increases the property tax base which generates revenue that supports local schools and communities. Beware Foreclosure ‘Bargains’ t’s an unfortunate result of the recession — many families haven’t been able to keep up with their mortgage payments and have lost their homes to foreclosure. And foreclosed homes often sell for less than market rates, making them seem like a bargain to buyers.
I
But comparing a new home to a foreclosure on price alone is a mistake. You can’t put a dollar value on your peace of mind, safety, f i n a n c i a l reserves and time —all of which could be in jeopardy if you buy a foreclosed home.
With a new home, maintenance won’t be an issue for a while with the brand new appliances and systems. And if something does go wrong in the first year, there is often a new home warranty that guarantees repair or replacement. Foreclosed homes also often haven’t been taken care of by former owners who knew they were going to lose the home. In some cases vandals, thieves or even the owners have damaged the home, removed appliances or torn apart walls to remove copper pipes that are valuable as scrap metal. A foreclosed home could have been sitting vacant for months or years, and if it wasn’t properly secured, there could be significant damage from water, mold, weather or pest infestations. It could cost you thousands of dollars and a lot of time to bring a home that was allowed to deteriorate back to a livable condition.
For example, a foreclosure could have legal issues. Before buying a foreclosed home you will have to do thorough research — or hire a title company or lawyer — to make sure there aren’t any additional financial or legal liabilities attached to the home. There may be liens on the property for unpaid taxes, home owners’ association dues, or the home may have been put up as collateral on other loans that weren’t paid. You could become liable for thousands of dollars of debt you weren’t aware were attached to the foreclosed home.
You also don’t have to spend time or money changing someone else’s design preferences with a new home. No tearing down wood paneling, repainting walls, or replacing outdated flooring. Your preferences are included as the home is built, and they are there waiting for you the day you unpack your boxes.
As soon as you take ownership of a foreclosed home, anything that breaks or any problems that arise are your responsibility. This could cost you lots of time and money that you may not have budgeted for.
New homes have been constructed under a strict set of codes and standards, and have to be thoroughly inspected before the certificate of occupancy is issued and you are allowed to close the sale and move in.

Time to Buy: Triad Housing Market Shows Consistent Improvement or anyone waiting on the sidelines for the housing market to show signs of recovery before buying a new home, that time has come. According to the National Association of Home Builders/First American Improving Markets Index (IMI), economic indicators show that the Triad housing market has been steadily improving for at least six months.

The IMI is designed to track housing markets throughout the country that are showing signs of improving economic health. It measures three sets of independent monthly data— employment growth from the Bureau of Labor Statistics, house price appreciation from Freddie Mac, and single-family housing permit growth from the U.S. Census Bureau—to get a mark on the top improving Metropolitan Statistical Areas. While tough conditions continue to prevail across much of the country, momentum is building in communities such as the Triad that are showing consistent, measurable improvements in economic conditions.

members have continued to annually provide a great opportunity for consumers to see the latest in new home design and amenities. In 1998, members of the GBA Remodelers Council decided to offer a similar home tour, however its focus was showcasing professionally remodeled homes. This August we will be presenting our 15th annual Tou r of Remodeled Homes. During one weekend, you have the opportunity to see the quality craftsmanship and creativity that can be accomplished in a home renovation. One of the primary benefits of attending our annual home tours is the opportunity to talk directly with the builder and/or remodeler…as well as suppliers and trade contractors that assisted in the construction of these homes. It’s one thing to look at homes in magazines…but another to actually tour and see firsthand all the opportunities that are available to enhance your home and meet your family’s lifestyle.
