Welcome to the 2022 Financial Year! It always feels like such a rush at the end of a financial year with business owners going over their numbers and figuring out their tax obligations. With the books now closed on 2021 it's a good time for business owners to assess their current circumstances and what comes next. Take stock of the past 12 months, and write notes on your achievements, challenges, and what you’re going to focus on in 2022. It’s been a difficult year for many businesses with the effects of COVID and government enforced restrictions. Pivoting and adjusting a business has been an important lesson. Those who adapted quickly saw the least disruption. How will you continue this mindset in 2022? If you are considering selling your business this financial year, it's important to remember the time it takes to prepare and sell a business. If you want to achieve the optimum price for your sale, you need to have a good understanding of your business systems and how it will survive after you have departed. The start of the financial year is a good time to speak with a business broker and your account to get your business appraised. NEWS How Lockdown Has Affected Business Sales In Perth James Aritonovic from Ascend Corporate spoke to bsale about the impact COVID19 lockdown had on business sales in Western Australia. “We didn’t have any calls.” James said when the last lockdown happened, the phone “went dead” for three weeks before picking www.ascend.com.au up again, and when it did, they were incredibly busy. “Our pipeline of buyers has actually grown and in fact, it’s harder to get stock at the moment than anything else.” During lockdown many people lost their jobs or were made redundant, this sudden job insecurity inspired people to take action and there was an increase in people wanting to “buy themselves a job”. “They took a lot of the cash they had in reserve and actually went out and bought [small businesses]. I sold a number of smaller cafes for cash, which I hadn’t seen in years, somebody paying cash for under $200k cafes.” James said. At the end of the day people still need to earn money. Commenting on the ingenuity of these buyers looking to secure a job through business ownership, James said: “They are basically buying themselves a job but at least it’s a job that they can work on themselves and build themselves. Hopefully work with it and sell it for a lot more, when they want to move on themselves.” Specialising in franchising, particularly looking at cafes, James said due to people having to travel within the state of Western Australia during lockdowns, this led to an increase in sales. “Over the last 9 months there hasn’t been many cafes in Perth that haven’t reported sales increases of around 15-20% (at least 15%) across the board. That’s why we’ve taken averages over the last 3 years to appraise a business pre-covid, taking job keeper into account.” James said. With the changes in businesses profits, the addition of job keeper and overall economic turbulence, the process for price appraisals had to take a myriad of new conditions into account.

“With price appraisals we’ve actually taken an average before covid, and then obviously during covid a lot of people got job keeper, and we’ve taken that off in most instances.” James said. The economy in Western Australia is now “booming” (thanks in part to the mining sector) and as a direct result of lockdowns across the country, the types of buyers are changing too. “Because of our booming economy over here, people have packed up over there and coming over here. It has helped without a doubt, probably about at least 10% of my pipeline is now buyers from Victoria and New South Wales.” James said, going on to say that “we’ve found a lot of our buyers are actually coming from there [VIC and NSW] as there is a lot of people sort of going ‘well they don’t want to stay here any longer’.” James said. James believes that WA will definitely see that growth continue for another nine months but is “not sure what is going to happen after then, because we could see an interest rate hike, but also because of the skill shortage that might bring about other problems too.” With this business growth James said that “we’re all pretty busy” at Ascend Corporate but if you want to sell your business in WA, “come to me, let me sell your business for you!”. How One Couple Sold Their Franchised Melbourne Bakery Within 4 Months, During A Pandemic When you think of Melbourne, it's hard not to think of Covid, lockdown, businesses closing left, right and centre. Businesses selling, isn't the first thing that comes to mind these days. Selling A Wedding Dress Store During A Pandemic Buying or selling a business comes with its challenges but trying to do this during a global pandemic can be even harder! During the Victorian lockdowns across 2020 and 2021, our agency has been very successful in helping buyers find the right business for them and most importantly, helping sellers move onto the next chapter of their lives. One of our most recent successful sales came with particular challenges, as it was both in the retail and events based industry. Although many retailers flourished online, some businesses like those selling wedding dresses were very limited in their ability to pivot or move online for obvious reasons. As a result, the sale of such businesses posed a great challenge in light of wounded buyer confidence in such industries and niche services. The sale required a lot of background work with the vendor and their accountants to ensure financials, sales and activity before, during and after the pandemic were clearly outlined. It was also very important that we had a clear breakdown of rescheduled gown collections, deposits and payment histories as well as gift vouchers sold. During lockdowns, many businesses were forced to promote the sale of Gift Vouchers in order to establish a steady cashflow for the business’s overheads and overall survival. It is important, however, vendors note that when it comes time to sell their business these gift vouchers that may have assisted in the turnover looking healthy will need to be adjusted and negotiated during the sale. While buyers are aware that the events arising from the COVID pandemic amount to exceptional circumstances, they also need to factor the running of a business with the presence of a potential COVID outbreak, so it is crucial when selling your business that you provide the financial reports for 2020- even if you were closed due to the lockdowns. NEWS support to provide for your sale is to also have up to date monthly or weekly income breakdowns in order to prove to the potential buyer that your business is on an upward trajectory to recovery or reinforcing its stability through the sale trend data. No matter how small your business is or how low the sale price, the pandemic has meant the seller needs to do a little more work in order to provide this insight for the potential buyer and essentially chart the “Goodwill” performance of the business. With this particular sale, we also had to take a close look at the inventory (stock) to determine the value of the dresses and take into consideration passing seasons and trends that could impact their retail value. It is important as a seller that you have a good understanding of your stock and run a full stocktake before putting your business on the market for sale. Buyers are very sensitive to the idea of paying large amounts of money for stock, especially if the recent yearly turnover reports don’t support the quantity of stock holdings. Running promotional sales or campaigns to try and reduce your stock and sell off older items is crucial in achieving a smooth negotiation process and ultimate sale of your business. Although the pandemic has introduced some challenges for the sale of some businesses, it is absolutely achievable to sell your business and move on to your next chapter, provided you work with experienced professionals who can ensure you have all the supporting documents and paperwork required to reinforce buyers’ confidence in the stability or potential of your goodwill. Annual Minimum Award Wage Increases by 2.5% Originally Published: 15 June 2021 | Updated 1 July 2021

Following the Annual Wage Review 2021, the Fair Work Commission (FWC) announced a 2.5% increase to the national minimum wage and all award wages. The increase to award wages is happening in 3 stages. The FWC has also issued decisions to change some terms and conditions in several awards. 8

The new national minimum wage applies from your first full pay period on or after 1 July 2021. This means if you have a weekly pay period that starts on Mondays, the new rates apply from Monday 5 July 2021. There’s also an increase to the Super guarantee for all eligible employees. Super Gaurentee Rate Rising to 10% On 1 July 2021, the super guarantee rate will rise from 9.5% to 10%. If you have employees, you will need to ensure your payroll and accounting systems are updated to incorporate the increase to the super rate. If you need help to work out how much super you need to pay for your employees after the rate increases, you can use the government super guarantee contributions calculator. For salary and wage payments made on or after 1 July 2021, the minimum superannuation guarantee contribution rate of 10% will need to be applied. SA is leading the nation in the growth of the number of people taking up apprenticeships and traineeships and the number in-training according the data released today by the National Centre for Vocational Education Research. “South Australia had the highest percentage increase in the country for apprentice and trainee commencements in the year to 31 December 2020, up 21.5 per cent compared to 2019,” said Minister for Innovation and Skills David Pisoni. The impressive result – released on the same day as the new South Australian Skills Commission comes


NEWS into effect – highlights how well South Australia is rebounding from the economic challenges created by COVID-19. “It’s fantastic to see nation-leading growth in apprenticeship and trainee commencements occurring at the same time South Australia has added 60,000 jobs since the depths of the slowdown caused by the pandemic,” said Minister Pisoni. “There was an incredibly strong finish to last year, with apprenticeship and traineeship commencements in South Australia in the December quarter of 2020 increasing 142 per cent (from 1,730 to 4,185) compared to the December quarter 2019. “The data showed there were 20,895 apprentices and trainees in-training, which is the first time in nearly six years that South Australia’s in-training number has been more than 20,000." Aside from leading the nation in overall growth in apprenticeships and traineeships South Australia also had the largest increases in training for: • Those aged 45 years and over, an increase of 65.8 per cent • Those attached to Group Training organisations, an increase of 7.5 per cent • Aboriginal apprentices and trainees, an increase of 12.6 per cent • Regional and remote apprentices and trainees, an increase of 25.3 per cent View Source

Government Support For Business Major new COVID-19 support package to help thousands of businesses across NSW Originally Published: 29 Jun 2021

The NSW State Government announced new grants package and changes to the Dine & Discover program to help tens of thousands of small businesses and people across NSW impacted by the current COVID-19 restrictions. The package includes grants of between $5,000 and $10,000 for small businesses, payroll tax deferrals for

all employers, an extension of the Dine & Discover program to 31 August and the ability for people to use Dine & Discover vouchers for takeaway delivered directly to their home by the venue itself. NSW Premier Gladys Berejiklian said the centrepiece of the package was the small business support grants which will help businesses by alleviating cashflow constraints while trading is restricted. This can be used for business expenses such as rent, utilities and wages, for which no other government support is available. “We always said we will do whatever it takes to support businesses and keep people in jobs during the pandemic and that is exactly what we are doing,” Ms Berejiklian said. “The current restrictions are in place to protect people and keep the community safe, unfortunately businesses continue to incur costs such as rent, power and lost produce, and this will go some way to lessening that financial pain.” Three different grant amounts will be available for small businesses depending on the decline in turnover experienced during the restrictions - $10,000 for a 70 per cent decline, $7,000 for a 50 per cent decline and $5,000 for a 30 per cent decline. Deputy Premier John Barilaro said the new grants would be available across NSW. “This latest outbreak has coincided with school holidays when a lot of regional areas were counting on more visitors to help boost local economies,” Mr Barilaro said. “These grants will help many get through the winter, and just like after the bushfires, the floods and the first wave of COVID-19, the regions will lead NSW out the other side.” NSW Treasurer Dominic Perrottet said the small business grants would be available for sole traders and non-for-profit organisations, with expanded criteria to assist most hospitality and tourism operators hit hard by the restrictions during school holidays. “The NSW economy rebounded strongly from the challenges of 2020 and we’re taking action to ensure we keep that going. We are deploying our fiscal firepower when it matters, by helping small businesses stay in business and keep people in jobs,” Mr Perrottet said. “Once again we are delivering timely and targeted support to keep businesses in business and people in jobs as we work together to overcome this latest challenge.” 9


NEWS Businesses will be able to apply for the grants through Service NSW from later in July and will need to show a decline in turnover across a minimum two-week period after the commencement of major restrictions on June 26.

Small Business Lockdown Assistance Grant Available for WA

The grants will be divided into two streams:

1. Small Business COVID-19 Support Grant. Available to businesses and sole traders with a turnover of more than $75,000 per annum but below the NSW Government 2020-21 payroll tax threshold of $1,200,000 as at 1 July 2020.

The Small Business Lockdown Assistance Grants program will provide assistance of $2,000 to small businesses in the Perth and Peel region in industry sectors most severely impacted by the recent three day lockdown and restrictions.

2. Hospitality and Tourism COVID-19 Support Grant. Available to tourism or hospitality businesses that have a turnover of more than $75,000 and an annual Australian wages bill of below $10 million, as at 1 July 2020.

QLD’s $140 Million Plan for Small Business Released: June 11, 2021

The Palaszczuk Government has announced their plans to unite and recover business in the coming years. The $140 million commitment over the next 2 years is aimed at assisting small business to thrive and grow. Coined ‘Big Plans for Small Business Strategy 2021–2023’ this initiative aims to gives small business the boost they need off the back of COVID restrictions. This includes: • $100 million Business Investment Fund to invest in small to medium sized businesses with significant growth potential and will create Queensland based jobs • $30 million to increase skills and capability through grants and other support for small business • $10 million to make the Queensland Small Business Commissioner permanent and a targeted engagement framework that includes, reinvigorating the Queensland Small Business Advisory Council. President | National Chair (AIBB) Unfortunately due to the current Covid-19 environment and the many changes, restrictions and lockdowns impacting our members, your Board has unanimously agreed that the National conference which was planned for August this year, will unfortunately be postponed to a new date next year, most likely around August 2022. Considering that the 2020 conference was also postponed for similar reasons, this is most disappointing for the many members and partners that have been looking forward to the conference for so long. I would like to acknowledge and thank everyone for the incredible amount of time and effort that has gone into making this conference what would have been our best yet. However despite the best of intentions, and the phenomenal amount of planning that has gone into planning this event, we believe the decision to postpone the event till next year is prudent and is in the best interests of our members and association. It is also important to note that taking these steps now will allow us to mitigate and minimise the costs incurred by the association. Delivering value for our members has always been our highest priority along with creating opportunities for our members to improve their skills, engage with each other and with industry partners, and our conference has always been an important part of the AIBB culture. We appreciate that this is a difficult time for many, and this is a decision which has not been made lightly is the correct decision for this time. We ask for your

understanding and support during this difficult time as the board remains clearly focused on the best interests of our members, our partners and in advancing our profession.

The golden boy of business brokers Arnold P Kelsey ABS Business Sales

Success isn’t built overnight, with over 20 years of experience in the world of business, Arnold Kelsey spoke to Bsale about how he became the successful broker he is today. Leadership came naturally “When I was in my early twenties, I was trying to decide whether I should obtain my MBA or not or find a suitable position and start work. I decided to take my time and not rush into it…I found a job as a storeman/forklift driver working in the warehouse/logistics side of an automotive manufacturing company." Arnold said. It was at this warehouse job that Arnold found himself gravitating towards leadership roles and it was clear he had an aptitude for business. “I started working and very quickly found the leadership in my area to be very average. I clearly remember running into a gentleman on my way to the rest room, he introduced himself as just Max and I introduced myself. I assumed he was an accountant or a salesman. He asked me how things were going in my area, I replied honestly and told him that it wasn’t very well organised. I also said that I was trying to sort things out without stepping on anyone’s toes. He asked me if I could improve everything if I was in charge and I said; definitely yes.” Arnold said. As it turned out, this man was the owner of the company and within six weeks, Arnold was put in charge of the warehouse/logistics area. “The promotions didn’t stop there, within less than two years I was promoted to Production Manager, in charge of five departments and over 200 people. I was only 24.” After 10 years, Arnold decided he wanted his own business so started a company manufacturing plastics. The Golden Boy From a young age, Arnold was referred to by his friends and family 14

as ‘the golden boy”. This carried through to his professional career where he’s regularly praised and asked to complete the hard tasks. “It was always ‘Arnold is just one of the best’ and I was lucky enough it followed on into the work environment. When I worked for other people, if they ever had any sort of an issue or problem, ‘go and see Arnold’. They had this incredible regard and respect for me. So that has made it very easy for me and when I decided to start my own businesses, I had the same response from my customers.” Arnold said. “Customers always recommended me to someone else, customers always said look you know we’ve been trying to get this done somewhere else we’ve been trying to do this…we know you can do it.” It’s not just talk; Arnold can put his money where his mouth is. His fast and growing success as a business broker is a testament to this. With a diverse business background from nightclubs to manufacturing businesses, Arnold has a thorough understanding of the intricacies of operating small to medium size businesses and he “especially loves the financial side of things.” Making the move to brokering was an obvious decision. Transitioning to Brokering “It was a bit difficult becoming a business broker, to start at the bottom again.” Arnold said. After having such a successful career as a business owner, it’s no easy feat to start back at the bottom of a new career. “97% of people that become business brokers drop out.” Arnold said, explaining that one of the main reasons for this is the workload and that many new brokers ``can't handle it, you have to make yourself available. Quite often somebody will ring and say ‘I have a business for sale’ if I don’t get back to them very quickly they will just ring somebody else and if they pick up first, they will.”

“To be successful, and if you enjoy your job, you gotta make yourself available and you gotta be prepared to make yourself available 24/7. It’s easy for me because I don’t have a family, I don’t have commitments, kids to take to soccer or music lessons.” Arnold said, while commending his colleagues that do. “I think it’s the same in Real Estate, maybe more so, because you have to do a lot of weekend work and the successful ones are the ones prepared to do it.” “I’m a Business Broker and the majority of the population do not know what it is that we actually do.” Arnold explains, “Business brokers are not salesmen, we are intermediaries, we assist buyers and sellers in the buying and selling process. My successful business experience, my financial acumen, my strong work ethic and my logical approach to solving problems makes me the ideal candidate to assist in the sale and acquisition of a business or a commercial property.” “None of us are, or can be, expected to be experts in every field. My advice is to always utilize the services of experts in their respective fields. Do not attempt to do it all yourself.” “I firmly believe that to be a success in the field of business broking, the goal should be about achieving win-win results for the sellers and buyers alike.” This is what Arnold calls success. Business is Business. What it takes to sell. “I’ve had something to do with so many different areas in my life that I don’t have any problems… for example today, I just settled on a beauty salon.” Arnold has never worked in a beauty salon, but he understands how business works. Business is business. “I can read their financials, I understand the demographics, all that sort of thing. So, I took it [the beauty salon] on because I felt I could sell that business. This lady


contacted me roughly 12 months ago. She had a beauty salon and had to close down for 2 months because of the pandemic.” The seller rang Arnold expressing her frustration with the broker she was currently with at the time, saying the broker did nothing for her but she still wanted to sell. “As usual I asked for a lot of information. I have this policy that I will not list a business unless I am convinced I can sell it, if I can’t sell it, I think I should tell them that and they should find someone else. She gives me all the information and I said to her ‘well there is no way in the world I can sell it right now’.” Arnold said. “I said to her ‘look, you’ve just reopened, you are telling me that the business you expect it to go back to normal and you will make the same amount of money as before’ but as a buyer, how do I know that is really gonna happen?” Arnold told her if she wanted to get the price she wanted, then she had to wait five to six months, offering her assistance if she needed it and wished her luck. Arnold followed up with her in December to find out how she went. The business was doing well and she still wanted to sell but was already with another broker. Another four months go by and the seller reaches out to Arnold again, telling him how unhappy she was with the new broker. “She already had 2 brokers she was unhappy and she says ‘are you prepared to help me?’… I sold that business in 6 weeks.” “There is a lot of luck, but it is how you promote it. Almost everything now adays is sold through the internet and sure, we have a huge databases and people approach us, but everything is done on the internet. You need to make the ad attractive to the sort of people who want to buy it and that’s what we try to do, that’s what I do with my ads and today we had settlement.” Arnold said happily, as he adds “I’m on a real buzz”. “I’ve got one extremely happy seller

and one extremely happy buyer. Of all the people, I really wanted to sell hers.” Arnold said, pride coming into play because the seller “already had two other brokers that had failed, I knew I could do it.” “That’s one of the things that’s enjoyable about this job, yeah look you have your ups and downs, and a lot of disappointments, but you also have these moments like today which is great, and I was able to do it for both the buyer and the seller.” Arnold said. Why the move to Brisbane. “One evening in Brisbane, I met the principal of ABS Business Sales, the agency that I’m currently associated with. He believed that my business expertise, my financial acumen and my MBA as well as my work ethic made me the ideal candidate to become a business broker.” Arnold said Arnold spent the majority of his adult life in Melbourne (with a stint abroad in the USA to get his MBA), uprooting and moving to a new city is never easy but starting a new career at the same time adds a significant challenge. “The biggest obstacle that I faced after joining ABS Business Sales was overcoming the difficulties associated with relocating to a new city. I was in a new city, not having a network of contacts or friends was and still is a major issue for me.” Arnold said and just as he started networking and getting new business contacts, COVID hit, and everything came to a complete stop.

ABS Business Sales Arnolds fast success as a business broker was noticed, in such a short time Arnold has built an incredible reputation and has already been approached by two other brokerages to join them but he says he has no intention of leaving ABS Business sales. “I’m very happy working with these guys. Some of the guys here are just amazing, you’re talking about [people] who have got a lot of experience. I’m the sort of person who likes to do things by myself, but we all need help, we all need assistance and it’s great to have people who support you.” Arnold spoke highly of his colleagues in Brisbane, a high feat as he proclaims himself to be “one of those guys who is very hard to impress.” “We are also lucky in the sense that we’ve got our support staff, it’s just really top notch, they are always there to assist us. That is one of the highlights of working with ABS, the support that I have received from the brokers, the principal as well as the supportive staff has been great.” Arnold said. “The only thing we have as business brokers are our reputations, if people start to say oh look you can’t trust Arnold. Do I really want that? No, I don’t. I’m a very proud person, I want people to say that I’m great.” And who could blame him and with his current trajectory, Arnolds results truly speak for themselves.

“I wasn’t the only one affected by the complete economic impact of the pandemic, but it was devastating for me.” Arnold said but in spite of that set back, he still managed to have “a brilliant start at ABS Business Sales.” “In my first full twelve months with one of the largest business sales offices in Brisbane, I was able to obtain 20% of all listings for that year.” As a new broker at a brokerage, this is a testament to Arnold's drive to succeed.

Your Deal Is Almost Done... Then Comes Due Diligence! Having an Expression of Interest or Letter of Intent signed by both the buyer and the seller can be a very good feeling. Everything can seem as though it is moving along just fine, but the due diligence process must still be completed. It is during due diligence that the buyer decides whether he or she is going to finalise the deal. Much depends on what is discovered during this important process. The purpose of due diligence is to assess the benefits and liabilities of a proposed acquisition by inquiring into all relevant aspects of the past, present and predictable future of the business to be purchased. Let’s look at some of the main items that both buyers and sellers should have on their respective checklists. INDUSTRY STRUCTURE You should determine the percentage of sales by product line. Additionally, take the time to review pricing policies,product warranties and check against industry guidelines. HUMAN RESOURCES Review your key people and determine what kind of employee turnover is likely. MANUFACTURING If your business is involved in manufacturing, then every aspect of the manufacturing process must be evaluated. Is the facility efficient? What is the equipment worth? Who are the key suppliers? How reliable will those suppliers be in the future?

TRADEMARKS, PATENTS, AND COPYRIGHTS Trademarks, patents, and copyrights are intangible assets and it is important to know if those assets will be transferred. Intangible assets can be the key assets of a business. OPERATIONS Operations are key, so you’ll want to review all current financial statements and compare those statements to the budget. You’ll also want to check all incoming sales and at the same time analyze both the backlog and the prospects for future sales. ENVIRONMENTAL ISSUES Environmental issues are often overlooked, but they can be very problematic. Issues such as lead paint and asbestos, as well as ground and water contamination, can all lead to time-consuming and costly fixes. MARKETING Have a list of major customers ready. You’ll want to have a sales breakdown by region as well. If possible, you’ll want to compare your company’s market share with that of the competition. THE BALANCE SHEET Accounts receivable will want to check for who is paying and who isn’t. If there is bad debt, it is vital to find that debt. Inventory should also be checked for work-in-progress as well as finished goods. Finally, when buying or selling a business, it is vital that you understand what is for sale, what is not for sale and what is included, whether it’s machinery or intangible assets such as intellectual property.

IWG Opens Its First Flexible Working Space In North Queensland The world’s leading workspace provider has opened its first office in Townsville as a part of its expansion into regional Queensland Townsville, Australia, 17 June 2021 – IWG, the world’s leader of flexible workspaces has announced that it has opened a new Regus centre in Townsville, Queensland. To demonstrate a real life example, the writer was contacted by an accountant to meet with his client who wished to retire and

sell his business. The owner was performing the functions of both factory manager as well as a specialised machine operator on an expensive piece of equipment which produced approx. 50% of the income. I immediately identified this as a weakness and threat that a buyer would identify and I advised the Vendor to immediately advertise for and employ a qualified engineer to take over the machine operator function. By the time that the business profile was completed and the business was placed on the market, the Vendor had employed a suitable replacement so that when qualified buyers questioned who would replace the vendor in this function, I could answer that this person was already in place and being trained. This then eliminated a major objection and opened up options of who the buyer may be. The business received 4 offers within 4 weeks and was sold within 6 weeks.

In this article, I'd like to take you through some of the different online business models that exist to give you some ideas to analyse and consider if you're thinking about getting into the 'e' world. Please bear in mind that this is just a basic overview and not an exhaustive list. 1. DIRECT SELLING FOR PHYSICAL PRODUCTS: Most of the time, direct sales (especially with physical goods) would come first to most people's minds when they think of 'vending' online. Customer A purchases a physical item from your e-commerce store, and you deliver the goods to the customer's specified location. It's important to note that the online variant of 24

the direct sales business model differs from the offline physical shop-based business model, and if you want to switch the physical store online, you'll need to change the practices to account for the differences. here are no two ways about it, expenses are part of business ownership. This can often lead to debt and the business needs to acquire a loan to operate. Oftentimes debt feels overwhelming, like climbing a steep hill, but it doesn’t have to be if you have the right plan. “Money markets believe that the world economy is recovering faster than expected after the impact of COVID19 and that recordlow interest rates are no longer required.” Director at Southshore Finance, Mike Coombes said. “Whilst the RBA [Reserve Bank of Australia] has signalled to the market that the ‘cash rate’, a primary indicator for variable rates, will not increase until 2024.” Mr Coombes said.

There is a risk of rates increasing as the economy strengthens, increase in the medium to long to long term which would result in the increase in fixed rates in the 3 plus year range. In saying this though, rates are still historically low and as Mike Coombes says; “This presents a golden, almost once in a lifetime, opportunity for borrowers to rapidly reduce debt. With fixed interest rates beginning to rise, now is the time to lock in or consider options on how your debt is structured.” It is generally recommended to assess your debt reduction strategy every 5 years, though Mike Coombes believes that you should be doing it every 3 years. “3 years is a ‘manageable’ period

when assessing debt reduction strategy.” Coombes said. “One year comes and goes in a blink of the eye, and 5 years is too long for most people to remain focused. 3 years is a happy medium.” One way you could restructure your debt would be to; Work out how much of your debt you could reasonably pay off within three years (and apply this amount to a variable rate) and split the remainder to lock in a fixed rate before it increases. According to Mr Coombes, it appears “only the fixed rate is on the increase at the moment, with typical variance between the two at 0.5 to 0.75%.” “However, the pace of debt reduction needs to be managed


against the impact on cash flow.” Mike said. This is where having a viable strategy is important, to ensure that the loan product has an offset or redraw facility. Mike went on to say that this enables ”surplus cash to be used to reduce interest costs but allow the flexibility to access the funds to meet cash flow requirements.” While COVID has impacted the economy at a macro level, many business owners in Australia are currently experiencing a cash flow boost due to the government interventions like the JobKeeper programs. “Feedback from lending institutions is that there has been a record level of debt reduction over the past 12 months.” Mr Coombes said, going on to elaborate that this is expected to change, “particularly with the recent end of the JobKeeper program and the easing of government stimulus in general.”

For business owners, the rising fixed interest rates will likely have a negative impact on their confidence levels. Mike said “for some it will be the fear of how they can manage their debt with increasing rates. For others it will be annoyance at missing out on fixing rates before they increased.”
