If you would like to see an off leash, fenced in area, complete with shade, water fountains, benches and agility stations please go on line and donate to the Arbor Greene Dog Park Fund. We are raising money now for Phase I. *Special Fund Raiser Note – Saturday, September 14 5:00 pm to 9:00 pm at Friday’s 18001 Highwoods Preserve Parkway. – Fridays will be working with us on fund raising for the dog park. The first observance of Labor Day is believed to have been a parade on September 5, 1882, in New York City, probably organized by Peter J. McGuire, a Carpenters and Joiners Union secretary. By 1893, more than half the states were observing a “Labor Day” on one day or another, and a bill to establish a federal holiday was passed by Congress in 1894. President Grover Cleveland signed the bill soon afterward, designating the first Monday in September as Labor Day.

Greetings from the HOA Updates We are seeing the 1st new aluminum mailboxes installed. They really look great! As they are the same color as the wooden posts, they blend right into the landscape. There is a live sample in the gathering room at the Clubhouse, so please stop by and check it out. Thanks to everyone for their patience as we figured this out, and we hope that you are as satisfied as we are. For those homeowners with the stucco mailboxes, we have identified a new supplier to help with maintenance and replacements. SUPER INSPECTION The HOA has agreed to do another super inspection in September, similar to the one that was executed in January. The super inspection will cover all covenant enforcement instead of just the monthly focus item. We will be evaluating for all covenant compliance issues which include yard condition/sod, tree trimming, pressure washing, and mailbox condition. We were very pleased with the response from residents in January and look forward to similar cooperation now. The water restrictions enacted by Hillsborough County limited our ability to finalize all of the January violations, and we want to work with our homeowners to repair any covenant issues. A well-kept neighborhood is the best possible way for all of us to maximize our property values. The HOA is committed to helping residents maintain their properties in compliance with our covenants. Message From the Chairman Dear Fellow AG Residents: Welcome to Jason Von Merveldt, our new Community Manager. The Board changed the title of the position formerly known as “General Manager.” The change better reflects the Board’s expectation that the on-site manager will build and maintain a feel of community at AGCDD, be an effective day-to-day resource for AGCDD residents, and serve as their primary liaison to the Board. Jason formerly was recreation director at the Walt Disney World Swan and Dolphin Resorts, which are Starwood-managed properties. He studied commercial recreation and hospitality management at University of Florida (Go Gators!) and received his B.S. in Recreation, Parks, and Tourism from there. A more detailed profile of Jason will appear in a subsequent newsletter. Please stop by the administration building and clubhouse and greet Jason. The Board asked Jason to review, over the next couple months, how AGCDD operates and to make recommendations to the Board for how operations can be streamlined and how management can be made more efficient and effective. The Board also will be looking to Jason to develop more events at the clubhouse that will bring residents together and help them meet their neighbors. Of course, resident input on how we can better run the AGCDD is welcome and can be submitted to comments@arborgreene. org. We are excited about the changes that will be coming to AGCDD that will improve service to AGCDD residents. Meanwhile, the Board has voted to move forward with a number of technology improvements. First, the Board will be having the AGCDD website redesigned and upgraded to be better accessible and usable by residents and the public. Second, the Board will be upgrading the phone system, which still uses original equipment from over 15 years ago; the upgraded system will better serve residents by ensuring that their calls are answered and directed to the right member of our staff. Third, the Board will be ensuring the security and reliability of AGCDD’s electronic data. Fourth, the Board will be looking at how to improve the community center reservation system, with which there have been some notable problems. Finally, AGCDD owns all the roads within its boundaries, including the roads within the villages (save for Carriage Homes). In turn, the Board is responsible for ensuring the safety and accessibility of those roads. The Board soon will be considering a formal parking/towing policy that sets out procedures for towing of cars parked on AGCDD roads overnight. Overnight parking on AGCDD roads poses potential hazards, which the Board hopes to address. The proposed policy will be published online and elsewhere to give residents plenty of notice and opportunity to provide input to the Board, both before and at a public meeting at which the proposed policy will be discussed. What The Banks Don’t Want You To Know Debt Reduction While Increasing Personal Wealth (Part-13) Last month’s article highlighted the importance of researching, reviewing, and testing the results of new finance offers. Navigating the endless stream of seemingly unbelievable finance deals can be extremely difficult and risky without a research strategy to prevent incurring unnecessary debt. Not surprisingly, a solid research strategy can benefit you on much more than your next financing decision. Many of us can remember the stress that our first vehicle purchase likely caused us and probably aren’t looking forward to buying the next one. Wouldn’t you like to know that purchasing your next vehicle could actually be fun, nearly stress-free, and save you some hard earned cash? Read on to learn how. Why do many of us feel stress as we simply drive onto an autodealer’s lot? Most of us anticipate an uncomfortable engagement with an “untrustworthy” salesperson that we believe will gouge our salary while trying to wear us down during negotiation. Not all dealers and salespeople treat us this way, but unfortunately, there are some that do while ruining the experience for all of us and damaging the reputation of trustworthy dealers. With a few simple techniques, we can turn this process around. Research is necessary to ensure we get the best deals; however, there’s another factor that most of us don’t think about. As simple as it sounds, confidence should come from knowing that any business needs our money to make a profit. Focusing on this basic concept allows us to turn the tables on salespeople who try to dominate or persuade us to spend more on purchases than necessary. Consider experimenting with a few new confidence-based strategies before your next vehicle purchase.0 Auto dealers and brokers typically trade and purchase vehicles easily since they already know the bottom-line (invoice or book value) of their products. Our pre-purchase research allows us the opportunity to gather almost all of the same bottom-line data that the dealers and brokers use when trading vehicles amongst themselves. So why doesn’t our purchase go as smoothly and quickly? It all comes down to how we use our research combined with our confidence. The next few paragraphs will provide strategies to build your confidence and reduce the stress of purchasing your next vehicle. Throughout these articles, we encourage readers to test the validity of any finance advice. However, there is no need to wait until your next vehicle purchase to test this advice, and you’re likely to enjoy the process. Consider planning an afternoon outing of test-drives, followed by a lunch, dinner, or other treat. Before leaving home, you must promise yourself that you are NOT purchasing any vehicles today. This is imperative to the process of increasing your confidence while not allowing sales tactics to influence you. Salespeople are trained to ask questions to determine how likely you are to purchase their product and how much you can afford. Salespeople may also entice you with “once-in-a-lifetime” deals and exclusive offers. To counter these tactics at a dealership, you must limit your time at the facility, avoid entering the showroom, and limit discussions with salespeople. Remind yourself that you’re out to have fun with a simple test-drive, and you don’t have much time to spend! Remember that you’re in control! The test-drive salesperson will likely ask you several questions about trade-ins, financing, and when you plan to purchase, while trying to walk you into the showroom or offices. You must be clear with your salesperson that you only have time for a test-drive. It is quite common for the salesperson to ride-along with you so they can ask you several questions along the way. This is a great

time to ask the salesperson questions about themselves, what they drive, their impression of the vehicle, etc. It’s also acceptable for the salesperson to make a copy of your driver’s license prior to the testdrive. If the sales pressure comes on too strong, don’t hesitate to say thank you and walk away. The goal is to have fun while researching the vehicles you may be interested in. Tell your salesperson that you have to depart after the test-drive, but that you want their business card and a vehicle brochure. The salesperson is on YOUR time now! A vehicle test-drive provides great information regarding the types of vehicles you may truly be interested in. Your test-drive will also highlight which dealerships and salespeople you may want to deal with, or avoid, in the future. It’s important to remember to follow your test-drive with a lunch, dinner, or other treat while reviewing how your test-drive went. The sooner you begin this process, the sooner you can successfully apply these techniques to your next purchase. Now that your confidence level is high and you’ve gathered the necessary research on the vehicle you want to purchase, what’s next? Now you make an offer…and walk away! Yes, you’re going to walk away. Salespeople are typically well trained to use techniques to keep you from leaving the dealership without a purchase. The salesperson is likely to invite you into their showroom or office, sitting you down, slowly prying information from you, and wearing you down until you give up as much of your cash as possible. You don’t have to spend your time dealing with this. By now, your research should have yielded total invoice costs or Blue-Book values for the new or used vehicle that you’re interested in. You can now decide how much you’re willing to spend above the invoice or book value. Write on a small piece of paper: your name, phone number and the total amount you’re willing to pay for the specific vehicle (and options) you want. Armed with this information, travel to one of your preferred dealerships and ask to speak with the sales-manager. After introducing yourself, you should then provide him/her with the contact data and offer you wrote down, requesting a call if the dealer agrees to your offer. Avoid the requests to stay and talk, then depart the dealership. You are very likely to receive a phone call. Don’t be afraid to walk away from dealers that try to waste your time or change the terms of your offer. Once your preferred dealership agrees to your offer, you can then introduce possible financing or trade-in options; however, this step must be saved until last, to avoid possible price manipulation. You are in control, and unless you’re attempting to purchase a rare automobile, you must remember that there are several other dealerships who need your money and are likely willing to meet your terms. Research and confidence are key to an enjoyable and cost saving purchase. Several references and websites are available to provide further information regarding new or used vehicle invoice values while guiding you through similar processes described above. The above suggestions can be applied to nearly all high-dollar purchases and are designed to reduce the typical stresses involved while avoiding the possibility of unnecessary debt accumulation. For many of us, periodic large ticket purchases are unavoidable, so we should try to enjoy the process while saving ourselves as much money as possible. One of the most endangered animal on Earth today is the Florida Panther.

The Florida Panther is one of 30 puma concolor subspecies known by many names – puma, cougar, mountain lion, painter, catamount and panther. Historically, their range is across the southeastern United States including Arkansas, Louisiana, Mississippi, Alabama, Georgia, Florida and parts of Tennessee and South Carolina. The breeding population of Florida panthers is found only in the southern tip of Florida, south of the Caloosahatchee River. Their diet consists primarily of white-tailed deer but have also been known to eat feral hog, rabbit, raccoon, armadillo and birds. The panther uses a variety of habitat types, including forests, prairies and swamps. People who live near a panther population know that the panther is always looking for an opportunity and should not leave their domestic animals out at night as they most likely will fall prey. The biggest threat to these magnificent cats: Humans. The panthers are solitary and territorial animals that sometimes travel hundreds of miles within their home range. Mostly active between dusk and dawn, they typically rest during the heat of the day, although some have been spotted during the day, perhaps on the hunt for a more restful location. Males have a home range of about 200 square miles and females about 75 square miles. Naturally stealthful but at times do communicate through vocalizations described as chirps, peeps, whistles, purr, moans, screams, growls and hisses. Their average size is 23-27 inches at the shoulder for males; females are smaller; length approximately 7 feet from nose to tip of tail for males; 6 feet for females; weight; males average 130 lbs; females 70-75 lbs. Their lifespan is approximately 10-15 years.

“Seasonal Shopping Safety and Free TPD Bike Registration” Hello Arbor Greene (AG) Neighbors. It’s that time of year for

families to do back-to-school and Fall shopping. Here are some tips to keep you and your family safer while you shop. 1) When you leave home, take only items that you will need, including your cell phone. Don’t bring too many credit cards and consider only bringing needed cash. If you have to get additional cash from an ATM, use an ATM in a public and well-lit location, preferably indoors.

What is Mindfulness? Mindfulness is a very simple concept. Mindfulness means paying attention in a particular way: on purpose, in the present moment, and nonjudgmentally. Mindfulness does not conflict with any beliefs or traditions, whether religious, cultural or scientific. It is simply a practical way to notice thoughts, physical sensations, sights, sounds - anything we might not normally notice. The actual skills might be simple, but because it is so different to how our minds normally behave, it takes practice.

+ When parking, pay attention to where you parked so you can return directly and quickly to your vehicle. When possible, park near store entrances and in well-lit areas. Stay away from isolated locations or near bushes where someone could hide and surprise you when you are getting in or out of your vehicle. Lock your vehicle, roll up windows, and set the alarm.

By becoming more aware of our thoughts, feelings, and body sensations in the present moment, we give ourselves the possibility of greater freedom and choice. The primary focus in Mindfulness Meditation is based upon breathing. Attention to the breath produces calm, non-judgmental awareness, allowing thoughts and feelings to come and go without getting caught up in them. This results in an alert way of regulating thoughts and emotions and increases our ability to enjoy our lives.

+ Pay attention to your surroundings. If there is someone hanging around the parking lot, park somewhere else. If you see suspicious activity while in the store, e.g., someone continually watches you, or follows you when you return to your car, notify store security or the police.

+ Don’t make yourself an easy target for criminals. Don’t try to carry more than you can easily handle. Don’t let your cell phone conversations or texting distract you. These actions can make it harder for you to be aware of your surroundings and makes you a more vulnerable target.

+ Secure your purse/wallet. If possible, avoid using a large purse. You might consider carrying your wallet in either a front pocket or a jacket pocket. Make sure to get your credit card back from the cashier and don’t allow others near you see your credit card number or PIN.

+ When you get ready to leave a store, don’t wait until closing time to depart especially if it will be dark outside when you leave. If you are traveling from one shopping location to another, consider placing your purchases in your vehicle’s trunk. If you have no trunk space, covering purchases with a blanket or similar item on the back is a last option. 2) Register bikes with the Tampa Police Department (TPD). The TPD recently began a media campaign highlighting its free bike registration program and security tips, such as closing your garage doors, to help prevent bike thefts. If you register your bike with the TPD, and the TPD recovers your stolen bike, your registration information may help the TPD to prosecute a thief and return your bike to you. Arbor Greene Tennis Doubles Championships October 12-13, 2013 Mark your calendar for the Club Doubles Championship (Men’s and Women’s) Oct. 12-13. Play will be held Saturday afternoon and all day Sunday. Teams can be made up of resident/resident or resident/guest. Format: All teams start in the championship flight then flow to flights A, B, and C depending if you win or lose. Refreshments will be served Sunday during the finals.
