Costume Party Halloween is every kids favorite night of Fall and what better and safer way to spend it than here in Arbor Greene. Dear Arbor Greene Residents I would like to thank the AGCDD Board Chairman, Adam Tanenbaum, for introducing me in September’s newsletter. As stated, my name is Jason von Merveldt, and I would like to thank you and the board for granting me the opportunity to become the new “Community Manager” here at Arbor Greene. I have a management background consisting of over 11 years at the Walt Disney World Swan and Dolphin Resort in Orlando, and look forward to drawing from what I have learned in the hospitality and recreation industry to continue to build upon what Arbor Greene already has to offer. Over the next several weeks, I will continue to become familiar with my responsibilities within the AGCDD and the first class facilities, beautiful grounds, and operations that we have to offer. I look forward to meeting many more residents, as I have already met our wonderful staff and several of the vendors and contractors. I welcome you to stop by the Community Center or attend the board meetings should you like to introduce yourself, as well as communicate any thoughts, questions or concerns as we move forward. Message From the Chairman Dear Fellow AG Residents: At the Monday meeting on October 28, 2013, the Board will consider adoption of two new policies. The proposed versions of these policies appear at the CDD website, www.arborgreene.org. You may also contact the administration office and request a copy of either draft, or you may email agadmin@arborgreene.org to make the request. The first proposed policy would ensure that members of the public have a fair opportunity to be heard on matters on which the Board might take action. The policy will comply with the requirements of the “anti-shushing” law passed by the Legislature this past spring and mentioned in one of my previous columns. If adopted in its current form, the policy will place a “Public Comment” portion of the meeting at the beginning of the agenda. During that portion, members of the public will be able to speak for or against any proposition appearing specifically on the agenda. Members of the public also will be able to speak on any new propositions considered by the Board later in the meeting that were not listed on the agenda. At all events, each speaker will have three minutes. The second proposed policy would establish parking restrictions on all CDD roads and property. The most significant restriction will be a prohibition against parking on all CDD roads, including village roads, between 2 a.m. and 6 a.m. Other restrictions preclude parking on any CDD property that is not paved and overnight parking in any CDD parking lot. The proposed policy also would establish an enforcement mechanism. Under the policy as currently proposed, the first time a vehicle is found in violation of any of the restrictions, a warning sticker will be placed on its window, and identification information will be recorded. Any subsequent violation of any of the restrictions by that particular vehicle will result in its being towed at owner expense without further notice or warning. Overnight parking on CDD roads poses a serious safety risk, and a number of residents have complained to the Board over the last several years about this persistent problem. My summaries of these two proposed policies are not substitutes for the actual proposed written policies, whose language, if adopted, will control. You as residents of AGCDD are encouraged to read the proposed policies’ text and to provide your comments about them at the October 28 meeting or via email to comments@arborgreene. org prior to the meeting. Finally, an important change will occur beginning in October. The Board adopted its meeting schedule for FYE 2014, and the schedule eliminates the vestigial monthly Thursday workshop that slowly, over the years, outlasted its usefulness. Instead, the Board will hold regular meetings on the second and fourth Mondays of every month. The intent behind this change is to allow the Board to be more responsive to the needs of AGCDD. The new schedule will give the Board two meetings, rather than one, every month where the Board can consider and vote on action to address issues as they arise. The first two Monday meetings for this month will be held on October 14 and 28, both at 6:30 p.m. in the Gathering Room. The rest of the meeting schedule is posted on the AGCDD website. What The Banks Don’t Want You To Know Debt Reduction While Increasing Personal Wealth (Part-15) Last month’s installment of this series of articles offered a few tactics to help reduce the stress associated with negotiating one of our largest purchases – buying a vehicle. Each of us should feel a great deal of confidence from simply focusing on the basic fact that a vehicle dealer NEEDS our hard earned money to keep their business alive. It’s our decision who we decide to give our money to, and we have every right to take our time and enjoy the process while saving as much money as possible. Unfortunately, it’s larger purchases like this that usually keep most of us in some level of revolving debt. So, how do we combat the debt incurred by normally necessary purchases like these? Read on to see how a simple change in perception can help us save our hard earned cash while decreasing our total debt. Before reading further, please note that if you have a critical financial situation, this article is not meant to address it. I would strongly urge you to avoid any hesitation and sit down immediately with a financial manager, your current lender, or a debt consolidator. If you’re not in a critical situation, read on for a basic money saving perspective passed on by many of our grandparents. There’s no question that most of us have been impacted by our recently fluctuating economy. Many of us have been faced with a shrinking dollar, shrinking salaries, or increased household expenses. Some have lost jobs and others have lost homes. Arguably, one of the leading causes of these problems, in a weak economy, is a high debt-to-income ratio with little or no financial safety net. There is rarely a quick and easy fix for these situations; however, it definitely highlights the need to stretch our dollars when possible. To help stretch our money, many of us could use a new perspective that allows us to refocus our financial spending and saving. During the U.S.’s Great Depression, many of our grandparents tried to save their money whenever possible and only purchased what they needed, relying on credit as a last resort. Hard financial times taught many of our grandparents valuable lessons that allowed them to survive and raise their families on meager salaries that were used to only buy necessities. Our recent economic low points should be viewed the same way, with our primary question being: how do we prevent this from happening to us again? Reducing our debt while creating a strong safety net! Like many of our grandparents, it takes, at a minimum, changing our perception of debt. Unfortunately, as our economy bounced back from the Great Depression, credit slowly became a new and accepted way of life. Today, many of us are taught to purchase what we need or want by using the concept of BUY NOW PAY LATER. We’re led to believe that we can all have the bigger, better, newest, house, car, phone, computer, video game, etc. regardless of our current financial status. It’s this concept that keeps us in revolving debt and keeps the credit industry earning millions of ARBOR GREENE GAZETTE • OCTOBER 2013

dollars in interest on a monthly basis! We’ve become a society of people that believe that we can have nearly anything we want for a low monthly payment of…fill in the blank. Here is the jagged little pill: we will almost never break this cycle of debt until we understand that we have to change our perception of debt. We have to learn to EXERCISE RESTRAINT, concentrate on eliminating our debt, and focus on trying to only purchase what we can currently afford. We may not be in the midst of another Great Depression, but our grandparents’ lessons of saving and avoiding debt remain relevant today. During the Great Depression, a savings account was often a shoe box or a hole in a mattress used to store valuables for trading. Today, many of us rarely think of our savings account as a way to protect us during a poor economy. The truth is that a true savings account becomes a financial safety net and should be used to carry us through hard times and emergencies. A savings account is a necessary part of any successful and complete investment portfolio. What investment portfolio? How can we have an investment portfolio if we’re in so much debt, with a home mortgage, vehicle loan, credit card debt, etc.? Every one of us who currently have, or have had, any form of debt, has literally had the most amazing opportunity to invest, and most of us never realized it! Most people don’t know that their own debt is actually one of their best investments, with the very real and easy potential to earn some of the highest returns on every dollar invested! The interest saved while paying our debt is typically greater than the interest earned from most other investments. Paying down these debts faster typically results in greater savings and less unnecessary interest payments. When we realize how fragile our economy is, or can become, we should quickly understand that buy-now-pay-later purchasing should only be used as a last resort. Many of our grandparents had the right idea about debt, but eliminating our debt is not accomplished overnight. However, as our grandparents realized, the quicker we revise our perception of debt, the faster we can begin working to eliminate it, allowing us to be better prepared for the next personal or national economic crisis. Lastly, be careful of who you take your financial advice from. Before accepting debt reduction or investment advice, ask your advisor if they are completely debt free! Most Americans believe they own their home and auto, but in reality, the bank still owns them if a loan exists. If your finance advisor is not truly debt free and still has a mortgage or auto loan, you should be very cautious of taking debt reduction or elimination advice from them since these are the most lucrative of investments anyone can be making today. Message From Your Neighborhood Watch (NWA) Coordinators - Paul & Hally Boucher Why Observe & Report Suspicious Person(s) & Activity • Hello Arbor Greene (AG) Neighbors. We hope you had a safe and secure Summer and your Fall is going well. This month, we want to discuss the need to and benefits of observing and immediately reporting suspicious person(s) and activity to the Tampa Police Department (TPD). • AG residents should remember to observe their surroundings since we are not immune to criminal activity. For example, several AG NWA supporters recently saw suspicious activity in different areas of AG and then called the TPD Suspicious Activity line (813-231-6130). The AG residents reported several persons on foot or on bicycles during the day and at night photographing homes that had OPEN garage doors, than quickly departing. The TPD warns that this activity may likely be thieves that might later return to try to steal valuables that were visible in garages or enter the homes through the utility room door. The TPD notes that realtors and real estate appraisers often drive vehicles with their company logos and photograph AG homes, but the TPD cautions that it is highly unlikely they would photograph homes with open garage doors in this manner. • The TPD continually urges citizens to act as their “extra set of eyes and ears.” The benefit of AG residents reporting suspicious persons is that the TPD can interact with these persons and may prevent them from committing crimes. The TPD’s interaction with these persons will also let them know that AG is not a place where they can easily commit crimes. The TPD may then see a trend in this type of activity, helping it to better allocate its patrols to areas where this activity is occurring. • If you see a crime against person or property is about to occur or has happened, then immediately dial 9-1-1. Please remember to always report suspicious activity or crimes from a safe location and do NOT confront suspicious person(s). • If you want to be notified of the outcome of your call to the TPD, you need to state that in your initial call. Not all officers have TPD cell phones, so an officer may have a TPD dispatcher call you back. TPD personnel will call you if you can potentially identify a suspect and the TPD interacts with the suspect, especially if it relates to a crime against person or property. • TPD leadership has informed us that if you talk to a TPD dispatcher who gives the impression they did not care or listen to you, then that incident can be reported to a dispatch supervisor. The Captain in charge of TPD dispatchers quickly investigates and corrects any improper behavior. Dispatchers are continually being hired because of the high turnover rate due to the stress of the job. So, if a dispatcher repeatedly asks you for data, it’s possible that the dispatcher is in training or is training a new dispatcher. The TPD District-2 Captain encourages groups to schedule a visit to see how the TPD dispatchers operate. • Would you like to receive New Tampa criminal trend data, security tips to prevent crime, and other TPD and security alerts, including descriptions of suspicious person(s) or activities occurring in AG? Any feces deposited by a dog, cat, or pet pig on public property, public walks, recreation areas or the private property of others must be immediately removed by the person who has custody or control of the animal unless otherwise authorized by the property owner.
