Happy Holidays from the Homeowners Association!! We are excited to announce that HOA messages are now visible as you enter the community. We are going to use this space as a reminder of the monthly inspection focus. The focus for December will be house painting. We will be looking for fading paint and other signs of wear. The new paint books are available and the paint application process is ready to go. Thanks in advance for your cooperation. As a reminder, any structural changes to the front of your property must be approved by the Design Review Board. This involves construction, major landscaping, or other similar improvements. This process will insure that all work is planned correctly and that changes comply with community bylaws and convenants. Design Review applications are available at www.greenacre.com/arborgreene or via email at meary@greenacreproperties.com. At our October budget meeting, the HOA board passed its 2014 budget. There will not be any increases in HOA fees for 2014 – they will remain at $80 per year. Assessment notices will go out in December. For those homes that have received abatements this year, those amounts will be added to your statement in addition to other outstanding balances or late fees. As you start thinking about goals for 2014, I want to encourage homeowners to consider serving on the Homeowners Association. The Board of Directors will have 4 seats up for election in March for a 2 year term. This is a great way to get involved and help make Arbor Greene a better place. Nomination packets will be sent out in January. If you have any questions about roles or responsibilities, please don’t hesitate to ask. ~ Sean Kiehl ~

All planned changes to the exterior of your home must be submitted to the Design Review Board (DRB) via an Alteration Application. And, DRB approval must be obtained before any work is begun. All Arbor Greene HOA documents and forms can be found on-line at :www.greenacreproperties.com. Click the “Resident Login” link at the top of the page to sign in. It is each homeowners responsibility to know what is covered in the Declaration of Covenants (Deed Restrictions) and Design Review Board Standards.

Message From the Chairman Dear Fellow AG Residents: At its October 28 meeting, the Board decided to postpone indefinitely the adoption of a street parking and towing policy. Thank you to residents who provided their thoughts and comments to the Board. Still, the streets within Arbor Greene belong to the CDD, and AGCDD nevertheless retains the right to address and rectify any persistent street parking issue that poses a significant traffic safety risk. If you observe a vehicle parked on one of our streets that dangerously obstructs traffic or blocks one of the village gates, please notify the Community Manager. Meanwhile, any resident who experiences a problem with an unwanted vehicle parked in front of his or her house should review City of Tampa Ordinance 15-43, which applies within AGCDD and on its roads. That provision renders unlawful the parking of a vehicle for more than five minutes on any street “directly in front of or immediately adjacent to the front entrance to any single-family detached dwelling … without the expressed or implied consent of the owner or occupant of such dwelling.” Tampa Police Department can and will enforce this provision via citation on AGCDD roads at the request of the individual property owner or his or her agent. But the owner or occupant first must have complied with the ordinance’s notice requirement, which mandates the prior posting of a sign that meets the city’s specifications. Once the sign is posted, one parking space “twenty-two (22) feet in length along the front of the property directly in front of and eleven (11) feet to either side of the sign.” Interested residents should consult the actual language of the ordinance, which of course controls; or they may visit the City of Tampa web page that addresses the ordinance and the sign specifications —www.tampagov.net/ dept_transportation/programs_and_services/5-minute_parking_signs. asp. Finally, the Board and staff received numerous complaints from residents about delivery, construction, service, and other large commercial vehicles regrettably being turned away at the front gate on Sundays, holidays, and outside certain hours. This limitation at the gatehouse echoed a vestige from when Arbor Greene was still being built out. During that time, the developers and their contractors were precluded in the homeowner covenants from bringing potentially disruptive and noisy construction and delivery trucks into the community “after hours” and on Sundays and holidays. Thanks to vigorous feedback recently from some residents, the Board recognized that this restriction was unduly inconvenient and no longer necessary, and the limitation that caused so many recent complaints has been eliminated. Now, any commercial vehicle will be treated as any other guest or visitor to the community, in accordance with the CDD’s general gatehouse policies. Along these lines, though, please remember that the guest verification system (GVS) is in operation. If you have not done so, please provide a current contact number to AGCDD, so if a guest visits between 10 p.m. and 6 a.m., the gatehouse guard may contact you to verify before allowing admission. The guard may not use a telephone number provided by the guest; the guard may only use a number previously provided by the resident to the AGCDD. Each resident is responsible for ensuring a current contact number is on file. This can be done by email to agadmin@ arborgreene.org, submitted in person at the Administration Center, or entered via a service request form at the AGCDD website. What The Banks Don’t Want You To Know Debt Reduction While Increasing Personal Wealth (Part-16L) Last month’s installment of this series of articles focused on viewing debt as one of the major blockades to financial flexibility and independence. By changing our mindset of spending and investing to include debt reduction and elimination, paves the way for a smoother financial future with less probability of personal financial road blocks. This month’s piece closes out a 2-year series of articles designed to highlight the pitfalls of debt by providing perspective and proven alternative practices to reduce and eliminate debt. The concept that more and more people are learning is called DebtInvestment; the art of realizing the investment potential by viewing our debt as an integral element of our investment portfolios. With the right focus, almost every American has the ability to become not only debt free, but financially independent. This series comes to a close at one of the more difficult financial times of every year, the holidays. During the holidays, we’re all faced with numerous additional expenditures, from holiday travel, to purchasing gifts for often numerous immediate and extended family members, friends, co-workers, etc. Most finance experts advise us that no effective debt reduction or investment plan is complete without a little payback. At least once a year, we have to reinforce our good financial spending and investment habits by paying ourselves back a little bit; however, we have to exercise restraint and moderation. With a little forethought, we can manage the post holiday bills without reversing all the hard work we’ve put into reducing and eliminating our debt. We want to thank all those who have invited us into their homes to share financial information and advice, along with the numerous supportive comments and questions that helped steer this column. We also want to congratulate those that have shared their stories of success in reducing or eliminating their debt based on the proven concepts shared in these articles. As a 25-year veteran of the DebtInvestment process, we have enjoyed the opportunity to share debt reduction and elimination concepts with a variety of people and have become better people for it. We only ask as we work on the next series of articles, that you consider sharing your questions, motivation and success stories with others in need of the help that Debt-Investment can bring. Lastly, as always, please be mindful of who you take your financial advice from. Before accepting debt reduction or investment advice, ask your advisor if they are completely debt free! Most of us are led to believe that we own our home and car, but in reality, the bank still owns them if a loan exists. If your finance advisor is not truly debt free and still has a mortgage or car loan, you should be very cautious of taking debt reduction or elimination advice from them since these are usually the most lucrative of investments anyone can make today. Don’t allow debt to continue ruling your life, debt investment can help you to regain full control of your financial destiny. Message From Your Neighborhood Watch (NWA) Coordinators - Paul & Hally Boucher “Vacation Security Tips” Hello Arbor Greene (AG) Neighbors. Happy Holidays to you. As we start the holiday season, many of us are planning trips away from home to be with family and friends. Below are tips to help secure your home whether you’re away for a short or extended period of time. Use Tampa Police Department (TPD) Vacation Form. You will fill out this form to note when you will be away; when possible, TPD officers will look for anything that may be out-of-place when you are gone. Email us at ArborGreeneNWA@hotmail.com if you would like to receive this form. Following the form’s directions, the form is then faxed, emailed, etc. to the TPD. The TPD highly encourages AG residents to use this free service to help prevent crime. Limit your discussions about your holiday or travel plans. Don’t discuss your plans except with trusted people who need to know when you will be gone. Don’t post your arrangements on social network sites; criminals use them to track peoples’ activity. Encourage your children to limit who they share their plans with. Secure your home. Repair and lock all doors, windows, lanai doors, and fence gates. Use timers for front and rear lights that also help conserve energy/money. Outdoor lights left on during the daytime can indicate you are away. Test, tuneup, and use your alarm system; look for future articles on using your system even if you’re not using a monitoring service. Have a trusted person house sit while you’re gone. Tell the house sitter how to contact you by giving them your cell phone number, vehicle description, etc. If you don’t use a house sitter, then have someone inspect it, to include looking for burned out lights, unexpected packages, etc.

Put indoor/outdoor lights and radios/televisions on timers. Have a trusted person re-set timers if you are gone for a long time. Many local stores sell timers and dusk-to-dawn or motion sensors to turn lights on and off. Secure valuables in your home. Move valuables so they cannot be seen through windows or doors. Use a safe deposit box or other secure location for your valuables, including cash, credit cards, checks, jewelry, lists of serial numbers, and photographs of your property, etc.

Trash Dumpster The Arbor Greene trash dumpster is for the Community Center Use ONLY! Several Residents have been witnessed dumping their trash in this dumpster. Please do not use this dumpster for your personal trash or recycle disposal.

Secure your garage and lanai. Close garage doors and lock utility room doors leading to the garage. Lock all vehicles in the garage; remove all valuables from them, including your garage door openers. Secure valuable property that normally located on your lanai. Flatwoods Preserve Boundary Line County Parks and Arbor Greene Community Management Notice Most Arbor Greene residents moved to our community for not only the safety and security of a gated community, but also for the near-to-nature feel. We’re fortunate enough to have a beautiful nature preserve on the back boundary of our community; however, we’ve recently been reminded by the Flatwoods Preserve Park Ranger management, as well as management of South West Florida Water Management District (SWFWMD), that crossing into the preserve by any other means than the official entrances is breaking the law, as well as typically trespassing on our neighbors properties to do so. As part of a recent effort to clean up and clear the park, the Park Rangers, in conjunction with SWFWMD, have been repairing several broken fence-lines as well as illegally cut trails and play areas within the park. Along with this effort, Park Rangers have placed new signs along known unofficial and illegal park entry points in each of the neighboring communities. The sign indicates the Park Ordinance #08-17, and that entering into the park is only permissible using official entry points, otherwise crossing into the park is a prosecutable offense. So why can’t Arbor Greene have some official entry points along the park perimeter? Park officials cannot allow exclusive access and can only allow access points if we completely open the community to allow all public access at the front gates. This would allow for unrestricted access of our entire community. Why do the parks care about entry along our perimeter since it’s reducing the flow of traffic at each of the official entrances? The Parks Department actually collects fees from visitors, which are typically not collected from visitors who cross unofficially into the park. Park maintenance, upkeep, and employee salaries are partially funded by these fees which has been suffering in a larger community that has actually been increasing in population. Why should crossing a boundary line be a concern for Arbor Greene? As a well established and reputable community, we wish to maintain excellent working relations with the agencies that run and maintain the beautiful nature preserves around us. Likewise, as neighbors, we want to keep good relations with each other and many of these unofficial and illegal boundary crossing points are actually crossing resident’s private property, causing sometimes expensive and undue wear and tear on other peoples’ property. Lastly, most of our residents moved to Arbor Greene for the beauty as well as the security. By opening or weakening boundary fence lines, we continue to keep great security at our gates, but leave the back-door wide open. Please adhere to the posted ordinance and help to set the right example for others to follow. Help keep our community looking beautiful while minding our neighbor’s property and maintaining the integrity of Arbor Greene Security. Our support of our neighboring preserve

Pet Waste Pickup As a friendly neighborhood reminder, please be sure to pick up after your pet. According to the Hillsborough County Municipal Code: Sec. 6-32. Animal waste removal. Any feces deposited by a dog, cat, or pet pig on public property, public walks, recreation areas or the private property of others must be immediately removed by the person who has custody or control of the animal unless otherwise authorized by the property owner.
