T

here are just a few who leave the kids’ broken toys in the garden, the gate hanging off its hinges and grimy net curtains hanging. More fools them. Nothing puts off a buyer quicker than the suspicion that the property has not been maintained. Estate agents are keen to advise on how to best present a house, from old fashioned remedies like baking bread and brewing coffee, to more up-todate measures like ensuring the front door is newly painted and maybe placing some mirrors in dark rooms to reflect what light there is. The idea is to create an attractive but neutral look so that the buyer or renter can imagine what the home would look like once they have moved in and added the finishing touches. Helping the new resident make that imaginative leap is hardest when the property has been empty and is unfurnished. Maybe it has taken time to sell and the owner has already moved to the new home and taken the furnishings or maybe it has been let unfurnished and the tenant has moved out with his belongings. In these extreme circumstances home staging may be called for to give a lived-in look to clinch a quick sale or let. Knight Frank, for example, runs

As they say: “if someone can see themselves living in a property then the job is half done”. Sam Sproston, from Knight Frank Wandsworth Common, adds: “Their figures for success are pretty staggering. You can rent furnishings to ensure you get a quick sale or let. There are different bespoke packages for different budgets, maybe just dress one bedroom and the sitting room, or do the whole property with art work on the walls. Sam says there are other tricks to get a less attractive house changing hands. If a house is frankly ugly a computer generated image can be drawn up to show how with a little work the appearance could be completely changed. He says: “An unmodernised house can be shown as it would look if modernised or an ugly exterior can be pictured painted a nice shade. It can attract people to view and although when they arrive they see the place is ugly at least they have a good idea about how it could be made to look attractive.”

“W

ill winter EVER end” is something that has been said by many of you, I’m sure, over the last few weeks. The constant cold wind and rain, The Beast from the East followed by The Beast from the East 2! As I write this there are finally some signs of spring but I had to escape to Marrakesh for a week as I’d simply had enough! It’s also a very busy time of year for us as we have the end to our financial year, staff appraisals, promotional reviews, business planning and operational review to deal with along with more valuations and more sales going through than probably any other time of year. Easter provides a welcome break and then the first day back is greeted with “Happy New Year!” from our peers as our targets get reset to £0! We had a good year last year but it was also difficult and slightly unpredictable. That said the market conditions we predicted became reality and so our clients were able to move with the market and adapt to better their chances of a sale. We also sold more houses than the previous year, so I was pleased. However, the newest trait was that deals simply took far longer to get through. Solicitors seemed less likely to offer flexibility on missing documents during the conveyance and some banks were taking an age to produce mortgage offers, only to find that when they arrived they had a basic spelling mistakes or incorrect prices. It was exasperating at times.

In fact typical earnings for a first time buyer now top £66,000. By comparison, Shared Ownership buyers typically earn 40% less than open market buyers, and their deposits are less than a third of the average open market requirement. Shared Ownership buyers in London have an average deposit of £24,358, with minimum deposits for Shared Ownership homes in London average £6,335 for a one bed, or £8,390 for a three bedroom home, and the average income of buyers is £42,000. Shared Ownership offers buyers the opportunity to buy between a quarter to three-quarters of the home paying a subsidised rent on the rest. he death of print has been greatly exaggerated according to a survey that revealed that most people show a strong preference for print when reading for pleasure, including books, magazines and news. Although 95% of property searches begin online, the research shows that many people do still prefer to consume content via print, rather than screen or device. Over 10,700 consumers were questioned by Toluna and revealed that 72% of respondents believe reading a printed book or magazine is more enjoyable than reading a book on an electronic device. The study also found that 78% of Britons do not pay attention to most online adverts, suggesting that print ads make a better impression than digital ones. Trevor Abrahmsohn, managing director of London estate agency Glentree International, believes that digital and print marketing are “not mutually exclusive”. He explained: “Each has their separate

virtues. For instance, the process of sitting in your favourite armchair, with a cup of coffee, flicking through the pages of glossy, printed literature, is a very luxurious experience.” Gemma Crosby, marketing manager at Ravensworth, a print and marketing service provider, said: “Print is still as important as ever to both estate and letting agents. We are seeing that more and more property professionals are choosing to run a campaign over a number of different channels, enhancing key messages through both digital and print. The most impactful campaigns are always multi-channel.” Aside from targeting a select audience, printed materials also have a longer shelf life and higher potential for reverberations beyond the initial reader, as magazines can remain in an individual’s home for a few weeks – even months, attracting many impressions, which means that a print ad’s value extends well beyond its cost per mile.

HIGHTAXFOR LONDONERS Greater London was the biggest contributor to stamp duty, chipping in 39% of the tax last year, according to London Central Portfolio. Including the new Additional Rate Stamp Duty of 3% for second homes and buy-to-let portfolios, the most expensive 10% of properties contributed around 60% of all stamp duty receipts. The average stamp duty paid by buyers in England and Wales is £7,161, but London buyers pay four times as much at an average of £27,232. Although stamp duty receipts increased by 1.3bn in 2017 compared with 2016, this was largely because of the 3% extra tax on second homes. Naomi Heaton, CEO of London Central Portfolio, comments “Despite the continued rumble around whether the richest are paying their ‘fair share’, it is clear that they are the main contributor to stamp duty revenue. “The Government also needs to be careful with any further policies targeting landlords. Contributing a huge amount towards the Exchequer’s tax take, landlords have been under increased public and Government pressure over the last 5 years. New lettings listings are now down 5% to February, according to a recent Knight Frank report. “Unless the Government can start to stimulate property transactions again, which according to Land Registry have fallen 29% in England and Wales over the last decade, the outlook for future Stamp Duty revenues looks fairly grim.”

MODELFUNDRAISERS Over the last few weeks Savills south west London offices have raised money for charity. They have supported the Trinity Hospice for over two decades, and once again sponsored the hospice’s bi-annual fashion show. Held at The Train Station in Wandsworth, shops from across the area donated their time and products to the show. Following that, Savills also sponsored the Finton School Fundraiser at Wandsworth Town Hall, which this year had a ski theme. The event was designed to raise funds for the school’s Sally Walker Bursary, which was set up to pay for children to attend the school who otherwise would not have been able to attend due to personal circumstance. Savills also contribute to this award whenever they sell or let a property for a parent of a child at the school. Robin Chatwin, head of south west London, commented: “Both events were hugely successful and we are so pleased to be able to support such worthwhile local causes. It is fantastic to be able to see what a difference the fundraising is doing for the community.”

PROPERPROFS New measures to ‘professionalise’ estate agents will be introduced, says Housing Secretary Sajid Javid. Estate agents will be required to hold a professional qualification and to be transparent about the fees, from referring clients to solicitors, surveyors and mortgage brokers. Other reforms will include setting a timeline for local authority searches so buyers get the information they need within 10 days. Guides on ‘How to Buy’ and ‘How to Sell’ will be published while working groups will look at developing innovative digital solutions to speed up the home buying and selling process. Rogue landlords who rent out substandard properties face being forced out of the sector as new banning orders are brought in and a national database of offenders goes live.

With house prices in Wimbledon having fallen by some 15% since the introduction of the current Stamp Duty rates in December 2014, a lot of property on the market is now very keenly priced. In our office over the last year, achieved prices have averaged at around 3% below the guide price. I would say most people make an offer some 5% below the guide price at which stage further negotiations take place to get to an agreed sale price. However in the past five months we have seen a return of multiple bids on some properties, meaning that several have achieved over the guide price.

ROBIN CHATWIN SAVILLS Even for experienced buyers, it can be challenging to gauge how high, or how low, to set your first offer. Go in too low and the seller will most likely question whether you’re a serious buyer. Every sale is different, and there are no hard and fast rules to follow. I always advise buyers to not be frightened of making an offer to open a conversation, but at what level depends on how much you want it to be your next home. Consider what else you have seen and how disappointed you’ll be if you miss out; if you can’t live without it, then you should be making the best offer that you can.

Just as the warm weather finally arrives our thoughts turn to gardening and in particular to the Chelsea Flower Show

T

his year the show will unveil a host of new attractions, with plenty of ideas to try at home. There will be a strong focus on smaller, urban gardens and ideas about making the most of spaces typical of town gardens. The show (May 22-26) devotes extra space to emphasising why everyone should grow plants in their garden – rather than decking or artificial grass. There is a special category of gardens that enhance wellbeing, championing the power of plants and green spaces to improve lives by providing beautiful havens to escape and enjoy. For the first time on Friday 25 May, the Ranelagh Gardens will remain open to the public until late for an evening of live jazz and soul music, entertainment and more. The Chelsea Late package allows visitors to enter the full showground from 5.30pm onwards and when the

EVERYTHINGIN THEGARDEN show closes at 8pm, visitors enter the intimate setting of Ranelagh Gardens, with more than half of the show ground to explore at leisure. Many of this year’s designs demonstrate how gardens can bring peace to fractured lives. The Lemon Tree Trust Garden by Tom Massey was inspired by refugees living in Domiz camp in Northern Iraq and was designed with their input. It celebrates the ability of the camp’s residents to create gardens to grow food and beautify their limited space making the most of harsh living conditions and landscapes. The beautiful and drought-tolerant planting scheme showcases plants typically grown in the region. Trees laden with fruit, include figs, lemons and pomegranates. The garden also includes edibles and herbs used in Middle Eastern cooking.

OUTOFTHE ORDINARY Positioned on the corner of two roads of late Edwardian houses, the curving cedar façade of this starkly modern house looks a little alien at first. But in the five years since it was built it has become a much-loved landmark near Peckham Rye Park in East Dulwich

A

rchitects Nagan Johnson were given the problem of fitting a three bedroom house into the small, triangular site occupied by two garages. Michael Johnson, of awardwinners Nagan Johnson, says: “It was a corner site between two suburban streets and we couldn’t replicate the suburban nature of the street. The owner of the garages wanted a plan so he could sell the site and he was happy to go to planning appeal if necessary.” Accordingly the architects drew up a design for a timber framed, flat roofed house clad with red cedar that curves around the corner and is built right up to the perimeter, with widows on one side inset so that no-one can look in. The interiors have solid oak floors and neutral tones. As they expected the local planners didn’t want a house that looked so unlike its neighbours and it went to appeal. Michael adds: “Wood was the right material to accentuate the curve of the house. To get light and air in we made a courtyard house in an L shape so the rooms facing the garden have floor to ceiling glazing

to let light in. The garden then narrows to the point of the triangle. Because of the shape it was not possible to make the house look like any other part of the street and that licensed us to free-range thinking. We won the appeal because it was a brown field site that lent itself to something different. My view is that the sweep of timber added to rather than detracted from its appearance. It is certainly a lot better looking than two asbestos garages.” Although unusual in appearance the house has some details that are routine for Nagan Johnson. “We tend to put the utility rooms with the upper rooms because most of the washing is generated upstairs with bedding and clothes. We also split the WCs from the shower and bedrooms and try to ensure the master suite has a dressing area.” Against the modern trend the kitchen is also separate from the dining room, because as Michael explains: “Cooking, washing up and dirty pans don’t go with dining and it’s nice to move into a peaceful area free of clutter.” Normally Nagan Johnson like to tuck staircases away but because the main reception room was fairly narrow

Michael adds: “After planning permission was granted the site was sold to a Canadian whose father and grandfather had both built their own houses and who saw it as a sort of rite of passage. We didn’t get involved in the build and when it was completed I went to see it and was so pleased with the way he had built it, with all the details just right. “We tend to be called in when people can’t fit an ordinary house onto a site and I love it. ccording to figures released by UK Finance, the financial services trade body, the level of remortgaging has risen. Borrowers are looking to lock themselves into attractive mortgages as the threat of a May base rate hovers over us and growing speculation of further rises later in the year. However many rate increases we see, the money market has already priced one in. Swaps rates, the rate lenders pay to borrow money, continues to rise with the knock on effect that mortgage rates have risen also. Two and five year fixes in January were circa 0.1 per cent cheaper and the difference in greater for even longer term products. Whilst the best mortgage pricing may be behind us, mortgage rates are still historically very low. ITPAYSTOCLAIM Duncan Farmer was surprised to find it is worth investigating if you have been mis-sold PPI

T

he long winter nights suddenly got a bit brighter when a cheque for almost £1,800 landed unannounced on the doormat a couple of weeks ago, about three months after I had reluctantly signed up to a PPI claim firm. For years I had ignored adverts on the Tube and television and almost endless cold calls to my phone. I was convinced that I could never have been a victim – not only am I confirmed sceptic when it comes to most forms of insurance (and payment protection cover had always struck me as one of the most useless) but I couldn’t believe that anyone would have hoodwinked me into buying it. Not only did they mis-sell it to me, but millions of others were caught in the trap, with premiums added to mortgages, bank loans, credit cards, store cards and car loans. So big is the problem that Lloyds, the worst offender, has set aside more than £18 billion to repay its victims. Other mainstream lenders, such as Nationwide, Barclays and what was Abbey National, were also at it. Many people reading this will also have a viable claim whether they think they do or not. And the payout could be substantial. In my case I had borrowed £10,000 from

my bank in 1999 for a deposit on a flat I was buying in east London for £89,000 – those were the days! I had, unwittingly, paid premiums of just over £800, but because it had been mis-sold I was entitled to compensation interest, which took my payout beyond £2,000, although I did have to pay tax on some of it. Finding out whether you had PPI is part of the problem and using a claims firm, which took 25 per cent of my payout, helped to trace a loan I had long forgotten about, but I could just as easily have asked my bank whether I had ever had PPI. The second issue is deciding whether it was mis-sold. The purpose of PPI is to repay a debt if the policyholder is unable to work through redundancy, sickness or accident or if they die. Anyone who has a job with the sort of benefits that would keep paying them in such circumstances or who had other assets that could be liquidated to clear the debt would not need PPI and would therefore have a good claim for mis-selling. The value of the average successful claim is just under £3,000, but if your claim related to a mortgage the amount you paid and the you could reclaim could well be far more.

survey suggests that the average mortgage application involves applicants reading 219 pages of paperwork and that four out of ten say that this is too stressful. The study by Trussle, an online mortgage broker, also suggested that lenders’ jargon added to their frustration with the process and most would prefer it if applications could be made online. Some borrowers said that they were put off remortgaging because the process was so bureaucratic.

LETTINGS LOWDOWN Bryony Walters, Lettings Manager Sheraton Law, considers possible reforms in the lettings sector set to protect tenants

T

he number of estate agents vying for business is unprecedented and landlords would be forgiven for instructing those that offer the lowest fees. But do these same agents also offer the lowest standard of service, both to the landlord and the tenant? Could an agent offering 5% for full management for example, bringing in less commission and as a result trying to keep overheads low, afford to hire qualified (and therefore more expensive) staff or pay for the ongoing training of its employees? The Property Ombudsman has recently expressed support for the introduction of mandatory qualifications for the lettings sector. The proposal will require agents to study for and secure a nationally recognised qualification with at least one person in every branch required to have a higher qualification and a commitment by agents to undergo ongoing professional development.

Chairman of The Property Ombudsman board, Gerry Fitzjohn, described government’s announcement on Sunday as “incredibly welcome”. He said: “Tenants have little choice over which agent they deal with as they often choose a property first and then have to use the agent which is managing it. These reforms however, will create a level playing field for consumers who will finally be able to expect a consistent level of service and knowledge, regardless of which agent they choose. This will also help consumers feel more empowered to raise concerns if necessary.” Set to become law in 2019, the government’s proposals will also introduce a new code of practice for letting and managing agents and those who fail to abide by it could be subject to prosecution. In my opinion, and with my ARLA qualifications safely under my belt, this all sounds like a very good idea.

My property career began at the Henley Business School, University of Reading where following a degree in Geography I studied Planning and Development at Masters level. I joined CBRE as a graduate and then Knight Frank as Client Manager for the South West London area in May last year.

What advice would you give to anyone considering a career in estate agency? I would say definitely do it while you can. Working alongside my colleagues has given me great confidence to deal with absolutely anybody and to work both independently and as part of a team to delivery a world-class service on a daily basis.

What do you enjoy most about your job and what have been the highlights? My role is to maintain contact with our clients and become a trusted advisor for Knight Frank – the goal to win business in the core market right through to the Super Prime. Although I am not the individual selling the property, behind the scenes it is down to me to make the initial contact and maintain that relationship long term. One day I’ll be based at Knight Frank’s Global headquarters in Baker Street and the next South West London to meet colleagues and customers in the three offices I manage – Wandsworth, Wimbledon and Dulwich Village. It is a target driven role which can be both thrilling and daunting.

What advice do you have for homebuyers in the current market? With interest rates set to increase, it’s wise to have finances in place and a ready solicitor to speed the transaction. The longer the sales takes, the more chance it has of falling through. Also, check comparable house sales.

Describe the biggest challenges. A lot of the time, clients feel put off by the likes of Brexit and Stamp Duty, so I have to educate and advise people that it isn’t all as bad as it may seem and that on a local level, Knight Frank’s offices are performing strongly despite individuals’ reservations.

What sets south London apart? It’s open spaces and fantastic bars and restaurants make it perfect for young professionals and families alike. It has great rail and underground links and the schools rank as some of the best nationally. It also offers a scale of exceptional property to suit every buyer from one-bedroom flats for first-time buyers right up to a generous offering of prime and super-prime assets. What do you think lies ahead for the south London market? Mitchell Murphy, the newly appointed Office Head of Knight Frank Dulwich Village, sees a trend for buyers seeking better value for money, but still with access to top schools, to migrate towards peripheral

areas. Typically East Dulwich and Herne Hill properties offer in excess of 10% more space for the same money as Dulwich Village. Meanwhile, demand has risen in Peckham Rye due to its mix of artisan shops and restaurants and grand Victorian housing stock. We are seeing more families coming back into the market. As school catchment areas are becoming stricter location is key in areas such as Fulham, Putney and Barnes. If there was ever a time to buy, it would be now. Recent highs, recent lows? The main low is stamp duty, with difficult current market conditions on the whole. For Knight Frank, however, we have noticed a 9% rise at the top end in the number of transactions between £5 million and £10 million in Quarter 4 of 2017 compared to Quarter 4 in 2016 – a big positive! What is your top location south of the river? Battersea – often with great river views. Residents feel as though they are both in the heart of London if they wish to be, or escaping it. Bustling Northcote Road has a brilliant collection of bars, restaurants and independent shops with Battersea Park providing acres of recreational space. If you were not an estate agent, what career would you choose and why? I would love to do something more creative – Graphic Design or Architecture. If not, a television presenter!
