The most comprehensive exhibition devoted to Picasso’s imaginative and original uses of paper ever to be held has just opened at the Royal Academy. It shows that Picasso didn’t just draw on paper – he tore it, burnt it, and made it three-dimensional. There’s much to see from studies for ‘Guernica’ to a 4.8-metre-wide collage. The exhibition brings together more than 300 works on paper spanning the artist’s 80-year career. Picasso and Paper at the Royal Academy until 13 April.

HOMEFRONT Global warming and green living is the topic we are all currently obsessed with. We want to carry on enjoying ourselves while at the same time reducing our carbon footprints, says Jenny Knight

T

he other big attraction of lowenergy life is that it might save us money – an important consideration for many after the extravagances of the festive season. Expert Doug Johnson, of the independent energy consultancy, Mesh Energy, has drawn up ten tips to turn your house into an eco-home in 2020. Follow only half of them and Greta Thunberg would be proud of you. Top tip is to improve loft insulation. Latest building regulations suggest about 300mm of fibre glass insulation. A top up to get up to this level costs the average home about £500 and you are likely to get the money back within two to three years. Cavity wall insulation is more expensive and there have also been reports of damp resulting. However, targeting draughts and open chimneys in older properties is a no-brainer. Draughts can account for about 15% of a standard energy bill. Draught proofing seals, tape and chimney balloons can recoup their cost within a year. Solar panel systems are down in price and the largest 16 panel domestic system costs about £7,000 meaning you can earn the money back within 10 years.

A heat pump costs about £10,000 to £15,000, but the renewable heat incentive (RHI) scheme offers tax free payments for seven years to almost guarantee a return on your investment. Ditch the AGA – even the efficient electric versions cost over £1,000 a year. Might be cheaper to send for a take-away. Replacement low flow shower heads cost about £25 each and save about 25% of water without making your shower feel any different. LED lights are cheaper than ever. Some can be bought for less than £10 online. If you occupy the house during the day or have areas in the home that are used all the time with lots of lights then this measure is a real energy and cash saver. Depending on usage this typically costs less than £300 to implement, but you could realistically get your money back within the first year. For no expenditure at all you can make a saving of about £150 a year by not using your tumble dryer and rigging up a washing line in the garden or balcony instead. Finally get your water metered and collect rainwater for the garden at the cost of a plastic barrel and some guttering. Shame the barrel is plastic but none of us can be perfect.

t’s been a very long time since genuine positivity was in the air in the property world. Now the air is filled with it, like fairy dust twinkling in the winter sun. It might be that people are so fatigued from the negativity we have become used to, and the talk of doom and gloom from most agents and property professionals, that any small sign of a return to stability is enough to start a positivity movement. Viva the confidence revolution! The newspapers report that young people have been suffering from Climate Change anxiety and fears for their future, while simultaneously adults have been shuddering at the state of the property market and the impacts of leaving the EU without a deal. While we can’t say that the climate disasters show signs of improving while continents burn and entire regions flood as if from the darker pages of the bible, we can say that there seems to be a light at the end of the tunnel for stability returning to the UK property market. For now. A small win in a world filled with trouble. This spring is likely to be the busiest for some years as buyers call the bottom of the market (again) and look to make a move. SDLT is likely to increase for foreign buyers. This may seem like a good thing or a bad thing depending on where you sit in this issue, but it is sure to contribute to the gold rush and the inevitable good news that will follow. Positivity breeds positivity and like many fabled prophecies, it will be self-fulfilling. At least I hope so. The population needs

The number of new prospective buyers registering with Knight Frank in London rose to its highest weekly total in more than 15 years in the second week of January, following the certainty brought by the General Election result. The figure was 92% higher than the same week last year and 95% up on the same period in 2018. In addition the number of viewings across London rose to its third highest total in 15 years on Saturday 11 January. “We have had our busiest ever Saturday for viewings this week,” said Christopher Burton, Head of Knight Frank’s Dulwich office. “The second half of last year was active as buyers ventured back into the market but interest has exploded at the start of this year.” In the ten working days following the election, Knight Frank transacted more exchanges in PCL than any equivalent period since December 2016. Tom Bill, Head of London Residential Research comments: “The reasons for this uptick include the relatively benign global economic backdrop, ultralow mortgage rates, the currency discount and the fact prime residential markets have re-priced in response to political uncertainty and tax changes. The extent of the pent-up demand that has built over 2019 could also inject more urgency into the market. In the final quarter of last year, there were 10 new buyers for every new property listed in prime central and outer London, the highest ratio in more than 15 years.”

PRICESUP London property prices have grown by 72% over the past decade and by more than £55 a day. The current average value of a home stands at £475,458, the most expensive in the country. In South London stand out performers include Putney, where values have exploded by 1,082 per cent over the past 25 years. After came Brexit and 18 months of consecutive price falls culminating in a dip of 0.5% in November 2019 with buyers and sellers staying away from the market until the uncertainty cleared. The landslide Conservative win in December has prompted year on year house price growth suggesting that South London property prices have bottomed out ahead of a possible spring revival.

GROWINGPAINS New research into the UK’s favourite plants finds that many people struggle to keep indoor plants alive, despite some spending hundreds of pounds on plants, pots and soil in the last two years. More than 1,000 people were asked about their plant-purchasing habits and preferences, in a new public survey from Blooming Artificials. It found ’Millennials’ (aged 25-34) spend more than other age groups on indoor plants, but many have killed between 50%-100% of their plants in the last two years. Succulents and cacti are the number one choice for almost every age group with orchids in second place. Though social media is still alive with images of monstera, snake plants and other ‘trending’ plants, the survey found that orchids are making a comeback for 2020. With the survey also finding that the average plant lover kills 31% of their indoor plants, perhaps it’s no surprise that there’s also a growing trend for artificial plants in the home. Google Trends shows that online interest in artificial plants has been steadily growing over the last five years.

WORD ON THE STREET KERCHING In the past decade £2 trillion worth of UK homes were sold, according to research by Savills. That total is up by 14% on the previous decade. The biggest share of this booty came from London, where £446 billion worth of sales took place – beating the North East by 10 times. Not surprisingly Knightsbridge and Belgravia were the top performing areas of the country with £4.94 billion worth of sales. Less predictably it seems that Scotland is catching up with Edinburgh City centre ranked second place for the total value of sales in the country.

UP,UP AND AWAY THE BIG SLEEP Robin Chatwin, head of Savills South West London (pictured top row, centre) was amongst the fundraisers who joined in the World’s Big Sleep Out. He joined 2,000 people sleeping rough in Trafalgar Square to raise money for charities helping the homeless and displaced. The campaign was founded by Josh Littlejohn MBE, the co-founder of the charity Social Bite and took place in cities across the globe including Los Angeles, Brisbane, Edinburgh and London. Robin says: “I took part to try to help increase awareness of homelessness. This is only one night – and there are people who sleep on the streets for years...so my hardship isn’t great but one that I hope will make some impact. It was an eye-opening event and it rained throughout the night. Converting your loft into a living area increases the property value by an average 10.8 per cent, or £25,312, but it’s estimated to cost £21,000 to carry out and you may need planning permission. Adding a conservatory would be a simpler bet and is also profitable. At the other end of the scale are projects that add little in value, and landscaping your garden is one of the worst offenders. It costs an average £3,000, but adds only £3,281 to your property’s value. Tarquin Purdie, the founder of HaMuch.com, said: “Improving your home can also help increase its value in the event that you are looking to sell and adding a conservatory is the most cost-effective way of increasing your property’s value. “However, not every improvement will add value so it’s worth researching first, although if you want to make a guaranteed difference to your home’s value, a loft conversion is the way to go despite the high up-front costs.”

Will 2020 be a ‘Boris bounce’ year? A Conservative party majority has given them the confidence to press the button on deals previously agreed in principle, giving an unexpectedly strong end to a year that had been dogged by uncertainty. There are many unknowns facing the economy as the Brexit deal is negotiated this year, so we are not anticipating a significant bounce in values until that point. Reduced uncertainty may firm up buying decisions, but only if vendors remain restrained in their expectations of value.

Better still, you don’t always have to spend a lot of time and money either. Whether you’re looking to sell or simply want to improve your property, a little effort can often reap great rewards. In fact, one of the most simple and yet most overlooked ways to add value to your home is by naming it. Intrigued to learn more? I’m going to share with you some of my tips to help you add value to your property in 2020. NAME YOUR HOME Making a simple change to the name of your home, can add thousands to your property’s value, so it’s definitely worth consideration. Whilst there is some paperwork involved with Royal Mail and your local council, it can prove to be very effective. My only cautionary note is to choose your name carefully: • use your home’s location as an inspiration. A name that fits in with the area can catch potential buyer’s attention; • don’t name it after your family name or anything too personal, as this could actually put people off. RENEW AND REDECORATE YOUR HOME Did you know that repainting the front of your home can cost as little as £1,000 but could add up to £5,000 to its value? Consider these options: • Brighten up the window frames to keep your home well-maintained. If you’re thinking of selling, this will help to reassure

If accessibility is an issue, find a local tradesman to do the job for you. A home that looks spick-and-span will be a joy to live in and if you’re wanting to attract buyers, it will certainly appeal to them too! TIDY THE OUTSIDE Having a tidy looking home from the outside will help to make your home appear more valuable and will give you a real sense of pride. And, if you’re looking to sell, it will also attract people to want to view inside too. So, ensure you maintain the outside of your property and look after your • fence and front gate • driveway • path • porch • garden And, try to disguise and conceal your bins! It’s certainly not what people want to see or smell as they approach your home. The importance of ‘kerb appeal’ and the impression you get when you first approach the property from the street, can’t be overstated.

he housing market held up remarkably well in 2019, despite all the economic and political uncertainty. Nationwide Building Society puts this resilience down to strong employment, low mortgage rates and a lack of supply, which all contributed to support prices. First-time buyers were the big success story of the year, steadily growing in number, despite the significant gap between incomes and property prices. Lenders are doing their bit, offering higher loan-to-values at competitive rates and more innovative products which enable the Bank of Mum and Dad to offer assistance. Being able to afford a mortgage in London remains the biggest challenge, despite the softening of prices there, while outside of the capital it is the deposit which continues to be the biggest concern. Looking forward to 2020, we expect to see much of the same on the mortgage front, with lenders remaining keen to lend. Mortgage supply is considerable and has outstripped demand over the past couple of years, which should lead to continued low rates, while we also expect some lenders to improve criteria. It’s a great time to be a borrower, less so a saver. We expect to see a ‘Boris Bounce’ over the coming weeks, as those clients who have been deferring decisions are now prepared to make them.

ortgage lenders have been cutting the fees they charge borrowers, according to research by Moneyfacts. It said that product fees fell by 2.4 per cent on average year-on-year, at £1,022 as of 1 December 2019, down from £1,047 at the same point last year. Fees were removed completely on 41 per cent of fixed-rate deals, according to the data, and there were other incentives: free valuations were included with 69 per cent of fixed rate products and free legals on 50 per cent. Rachel Springall, finance expert at Moneyfacts, said: “Lenders may well be cutting fixed rates to enticing lows, but not all borrowers will be drawn in by the initial rate alone. Indeed, there could be borrowers who want to save on the upfront cost of the deal, such as with product fees or paying out on other fundamentals,” she said.

A new chapter opens After a depressingly flat year, Duncan Farmer anticipates the effects of a Boris Bounce

L

ast year, for the first time, across the country shoppers bought less than they had the year before. As a result tens of thousands of shop workers lost their jobs, and not only the lower-paid staff we see on the floor and on the tills but their bosses and their bosses’ bosses. At John Lewis, two top executives left in quick succession after poor sales. The trouble in store is just one example of how last year’s political muddle had a catastrophic economic effect on many people. Consumers spent less – on food, clothes, cars and houses – because they were uncertain of their own future as politicians muddled through a succession of Brexit deadlines, and big business stagnated, not knowing how, when or whether we would leave the EU. The general election result seems to have put paid to a lot of that doubt and one thing this year should bring us is a little more clarity, which in turn should give companies the confidence to invest and their staff the certainty that their job is safe. The January 31 Brexit deadline was by no means the end of the story but it has at least closed a chapter that many would rather forget. For shops that should mean a better year than last, and for property, too, activity should pick up. The cost of borrowing is still astonishingly cheap by historic standards – Leeds Building Society has launched penalty-free fixed-rate loans over two and five years at rates of 1.71 per cent and 1.97 per cent respectively. It is even possible to get a twoyear fix even cheaper, although there are penalties if you want to pay it off early – but at those rates why would you bother? Interest rates are unlikely to be cut in the short term, but the London market is expected to pick up after a sluggish 2019. Mark Harris of SPF Private Clients, a mortgage broker, told the Telegraph: “It is highly unlikely that mortgage rates will alter a great deal after Brexit, at least in the short term. What is more likely to happen is a ‘Boris bounce’ boosting the market, with those buyers and sellers who have been deferring decisions now prepared to make them.”

ow that the Brexit deadline has passed negotiations will follow that will determine which of the EU’s rules will apply to British people in future and that could mean changes for homebuyers. Britain could cut its ties to the EU mortgage credit directive, which brought in tough rules to protect consumers but has also been blamed for “mortgage prisoners”. These are borrowers trapped in a mortgage, often an expensive one, from which they cannot switch because they do not meet the strict affordability criteria brought in in 2016. Boris Johnson has already said that he wanted to ease borrowing rules for firsttime buyers, although rates for them are falling. Last year the average five-year fixed-rate deal fell from 2.94pc to 2.73pc. The two-year equivalent fell from 2.52pc to 2.44pc in the same period, according to Moneyfacts.

oris’ Bounce is certainly helping, we are frantically busy. The New Year brings a spike in activity for every agent: people spend Christmas together either firming up dreams or deciding to divorce. One can only hope to avoid the latter in the maelstrom of booze and expense that precedes January. Typically a month when we declutter our lives and focus on goals, January amounts to a sharp increase in enquiries, viewings and valuations. But it also highlights obstacles. Those on the market in what is now ‘last year’ become jumpier, more frustrated and have a higher tendency to switch agents. Those mid-sale are more likely to reconsider previous negotiations or abscond altogether. For an agent, January should mean extra diligence and if you’re really clever, pre-emptive measures. Send your clients Happy New Year cards with an update about their marketing. Keep communications upbeat and ask how your client is. By listening to them and empathising with their needs, you’ll help relations deepen.

The only beneficial thing about switching agents is to get a fresh ‘added by’ date on Rightmove fast. I often explain that serious buyers won’t care how long something has been on the market for, there could be many reasons. The process of buying a home is led by emotion and much like approaching someone who’s caught your eye in a bar, the fact they’ve been there all evening won’t stop you. If someone is really interested in your home, they will enquire about it whatever. The best estate agents understand how to communicate trustworthiness and inspire confidence in buyers while the worst believe they made someone buy something. At 18 I started my career as an apprentice lettings negotiator for another large corporate company. I very quickly realised lettings wasn’t for me as I wanted to build a relationship with my clients and almost go on a journey with them. I moved across to the sales team and I loved it. Within a few months I started to deal with offers and 18 months later I was out on the road bringing instructions to market. Five years on I was asked if I would take on a new challenge, running a Fulfords branch in the South Hams. Being a Branch Manager was always something I set my sights on – I just couldn’t say no! I have had so much support, not just from my direct manager but also from our links with John D Wood and the rest of the Countrywide team. What do you enjoy most about your job and what have been the highlights? I love coming to work knowing every day is going to be different. Meeting new clients and facing new challenges. The highlight for me has been having my own team – watching them learn the ropes and flourish is very rewarding Describe the biggest challenges. I find the biggest challenge is finding out a vendor’s motivation for going to market. I see a lot of clients who have thought about going

to market for a few years however have not taken the plunge. Once you can get to the crux of what’s stopping them you can offer your support and guidance and hopefully get them moving. What advice would you give to anyone considering a career in estate agency? I do believe you have to be driven and sometimes thick skinned to work in this industry. You need to be hungry for the business and not just think you’re turning up to sell houses. What you put in is what you get out and sometimes that can mean working late and pushing yourself harder to get those figures in. What advice do you have for homebuyers in the current market? With the recent Stamp Duty relief for First Time Buyers buying under £300,000, now is the perfect time to get on the property ladder. For home movers, mortgage rates remain steady even with the uncertainty in the economy. We are seeing more buyers then there are properties which will naturally increase sales prices. What sets the South Hams apart? We are very lucky to have the South Coast along with the Moorland on our door step. The

South Hams is made up of medieval market towns, port towns along with village locations. We find many buyers looking to retire here for its many golf courses and sailing clubs. What do you think lies ahead for the property market? With many buyers looking to get away from the hustle and bustle of city life and relocating to the slower paced South West I do believe the market will remain buoyant. Recent highs, recent lows? Receiving fantastic feedback and recommendations of my team from recent clients for me is always so rewarding. My low will never change – you can never have enough instructions. What is your top location? It would have to be somewhere in the countryside maybe a small village with a cosy pub. If you were not an estate agent, what career would you choose and why? As a little girl I was very fortunate to have my own horses and ponies so I would have to say – working with show horses.
