HOMEFRONT Every Londoner knows that the way to get extra space and cheaper prices is to move out from the city. Yet there is a trend for young families to move closer to parents or grandparents, even if they have to pay more for their house, says Jenny Knight

T

hey make the calculation that what they pay in higher mortgage costs they will save in child care costs. Another tendency is to hop over to the next suburb, staying close to familiar eateries, friends, relatives and nightspots. Lawrence Bowles of Savills says that most people don’t move far from their existing communities. “They try to move somewhere that is a little less urban, where there is more green space and where the population density is a little lower.” A report by Saga says that family is all important for struggling young parents. They found that 69% of over-50s provide financial help for their children and 57% help out their grandchildren. The grand total from the banks of granny, grandad, mum and dad amounts to £53 billion a year in cash help and childcare. Croydon is one of the biggest gainers from the trend to move out for better value. Because, compared with Lambeth, properties in Croydon are 35% cheaper.

Wandsworth had a drop of 5.5% in under five-year-olds, with the main beneficiary being the neighbouring borough of Merton, where homes are 14%, or £146 per square foot, cheaper. For those who do take the plunge and move right out of London an interesting aspect of their choice of new home is that it is nearly always in the direction that takes them further out from their own little patch of London. This means that if you live in north London you tend to move north and if you live in south London you tend to move south or west. Those making the trip to East Anglia are nearly always from east London. An exception to this is the perennially popular Cotswolds, which enjoyed a 4.3% increase in under-fives, with villages close to a local primary and with a good pub, being the favourite place to move to.

here are lots of reasons to be cheerful. It’s been a decent summer – not too hot, not too dry, not too wet. Gardens look lush and appealing. The traditionally busy autumn market is imminent. The market generally has gained momentum throughout the year and the Americans, to name but one nation, are over here spending dollars that now go much further, due to the drop in sterling. Leaving the EU may be something that leaves you cold or leaves you fuming, but leaving is something that we will be doing by the end of October, according to Boris Johnson. This has separated the men from the boys when it comes to property. Those that are looking to buy for any reason other than “need” have nerves of steel and hardened negotiating skills. They are armed with data expunged from numerous websites and data bases. There is no smoke to hide in and mirrors to trick you in the property market in 2019. Everyone is well educated and well informed, so agents must be expertly prepared and equipped with comparable evidence of their own to assist buyers to see the entire spectrum and most importantly to also ensure that their clients have realistic expectations. Prices that are too high will not result in a sale. They just won’t. In a buyers’ market an agent must work harder than ever to defend prices and to gain as much interest for sellers as possible. They must work longer hours for less reward and they must go the extra mile whenever possible. Would you sell now during the final countdown? CHANGINGROOMS A National Lottery funded project has restored Tooting Bec Lido’s historic landmark features. The three-year project has seen a series of facelifts and refurbishments to preserve some of its most striking assets. Chief among these has been the work carried out to the changing cubicles which line both sides of the lido. These cubicles were first installed in the 1930s and half a century later their doors were painted in striking bright colours to form an iconic poolside feature. The refurbishment included repairs to timber posts, seats and doors, as well as to the rear walls and the timber partitions between the cubicles. Missing or damaged hinges, bolts and clothes hooks have been replaced and all the doors repainted. In addition, a

new family-sized cubicle that can also be used by wheelchair-using visitors has also been added to the western terrace. To highlight its importance to the lido, the plant room has had windows installed so that swimmers can see and appreciate the machinery that provides the pool’s clean and sparking water. A stepped terrace sun trap has also been created on the western side.

CLIMATECHANGE Ravi Govindia, leader of Wandsworth Council says the council has a goal of being carbon neutral by 2030 and a zero-emission council by 2050. He says: “Climate change is a threat to our way of life for us and future generations. Councils must join the fight to address the drivers of climate change. We need to do our bit to begin the process of reversing the damage.” Wandsworth has reduced local waste and encouraged recycling as well as planting hundreds of trees every year and making council offices and depots more energy efficient. Environmental initiatives include switching to LED street lighting, promoting electric vehicles and introducing electric charging points around the borough, as well as encouraging residents to join car clubs, with Wandsworth now boasting the highest membership in London.

IT’SADATE The Appeal Court has set a date for a fresh legal challenge against plans for Heathrow’s expansion. The court has allowed four days for the new hearing from 21 October. There will be four appeals from London councils who say that the government made legal errors in the steps leading up to the Airports National Policy Statement. The local authorities had warned that expanding Heathrow could bring long term damage to the health of millions of Londoners with large areas of London and the home counties affected by noise and air pollution from the north-west runway. They had argued that the third runway could only be built by demolishing thousands of homes, adding large increases in road traffic and making life noisier and unhealthier for millions of Londoners. The Court of Appeal will hear how the Secretary of State failed to consult properly on noise – excluding people who may be significantly affected. They will also argue that the Secretary of State did not properly consider the significant adverse impact of Heathrow expansion on protected habitats.

CARRIE SCOTT FOUNDER C SCOTT & CO Any shake up to stamp duty needs to be well thought out and apply to a long and short term plan. It is undoubtedly the case that stamp duty rises, particularly in the prime markets, have had a major effect on transactional numbers. However, flipping the other way from buyers to sellers to shake up sales, cannot be done only for an injection of improved sentiment. There is a happy medium between where stamp duty was prior to 2014 and what it is now. But, I would be keen to see changes that are sustainable and improve the market for many years to come.

ith its tall, open-frame tower housing 15 individual handmade wooden boxes, Shoe Tree is immediately captivating. On closer inspection, the wealth of detail – bookmatched marquetry, immaculate finger joints, the little glass window – speaks eloquently of its worth as a beautiful piece of contemporary craft. “Boxes are intriguing. They hold surprises, and invite discovery,” says Joined + Jointed founder Samuel Chan. “They are also useful of course: they bring order to our lives. Whenever we put Shoe Tree on display everyone is drawn to it. People are not sure whether it’s sculpture or furniture. Then they realise it’s both, and they instinctively see the value in that.” This unique piece of original design, made with solid American black walnut, was originally commissioned by Wallpaper* magazine as part of its annual exhibition of original handmade objects in Milan. The project teamed Samuel Chan with shoe designer Beatrix Ong, with a brief to come up with a solution for shoe storage. “Storing shoes is always challenging in terms of space and aesthetic,’ says Beatrix Ong. “I wanted

to create a piece that is both storage and display, movable, and with clean lines. I wanted to utilise Samuel’s incredible knowledge of designing with wood, and the skills of his workshop. So we came up with the idea to make 15 standard sized shoe boxes, but in wood and with great craft details, and then to arrange them in this structure that offers flexibility of use. It’s a monumental looking piece, but also quite playful.” Since its launch in 2016, Shoe Tree has been shown internationally and become a collectible piece of modern furniture. Editions of Shoe Tree are found in the homes of clients around the world, who use it as a piece of functional furniture, but also appreciate its ability to transform a space in the way that the best art does. “Our customers recognise that Shoe Tree is a heritage piece,” says Samuel Chan. “It takes our makers many hours of focus and skill to produce each one, and I’m so glad they have the satisfaction of knowing that their work will be passed down from generation to generation.” Shoe Tree is a Joined + Jointed Special Edition

MONEYTIP While long hot sunny days are at the forefront of most people’s minds, those who can bear to look a little further forward may find that it will save them money in the long run. Over £26 billion-worth of mortgages are due to mature this October, the largest monthly volume of the year, with lenders anticipating a surge in remortgage applications over the summer. If your mortgage deal is coming to an end, be prepared. What’s new from our new PM Duncan Farmer considers what we can expect from Boris Johnson’s new government

H

ousing was hardly at the front of anyone’s minds when Boris Johnson got the keys to his new home last month, but besides Brexit, Boris has other policies to deliver if he is to win a general election. It is hard to know exactly where his property priorities lie, but in an article for The Times, Anne Ashworth, the paper’s property editor, put forward a few ideas of we what we could expect from his new team. “Such is the importance of housing to young voters today that Mr Johnson, if he is to ensure electoral success, must convince the doubters that he will preside over a huge increase in new development,” she wrote. That will not involve juggling the constraints of planning, the skills shortage after Brexit and schemes such as Help to Buy. In a move that could be seen as significant two days into Mr Johnson’s premiership his new housing minister Robert Jenrick visited Kidbrooke Village in the borough of Greenwich. Kidbrooke, says Ms Ashworth, is more of a new town and will have 5,000 homes, a large proportion of which will be affordable, and 80 acres of parkland. The choice of Sajid Javid as chancellor could also be significant, she says. “In 2017 when he was housing secretary he called for a £50 billion investment in housing to break down barriers to social progress,” she wrote. The move that is likely to grab the biggest headlines, if it happens, is a cut to stamp duty. “Mr Johnson would also like to be hailed as the politician who revived the Brexitbecalmed property market by lowering the top rate of stamp duty from 12 per cent to 7 per cent,” she wrote. “This would be a tax cut for the rich but he also wants to exempt properties costing less than £500,000 from the tax and perhaps shift the burden from the buyer to the seller.” Such ideas would certainly find a home in the Tory heartlands, but Mr Johnson is known to be big on ideas and light on detail so until we see the fine print in a manifesto who knows what will happen.

here are comparison websites for everything now and Get Agent, which tracks estate agents, has released a study that it says shows what proportion of the asking buyers sellers can expect to achieve in their postcode. The SW10 area of Kensington and Chelsea comes out worst at 89.33 per cent, suggesting that buyers expect at least 10 per cent off. SW1 does only slightly better, according to the research which suggests that people in parts of Sheffield are getting a good 4 per cent higher than the advertised price.

ow bad could the worst conveyancing solicitor be? We don’t wish to talk-down the good guys (and there are plenty of those), but my, we had a useless outfit recently. They ‘didn’t receive’ two rounds of exchange contracts when dealing with a sale at the top of a chain. They were two above us, whose clients were divorcing. One client lives in London, the other in Exeter while the solicitors are based in Cambridge. As the whole exchange looked ready to collapse for the second time, our James (who deals with our progressing), decided enough was enough. James was sent a duplicate, signed contract from Devon, took it by train (and two tubes) to Baker Street to get it signed by the other party. James

then drove up to Cambridge to hand it over. Arriving in an industrial estate just outside the city, he found the practice in a warehouse next to Screwfix. At the end of a dingy corridor were two ladies huddled around a desk overflowing with papers. May this be a lesson in saving pennies when selling. In other news, the actress whose flat we sold, bought a fab little cottage at auction. We knew a couple of developers who were sniffing around and really wanted her to get it. We watched the bidding live online from Sarah’s computer (don’t tell the boss). She’s since gutted and transformed it and has invited us all round for fizz.

I started my career over 8 years ago working for a competitor, starting from the bottom learning the ropes. After five to six years I moved to Marsh & Parsons where I worked out of the Shoreditch office and have recently opened up the most successful cold start office in recent history for Marsh & Parsons here in Streatham Hill! What do you enjoy most about your job and what have been the highlights? No day is the same! Meeting new clients on a day to day basis excites me. Describe the biggest challenges. Opening the new office in a market where buyers and clients believe its not the best time to sell. Competing against established offices in the Streatham area and now asking for a fee. What advice would you give to anyone considering a career in estate agency? Estate agents market, let and sell properties. It is a position which is all about negotiation and your ability to sell. It involves hard work, dedication and good social skills which can lead to huge potential earnings.

What advice do you have for homebuyers in the current market? The longer buyers wait to hunt for houses the more likely they are to face higher costs as home prices and mortgage rates rise. So my advice would be to go with your heart and buy now rather than later down the line. What sets south west London apart? The abundance of young first-time buyers makes it a prime area to live in – alongside the excellent schools and open green spaces which make it ideal for young families. And it’s easy to commute anywhere! What do you think lies ahead for the south west London market? Prices in Streatham continue to rise with an 8 per cent increase on the same time last year. Right now, there is lack of quality family housing stock and there have been recent examples of homes, particularly those with big gardens, going for well over asking price due to pent up demand. Therefore, I believe we will continue to find that there is a high demand for properties as more applicants are registering daily.

Recent highs, recent lows? The average number of homes for sale by each estate agent has fallen to a record low. Opening the new office in Streatham. There has been a record breaking number of properties agreed over a 12-week period. What is your top location south of the river? Streatham – The Telford Park conservation area because it has a Northcote Road vibe. You are right by the common and Tooting Lido, it’s a short walk into Balham and the Northern Line is within minutes’ walk away If you were not an estate agent, what career would you choose and why? I would be work in sales because throughout my career I have progressed in leaps and bounds. I can only see myself being based in a sales environment as I enjoy a challenge.
