“We’re moving because we need a bigger garden.” That isn’t what the buyer told me. It’s what the vendor said during a viewing when his potential buyers asked why they’d leave such a lovely family home (hefty house, 40ft garden). The ensuing awkward silence was beautifully punctuated by a furious glare from his wife. Not being used to showing homes is the very first reason that owners are best left out of the viewing process, especially in the early days. The second is equally obvious: buyers can’t speak freely with emotionally attached vendors in earshot. In fact many don’t even view too thoroughly. Who wants to make polite conversation you have 15-minutes to scrutinise a semi between work and nursery pick-up? Make it easy for potential buyers, put them first and get out of their way. They’re under offer in Dalston, putting down 400k and mortgaging the rest, they say. Are they? Who’s going to check? I mean really, properly check and get evidence? It’s all very well showing people your home all the time, but what if the Dalstons aren’t actually in a position to offer and a super couple from Hackney actually are. How will you know? Call this the third, very golden reason to let your agent do their job. Who’s going to follow the viewing up? That’s four. And as crazy as you may think it is, some people actually buy homes they wouldn’t have considered viewing unless persuaded to. It’s a fact, the fifth one here. Every now and then a sale happens because an agent realises, through doing their job well, that the Hackneys are in fact looking for more bedrooms and the 40ft garden will do just nicely, thank you very much.

n the October 11 and 12, a team of four residential agents from Knight Frank will set off, on foot, from the source of The Thames in Gloucestershire. Are virtual viewings the future for estate agents? THOMAS CRABTREE MARSH & PARSONS It’s hard to deny that technology is playing an increasingly important role in the property market. In particular, virtual reality has the potential to be extremely useful for buyers who may live abroad or are not able to physically view a property. These technologies provide viewers with a close to real-life experience, however it is near impossible to get the same sense of the proportions when you are not physically in the room, meaning a virtual viewing is no substitute for actually seeing it first-hand. Furthermore, that feeling you get when you find the property that is ‘the one’ is impossible to replicate. I highly doubt people will start buying houses based solely on a virtual reality viewing.

DARREN BAKER LAURISTONS Given that our client is the seller, then it could be argued that the virtual viewing might dissuade a potential buyer from actually viewing a house they would otherwise have fallen in love with. Furthermore; since Virtual Reality headsets are for serious gamers and not the majority of the home-buying public, anyone wishing to take the virtual reality tour would have to visit the agent’s office to make use of their equipment. A potential buyer would no doubt wish to actually spend that time visiting what could be their new home, rather than standing in the middle of the agent’s office wearing a computer screen in front of their eyes. However, where the gap may exist for such an innovation could be in a market heavily weighted towards overseas buyers unable to make the journey to view in person, particularly those considering an off-plan purchase.

hen it comes to rugby, you will have to go a long way to find a more committed fan than Patrick Rampton. The former London Scottish player is so passionate that virtually every business analogy that comes out of his mouth relates to the rugby field. This irritating habit reached new heights during the recent Lions’ tour. I really do think that Paddy honestly believes that he could have done a better job than Warren Gatland and let’s face it Gatland did a pretty decent job. I, on the other hand, have nowhere near as broader knowledge on the subject but I have been a lifelong member of Hertford RFC and am still nursing a shoulder injury from a “social game” I played in a couple of years ago. The point is that we both love rugby and when the opportunity came up to be the lead sponsor of the Battersea Ironsides, our thriving local rugby club, we didn’t hesitate. It is well reported that the Ironsides boasts the largest playing membership in Europe (possibly the world). The club has also made headlines in the sports pages for being the breeding ground for one of Englands brightest news stars – Kyle Sinkler. Of course one area where Gatland and Rampton agreed 100% was the selection of Sinkler, the formidable tight head prop who had a tremendous tour. This is remarkable given that he only had his first England cap a matter of months before they left for NZ. It should be no surprise that Battersea Ironsides was Sinkler’s introduction to rugby. The club is at the very heart of our community, a hub of sporting excellence. It is known for being fun and inclusive, an excellent club socially. To be associated, is an honour. Come on Ironsides! ONTHE WATERFRONT Ten years after he joined Knight Frank’s Riverside office, Matthew Smith looks back on a transformed scene

B

ack in 2007 when he joined Knight Frank as a negotiator the riverside office had only been opened for 18 months. At that stage, he says, people who wanted a riverside penthouse had little choice. Now with dozens of new developments along the Thames there is a good choice. He says: “The last 10 years has seen interesting times along the river. It has changed so much it is unrecognisable. What used to be a secondary area has become prime housing stock with facilities no one could have dreamt of before the lifestyle developments along the Thames. “ Back when Matthew joined Knight Frank the first phase of Imperial Wharf in Fulham was still selling. Now the final phase has just been completed. “Because apartments were snapped up other developers bought nearby sites and prices went up and up. What had been old industrial sites and almost no man’s lands were transformed into desirable areas.” Matthew’s own life has also changed. He joined Knight Frank as a negotiator after working with other agents in St John’s Wood and Hampstead on the lettings side. Thanks to his skill as a salesman and extensive knowledge of the property market he was made a partner six years ago and has been heading up the Riverside office for seven years. He says: “I was a very good negotiator and like running a team. I am happy to have sold some of the best properties along the river – and some of them more than once. If people have a good experience they come back to us. I like using my knowledge, so that if I know

someone who wants to move onto a bigger apartment and I know someone who also wants to move, but whose property is off the market, I enjoy putting the deal together.” Matthew was responsible for bringing the Riverside area into Knight Frank’s prime central London index, when the numbers of properties over £2 million soared. He has seen waves of foreign buyers snapping up riverside apartments – Russians, Middle Easterners, Chinese and Malaysians. Now he says the big change is that more Londoners are buying. “There was a time when a house in a square or a stucco-fronted house in London was the ultimate purchase, but now local buyers see the attractions of lateral living and an easy lifestyle. The modern housing stock in London has completely changed.” One of the massive changes is the facilities now on offer in riverside developments. Concierge, parking, a gym and pool are standard. But some developments now also include treatment rooms, saunas, wine stores and bars. “There are a lot of young people in the developments, wealthy students and young professionals who don’t have time to cook. The latest trend is for residents’ lounges often with a cocktail bar and waiter, or conference facilities. This means that the development becomes their social life as well as a home. I know couples who have met in their residents’ lounge and gone onto marry.”

He spent two years at the Art Institute of Chicago with the idea of becoming a commercial artist and became enchanted by Hawaii after seeing a play set there. hile there may be growing demands on household incomes, the good news is that lender appetite remains strong with very little upward pressure on interest rates. This may, however, explain why remortgage numbers have failed to increase, with borrowers often only compelled to take action after the second or even third interest rate rise. As so many stories circulate regarding mortgage prisoners – borrowers who can’t remortgage perhaps because they are older, require an interest-only mortgage or are self-employed – there may be those who feel, wrongly, that they won’t be able to get another deal. With HSBC the latest lender to make many reductions across its range of fixed-rate mortgages later this week, including a five-year fix pegged at just 1.59 per cent, fixes are as low as they have ever been. This is great news for borrowers so it is worth seeking independent advice to find out whether you qualify for a cheaper deal.

ISARISEONTHECARDS? The economy is not in great shape so should we prepare for interest rates to go up, asks Duncan Farmer

interest rates would have to rise. He also cites the weakness of sterling and rising inflation as causes for concern and says that last summer’s cut in the base rate to 0.25 per cent had added “fuel to the fire of the build-up of consumer debt”. “If consumer debt continues to build up the economy will become even more unbalanced and we will ultimately discover that growth has become unsustainable,” he went on. “The MPC has put off raising interest rates for too long already, and delaying further is likely to make our economic problems worse.” However, his contention that rising house prices were making it harder for first-time buyers to own their own home appears to be a red herring as many estate agents are reporting a slowdown and most forecasters predict slow growth, if any. Mr Carney’s concerns about Europe may ultimately be reversed. Discussions about the European Medicine’s Agency’s move out of London, which must happen when we leave the EU, has led many of its 900 highly qualified and relatively wellpaid employees to say that they would rather quit their jobs than the quit the capital. If that is repeated in the financial institutions also considering a move, the future of the London economy – and its property market – look good for some time to come.

he Bank of England has once more voted – by 6-2 – to keep interest rates at 0.25 per cent and it is now more than ten years since the base rate last went up. However, there are two warnings that the economy is no longer in the shape that it was: Mark Carney the Bank’s governor, says that Brexit is beginning to hit businesses, and Andrew Sentence, a former member of the Bank’s Monetary Policy Committee, says that rates must go up because we’ve all borrowed too much. “It is evident in our discussions across the country with businesses,” said Mr Carney, “that uncertainties about the eventual relationship [with Europe] are weighing on the decisions of some businesses.” He added that business investment had been weaker than would have been expected and that “the speed limit of the economy has slowed”. He also forecast that growth for the year would be two points lower, at 1.7 per cent. The knock-on effect would be that wages would also grow more slowly, at 3 per cent next year, down from a forecast of 3.5 per cent. That means that we will all have less to spend, but it has not stopped consumers going to the shops, says Mr Sentence, who said that the “strong growth of borrowing and the build-up of consumer debt” meant that

t seems that, regardless of what the Bank of England has done, mortgage rates are starting to rise. Figures show that the average two-year fixed-rate loan has become slightly more expensive. The average rate for buyers with a deposit of just 10 per cent is now 2.5 per cent, compared with 2.43 percent in April. For those with 40 per cent to put down the rate has climbed from 1.24 per cent to 1.38 per cent, which means that anyone with a £500,000 loan would be paying an extra £18 and £33, respectively, every month.

Since starting as a trainee 19 years ago, I’ve valued and sold every type of property from country estates to city centre flats. A colleague and I opened a still-successful agency in Harrogate in 2009, however, I felt I needed a new challenge and left for London in 2014. Having worked in both Harrogate and London, I understand how markets – and client expectations – differ. What do you enjoy most about your job and what have been the highlights? I love working with enthusiastic people – estate agents have personality! Seeing clients happy is always a highlight; my career is built on relationships and recommendations, so providing a good service is imperative. Describe the biggest challenges. Political uncertainty – the property market can be sensitive. The recessions have been difficult, 2008 being the worst. Even so, nobody who bought at that time regrets it today! What advice would you give to someone considering a career in estate agency? Do it! It’s a great career which offers opportunities to build friendships with colleagues and clients, and the earning potential is good too. It’s hard work at times, but very rewarding. What advice do you have for homebuyers in the current market? The market is resilient – if you’re selling, explore options to maximise your return. Property presentation is essential, and a little money well-spent can a real difference. When buying, maximise your budget so when the market rises, your equity will grow more favourably. What sets south London apart? It’s trendy – there’s always something on. There’s great nightlife and excellent amenities and transport links. There are also affordable options for first-time buyers and their families. What do you think lies ahead for the south London market? Continued growth and first-time buyer demand.

Recent highs, recent lows? Moving to the new, busy Brixton office has been great. Brexit caused some uncertainty, but this is a domestic market – people move, and the market will always adjust. What is your top location south of the river? Brixton for its great vibe, endless restaurants, bars and shops, and 24-hour tube line! If you were not an estate agent, what career would you choose and why? I feel destined to be in sales, and the investment or financial services sectors have always appealed to me.
