HOME FRONT ‘Get rid of the dog’ is the first rule of house selling, to be offered by both house doctors and estate agents keen to get their teeth into a sale, says Jenny Knight

T

hat advice is still good – no potential buyer wants his leg rogered by Rover or to suffer the horror of coming across the cat tray. Yet while Rover and Pussy are best boarded out, there is no longer the same pressing need to hide their bedding and toys – providing they have upmarket kit. Increasingly interior design extends to the pet accessories. The era of a blanket in the corner or a smelly wicker basket and a pile of decapitated furry toys is so non-U. Nowadays Rover can expect his very own stylish sofa while Pussy will recline in a perfectly designed ball cat bed – for example one from LOVEThEDESIGN priced at £146. Chelsea Dogs does a range of Dog Chesterfields in leather, tweed or faux leather, or crushed velvet priced from £199 to £420. King the Rottweiler, the most admired dog on Wandsworth Common, reclines on his very own leather two seater – although his dad admits it did see service as a human sofa before it was passed to King. Housebuilders are joining in the drive to accommodate posh pets in the most tasteful way. John Pope, Director of the luxury house builder, Octagon’s Bespoke division, says: “We installed a Cape Cod style dog house in the garden of one of our large family homes in George’s Hill Estate in Weybridge, known for its expensive plots and golf courses. We wanted to offer something special to appeal to prospective purchasers. The dog house created a great talking point and added a touch of playfulness to the garden. “A few years ago, Octagon built a large family home for a client in Surrey who had two large Bernese mountain dogs. We had a fantastic

Due to the sheer size of their beloved pets, and their children being so small, the couple wanted to ensure both could enjoy the garden safely without destroying any of the planting. We constructed a purposebuilt ‘dog zone’ – a wire fenced run circumnavigated the garden hidden behind a row of laurels so it couldn’t be seen from the house. This linked directly into a large foyer at the rear of the house which led into the utility room which was where the dogs’ beds were located. It was around a 1/2 acre circuit, so the dogs got plenty of exercise running back and forth. “We even installed an indoor, splitlevel dog shower for a client. The smaller dog sits on the top level of the shower, whilst the larger dog uses the lower level so they could both be washed at the same time.”

uly saw England at its best: scorching temperatures, record-breaking football, Love Island and Wimbledon. It has also been an exciting time in the residential property market, with many of our vendors achieving excellent sale prices – proving there is still a lot of activity in this traditionally quieter time. With the media and worry over Brexit, it’s easy to think that the property market has come to a halt. However, this is not the case, especially in East Sheen, a neighbourhood where homes sell in any market. Having spent a large portion of my career working in central London, running Marsh & Parsons’ East Sheen office has been a refreshing change. Undeniably, short-term investors and landlords are still cautious, however we continue to see a steady stream of families and young professionals looking to find their home in East Sheen. For them, this is not a business transaction, it is a new chapter in their life that requires transitioning to a new property; they’re buyers who value the importance of a good quality of life and are attracted to the area for its safety and excellent schools. Indeed, East Sheen offers a selection of Ofsted rated ‘outstanding’ primary schools to choose from. Recent reports state that interest base rates will rise again before the end of the year, which has instilled an urgency in savvy buyers to purchase whilst rates remain competitive. Indeed, a small rate increase could cost a family thousands over the course of their mortgage. As a result, we’ve seen the number of applicants registered per property increase from 17 to 22 since the beginning of the year. This shows that buyers are returning to the market with more confidence and are looking to capitalise on the great value on offer. HEADS-UP GETTING BETTER The number of house sales falling through before completion has dropped dramatically, according to the UK’s largest independent home buyer; Quick Move Now. Their figures show a house sale fallthrough rate of 23% for the second quarter of 2018, compared with the record high 38% for the first quarter of the year. Danny Luke, Quick Move Now’s managing director, says: “The start of 2018 was challenging for the UK property market. Political and economic uncertainty left many homeowners and would-be buyers feeling nervous. TAPASTIME Tapas Brindisa, the family-run Spanish bar and restaurant known for its authentic charcuterie, cheese and other Spanish delicacies, will open at Battersea Power Station this Autumn. The restaurant is the latest to join the line-up at Circus West Village, the first phase of the regeneration of Battersea Power Station, which is quickly establishing itself as London’s hottest new food and drink destination. Sitting on the banks of the Thames, Tapas Brindisa will join Francesco Mazzei’s Fiume and the seafood specialists Wright Brothers, which both opened at Circus West Village last year. The restaurant will also boast a spacious outdoor terrace directly overlooking the River Thames, with the iconic Power Station in the backdrop. Centred on Spanish home-cooking, Brindisa will feature recipes collected over the years by Founder Monika Linton and Brindisa’s chefs, with regularly changing seasonal tapas. Dishes will include: Alejandro chorizo braised in red wine on Navarrico chickpeas and lemon hummus; Sobrasada and Bauma goats curd stuffed figs and chestnut honey and Smoked Ortiz Tuna with candied beetroot and burnt citrus.

NOIDEA The very people who might benefit from shared ownership deals have little idea what it involves, according to a survey from TotallyMoney. It seems 80% of first-time buyers do not understand what ‘leasehold’ means, despite their properties being leasehold, only 6% of first-time buyers have used the Government’s shared ownership scheme and 40% of first-time buyers rely on financial support from friends and family to buy their first home. The survey revealed that 18-24 year olds are clueless about how Shared Ownership works with only 28% knowing what it is. Once it was explained to them more than a third of first-time buyers didn’t fancy the scheme in case there were hidden fees. One of the attractions of shared ownership where the buyer rents part of the property and buys the other part on a mortgage is that overtime the buyer can increase the share they own. SURPRISE SURPRISE The Government is likely to miss its annual house building target by 50,000, 86% of house builders and developers say, according to a Knight Frank survey. In its annual housebuilding report Knight Frank reveals that the overwhelming majority of builders think the construction of 250,000 additional homes a year is the maximum achievable amount by 2022, falling short of the government’s 300,000 target. The house builders identified planning as the biggest hurdle to reaching the target. However, 61% of builders said they plan to increase the number of homes they build during the next 12 months. The majority of respondents to the survey (55%) said that London Mayor Sadiq Khan’s Affordable Homes threshold of 35% could, if applied on a national basis, hinder the delivery of Affordable Homes, suggesting that any threshold would need to be set locally. However, most respondents (62%) actually favoured a threshold approach to Affordable Housing, provided

the target was set clearly and adhered to, due to its transparency and the likelihood it would make bidding for land more competitive. David Fenton, Head of Regional Land at Knight Frank commented, “Nationwide, housebuilding looks set to increase, underpinned by more evenly distributed house price growth and high levels of employment in regional cities. However, our survey indicates that scepticism prevails among house builders over whether it’s possible to deliver 300,000 additional homes a year, and ultimately they will only build what they can sell.

espite the artificial lawns and boarding that has taken over many a London garden, it seems that 75 per cent of us prefer the natural route and like to encourage wildlife. A Royal Horticultural Society survey found that 40 per cent of people plant wildlife friendly plants and over three quarters of gardeners actively try to encourage more wildlife into their gardens. Over a third of gardeners grow plants recommended for bees, butterflies and other precious pollinators. Birds, bees and snails are the creatures most often seen in our gardens, but two out of five of us have never seen a hedgehog, nearly half have never seen a bat and over a third have never seen a frog, toad or newt in their gardens. Whilst butterflies are in the top five type of wildlife seen in gardens, nearly half of all people who have had a garden for more than three years think the population of butterflies has decreased. RHS Chief Horticulturist, Guy Barter, says: “These results show that supporting wildlife in our outside spaces is really important to many of us. “However some areas need more attention as only about one in ten of us has built a pond which is extremely beneficial to wildlife, especially when the weather is warm as they make gardens cooler and provide water for thirsty animals. “Surprisingly twice as many people reported quite advanced wildlife friendly measures, such as leaving decaying wood (22%), putting out bird boxes (28%) or making a compost heap (25%).” For hedgehogs the RHS recommends creating a hole in fencing so hedgehogs can forage between territories, leaving log piles as a safe site for breeding or hibernating and creating compost heaps to provide good nesting sites and food with lots of insects. For frogs, toads and newts ponds are vital and for bats night scented flowers, ponds and reducing artificial light can help make gardens a haven.

he building dates back to 1910 when it was used to stable horses for use in nearby Richmond Park. Then it became an office and finally it was bought by niche developers Richmond Park Road Mews Ltd, who divided it into two three-double bedroom mews houses. The result is a beautiful example of period charm meeting modern design. No 2 Old Church House has been modernised and redeveloped while preserving its origins. Kurt Little says: “The principles behind the developers are of long standing, doing iconic work, for example the Jam Factory in Southwark, so all of our projects are unique. We also ask ourselves how we would live in the building and what specification we would want to enjoy. “Dealing with old buildings, you have to be ready to think on your feet when problems arise, but the results are interesting and rewarding. “With refurbishments, even those which are stripped back to shell like in this project, you risk uncovering worrying stuff where the structural engineer says: ‘Oh dear.’ Fortunately we didn’t find any major issues this time, although we had to cut out and replace some of the floor joists and in order to keep the large original timber

lintels over the window space we had to reinforce them with steel plates. Everything has to be brought up to the standards that the structural engineer, building control and Checkmate, the 10-year warranty provider dictates and they are always very cautious in their judgements.” Outside of the shell structure, everything is new, from the wiring to the plumbing, insulation, fire protection and new sockets. “After considering the basic building and shape, we decided to do an upside down house with bedrooms on the ground floor because we wanted to make a feature out of the vaulted ceiling in the upstairs that we felt was more appropriate for living space. With the windows, exposed beams and rooflights it is indeed a very light and bright space. “We also had to deal with a long and narrow building with an L shape at on end, which gave us a lot of windows. It also allowed us to keep to an open plan, yet locate a dining room adjacent to the kitchen area, but out of direct sight of the living area. You can have a dinner party, leave all the mess and go sit in the sitting room to relax without looking at the dirty dishes. “The house therefore offers superb lateral space. Each

he Bank of England’s decision to hold base rates last month (June) was welcome news to borrowers as they can continue to make the most of the record lows in terms of mortgage costs. But speculation continues that the Bank will move Base Rate in August as positive economic news filters through. As the likelihood grows, the money markets expectations change accordingly – funding costs go up, which some lenders pass on. While Interest Rate Swaps move around as the market attempts to predict the future path for interest rate, clearly upwards, what is more difficult to fathom is by how much and at what pace. However, also take into consideration that the UK mortgage market is highly competitive and over supplied in certain areas – which could apply some downward pressure on rates. Even if borrowers have missed the boat with regards to the very lowest pricing, mortgage rates available today are still historically very attractive and the borrower should be happy that they are getting a good deal. nterest-only mortgages are making a comeback and not just for high earners or people with big deposits. As the name suggests borrowers repay only the interest on the capital sum, which is then paid off at the end of the term. They fell out of favour with the authorities when many people came to the end of the mortgage term but had no means to repay the original debt. The rise of equity release and retirement mortgages has prompted new lenders to enter the market and according to Moneyfacts, the financial information provider, there are now 53 interest-only mortgages to choose from.

NEGATIVEVIBES Don’t be alarmed by dire warnings in the light of a very likely base rate rise, says Duncan Farmer

T

people who suffered were either those forced to sell because they had lost their job or were divorcing, or those who panicked and saw no future in home ownership. How the latter must have regretted that decision. House prices, as they always have, recovered, interest rates fell and negative equity vanished to such an extent that journalists writing about it today have to explain what it is. The value of your home – be it high or low – is irrelevant unless you are forced to sell or if renting becomes so much more economically attractive than having a mortgage. That has yet to happen and people now putting off buying their first home in the expectation that prices could fall further will spend a long time paying rent that they will never get back. On the second point, some borrowers, typically those on high incomes and fast career paths, have borrowed as much four and a half times their income. Not only has their salary risen since they took out their loan and it is probably on a fixed rate and thus protected from forthcoming rises, but also to get such a big loan the financial checks they would have gone through would have been so stringent that a small rate rise would barely register.

he odds on the Bank of England’s Monetary Policy putting up the base rate by 0.25 points at its next meeting are now so short that it’s as good as certain, and already the media has warned of the dire consequences that lie ahead, even though the number of people who will be badly affected is negligible. Two recent articles stand out: one warns of the threat of negative equity – the situation in which the value of your home has fallen below the amount outstanding on your mortgage; and the second is that people who have been granted higher-than-average loans relative to their income could be hardest hit by a rate rise. It is important to point out that a rise of 0.25 points would add about £30 to the monthly repayments on a £250,000 mortgage based on the Halifax standard variable rate mirroring the Bank’s rise. That works out at about £1 per day. Negative equity was common in the early 1990s when interest rates were far higher than they are today and house prices were falling dramatically. The

stimated gross mortgage lending for the total market in May 2018 was £22.2bn, 8.8 per cent higher than the same month a year earlier, with mortgage approvals by the main high street banks increasing by 3 per cent compared to the same month a year earlier, according to UK Finance. Eric Leenders, its managing director of personal finance, said: “May’s increase in mortgage approvals was driven by strong growth in remortgaging, as a large number of fixed-term mortgages came to an end and homeowners took advantage of a competitive market to shop around for attractive deals. Increased efforts by lenders to contact their customers before their current mortgage deal expires have also contributed to this rise.

For in nonsense one can really appreciate life’s rich tapestry. My colleague Sarah, a lady with wit and wisdom intact (herself alumni of the coveted Courtauld TUE Institute of Art, obtaining both a BA and MA from this Oxbridge-level institution), was a little bewildered by one of our more forthright clients recently. This client is a man in the early-evening of his life and frustrated with his ‘sale’ after instructing us to market his home at an uncomfortable price. After many, many viewings and a couple of reasonable price reductions nearer our initial WED valuation, we gleefully receive an offer. Sarah calls our client with the good news. Our client is intent on buying another property we are listing and now being in a position to offer, wants to put one forward. However, he refuses to act through Sarah on the basis she ‘wouldn’t understand the negotiations’ (an exact quote). He politely, albeit strangely, asks her to put him through to a male colleague.

I started my career in property over 15 years ago, working for an agent in central London. I was then based in Putney for a year before joining the busy Marsh & Parsons Balham office as Sales Manager. I’ve now been with the company for over eight years in this position. Having worked throughout London during my career, I have developed a broad knowledge of the London property market, particularly within the south-west area. What do you enjoy most about your job and what have been the highlights? I love finding people their new homes and helping them move onto the next stage of their lives. During my time as Sales Manager of our Balham office, I have helped couples sell their first home and then seen them grow, have families and need larger properties, which is such an enjoyable and lovely experience to be part of. Describe the biggest challenges. As well as the changing market conditions, the biggest challenge in property is the English conveyancing system and legal framework that surrounds transactions; as neither party is committed to a sale until the point of exchange, there can often be last minute headaches or heartbreaks for potential buyers and sellers.

What advice would you give to anyone considering a career in estate agency? The general consensus is that estate agency is just about property, but the truth is, it’s mainly about people. To succeed you must enjoy working in a customer-facing environment. What advice do you have for homebuyers in the current market? As Warren Buffet once said, it is wise to “be fearful when others are greedy and greedy when others are fearful”. Put simply, now is the time to buy; there are some great properties at fantastic prices both for first-time buyers and up-sizers. What sets south London apart? I grew up in north London, but I do prefer south London. It’s much greener and has some fantastic schools; it’s truly a wonderful area for families and young professionals alike. What do you think lies ahead for the south London market? I think it’s going to go from strength to strength. South London now has the transport infrastructure to cater for its residents, an abundance of green spaces, and some excellent shops, bars and restaurants, including some fantastic Michelin starred eateries for even the most discerning tastebuds. In addition, the schooling remains some of the best in the Capital. Because of

this, south London will remain a great place to live which will keep the market buoyant. Recent highs, recent lows? People are still cautious because they are uncertain of what the future holds for the UK. Uncertainty creates a ‘wait and see’ approach, which is challenging in a market. However, there is great value to be had; we’ve had several properties come to the market recently that were priced just right and seen high levels of interest from the outset. My highlights are always the delight shown by a client when we achieve asking price offers for clients within a very short time on the market. What is your top location south of the river? Hildreth Street, described by Time Out as ‘a secret south London gem’ is my favourite spot south of the river. The short pedestrianised street is blossoming into a foodie’s paradise; it’s at its most beautiful in the summer when everyone is alfresco dining. If you were not an estate agent, what career would you choose and why? I am a crazy dog lady, so I would do something with animals; I’d most likely work for a dog rescue centre or charity.
