HOMEFRONT Renters are hunting out Brexit Bargains as they swoop on long leases for high end properties at very reasonable rents, says Jenny Knight

A

ccording to Jilly Bland from Robert Holmes’ lettings department, the Brexit Bonus comes because there has been a trend for foreign corporate tenants being repatriated early – typically after a year, instead of the planned three years. Jilly says: “This has given prospective tenants more than the usual choice and also the opportunity to press for a price reduction, therefore prices have fallen across the board. Never before have Sales and Lettings shared so many available properties.” Jilly adds: “They have worked out the costs and decided that if they get a good deal on a rental property they will bank their capital and think about buying again in a few years. We are getting far more local families agreeing leases for three years, than used to be the case.” She feels that because most larger homes in Wimbledon may be of an age requiring some regular maintenance, owners have decided they can rent a mid-market house for about £5,000 to £7,000 per calendar

month, save money, and retain the same lifestyle, keep the children in the same schools, keep the same commute and be in the same position to decide on the next purchase once the political landscape is clearer. And renting allows them to keep their options open, by avoiding the usual constraints and complications associated with being tied to a ‘chain’. Selling up in the hope of buying again at a cheaper price is generally considered a rash plan. The chances are that prices may remain stable or alternatively may fall and recover very quickly as happened after the crash of 2008. The high costs of buying and selling added to stamp duty can also deplete any profit. Jilly says: “Local vendors are selling and people have genuine concerns about the property market and value levels over the next six to 12 months – this is unusual. Normally when there is a big event, such as an election, people tend to tread water while they wait to see the effects, but there are definite signs of Brexit panic.”

he property market in Battersea is quickly gaining pace as spring approaches. Many deals are taking place “off market” with sellers preferring to hold off marketing until after March 29th but still very much willing to sell at a reasonable price. There seems to be a definite sentiment that now is actually a good time to buy and that in fact, we may well have passed the bottom of the market. Predictions at times such as these are very difficult to foresee, but with buyer registrations up by 32% year on year, and prices down from the peak, it is clear that there is both frustration and pent up demand. Houses remain extremely popular between £800,00 and £1,500,000 for growing families and those looking to trade up from a flat. We have seen tremendous demand for houses in The Diamond Conservation Area, The Shaftesbury Conservation area, “The

Sisters”, and “Little India”. Flat and house sales around the park always perform well and we have seen competitive bids on multiple properties recently, which has been something that seemed to have been confined to the past. We have an increasing selection of properties for buyers and tenants and together with our offices in Clapham, Chelsea, Wandsworth and Dulwich also have a significant selection of buyers in the SW area. It’s always a pleasure to contribute to this column and I usually try not to sound too much like a typical estate agent. I suspect I haven’t managed to accomplish that this time, but it is so pleasing to write that the market seems to be keeping calm and carrying on. It’s British pluck and stiff upper lip. After all, how much longer can one wait – take that Brexit uncertainty.

Almost £4 billion worth of prime London homes worth over £5 million changed hands in 2018, up 10 per cent on 2017 – demonstrating that the central London market has very different drivers to the capital’s broader, more domestic prime markets. The average price paid for very high value properties was £3,375 per square foot – 14 times the average across England as a whole “The price falls we’ve seen in the central London market, when combined with the depreciation of sterling, means the trophy properties of central London look relatively good value in an international context,” said Lucian Cook, head of residential research at Savills. “Despite the backdrop of political uncertainty and a less welcoming tax environment, these figures are clear evidence that London remains an attractive place for a growing pool of international high net worth individuals to live and conduct business.” “The sums spent at the very top end of the market demonstrate the ultimate and enduring appeal of London’s most rare trophy properties – both heritage and new – when they come to the market,” said Jonathan Hewlett, Head of Savills London residential business.

OFSTED TOBLAME The average price of house in England where schools have a high Ofsted is almost £40,000 more than in areas with a lower rating. According to figures from Confused.com in London home buyers could be paying up to £1.7 million to be accepted into the best local school. The data by Confused.com reveals that the average house price in London close to an ‘outstanding’ primary and secondary is £635,949, rising to an average £1,795,725 in south Kensington.

Hamptons International has partnered with Refill, an award winning initiative to prevent plastic pollution at source. Refill aims to make it easier to reuse and refill your water bottle on the go than buy a single-use disposable plastic bottle. NINEELMS After years of only seven elms, the Nine Elms community have joined forces to replant the eighth and ninth elm trees next to the Battersea riverfront. Wandsworth Council Leader Cllr Ravi Govindia, led a team of local residents and businesses to plant the remaining two trees along Nine Elms Lane, opposite the US Embassy. The Nine Elms place name has been traced back to the 17th Century and nine elm trees were known to be standing on Nine Elms Lane in the 1840s. The elms are thought to have been replanted several times since then. In recent years, one of the elm trees was blown down in a storm and the other was felled due to disease. Cllr Govindia said: “It was a privilege to play a part in restoring the namesake of this historic part of the borough. I would like to thank the Nine Elms community for coming together to re-plant the elm trees - they included long-standing residents and established businesses as well as new residents and entrepreneurs who have recently moved into this fast-growing district.”

WORD ON THE STREET BRIDGETHATGAP A new walking and cycling bridge across the Thames, is planned to link Nine Elms and Pimlico. The recommended location crosses the river between Grosvenor Road riverbank on the north side of the Thames at Pimlico and Kirtling Street, near Battersea Power Station in Nine Elms on the south side. Over the next decade Nine Elms is set to become a major new commercial hub in London, providing new culture, leisure and retail facilities alongside new office space attracting

major, international occupiers, such as Apple. The proposal for the Nine Elms Pimlico Bridge is part of a package of measures required to support the growth of the Vauxhall Nine Elms Battersea Opportunity Area, as identified in the Mayor’s London Plan. By 2030, 20,000 new homes and 25,000 new jobs will be created there. The recommendation by a group set up by Wandsworth Council concludes an extensive consultation process as well as technical investigations into three feasible location options.

ARTY Bellway Homes’ The Residence in Nine Elms is creating a space within the development for Matt’s Gallery to move into. Within a 12 minute stroll of the Residence there are two galleries, StudioRCA, Royal College of Art exhibition space and the Amstel Gallery, featuring photography, paintings and sculptures. Could renting without a deposit become the norm? CHARLES WELLER PALACE GATE LETTINGS In short no! I think it’s highly unlikely to become the norm, as deposits would be replaced with an insurance backed deposit policy. As with any insurance, claims would be a lengthy and difficult process with many insurance policies trying to avoid a pay out, with little recourse for the Landlord to resolve claims through any independent adjudication! There is also uncertainty as to what these schemes would cover, such as cleaning and outstanding rent, or whether it would be damages only. Without a deposit there would be concerns that tenants would take less care of a property, with their own money not being at stake. Based on this we don’t think landlords would want to go down this route. From June 1st, 2019 deposits will be limited to 5 weeks rent on all Assured Shorthold or Licenced tenancies.

GRAEME YOUNG MARSH & PARSONS Scrapping deposits is a hot news topic at the moment, but there is no getting away from the fact that a large number of landlords typically favour an old-fashioned cash deposit as security, not only against the condition of the property, but against any shortfalls in rent that can occur during or at the end of a tenancy. It is a traditional and trusted system, with clear and straightforward protection from the Tenancy Deposit Scheme (TDS), and whilst the new insurance-type deposit replacement schemes are in their infancy, I see that cash deposits will remain for the foreseeable future. The actual amount of deposit that can be held during a tenancy will reduce from the June 1st anyway, providing tenants with reduced costs at the start of the tenancy where the insurance schemes are not available.

Day in the life of a trainee solicitor... Kenneth Anom, a trainee solicitor at national law firm Stirling Ackroyd Legal describes a typical day. Kenneth is based at the firm’s head office in London 8.00AM
I like to arrive early, especially on Mondays when the office is still quiet, and I can have some time to review my task list for the day and for the week ahead. This helps me to work out what I need to prioritise. I can also check the calendars to look at the meetings and appointments that have been scheduled by the partners and associates I am working with. 9.00AM
I check my emails and tackle any urgent matters that require my immediate attention. For instance, a client may have sent an email over the weekend requesting clarity on the use/structuring of a special-purpose vehicle in a corporate transaction, or on some other issue. I am presently in my first seat as a trainee solicitor within our corporate department. As a trainee, I am always mindful to run all advice and decisions past my supervisors to ensure that they are legally and commercially sound. The team gives me as much support as I need and, as I develop, I am given more responsibility. 10.30AM The corporate, commercial and litigation teams hold a weekly conference call across all of the Stirling Ackroyd Legal offices on a Monday morning. We discuss the work that we anticipate being involved in that week and allocate tasks accordingly. Having worked within different firms in the past, I find that regular communication between branches provides a valuable insight into the firm as a whole and is a good opportunity to learn more about the matters that other members of the team are working on, and to offer assistance where needed. 11:30AM I receive a call from one of the senior partners. A client has attended our head office with an urgent commercial matter. With my pen and notepad, I go down to meet them. I cannot stress the importance of keeping clear, concise notes, because information is vitally important and can be crucial to the case at hand. Following the meeting, I discuss the matter further with the senior partner and consider a plan of action. I reflect on my notes and voice my opinions. This is a relatively new area for me, so I have the opportunity to ask for clarification on any points that were raised in the meeting that I was unsure of.

1.00PM
Lunchtime. As an avid gym member, I tend to prepare my lunches in advance. Lunchtime is a great opportunity to catch up with fellow colleagues, get some fresh air and more importantly, food in my belly. 2.00PM
After catching up with a few of the trainee solicitors on my way back to my desk, I check my emails and get back to my task list for the day. I have been asked to draft Heads of Terms pertaining to a prospective corporate merger. 4.00PM
I also maintain a portfolio of residential and commercial property transactions. I meet with another senior partner with a list of queries I have relating to a few residential property matters. The team at Stirling Ackroyd Legal are very friendly and approachable and we are always encouraged to feed the flow of communication, whether it is in writing, via phone calls or asking questions to members of the team. 5:15PM
Today we have a drafting workshop, which is run by one of our partners. This is an interactive session and we work as a group (over sandwiches and cake!) to consider a draft agreement and discuss modifications and improvements that can be made to a number of the clauses. 6.30PM
I dictate my meeting notes from the client meeting I had earlier in the day, just in case we need to refer to them later. I then check and respond to some emails before I head off to the gym.

atherine, the Duchess of Cambridge, is revealing her green fingers with a co-design for the RHS Back to Nature theme. Showing how much she has in common with Prince Charles, she has worked with Landscape Architects Andrée Davies and Adam White for the 2019 RHS Chelsea Flower Show, and has come up with a woodland garden that includes a hollow log for children to climb through, a den, waterfall, stream and tree house. Sue Biggs, RHS Director General, said: “We couldn’t be happier with the wonderful design by The Duchess of Cambridge and Andrée and Adam for our Garden at Chelsea this year. “The RHS’s Garden is a beautiful natural space for families to get together, play, dig, grow plants, connect with nature and spend time in the great outdoors – something core to us as a charity to promote, inspire and encourage people to do.” The tree house, the centre piece of the garden, is constructed from a beautiful tree with a high platform clad in stag horn oak. It has a natural feel, with the stag horn looking like a bird or animal that has built a home in the tree. A swing seat hangs from the branches, creating

a place for children and families to play together. There is a waterfall and stream for families to play with water, from floating Pooh sticks and chasing them along the stream, to making dams with stones and sand to attract more wildlife. Children and adults alike can balance on the stepping stones or simply relax by the stream, paddling in it on a hot day. The RHS Back to Nature Garden is key to the RHS’s partnership with NHS England, promoting the physical and emotional well-being that access to green spaces and gardening provides. After RHS Chelsea, much of the planting and some of the landscaping will go to an NHS Mental Health Trust. The Duchess and Davies White will be co-designing two further RHS Gardens, to be seen at RHS Hampton Court Palace Garden Festival (2 July-7 July 2019) and RHS Garden Wisley in Surrey, in the autumn. NEWCREEPYCRAWLY The RHS has identified its first new garden pest of 2019 – the unsightly cotton stringy scale (Takahashia Japonica). It was found on a magnolia in Berkshire and is thought to have been imported into the UK. The egg masses on the scale insect resemble a white wrapping around the branches. Fortunately the pest although unsightly is not thought to cause any problems for the host plant. A native to Asia, it has spread around the world with plant trade and is prevalent in parts of Italy. In addition the immature scales that hatch from the egg masses can spread via wind. The RHS is keen to hear from gardeners who find the pest in their garden so that it can build a picture of host plants in the UK and tailor advice to gardeners. Magnolias, mulberries, elders, sycamores and dogwoods are thought to be a favourite. Gardeners can remove the egg masses with a stiff brush and water. Gerard Clover, Head of Plant Health at the RHS comments: “The cotton stringy scale is the first new pest detected this year. On average four are found every year but the global plant trade is exacerbating the spread of pests and diseases and gardeners need to be alert to changes and maintain good plant health. “Unlike some other pests we expect to find, the scale insect causes little to no damage to the plant but will undoubtedly cause some concern for gardeners.”

KEEPSNIPPING

Some plants like a good prune and others definitely do not. Plants like magnolias and camellias can be left alone, but others like to be beheaded. Dogwoods, grown for colourful bark, should be cut back to within three inches of the ground because the colour on new shoots is much better than on the old ones. Because this brutal treatment can leave a horrible gap in the border, it’s better to snip half one year and half the next, or even cut the stems down on a three year rotational basis. Buddleia also produces its best flowers on strong new growth. Snip out the weak or straggly growth completely and then cut back the other stems to within the last two pairs of buds. The flower heads on hydrangeas should be left on over winter, if you want the shrub to flower again the next year. About now you can think about clipping off the old flower heads. Cut off just above a strong looking bud. Many hydrangeas that have put on bulk can also be split down the roots to make new plants – but you need to do this before the new growth starts for the year.

TOPGARDENTRENDS To gauge the hot new garden trends for the coming year, The Society of Garden Designers asked some of its top designers for their predictions for planting, materials, design and styles take centre stage. While Barbara Samitier expects industrial and reclaimed materials and encaustic tiles to be used more and more in urban gardens to complement the growing interior trends.

CLIMATE CHANGE GARDENING A key trend for 2019, designer Sue Townsend, Member of the Society of Garden Designers (MSGD), says she is creating more ecological gardens to cope with the extreme weather conditions experienced in the UK in recent years. Her advice is to plant the right plants for the conditions of each garden, to store water and to allow excess water to be collected, then dissipated through the soil. HOUSE PLANTS AND HANGING PLANTS Sculptural and architectural plants will dominate in 2019, says Joe Perkins MSGD. “The continuing rise in popularity of houseplants is being translated from the outside with exoticstyle plants with architectural leaves and stems making bold statements.” Joe also predicts that we will be seeing more hanging plants in our gardens. Not traditional hanging baskets, but plants with foliage, colour and texture which can be used as accessories to pots and planters. INTERIOR MEETS EXTERIOR Both Darren Hawkes and Barbara Samitier MSGD think the colourful approach in interiors will be creeping into the garden in 2019. Darren Hawkes predicts the arrival of bold print, clashing colours and the inclusion of large leaved plants in our gardens. He thinks we should be “taking kitsch in to the garden” by introducing bedding plants in bright coloured planters or letting Pompon Dahlias

TEENAGE HANG-OUTS Karen Rogers thinks the growing demand for teenage hang-outs in gardens will gain momentum in 2019. Karen designs these gardens with secluded garden buildings or separate seating areas featuring outdoor fire pits or fireplaces. She says: These spaces require clever screening from neighbours as well as good lighting and planting that absorbs as much noise as possible.” Joe Perkins MSGD expects the trend for fire pits, outdoor kitchens and other lifestyle accessories will continue way into 2019 as we still want our gardens to be a setting for shared experiences with friends and family. WILD AND LOOSE Nature is coming to the fore in 2019, says Louise Harrison-Holland MSGD of Blue Tulip Garden Design and we will see on-going support for wildlife corridors in the wider landscape, especially around the survival of our native hedgehog, whose numbers have plummeted in the past years. Louise says: “The move toward a slightly looser, wilder style of garden design will help support this initiative.” She predicts hedging will become the number one choice for garden boundaries next year. Jon Sims MSGD of Alladio Sims echoes this saying: “We will see a move towards more natural, less manicured gardens, which we create mixing strong architectural styles with an abundance of naturalistic planting”. VIBRANT HOT COLOUR According to Sue Townsend MSGD sizzling jewel colours are set to make a return to our gardens in 2019. Sue predicts vibrant, hot colours combined with sultry purples and blues, while Barbara Samitier MSGD expects to see a move away from the blue and pink colour palette that has become so familiar in our gardens in recent years. She says: “Don’t be surprised to see a shift towards orange and even yellow which has taken a back seat in many gardens of late”. Designer Jon

Sims MSGD expects the rise of porcelain in garden design means it won’t be long before the demand for indoor colour creeps outdoors. He envisages a move away from using replica stone in the garden and an increase in colour choice and pattern in hard landscape materials. For a garden that suggests luxury, Joe Perkins MSGD recommends combining red and purple alongside greys and blue-greys in plant foliage. He too is seeing a trend in younger garden enthusiasts looking to style their outdoor space as they would an indoor room, using bright coloured accessories or furniture. Joe cautions that simplicity and repetition are the key for success here.

he Bank of Mum and Dad is being called upon more than ever when it comes to helping children onto the housing ladder. However, not everyone has tens of thousands of pounds they can hand over to help with the deposit. Lloyds announced this week that it is re-introducing its Lend a Hand family offset, and it’s a welcome addition to the lending scene. Parents’ savings – equal to 10 per cent of the purchase price – are offset against the child’s mortgage so that they don’t need to put down a deposit, and crucially, parents can get those savings back after three years. During this time they will also earn interest at a fairly decent rate, when compared with what else is available, of 2.5 per cent. There are other, similar, products which help parents helping children onto the housing ladder as lenders realise the increasing demand for higher loan-to-values. Equity-backed schemes, similar to the Lloyds one, where a deposit is placed in a savings account and a charge is taken over it, include the Barclays Springboard mortgage and the Family Building Society Family Mortgage. The latter also offers an offset facility although no interest is paid on the savings, as is usually the case with an offset. Another option is asset-backed schemes where a charge is taken over the guarantor’s residential property, such as Aldermore’s Family Guarantee mortgage. It may also be worth considering ‘joint borrower sole proprietor’ mortgages, from lenders including Barclays, Metro and Clydesdale. These enable a parent to help a child buy a home with a joint mortgage but the parent does not feature on the title deeds. This helps with affordability and ensures the child qualifies for first-time buyer stamp duty exemptions, as well as no stamp duty surcharge for the parents for purchasing a ‘second’ home.

he plight of struggling high-street shops has been well publicised in recent months, but there have also been casualties in the mortgage market as some niche lenders withdraw. Fleet Mortgages, a specialist and expert in buy-to-let, pulled its range last month, citing issues with funding. It hopes to return to the market in future but Aaron Strutt, of Trinity Financial, a mortgage broker, told The Telegraph that funding issues were a concern. “It is not something we have really seen since the credit crunch, but the lenders have been telling us they are worried about their profit margins.” Amicus Finance, a short-term lender, went into administration in December and Secure Trust Bank is said to be about to withdraw from mortgages as its margins are squeezed.

GREENSHOOTS Duncan Farmer looks at the possibility of better mortgage deals for energyefficient properties

C

ompanies and other organisations of all shapes and sizes are being urged to go greener, and UK Finance, the body that represents banks and building societies, wonders whether mortgage lenders could do their bit. It is hard to see how, but in a blog post Carla Sateriale, has tried to examine what lenders are doing and what more they could do to save the planet. She says that some smaller firms have had green mortgages for a while but that they have been a mainstream product for only the past 12 months. “The idea behind them is that consumers taking out financing for an energy-efficient property can benefit from a cheaper rate on their mortgage,” she says. “When you consider that mortgages are a commonly held financial product, this could be a simple way to get consumers on board with green investment.” It seems quite a small step but analysis from the Bank of England suggests that the energy efficiency of a property could be a good indicator of whether or not a borrower would go in to arrears, although there may be other reasons. “Correlation is not the same as causation, and not all are convinced by the Bank’s argument,” says Ms Sateriale. “It is thought that there are two potential avenues which could explain why a mortgage on an energy-efficient home might be less risky. Firstly, by making a property more energy efficient, the value of the property may increase, and this would feed through into an improved balance sheet position for the lender.” However, she is not convinced and says that energy performance is one of a range of factors that affect the value of a property. Indeed, on a buyer’s wish list energy efficiency comes a long way behind location, location, location. “Secondly,” she says, “a household with an energy efficient property will have, in theory, lower energy expenditures (bills) and therefore additional disposable income. This could provide a financial buffer for the household, reducing the likelihood of mortgage arrears.” The trouble with theory, she says, is that there is no suggestion that environmental credentials are any greater a factor than any other aspect of the borrower’s lifestyle or spending habits. “It is possible that consumers who purchase eco-friendly properties may be more conscientious than the average consumer, which may motivate both their preferences for green products and their financial behaviours,” she says. She concludes that it is too early tell whether the green credentials of a borrower or their home have any bearing at all on what matters to most the organisation lending them the money to buy it – their chances of getting it back.

espite Brexit, we’ve had a steady start to the year. Encouragingly, first-time buyers are offering again while one flat this week went under offer on its first viewing. Our bohemian actress has had multiple offers on her adorable pad, the gregarious fashion designer has two great buyers to choose from and our most ‘strugglesome’ semi has just valued-up. Even our grottiest digs have secured enthusiastic new owners. It would appear prices have adjusted enough to get the market moving from the bottom upwards, but then south east London prices haven’t dipped as far as east, west or north London (because they didn’t peak as much in the first place, one could argue). So, our patch is still viewed as more affordable by buyers, who are still coming in from Hackney, Dalston, Clapham and Battersea. While this is all far from worrisome, we’ve yet to see how Brexit plays out. If no one saw the recent Marsh and Parson’s advert featuring Theresa May with the caption, ‘Semi-detached, awaiting planning permission,’ now is the time to Google it and admire its creators. Whatever happens, people will always move house and ongoing advances in technology are furrowing amazing new paths ahead. If agents embrace proptech, putting more onus on users’ convenience, they’ll survive very well whatever trade deals we do or don’t reach. The rise of online offerings such as Nested, Purplebricks and Settled are eating into market share and when you

consider their benefits to clients, you can see why. While I’d argue the purplish company is the cheaper, less advanced (yet pioneering) sibling of these three, the other two’s strategies certainly deserve closer inspection. If traditional agents invest in technology and align business goals to help people make informed decisions faster, they’ll win. I hear that in Estonia, tech has been developed that allows a tenant to pre-load relevant personal data and money onto a card the agent scans after a viewing. The tenant can leave the shop with a key to their new home immediately as they’ve been pre-referenced, credit checked, identity checked and paid in one transaction. FASCINATING HISTORY This delightful, listed, seven-bedroom house, stands in charming countryside in more than half an acre of grounds and has a fascinating history

nd perhaps more importantly for potential buyers, ‘Jack Fullers’ could easily be split into a large family home while the original area could be used to run a business. The original stone building was a barn until Mad Jack Fuller, turned it into a coach house and extended the building to double its size. Mad Jack is now best Richard Meakin remembered for the numerous follies that he scattered around his estate in Brightling, near Robertsbridge in East Sussex. He inherited Rose Hill estate – now Brightling Park – from his uncle in 1777, aged 20. He went onto become the local MP, serving for 32 years. He was known for his philanthropy and as a patron of the arts and sciences. Many of his follies were designed to provide work for the locals. He built the Observatory at Brightling and in 1822 he endowed the seaside town of

Eastbourne with its first lifeboat. He went onto finance the building of the Belle Tout Lighthouse on the cliff at Beachy Head. Then in 1828 he bought Bodium Castle for 3,000 guineas to save it from dereliction. He died at his London home in 1834 and was buried beneath one of his follies, the Pyramid in Brightling churchyard. Rumour had it that he was entombed in full dress and a top hat with a bottle of port in front of him. In life he was a ferocious boozer, getting through three bottles of port a day, helping to build his weight up to 22 stone. Richard Meakin the current owner of Jack Fuller on the high street in Brightling, says: “The story is that Mad Jack did a deal with the vicar of Brightling that in return for allowing him to build the Pyramid in the church yard Jack would build a new pub away from the church to lure customers away from the rowdy one then opposite the church.” By the time Richard bought the Jack Fuller coach house Mad Jack was, of course, long dead. The pub had gone from a famous place to visit to somewhere on the verge of falling down with the slates stolen from the roof and the evidence of squatters in every room.

Richard says: “I bought it as a project and did most of the work myself, except for re-wiring and plastering. Now the entire downstairs area is open plan. I plan to sell and remain in the area where I have grandchildren, although I have another plan, which involves staying here and opening a micro brewery of Jack Fuller beer in the old coach house part of the building. It could easily be turned back into a pub or a restaurant, or café. There is endless scope.” Mad Jack is still a presence in Brightling thanks to his follies, which include a Greek-style Rotunda Temple, a Tower and the Obelisk or Brightling Needle, put up to commemorate the defeat of Napoleon in 1815. Jack Fuller evenings are held a few times a year when one of the locals dresses up as Mad Jack to commemorate his life. LAST WORD Jill Bennetts, Regional Manager, Freeman Forman Tunbridge Wells Describe your property career to date. I began my estate agency career in quite an unusual way. I owned a farm in East Sussex from which I ran a successful equestrian business and having decided to have a change of lifestyle I sold it through my local estate agent Freeman Forman. Having got to know the staff really well and had a good experience with them as a customer the sale was completed and they approached me asking whether I would be interested in working for them. I immediately accepted. What do you enjoy most about your job and what are the highlights? The thing I enjoy the most about my job is people. I am a people person and having the pleasure of being involved with people every step of the way through what can be an exciting, challenging and often stressful experience where you can be on hand to take them through that process is so rewarding. I have been fortunate enough to start from being a sales negotiator up to my position now as Regional Manager looking after all of the Freeman Forman offices so I have experienced all of the highs and lows, worked my way up the career ladder and now have the amazing job of helping others do the same alongside being able to advise with hands on experience which I believe is invaluable. Describe the biggest challenges. As an estate agent one of the biggest challenges is when you have to explain to a customer that

their move will not happen because their buyer has decided to withdraw from the sale. It’s heart wrenching but as a professional and in often difficult circumstances you have to be the one who visits them to explain why and to pick them and the pieces up and start again. What advice would you give to anyone considering a career in estate agency? JUST DO IT! It is a fantastic job. You are dealing with real life, real people not numbers and spread sheets, and you are genuinely helping people, it makes a real impact on their lives. Houses are not a monetary transaction they are a dream, often a stepping stone in lives and they are the most emotionally charged purchase a person can ever make. What advice do you have for homebuyers in the current market? If you are considering selling your home don’t hesitate, everything is relative if you are buying and selling. The market is as good as your estate agent makes it; a proactive and positive agent will get you the best price for your property. It’s all about attitude not politics and doom and gloom. What sets your area apart? Kent and Sussex is the most beautiful place to live (I can give this a personal recommendation!) Amazing location, beautiful scenery, excellent schooling and superb transport links to London, what more could you want?

What do you think lies ahead for your market? The market is strong across the board. The country market is always there with a steady stream of buyers from London who are making the move to a new life in the country and to set their family up to attend the best schools (both state and private) in our area. What’s not to like when you have country life within a short journey of the bustling city of London? Recent highs, recent lows. The absolute high for Freeman Forman is that despite the pessimism thrown out daily by the press regarding the property market we are busy with competitive interest in our properties. Lows? None. What is your top location in Kent and Sussex? Very difficult there are so many. For me The Pantiles in Tunbridge Wells on Thursday Jazz night having a drink with friends, alternatively sitting next to the moat at Bodiam Castle feeding the ducks (and the carp that love the bread!). If you were not an estate agent, what career would you choose and why? Tricky! I would still work in property in some form. I’m addicted.
