According to conventional wisdom you can be certain an area is on the up when a new Waitrose store opens or independent coffee shops move in, says Jenny Knight

B

ut there are other even more significant signs. Here in Balham I realised we were coming a tad closer to bourgeois bliss when the police stopped turning up to monitor going home time at the local secondary school. Now, while the children don’t raise their straw boaters to strangers, at least they have stopped knocking passers-by off the pavements. Estate agents insist that the mantra location, location, location is all important when buying a property. They say it is better to buy a rundown property in a smart area than a poshed-up house in a shabby street. But how is a potential buyer to know when an area is up and coming? If they leave it too late prices have rocketed and if they make a wrong call they may find their home hard to sell when the time comes to move on. Obviously transport links are important and if an area is sandwiched between two up-market locations where houses are more expensive and smarter, the chances are that

gentrification will flow out to your district. Alexandra Attwood, branch manager of Winkworth, Streatham, has another tip on how to spot an upand-coming destination. She says: “A good example is when big developers with a record of selling lovely homes and achieving record prices, choose an area for a high-end project. This indicates that they have done their research and see the potential.” Alexandra adds: “Streatham is still good value, but as the area becomes more popular not such great value as it once was. There are lots of owneroccupied Victorian and Edwardian terraces and the large and lovely common. When people check out an area they should look at whether the shops are grotty or whether smart restaurants and coffee shops show it is coming up. “Also look to see if there are boarded up properties suggesting repossessions or whether there are skips and scaffolding suggesting people are investing in their homes.”

THE WORD Tom Floyd, Sales Manager at Winkworth Kennington looks back at the last 12 months and has some predictions for the year ahead

I

t is eight months since I last wrote ‘The Word’ and I am pleased that my predictions back then were correct. I mentioned that our market was being held up by 25-35 year old buyers, which is still very much the case in this area. The cash from the ‘Bank of Mum and Dad’ is helping with a deposit and the continued low interest rates are making buying/borrowing easier. Our market ranges from studio flats for £300,000, to large family houses in Stockwell for £2,800,000. Last year I looked in detail at, who our buyers were, and I was amazed with the results. 67.6% of our buyers were under the age of 36 and 56.34% were first time buyers. Considering that just under £800,000 was the average price of property we sold last year, those figures are astonishing. In addition, less than 3% of our buyers were investors, which means we are really dealing with buyers that need to buy. We have also noticed that couples, in their early to mid 30s, are trying to buy for the long term and are therefore making plans for the next 10-15+ years, rather 5-10 years. This means the market for large houses in the area is very good and the values are holding. Looking forward I can see much of the same in 2018. I cannot see drastic changes in capital values and the continued resilience of the first time buyer market should keep the overall market going. Unfortunately, all of this doesn’t mean

A

ccording to research by Knight Frank average prices in prime central London declined 0.7% in the year to this January – further evidence, they say, that the annual declines recorded over the last 20 months have bottomed out. Tom Bill, head of London residential research at Knight Frank, says: “An analysis of supply and demand indicators over the last five years indicates that 2017 marked a turning point for the prime central London property market. Average prices for homes valued at £10 million or more recorded a 0.2% rise in the year to January, the first increase recorded in this price bracket for almost two years.”

WHHEEE The Knight Frank Ski team recently sponsored and took part in the 19th City Ski Championships in the Swiss resort of Verbier. The racing this year was extremely competitive and the team, led by Fulham Office Head James Davies, posted two good results. The team won the combined ‘fastest team’ award and James Davies, Ski Team Captain, placed second fastest overall in the Giant Slalom. The team also came second (by only 1km!) in a charity distance event. The event is supported by over 150 participants of the financial district, including well-known firms such as Accenture, Deloitte, Lloyds of London and Maseco Private Wealth (who are now all walking around sporting Knight Frank gloves & Knight Frank sunglasses!).

inleigh Folkard & Hayward aims to raise £80,000 in 2018 for its charity partnership with London Youth. The target is a 33% increase on the amount raised in 2017 for the charity, which supports a network of diverse community youth groups and clubs across London. Julian Peak, Sales Director at KFH, said: “We’re excited to get the second year of our partnership with London Youth underway. The first year was a great success with lots of money raised, vital support provided to clubs and groups in need.” Rosemary Watt-Wyness, CEO of London Youth, comments: “We are hugely pleased to be working with KFH. Over 2017 they helped us raise an amazing £63,000 to support children and young people in London. With 700,000 children in London living below the poverty line this couldn’t be more important. The money raised by KFH in 2017 was split across London Youth and member clubs. The Avenues Youth Project used its donation to equip a recording studio and pay for a youth worker. Streatham Youth and Community Trust upgraded its IT. London Basketball Association, used cash to help to fund their five week summer camp for 100 young people each week.

BETTERBATTERSEA Residents in Battersea are being canvassed for their views on proposals to revitalise and smarten up their high street. Wandsworth Council has launched a public consultation on plans to improve the southern section of Battersea High Street between its junctions with Battersea Park Road and Simpson Street. Under the plans the high street would remain essentially vehicle free but with better paving, less street furniture and a dozen new trees. Parking provision would be retained for the existing businesses but relocated to provide improved space for pedestrians and cyclists. Cllr Kim Caddy, Wandsworth’s cabinet member for employment, skills and business development added: “Local businesses have been calling for the high street to get a facelift and we’ve listened to what they’ve told us and drawn up a set of proposals we hope will meet with their approval. Our aim is to improve the look and feel of the high street, encourage shoppers to visit and support its economic growth and activity.”

TOPPING IDEA The first phase of one of the biggest council house building programmes in the country has been announced, with hundreds of new homes proposed at discounted rates to rent and buy for people working or living in Wandsworth. The £150million Building Homes for Wandsworth People was launched last year. The plan is to build 1,000 new homes, of which more than half will be available at discounted rates. Rented council homes will be available from 35% of market rents while shared ownership housing will help people buy for a fraction of the usual deposit. Innovative ways of delivering this include providing new homes on top of existing blocks, which replaces old roofs at no cost to residents, and can reduce service charge by spreading it among a greater number of households. The revenue from the sales will be reinvested in building more homes for local people at discounted rates. With shared ownership, buyers only pay a deposit on the value of the percentage being bought, so a 5% deposit on a 25% share works out as a 1.25% deposit on the total property value. Shared ownership can also work out cheaper than renting privately.

On the whole I haven’t met many unfastidious buyers! With the higher levels of stamp duty levied these days there is extra pressure to purchase the right house. Price is obviously the biggest factor here as get it wrong and no one will view, let alone buy but it’s not the only thing that will help secure a sale. We would advise anything from redecorating to home staging (we have our own in-house Knight Frank interiors department) but do what you can to help yourself. Declutter, clean the windows, tidy up and call Knight Frank to get honest, reliable advice.

PAUL WESTWOOD RAMPTON BASELEY Despite the ‘bareish’ outlook on London property in general our local market is still incredibly active. Most buyers just want to see value for money and setting an unrealistic asking price can be more detrimental to securing a sale than any amount of clutter or scuffed paintwork. (Which? magazine actually did some research last year that found that asking as little as 5% too much can result in you achieving up to 7% less than you would at a realistic asking price.) Potential sellers should really look to position themselves as “best in class”. Simply put, if you have the best house, at the best price (and with the best agent, which we will obviously say is us!) then you should be able to secure a sale at a good price.

hy now may be the time to remortgage. At the end of last year, Mark Carney, Governor of the Bank of England, said that ‘further modest increases’ in interest rates were likely in an attempt to bring inflation back down to its 2 per cent target. November 2017’s quarter-point increase in the Bank of England Base Rate had indeed already acted as a warning to some that interest rates are not going to stay at record lows forever. More recently, the signals from Threadneedle Street suggest the next rise may be sooner than they had previously thought. If your current mortgage deal is coming to an end, you are on your lender’s standard variable rate (SVR) or you are keen to switch to a lower rate in anticipation of future rate rises, now may be the time to consider remortgaging. Competition between lenders is strong and there are plenty of great deals out there. The cheapest rates are available to those with a sizeable deposit or similar level of equity in their home. Fixed-rate mortgages are proving particularly popular because they are competitively priced while also giving peace of mind as they protect borrowers from interest rate rises. However, it is important not to fix for longer than you are absolutely sure about or you may have to pay a hefty early repayment charge (ERC) to get out of the mortgage during the fixed period. Base-rate tracker mortgages are another option. These may be cheaper than fixes, at least initially, but your monthly payments will increase should interest rates rise. It may be worth considering an ERC-free deal, enabling you to switch to a fixed rate if rates rise without paying a penalty to do so.

orrowers with interest-only loans have long been a concern for the Financial Conduct Authority which called them a ticking timebomb in 2012 and their warnings still stand. The problem, it says, is that people do not have a plan in place to pay off the capital sum they borrowed when their mortgage expires. Although they are no longer as popular as they were during the property market’s boom years, they still account for about a fifth of outstanding loans and almost a quarter of them are held by lowerincome borrowers. For City workers who earn big bonuses which are used to pay off chunks of the capital, there is no problem but for others the alternative is often to sell up to clear the debt.

NONEEDFORPANIC Duncan Farmer looks at the effects of recent stock market falls

T

he sudden and dramatic falls in world stock markets and the strong hints by Mark Carney, the governor of the Bank of England, that interest rates would be rising soon this year and again next has created some panic among investors and borrowers. However, Ray Boulger, a mortgage market commentator with John Charcol the broker, says that we need not worry. “Despite the sharp rise in gilt yields and swap rates over the last month, marketwide competition among lenders has resulted in several lenders cutting rates and with longer term interest rates now falling back, this will reduce any pressure to increase the cost of fixed rate mortgages,” he says. “Should the equity market rout go too far, there is a potential risk of investors getting nervous enough to pull capital out of the market. However, we are not close to that happening and even if it were to occur, central banks would no doubt

pump liquidity into the system.” His point on competition is well made. A look at the best-buy tables has twoyear fixed rate mortgages available from Sainsbury’s Bank at 1.3 per cent, Tesco at 2.04 per cent and Santander at 1.69 per cent for borrowers with a 25 per cent deposit. The Tesco and Santander loans do not even come with arrangement fees, so look particularly attractive and if you have a 40 per cent deposit Santander will offer you 1.09 per cent. Bearing in mind that most experts believe the Bank of England base rate will rise two or possibly three times within the next year, the savings could be huge. Add to that the fact that anyone coming off a fixed rate soon would almost certainly be paying their lender’s standard variable rate – Halifax is charging 3.99 percent – and as its name suggests the rate you pay will vary in line the base rate. The difference on a £400,000 repayment loan between the low Santander rate and the Halifax standard-variable rate is about £600 a month.

oneyfacts, the financial data website, has unveiled tips for people want to buy their first home and need to save for a deposit, but the advice is good for anyone looking to set aside cash for any purpose, such as saving for a bigger home or paying off a bit extra on the mortgage. The key it says, is to know how much you need – easily calculated by working out the price you’d have to pay for a house and how much you could borrow as a percentage of that. Be realistic, it says, about how much you can afford to tuck away each month – one way I’ve found useful is to keep a diary of every penny you spend over a month and then decide what you can do without in the following months. And to ensure that you stick to your plan set up a direct debit or standing order into a savings account. Finding one that pays a decent rate of interest is another challenge, but as you are unlikely to need the cash for a couple of years you should get a better return.

DESIGNERHOME When they bought this house, our clients took on a project. Being designers themselves, choices made during the renovation were made to enhance aesthetic as opposed to being built around budget; in fact the refurbishment costs matched the value of the house

his house was stripped right back to basics and has been carefully adjusted to improve its layout. The house has five/six bedrooms, two bathrooms, two en suites, two receptions, a sun room, a loft room, a terrace and a cellar. To optimise living space, ground-floor reception rooms were opened up, a sun room was added behind the kitchen/ breakfast room and a top-floor room has been created in the attic. The further up the stairs you climb, the better the rear views get. F

rom 1 April 2018, the Energy Act 2011 makes it unlawful to let residential of commercial properties with an EPC rating of F or G, currently the lowest 2 grades or energy efficiency. Whilst most stakeholders in the industry are aware of the changes many agencies and landlords have not considered fully the implications and practicalities of how it will affect their investment, and it is estimated that 20% of the PRS falls short of the required standards. Urban myths are a plenty for property owners of band F & G properties, the most popular being that there is no hurry to do anything as it only applies to their property if it goes back on the market. It does not unfortunately, and marketing is irrelevant. No tenancy, including renewals, changeovers or assignments

can be executed from the April 1 without a band E rating or higher. As many EPCs are 8-10 years old, do landlords know that the measures applied to calculate ratings have become more stringent in that time whilst their properties have had no improvement? How do they plan to carry out what could be some quite major works to improve the rating with tenants in situ? Do they understand the value of the property will fall if they cannot rent it? Rent reviews for existing tenancies that they might be thankful for continuing on statutory periodic basis to give them some breathing space will be affected. Tenants will demand a lower rent to remain. This is comes at a time when parliament proposes to make all residential properties conform to a band C by 2035.

I joined Knight Frank in March 2015 after its purchase of Spencer Kennedy, the longest established estate agent in Dulwich Village. I have lived in Dulwich for 13 years and my children are enrolled at the local schools, so I feel like I am very much immersed in local life and the Dulwich experience! What do you enjoy most about your job and what have been the highlights? In a previous life, I was a professional Company Secretary in the City so I really enjoy the fact that my job enables me to be out and about in the area, and to meet so many interesting people. Since opening Knight Frank, we’ve had many wonderful Google testimonials from happy clients. Moving is typically seen to be a very stressful experience, so there is a great sense of satisfaction in helping both buyer and seller into their next property and getting a sale over the line. Describe the biggest challenges. Dulwich has a lack of suitable smaller properties, for example lateral flats in purpose built blocks, which would suit older buyers who are looking to downsize but want to stay in the area. Traditionally, Dulwich’s beautiful period houses have not been converted into flats and so we see many clients who live in larger homes but no longer need or want to have a spacious house over several floors.

What advice would you give to anyone considering a career in estate agency? Be professional yet personable. Clients are trusting us with the sale of their most important asset and it’s important to keep in mind what a huge responsibility than can be. What advice do you have for vendors in the current market? Do your preparation work before you bring your property to the market, for example spend time in finding a solicitor that you get on with, and who knows the ins and outs of your area. Fill out your property information forms in advance, so they can then help you identify any issues that might delay a sale further down the line. What sets south-east London apart? The excellent quality of state and independent schools, green parks, charming high streets and good transport options as well as better affordability than other locations that are south of the river. What do you think lies ahead for the south-east London market? Dulwich has remained attractive to buyers despite the longer-term concerns of Brexit and increased stamp duty. We believe its market will continue to be stable as it offers excellent amenities for families, who in turn stay here for many years to come.

Recent highs, recent lows? I recently sold two houses in the same private road in a quiet area of Dulwich, close to the famous College. Our recommended strategy for one of them was to launch the property at a realistic price, which in turn generated great interest and a best bid scenario, with eight offers from a wide variety of buyers. Contracts were exchanged in excess of the guide price and the clients were very pleased. The neighbouring property was then an off-market sale and achieved a record for the road, due to its elevated position and panoramic view of the London skyline. What is your top location south of the river? I used to live in East Dulwich before moving to West Dulwich, and love Lordship Lane for its cinema, cafés, shops and restaurants. It’s great to be able to buy everything you need on one road and to support local independent businesses. If you were not an estate agent, what career would you choose and why? Probably something else property-related! I always like helping buyers to envision the changes they could make to their house, so perhaps an interior designer or architect.
