y and large that has all changed now, although Robert French of Knight Frank Clapham says: “There is still a certain amount of the attitude that South London is not as attractive as north and central London, but it is an increasingly old fashioned point of view. The migration of white-collar workers completely changed the area: that and all the amenities that followed them. “Looking back 10 or 15 years ago who would have thought that there would be Knight Frank offices in Clapham and Dulwich and that Knight Frank would be selling flats in Peckham. “The huge migration north to south started in search of better value and as a result prices were driven up as more and more people looked to buy here. Yet, this difference in value still exists. In some cases you would pay double for the same property north of the river so for people looking for a big family house with five or six bedrooms and a good garden the opportunities south of the river in Wandsworth or Dulwich are incredible. Similar houses that Knight Frank has on sale in Hampstead or around Regents Park are going for £45 million, which demonstrates what good value south London offers.” Among the wonders of south of the river are the masses of green spaces, including parks and commons. In the south west there are the huge expanses of Richmond Park, with deer roaming free and horse riding, then there is Wimbledon

common where visitors regularly lose themselves, over to the east where Peckham Rye and Sydenham Hill wood provide green lungs. Robert adds: “If you look on a map the green spaces look very similar but they all have different identities. Clapham Common has lots of sports and is probably one of the busiest green spaces in South London. On a hot day you can hardly see the grass, while Wandsworth Common is more for dog walkers and people pushing pushchairs or entertaining small children. Battersea Park has the river and formal flowerbeds and is quite grand. “Green spaces are a great attraction and you can normally expect to pay more for a house that backs onto a park or common.” This green space premium is particularly marked because it is often the grandest period houses in the area which line the commons. Those with sizeable rear gardens that back onto a common are especially desirable.

B

eing fortunate enough to cover a linear area spanning Hammersmith Bridge to Tower Bridge, I have the great advantage of a massive range of property, local amenities and attractions. With this comes a distinct range of micro markets. As a seller of riverside property, it is essential to be an expert on all types of property, from houseboats to skyscrapers. What has become clear in the current market is that there is a widening gap between the established and the latest developments, with the former proving to offer great value and the latter offering the latest interiors and tech, as well as increasingly luxurious, onsite amenities. These don’t come cheap, but they do seem to be increasingly sought after, even with sometimes eye watering service charges. What never ceases to amaze me is the dramatic change that I have seen to the London skyline in my 11 years with Knight Frank Riverside, much of which has been on the banks of the Thames. While there is no question that London is less attractive now to investor landlords than in the past, with slower capital growth and less attractive tax benefits, investors still buy on the river. Our lettings departments is one of the busiest at Knight Frank, as tenants love to rent in the latest building and enjoy the slick, easy lifestyle that modern flats offer. My market has a generous demographic of baby boomer downsizers, millennials, and

PERFECT FIT Rebecca Jane Higgins reflects on 10 years at Knight Frank

R

ebecca Jane Higgins is celebrating her 10th anniversary with Knight Frank. She is best known for bringing the human touch to the business of buying and selling homes. With her soft Irish accent and sympathetic smile, Rebecca Jane is ideally placed to help people through what is thought to be one of life’s most stressful experiences. She says: “My 10th anniversary is testament to how I feel I best fit with the brand values of Knight Frank. The key thing about the office on Wandsworth Common is that we are first and foremost focussed on our client care. My background in the hospitality industry makes this aspect of the business a perfect fit for me.” She joined Knight Frank’s Wandsworth Common office as the Office Manager after a short period as a temp, which quickly led to the offer of a permanent job. Later she moved onto lettings working from the Clapham Common office. Then 18 months ago, she returned to Wandsworth as a Sales Negotiator. I

f online-only estate agents are so much cheaper, why do so few of us use them? The reason is probably that most people don’t fancy paying up front for a service that may never be provided. It can cost less than a thousand pounds to get an online-only agent to act for you, but if they want that money up front you could end up with money and time totally wasted. This reluctance to get stuck with a bill without a sale goes some way to explain why online agents accounted for only six per cent of sales last year. Now in a bid to beef up their customer base House Simple has switched to a no-sale, no-fee model, the same deal that most conventional agents offer. Currently several online-only agents

offer two different prices, the cheaper one for customers who pay upfront and a dearer one for those who pay once their home has been sold. Yopa for example changes £1,795 for a no sale no fee deal in London – rising to £2,995 in some London boroughs, compared with £839 for their basic service flat fee. The lowest cost online agents generally add extra fees for anything more than the basic service, meaning you may pay for photographs and accompanied viewings. Some of the on-liners also want you to use a solicitor they have links to. The no-sale no fee, move by House Simple is sure to be copied by other online agents, which may well mean that prices will rise – eating into the whole idea of cheaper deals.

BRANCHING OUT Wandsworth Common’s popular Bellevue Road could benefit from streetscape improvements if local residents and businesses back a series of council proposals, including new trees, better paving, lighting, motorcycle parking and the removal of redundant street furniture. Community services spokesman Cllr Jonathan Cook said: “These plans have been drawn up following the positive feedback we received when we first floated some of these ideas in the autumn. Now we need the local community to tell us what they think of these proposals.”

While borrowers continue to pay off chunks of their mortgage in record numbers, the amount of people choosing to release equity from their home – to pay for improvements, help children and grandchildren buy their first home or simply supplement their savings – has also risen to new highs. According to Key Retirement, an equity release specialist, the amount released last year topped £3 billion for the first time. Under such deals, homeowners make no repayments and the interest rate is fixed, but when the house is sold the capital and total interest must be repaid. It was clear from speaking to the members that for many, this club is one of the only interactions they have with others all week. The office launched a £10,000 fund with the foundation last year, to support local charities. WORLDBEATERS The UK’s traditional estate agents charge among the lowest fees in the world, according to research by Estate Agent Today. In the UK typical commission rates are from 1% to 1.5%, and may even negotiate on this. In most other countries sellers can expect to pay much higher percentages – although in some areas that maybe offset by cheaper house prices. For example in France expect to pay 6%, in the United States about 5%, in New Zealand about 4% and in South Africa between 5.5% to 7.5%, with the top end of the market paying much less because of the high value of the homes. In Germany fees of between 3 to 6% can be split between buyer and seller – which must make trading up even more difficult over there.

The uncertainty created by the referendum result has affected some sectors of the market more than others; it is for this reason that I have maintained in previous articles that it’s no longer possible to comment on the London market with one broad brush stroke. There are certain “pockets” that are performing very well, so whilst no one is immune to wider economic forces, there are some areas that have proven to be incredibly robust. Our activity across Clapham, Wandsworth and Battersea shows that demand is still strong for best in class homes, provided they are priced correctly and marketed to the correct audience.

GROWING CONCERNS BREXIT BONUS T

he Royal Horticultural Society is calling for a visa scheme for plants after Brexit to keep out those nasty foreign bugs. The aim is the stop invasive slugs, germs, bugs and beetles from munching their way through the country’s gardens. The RHS has already banned exhibitors at their shows from using EU-grown plants from nine key species, including lavender and rosemary. It wants to use Britain’s departure from the EU to introduce a visa scheme for plants along with quarantine centres for species that may carry disease. Currently the free trade in plants within the EU has helped bring in several nasty pests including oak processionary moths, and those horrible orange Spanish slugs capable of reaching six inches in length and destroying priced delphiniums and lupins in an evening. The worst threat comes from flat worms that eat our lovely home grown earthworms that keep the soil healthy.

JOBOFTHEMONTH Lawns now look better if mown weekly. Avoid scalping grass by cutting it too short because if we have a dry summer longer grass is less prone to drought. Mow when the grass is dry and always use a mower that collects the grass otherwise it causes bald patches. Nature lovers might try just mowing a path through part of the grass leaving dandelions, buttercups and daises for the bees to enjoy. Compacted grass doesn’t grow very well, so try to aerate the soil by pushing a garden fork into the lawn every few inches or so and opening up the soil. Bare patches can be filled in with patches of turf or you can re sow with seed. Make sure that the re-seeded patches are left to grow up before mowing them. Piet’s walk-through feature will be a beautiful border opposite the Palace. The plants used in this new feature will be recycled and relocated to RHS Garden Wisley after the show. Another first will be a spectacular display of thousands of Verbena bonariensis plants. A river of these perennials will provide a spectacular photo opportunity. There will also be workshops including flower arranging, pollination facts seen through the eyes of an insect and, for children accompanied by an adult, classes in making real flower crowns from willow withies and paper copies of wildflowers. The children also get a packet of wildflower seeds to grow on and use for future crowns.

ith traditional Edwardian houses, great primary schools and leafy surroundings, Southfields is an ideal hunting ground for young families. Doug Moss of Winkworth, says: “We are getting a lot of people moving from Fulham and Chelsea. Either they have been renting and are buying their first family home or they are moving to get more space for their money. “The Edwardian terraces with gardens from 30 to 50 feet long, are the main draw. You can get into central London easily from here and there are lots of parks and Wimbledon tennis on the doorstep so there is a villagey atmosphere, which is attractive.” Southfields Grid – the streets between Replingham and Revelstoke Roads, which run south of Southfields Station – is the area where most house hunters aspire to buy, although wealthier buyers might look at the bigger houses along Skeena Hill and Combemartin Road.

early a third of borrowers are not getting the cheapest mortgage, according to the Financial Conduct Authority. The regulator argues that it should be easier to search for the right deal with more tools available to help both consumers and brokers. Even though the majority of borrowers seek advice from a mortgage broker, the report found that there was little difference in the eventual cost of the mortgage the customer ended up taking out. However, while cost is of course a factor when choosing a mortgage, it is a very simplistic approach to look at purely getting the ‘cheapest’ mortgage. There may be other factors involved which is why one mortgage is chosen over another, including service, criteria, non-tangible motivations and so on. Despite some of the reservations outlined in the report, it would not be prudent for borrowers to discount brokers as an avenue for obtaining advice. It is undeniably harder to get a mortgage than it was in the past owing to tighter affordability criteria, coupled with the wide range of deals available. A broker can guide you through the mortgage maze and help you find the right deal for your particular circumstances.

BORROWINGBIG Ten years ago, borrowing 95 per cent of a property’s value was easy and in some cases it was possible to borrow even more than the sale price, but since the credit crunch – and a raft of regulations surrounding borrowing – that has been much harder. However, according to Moneyfacts, the financial information provider, the number of 95 per cent mortgages on the market now exceeds 300 and a couple of months 37 new products were launched for borrowers with small deposits. Mortgage rates will rise – eventually, warns Duncan Farmer, so make moves now to soften the blow

E

very cloud has a silver lining and the big black ones that brought snow and chaos to the country three months ago are at least in part responsible for the Bank of England’s decision to leave interest rates at 0.5 per cent at its most recent meeting. The snow and ice kept most indoors and, crucially, away from the High Street, thus leaving the economy shivering and in no state to take the shock of an interest rate rise. Welcome as that decision was it was a postponement rather than a cancellation and most experts agree that rates will rise this year and probably next, too. Writing in The Daily Telegraph, Roger Bootle, of Capital Economics, who has been one of the most consistently accurate forecasters, said: “Readers should not be fooled by the immediate pause in rate rises into thinking that the prospect of higher rates had gone away. Both individuals and companies should be preparing for much higher interest rates ahead.” By “much higher” he predicts that 3 per cent is the eventual peak. So what would that mean for

mortgages? The Halifax standard variable is 3.99 per cent today, which means that a borrower with a £300,000 repayment mortgage pays £1,581 a month. Should that rate rise by 3 points to 6.99 per cent the monthly repayments would be £2,119. That does seem quite a jump and although the expectation is that such high rates are a couple of years away there is plenty that borrowers can do to soften the blow. Either, use any spare cash to pay off a little bit extra of your existing mortgage now so that when rates did rise you would at least be paying interest on a smaller capital sum, or switch to a cheaper fixed rate loan. For example, Yorkshire Building Society has a two-year fixed-rate loan with an interest rate of 1.36 per cent, bring repayments on a £300,000 loan down to £1,180, and HSBC charges 1.62 per cent on a three-year mortgage, making repayments £1,217. Fixing for five years with HSBC would be more expensive, at 2.44 per cent, but still cheaper than today’s standard variable rate and a bargain should the Bank rate hit 3 per cent any time soon.

hile borrowers continue to pay off chunks of their mortgage in record numbers, the amount of people choosing to release equity from their home – to pay for improvements, help children and grandchildren buy their first home or simply supplement their savings – has also risen to new highs. According to Key Retirement, an equity release specialist, the amount released last year topped £3 billion for the first time. Under such deals, homeowners make no repayments and the interest rate is fixed, but when the house is sold the capital and total interest must be repaid. In most cases lenders say that the total repayment will not exceed the sale price of the property.

EVER DECREASING CIRCLES The popularity of Honeywell and Belleville state schools grows each year and estate agent John Thorogood sees many buyers determined to find a property within the catchment area of one or both schools – although many don’t realise that these catchment areas shrink and expand from year to year

ustin Thorogood says: “As an agent on Northcote Road for nearly 25 years I have been amazed at how the popularity of Honeywell and Belleville schools has increased. During the 1990s and early 2000s the emergence of numerous high quality private schools in the area was and still is trumpeted from many quarters and there certainly is an excellent choice of those. “But without doubt, high on the initial agenda of many incoming buyers and tenants, irrespective of budget, is to find a property within catchment for one or both schools. Flats and rented properties are often snapped up as a result. “We register over 1,000 new people at our Northcote Road office every year. But this “catchment area” is generally very small and with a high sibling count most years, there will only be so many satisfied people who successfully get their children in. The rest must consider other primary schools (three others incidentally are included in the list of prescribed feeder schools for the relatively recently opened Bolingbroke Academy Secondary school) or go down the private route, or decide upon a different area. “Many of the properties we sell or let are not in what most people determine the catchment area to be. And whether that area remains as it is today is uncertain – it shrinks and expands depending on sibling intake and any rule changes. These can be change to methods of measurement, qualifying sibling entry, or rules/scrutiny regarding renting and in addition to Belleville’s expansion, have all had an effect. The general trend has enlarged the

catchments although there has been some contraction since the freakish results of 2017.” He points out that prices have risen enormously over the past two decades, but not just because of great schools. The green spaces, good transport links to The City and West End, and the shops, boutiques and recreational facilities all help to make it a great place to live. Concentrates the mind on finalising our GDPR Policy. TUESDAY / Elaine has booked a really late appointment on Thursday for one of our top-end properties. I am feeling generous so I offer to do it. The boss ought to do a real late appointment once in a while – it’s also an opportunity to ‘show ‘em how it’s done’ and come back victorious having closed the deal. WEDNESDAY / Advice on how agents should operate post GDPR varies, I need to reconcile the differences. We don’t have long. THURSDAY / I arrive for the viewing at 6.45pm. The owner has opened up the bi-fold doors at the back of the house. The sun is streaming in. The place is dripping in gorgeous flowers and he tells me he went to Columbia Road especially. He has spent £80 on peonies. Ouch. He leaves intending to return in an hour. Minutes later our viewers arrive at the garden gate looking around for an estate agent. I fling open the front door, keen for them to get a sense of the wide generous hallway, and stride down the pathway to greet them and welcome them to the property. The door slams behind me and I have no key! FRIDAY / My viewers were phenomenally gracious considering they travelled from Notting Hill to Camberwell after work. The owner was only four minutes down the road when I called, but his phone was out of charge. I worked out how to scale a 12ft side gate, but not how to land on the other side. BACKTOBASICS When they bought this house, our clients took on a project. Being designers themselves, choices made during the renovation were made to enhance aesthetic as opposed to being built around budget; in fact the refurbishment costs matched the value of the house

his house was stripped right back to basics and has been carefully adjusted to improve its layout. The house has five/six bedrooms, two bathrooms, two en suites, two receptions, a sun room, a loft room, a terrace and a cellar. To optimise living space, groundfloor reception rooms were opened up, a sun room was added behind the kitchen/breakfast room and a top-floor room has been created in the attic. I’ve worked across south west London for the last 11 years, starting my career in Streatham before covering, among others, Wimbledon, Kingston and now Wandsworth. It’s given me a really great knowledge of the whole area and the market here. What do you enjoy most about your job and what have been the highlights? It definitely has to be the people, both the teams I work with and the clients that I meet. Every seller that I meet has a different and interesting story, and I really enjoy being a part of that. Describe the biggest challenges. For me, I’ve always found the biggest challenge to be changing the perception of estate agents. I love my job and I really enjoy helping buyers to find their dream homes, so I have always tried to be the best advisor that I can be. What advice would you give to anyone considering a career in estate agency? There will be ups and downs and there will be challenging markets, but it can be a highly rewarding career. It’s definitely a lot of fun and being out and about all day is very different from other office jobs.

What advice do you have for homebuyers in the current market? Try not to second guess the market – if it feels right to buy a house, then buy it. There are so many headlines around about the market, but ultimately buying a house is a long term decision and the market will change. What sets south London apart? South London is full of green spaces and has a real family and community feel – it feels like a village rather than part of a big city, but with all the amenities of being in the capital. Prices are also generally slightly less, so there is good value to be found here. What do you think lies ahead for the south London market? Things are only going to become more positive for south London. The area is still slightly untapped but it’s becoming trendier and we have seen a growth in popularity. This has particularly come from buyers from north of the river who are starting to migrate southwards in larger numbers.
