First impressions really do count! Make sure your property is looking its absolute best. Kerb appeal is often not on the forefront of a seller’s mind, but a freshly painted front door and well-kept garden really do go far. Ensure every room works to its full potential; switch on lights before viewings and maximise space by clearing the clutter. Buyers like to imagine themselves in their new home, not yours, which can be difficult when surrounded by other people’s possessions. Don’t let a crack in the bathroom tiles or a squeaky cupboard put people off; fixing minor jobs is easy. Make your home available and be flexible on viewing times; if buyers can’t get easy access or come by after work, they will likely lose interest. Set a strong but fair asking price, today’s buyers are savvy and well educated. They compare sold prices and similar properties on the market, and can spot a good value or overpriced property when they see it!

uilt on Tudor foundations in 1699, Old Battersea House was originally surrounded by lavender fields and watercress beds sloping down to the Thames. It’s one of London’s grandest mansions. Until recently it was owned by Russian oligarch Sergei Pugachev, (known as Putin’s banker). The first tenants are expected to move in to The Residence, a new development of two blocks of flats on the site of Christie’s former auctioneer’s warehouse, within the coming weeks. The development at Nine Elms, includes 76 homes to be offered to local residents at rents of between 38% and 60% of market rates, and 114 purpose-built for private rent with priority to Wandsworth residents. The wider redevelopment of the 2.7acre site will provide 510 new flats – a mix of one, two, three bedroom flats and maisonettes. Brian Reilly, director of housing and regeneration, at L&Q said: “Our focus is to maximise the housing offers available to Wandsworth residents. This is another example of how former industrial land at Nine Elms continues to provide new homes, businesses, arts, culture and community space to help bring this area to life.” A new outdoor public space is being created on the site, including part of the new Nine Elms Linear Park which will run all the way from Vauxhall Cross to Battersea Power Station.

ALLATSEA The Blueprint Regatta, a new industry sailing event for the property, construction and estate agency sectors has just been launched. The regatta, which is taking place in Cowes on 19 and 20 June, and being run by the Royal Yacht Squadron, will include up to four races, followed by a relaxed programme of socials. oxton’s staff has been climbing, mud-crawling and fire-jumping all to raise money for London’s Air Ambulance. Christopher Venter, from the London Bridge office, took five days to conquer Kilimanjaro in Tanzania and raised over £2,100, split between the air ambulance and Scotty’s Little Soldiers. Following Chris’s success, an 11-strong team went to take on a different kind of challenge in April, the Spartan Race. This 5km obstacle course saw the team jumping over burning fire logs, climbing over walls and crawling through mud, to raise more than £2,000, which is the equivalent to the cost of one of the air ambulance’s life saving missions. Two other fundraisers took part in the London Marathon to raise more than £3,000.

CHECKRATE Palace Gate lettings is reminding its landlord clients that they have just a year to get ready for the second phase of the new energy efficiency regulations to introduce a minimum energy efficiency standard. From 1 April 2018 landlords will not be able to enter into new tenancies if the property does not achieve a minimum energy performance certificate rating of at least an E. This requirement will also apply to all existing tenancies due to be renewed after this date. Landlords have just under a year to prepare for the new regulations and to make improvements to any property with a low rating of and F or G – unless there are grounds for exemption. That could be as simple as upgrading lighting or fitting roof insulation or upgrading heating and hot water systems and installing double-glazing. WORD ON THE STREET BANKINGONTHEM The Bank of Mum and Dad is now the country’s ninthlargest “lender” for house purchases, putting it on a par with the Yorkshire Building Society. Parents will help fund property purchases worth about £75 billion 2017, according to a report from CEBR and L&G, including deposits for more than 298,000 mortgages. Parental assistance is expected to have risen from an average of £17,000 in 2016 to £21,600 this year, says The Guardian. “Millennials are the biggest recipients, with 79% of the funding going to people under 30. The southwest of England and London will see the largest average parental contribution per transaction, at £30,000 and £29,400, with Wales the lowest at £12,500.”

COMMONRESTORATION Work has begun to revive the Tooting Common’s valuable and rare grassland habitat. The work, which is part of the wider Tooting Common Heritage Project, involves shallow scraping and the removal of nutrient rich soil on the Lido Field and on Tooting Graveney next to the running track. This will help recreate the delicate acid grassland landscape which provides a rich habitat for invertebrates like butterflies and grasshoppers. Tooting Common covers 220 acres and is the largest open space in the borough of Wandsworth. It is designated a Site of Metropolitan Importance (SMI) for Nature Conservation. It is one of the features that makes the houses around and near the common so sought after. Last year Wandsworth Council was awarded just under £1.4m by the Heritage Lottery Fund to restore, conserve and enhance the cultural and natural heritage of Tooting Common. Another £500,000 is being given by various partners including Transport for London, The Woodfield Project, Wandsworth Council and Enable Leisure and Culture. The project will restore Woodfield Pavilion to offer toilets and meeting space for local community groups and pay for extensive refurbishment work at the popular Tooting Bec Lido. The lake will also be restored the 1930s drinking fountain cleaned and brought back into use. New trees will be planted to replace the sickly ones on Chestnut Avenue.

House price growth has certainly eased in Tooting over the past 12 months compared to the peak of the market back in 2014, when prices rose some 20-25% in Tooting and London experienced growth throughout much of the capital. Given the unsettling legislation and government changes throughout 2015 and 2016, it’s understandable that buyers are now approaching the market so cautiously. ecent Bank of England figures saw a very slight dip in approvals for loans for house purchase and remortgaging In March compared with the previous month. However, the debt market is over-supplied and when supply outstrips demand, the simple economics is that mortgages become cheaper. This is what we are seeing with lenders having to lend – even at rock-bottom rates they are still making money, particularly those with access to customer savings. With HSBC launching the cheapest five-year fix on the market at 1.69 per cent this week and Yorkshire Building Society introducing a record low two-year discounted rate at just 0.89 per cent, the market is more competitive than ever. Atom Bank’s five-year fix – the cheapest ever seen, pegged at just 1.29 per cent – was withdrawn less than a week after it was launched, proving that there is strong demand from borrowers for exceptional deals.With lenders keen to attract business from first-time buyers, home movers and those remortgaging, it is a good time to get a mortgage. arclays has launched a first-time buyer mortgage, fixed for five years at 2.69 per cent, that offers to pay the stamp duty on their new home, but experts fear it may not be as good a deal as it first looks. Buyers who are purchasing a property worth £100,000 to £150,000 will receive £1,250 cash back, and buyers purchasing a property worth £150,001 to £500,000 will receive £2,500, the level of stamp duty on a £250,000 property. Ray Boulger, of mortgage broker John Charcol, told The Daily Telegraph: “The more the property costs, the better value it is for Barclays and the worse value it is for the borrower.” Also, for buyers with a 20 per cent deposit, there are lower rates available.

ross mortgage lending reached £21.4 billion in March. LAST WORD Caroline Bell, Head of Savills Putney Describe your property career to date. I started my career in property in 1987 in the Docklands area, just as it was starting to be transformed. It was a really exciting time and I loved being a part of it. Joining Savills Putney in 1993, I’ve never looked back. It has been amazing to see the area evolve during the 24 years I’ve been helping people buy and sell property here. What do you enjoy most about your job and what have been the highlights? It gets said in the industry all the time, but it’s definitely all the interesting people you meet, and it’s always rewarding when you match a buyer with their ideal property. Describe the biggest challenges. While there has been good momentum in Putney since the beginning of the year, the market has been slowly absorbing the Stamp Duty changes of 2014, which had prompted both buyers and sellers to become more cautious. What advice would you give to anyone considering a career in estate agency? Be prepared for ups and downs in the market and remain focussed. Always listen to your buyers and never assume what they will or won’t like – you’ll be surprised.

What advice do you have for homebuyers in the current market? If you see something you like don’t wait for someone else to bid before you dip your toe in or else you run the risk of losing it. What sets south London apart? South London, and Putney in particular, has a real sense of community that I don’t think is as common in other parts of London. The rowing club on Putney Embankment, for example, is a hive of activity at the weekend and the surrounding coffee shops add to the vibrancy of the area. The green spaces also help to set it apart; walking on Putney Heath feels like being in the English countryside. What do you think lies ahead for the south London market? Savills latest research has predicted that while Brexit negotiations are ongoing the market will remain steady over the next two years, with minimal price growth. While some buyers may be tempted to sit on their hands, there will be those who consider the next two years a safe window of opportunity to invest. Recent highs, recent lows? Recently I was instructed to sell a property which I had sold to the current owners over

15 years ago. It was a real compliment for them to ask me back after all that time. For me, the low will always be seeing buyers missing out on their dream home. Helping someone to buy a house is really enjoyable, so when it doesn’t work out it can be disappointing. What is your top location south of the river? My favourite area is Lower Common South as it has the most incredible views overlooking Putney Common. If you were not an estate agent, what career would you choose and why? My 12-year-old English Bull Terrier, Olive, has been coming with me to work since she was a puppy. I am a real animal lover and they are my favourite kind; if I wasn’t an estate agent then I would be at home breeding them instead.
