Many older people may be thinking of selling homes they have been in for 30 years or more in order to downsize. What advice would you give to them about the market?

W

e have lots of clients in the area either downsizing from their much-loved family homes of many years or moving out of London entirely. It is always a lovely meeting as the valuation of their property usually comes as a very positive surprise. I always like to provide them with as many comparables in the area as possible to really bring them up to speed with the current market and provide a realistic figure. The figure you provide means they can start working on what their next move is and plan with the family. The market is very much ‘price sensitive’, meaning it is good to market at a realistic level but it also means when looking to purchase their next property it will hopefully be relative and balance out. The key is deciding where they want to move to. This can be, perhaps, nearer grandchildren or to a lovely country home.

Over two million Londoners work from home meaning that homeoffices are now as attractive as shining new kitchens, reports Jenny Knight

W

hen time was finally called at the Black Horse in Sheen Road, Richmond, developers moved in to convert the pub into award-winning living space. A first floor apartment is now available. It has an open-plan living room with high vaulted ceilings and generous windows giving far reaching views. Clever design means there’s lots of storage space in the bedroom – also with a vaulted ceiling. There’s also a sleek fitted kitchen and bathroom. The apartment is a few hundred yards from Richmond town centre, with great connections through mainline train, underground and overground stations, and close to Richmond Park. There’s secure allocated parking for a car and a bike store, too.

s well as the live-work developments springing up across the capital there has been a growth in cyber cafés and relaxed eateries where people can sip coffee while tapping away at their keyboards. Across south London there are hubs of freelance-friendly neighbourhoods catering for the self-employed with business clubs, hot-desking hubs and shared office spaces. MOREFORSALE Property supply in London increased by 4.7% in February with some areas doing even better. Kensington and Chelsea saw an uplift of 231% while Lambeth saw property supply increase by 20.4%. In Wandsworth 11.6% more property went on sale in February compared to the preceding month. The Spring Market is upon us – the period from Feb half term until Easter holidays often being one of the busiest times of the year. Stock levels are down by about 35% since before Christmas and buy levels rising – reduced supply and increasing demand means better selling conditions and often price rises. Though perhaps not in this case – uncertainty is the new certainty as they say, and with this in mind we consider that prices are still pretty level, and buyers very price conscious. However the “best in class” at every level of the market are probably now selling for around 5% more than last year, as buyers are keen to select those properties that are guaranteed re-sellable. So the key to selling this Spring is either have the best in class or be very careful with price.

LAMBETHLOVE From the elegant ironwork railings to the Georgian cornicing, this house looks untouched by time. But, as Paul Sadler explains, most of the details have been painstakingly recreated

W

hen Paul bought the Grade II listed house it was in a terrible state after a makeover in the 1950s followed by complete neglect. “It was semi-derelict. It’s hard to imagine that a house in London within 10 minutes of Big Ben was lacking a bathroom, kitchen or running water with an outside toilet. An elderly woman had lived here as a protected tenant and the owners had left the place to rot. “Then squatters got in and smashed it to pieces. It was partly boarded up when I saw it. Originally the street had been a long terrace but during the war half of the terrace had been destroyed.” Nevertheless enough remained of both the terrace and the house to persuade Paul, who runs an energy company, that love, care and money would restore the house to its original beauty. He took nine months away from his company to projectmanage the restoration. “I had a photograph from the 1920s that I used to ensure that the replacement railings and the balconette at the front of the house were ‘right’. The house has a superb location and originally I planned to stay put, so I spared no expense. The house was taken back to bare brick and then given a modernised Georgilisatiion. The fireplace in the dining room cost £3,000 and all the cupboards and the kitchen were bespoke. “I did some of the work myself but mainly I made the coffee and went out for the sandwiches and to buy the screws, acting as a labourer but being on hand to ensure that all the decisions were mine. “ Originally with four bedrooms, the result is a comfortable and stylish two-bedroom house that Paul is prepared to turn into a three-bedroom house with the addition of a stud wall. The first floor consists of a large and bright reception room, that makes a perfect entertaining space. The kitchen and dining area on the ground floor, and two bedrooms and a study are on the lower ground floor. The house is at the end of the terrace and is larger and more imposing than its neighbours in King Edward Walk, an elegant tree-lined street situated just off Lambeth Road. The street is within the West Square Conservation Area and within easy reach of the Old & Young Vic Theatres on The Cut and the food market on Lower Marsh, just beneath Waterloo Station.

Know it alls who foresaw that house prices would crash and mortgage rate spike upwards in late 2016 and 2017, will be disappointed to know that, so far, its not all doom and gloom. In fact for those looking to purchase a new home or remortgage an existing one, the picture is really quite positive. Firstly, lenders are maintaining their competitive stance when it comes to pricing. Increased competition and the desire to hit lending targets ensure that, even in the face of increasing cost of funds, we have not seen that replicated across to mortgage rates. Secondly, where lenders are less keen to engage in price competition, they are willing to be more creative, flexible when it comes to underwriting. Increasingly, borrowers who believed that they couldn’t purchase or remortgage – may now find a lender willing to cater for their needs. Lenders must still meet certain requirements imposed on them by the regulator, and there are things that borrowers can do to help their situation. T

he latest statistics from the Council of Mortgage Lenders, which represents banks and building societies, paints a fascinating picture of the typical London homebuyer, and show how they have changed in recent years. Although the market is changing – and prices in the capital have fallen slightly – the reasons for this are varied: lack of supply, nerves about Brexit and the economy and falling incomes. The average age of a home mover is 37, compared with 31 for a first-time buyer, and home movers spend 18.5 per cent of their gross household income on paying off their mortgage – both capital and interest, which is down from 19.5 per cent in 2015 and 18.6 per cent in the third quarter of last year. Part of this fall may be because more existing homeowners have been remortgaging to get on to the lowest deal. First-time buyers spend slightly less of their gross income on their mortgage – 18.1 per cent, which is again lower than in previous years. The average size of their mortgage is £335,400 (home movers) and £254,000 (firsttime buyers) and the size of that loan compared to the value of their house and flat is different. In the case of first-time buyers it has fallen to 73.7 per cent from 75.2 per cent in 2015 and 75 per cent in the third quarter of last year. But for those buying their second, third or fourth home, the figures are 65.8 per cent, down from 66.3 per in 2015, but slightly higher than last year, 65 per cent. Income multiples are slightly higher: 3.97 times gross earnings for movers and 4.04 times for first-time buyers. That may in part be due to the fact that average earnings in the capital have fallen: the average household income was £63,700 (£40,200 in the UK overall), down from £64,700. The average household income of a home mover was £87,300 (£54,900 in the UK overall), down from £87,600. “Persisting supply and affordability issues appear to be exerting an ongoing restraint on growth, meaning there is some uncertainty around how the market will perform in 2017,” said Paul Smee, the CML’s directorgeneral. “By contrast, remortgage activity appears to be experiencing a resurgence. Competitive mortgage rates aided by low interest rates have sparked remortgage levels not seen in the capital since 2008.”

RENTREACTION Rents in the UK rose by an average of just 0.8 per cent in February, compared to the same month last year, according to data from HomeLet’s data, which says the figure is well below the rate of inflation of 1.8 per cent according to official statistics. The decline in the pace of rental price appreciation, which was 4.7 per cent as recently as last June, may become a concern for landlords. Research suggests that over half of the 3,726 landlords surveyed expect to have to raise rents in the face of mounting cost pressures, but almost a third of those (29 per cent) plan to defer this to next year.

Living in the digital age, with information being available at a user’s fingertips, properties would need to flaunt what they have to peak attention. So along with the quality aspect, pricing is still a crucial element, as with anything, a lot of tenants search online before taking the plunge to put an offer on a property that ticks all the right boxes. There is still a lot of movement in the mid-market properties with activity running constant. I have worked in the industry for around 30 years, with most of my experience gained in the Kingston and Wimbledon areas. I first came to New Malden in 1989 where I managed the branch for Barnard Marcus, until opening my own office as a partner for Lords in 1994 where I became recognised as a principal advisor to many local house owners and businesses in and around the Coombe and New Malden areas. What do you enjoy most about your job and what have been the highlights? The advisory aspect and achieving beyond the owners’ expectations. The most satisfying facet is being recommended time and time again by clients. Opening the new office for Robert Holmes is a real highlight and I am excited to be back in the area. I have worked with the company for many years and so it is a natural link to be part of the team and establish a new office for such a respected name. Describe the biggest challenges. Anyone can sell a house in a favourable market but, in more unchartered times, local knowledge and experience are key to achieving the best result for the seller. I always pride myself on this as does the whole team at Robert Holmes. What advice would you give to anyone considering a career in estate agency? Be open and honest, truthful and act with integrity at all times. What advice do you have for homebuyers in the current market? We would like to take the time to discuss each client’s personal requirements and what they are hoping to achieve from their move to optimise the best result possible. What sets south west London apart? Coombe is a wonderful leafy area, it is an oasis of large houses with lovely gardens, fantastic schools encased by historic character. It is perfectly positioned between Richmond, Wimbledon Village and within close proximity to London, providing a great lifestyle balance.

What do you think lies ahead for the south London market? Coombe, due to its attributes described above, has always had a strong appeal to house buyers. We have seen strong interest since the beginning of the year and so we are looking forward to a busy Spring. Recent highs? Over the past few months we have received a considerable demand for us to open a new office to service these areas and it is therefore a real high to be able to extend the significant success of Robert Holmes into Coombe.

What is your top location south of the river? Coombe Hill of course, for the reasons above but also for its sporting and leisure facilities, including two renowned golf clubs and of course neighbouring Richmond Park. At Robert Holmes, as a company and as individuals, we have a strong fondness for Wimbledon Village, which offers the perfect mix of village life and country living. If you were not an estate agent, what career would you choose and why? I have always loved sport so I would have loved to continue to play tennis or rugby to a high level. Out of the office I can be often be found on my mountain bike around the Surrey Hills.
