Stephanie Mant, Head of Cluttons Clapham & Battersea office Homebuyers often take to house hunting with a list of criteria. This can range from garden space for families to equally sized rooms for sharers. Quite often these also come with list of must-nots that are realised along the house hunting journey. I find the top property turnoffs include:

• Survey issues. When you think you have found your dream home the survey reveals some uncomfortable truths. The main culprits include; damp, roofing problems or movement. These can be costly to fix. • Dark properties. Homes that experience lack of sunlight or with low ceilings can be fairly uninspiring even on the brightest day. Unless the property has a deep garden then it’s unlikely you will be catching the morning sun with your coffee. • Location is key, especially in London. Being close to a tube station can add thousands to a property. However bad transport links can make that daily commute a burden and not worth what might be the perfect home. • Railways, flight paths and busy roads that run too close to the house are some of the more obvious issues. Buildings that shake when the trains pass or busy roads add noise pollution which can be very unwelcome during the night. cluttons.com

HOMEFRONT Breakfast has become big business with everyone joining the brunch clubs, says Jenny Knight

mashed avocados, cinnamon toast, scrambled eggs and smoked salmon are brunch favourites for trendies who prefer to meet friends for a late social breakfast at weekends rather than slave over a hot frying pan. The rise of brunch is the latest indicator of an area’s status. It used to be the arrival of Waitrose or a plethora of posh estate agents but now coffee houses with a brunch queue outside have joined boutique bakeries and gastro pubs as a sign that an area is firmly on the up. Robert French at Knight Frank Clapham, explains: The rise of a trendy coffee house serving brunch is a sign of an area where young professionals are keen to buy or rent. And Clapham, which is already full of wine bars, restaurants, boutique shops, has caught onto the brunch habit, especially at weekends when the under 40s come out to enjoy leisurely breakfasts. Two great places that are packed to the rafters on Saturday mornings are Brickwood or 32 Old Town.” Jane Robathan of Roy Brooks agrees that widespread adoption of the brunch habit shows an area is changing. She says: “Dulwich is all brunched and the ripple effect is spreading to Peckham which is a bit more edgy and New York-like. Peckham already has some great restaurants like Artusi and Peckham Refreshment Rooms. What is interesting is that locals are leading the town centre planning so that while the High Street is improving it will not be totally changed. “There is a campaign ‘Don’t Bleach Out Peckham’ aiming to keep the multi-cultural nature of the area. There are lots of cool bars and pop-ups and the aim is to gentrify while keeping the magic.” For Londoners brunch is now a lifestyle choice quite different from breakfast at a greasy spoon. South London is packed with brunch opportunities, including the all day café, Milk in Balham, Flotsam & Jetsam on Wandsworth Common, featuring smashed avocados and feta on toast or pineapple Bircher muesli. At Brick House in East Dulwich you can enjoy home-made chocolate on sourdough toast, and chorizo and halloumi at The Breakfast Club in Battersea. In Tooting try Brickwood Coffee for avocado and poached eggs and Mud for buckwheat pancakes.

t’s been an interesting time to be an agent in Wandsworth Common. The stamp duty increase on second homes in April threw a curveball at the start of the year and created an artificially buoyant short term market. Right now, it is very clear that asking prices that reflect closer to the market price are rewarding the seller well. Asking prices that are some way off the realisable price are resulting in either a slow sale or no sale at all and often a result that is well below that of a more reasonable asking price. Using this tactic, we have achieved several prices smashing the previous records and all this post Brexit. So on reflection, we’re looking forward to the next few months and are looking forward to stock levels picking up thus creating a buoyant but sensible market that we can all enjoy with choice and opportunities.

he new office in Queenstown Road, Battersea, will open in the autumn and is ideally placed for property hunters looking for new apartments surrounding Battersea Power Station, in the exciting developments within Nine Elms, or for the charm of a period family home or apartments near Battersea Park. Kris, sales manager, says: “The area will become an ultra-modern, exciting destination in central London offering 20,000 new homes, 25,000 new jobs, new schools, parks, culture and the arts. Two new underground stations are also opening at Nine Elms. “Each new development wants to beat everyone else with gyms, saunas, pools and parks and because of the size of these developments the service charge is shared, bringing the charges right down. For example Battersea Power station will deliver 4,500 units.” Kris is Swedish and grew up in Spain before coming to university in England. He has a Masters in Real Estate Finance from Cass Business School, speaks three languages fluently and lives on the riverside in Putney with his wife and six-month old son. He has spent the last six years working from Knight Frank’s riverside office selling homes in Battersea and Nine Elms.

“It’s a good commercial decision to open an office so close to Nine Elms and we have already had a good response from residents. ‘A new Knight Frank office is like the arrival of a new Waitrose – the brand says something about the area’, one of our clients told us. “At Nine Elms people will buy into a lifestyle. It will be a green zone with limited parking and good public transport. Each developer is committed to creating a park as part of the plan. Initially investors lead the process but once they are in and out, the buyers and renters will be led by young professionals and couples, and then as schools and new amenities arrive, families will join them.” Louise O’Driscoll, the new lettings manager, who is married with an 18-month-old son, adds: “This is a wonderful new challenge and the new office is an exciting development. Louise successfully managed the St Johns Wood lettings team up until her maternity leave.

FUNOFTHEFAIR The popular Bellevue Road Summer Fair was back on Sunday, September 4, providing a day of family fun and showcasing Bellevue Road’s impressive and diverse selection of independent businesses. Autumn on the river Thames is expected to be busy with a weak pound, the adjusted pricing of many properties, the looming US election and hopefully an increasingly clear idea of what Brexit will actually mean. SDLT will still be the crouching tiger amidst the jungle of the referendum that the market has forgotten about, but price adjustments downwards, lack of stock and pent up demand will help with this.

There’s no denying that the referendum was a truly significant political event but it’s effects will not really felt for at least two to five years. Most buyers and sellers put their movements on hold for six months in the run up to it and the majority just seemed to give up. However, we think that they’re now back and keen to get on with their lives. The froth has come off the market (if there was any left) and buyer numbers are probably slightly reduced, and prices are off about 5% (over-supply and under-demand), but round here the market is moving again – it always does.

A vast secret garden was the clincher when Abigail and Ross Millard bought their twobedroom flat in a period house in Stockwell – but gangs of friends were needed to tame the garden, Jenny Knight hears

I

nstead of being one of the flat’s greatest assets, as it is now, the 400 square metre garden had been putting buyers off. It hadn’t been touched for 20 years and eight foot high brambles covered everything. Abigail explains: “Ross was moving from Cornwall and was going to miss his rural surrounds and so I persuaded him I could find a home in London which didn’t feel very urban. This was the one. From both sides of the flat the view is beautiful: trees, a church spire, and well-kept gardens. They moved into the flat occupying the top floor of a double-fronted, late Regency, early Victorian Grade II listed house, in October 2010. The flat needed a cosmetic overhaul and the Millards created a new bathroom. She says: “A window had been covered with chipboard and a shower and loo attached to the boarding – certainly not ideal and the first thing to go.” Doing the work on the flat and reinstating period details like architraves and ceiling roses took them into the next year, but by April 2011 they started to tackle the garden, clearing it back to earth and then seeding it with grass and creating a rose garden. “We couldn’t get heavy machinery in, so we used shovels, mattocks, pick axes and forks and used our old car as a skip on wheels, driving down to the recycling centre every night. “Under the brambles we found a huge fallen tree, rubble from a wall that had collapsed, used gas canisters and old washing machines.” Working flat out in all their spare time for months, they thought it would be more sociable to invite friends. The result was ‘labour exchange’ – inviting friends over for a barbecue in return for a couple of hours slaving in the garden. “We plied them with drinks and sausages. It was amazing how many friends showed up and were keen to get their hands dirty and enjoy hard manual work.” Abigail, who works in environmental investment, and Ross, a naval architect, are both keen ecologists and replanted the garden with indigenous species. Some smaller fallen trees were kept so that stag beetle larvae could hatch out. Now they have two children and plan to leave their lovely garden, complete with play area and summerhouse, for a bigger home.

In recent times, we have seen some of the lowest mortgage rates ever launched by lenders. We have already seen 2-year fixes dip under 1% and longer term deal, notably 5-year fixes, under 2%. While I have no crystal ball, there was something called the Term Funding Scheme by the Bank of England that makes me suspect rates, fixed rates in particular, may go lower if not by much. This scheme has given lenders new access to cheap funds. It could be argued that without this, we may not have seen cheaper loans as lenders are already feeling the squeeze on profitability. Whether buying or refinancing, it is a great time for borrowers. I expect to see some mortgage ‘sales’ hit the high street as lenders try to hit their 2016 targets and build up a good pipeline for 2017. However, It is important to plan ahead. While five-year fixes look very competitive, it is important not to fix for longer than you are absolutely sure about or you will face a hefty early repayment charge to exit the deal before the end of the fixed term. he AA has entered the mortgage market and is offering to its roadside assistance members a mortgage MOT to see if they could do better with one of its products, having already found that the average motorist has been on the same loan for five years. The bad news for drivers is that many of its rates are higher than elsewhere, although for a four-year fixed-rate deal it is the cheapest. The rate is 2.48 percent for borrowers with a 40 percent deposit. INTOTHE UNKNOWN There are a lot of ‘ifs’ – Duncan Farmer tries to look into the future

T

he rate on HSBC’s two-year fixed-rate mortgage is an appetising 0.99 per cent and is sure to entice a lot of borrowers, but is it a good bet? For the next two years a borrower with a £500,000 loan would be asked to repay £1,881 a month, but when the fixed deal ends late in 2018 the borrower will revert to the banks’s standard variable rate, which currently sits at 3.99 per cent. That would send their repayments up to £2,635 a month – quite a jump. Of course, at the end of the two-year deal you could switch to another, better rate. If there are any. In 2018 the financial landscape of Britain could look very different. If, as Theresa May has indicated, the timetable for leaving the European Union will start in January next year by triggering Article 50. The process of negotiating our exit is expected to take about two years, so at about this time in 2018 we will be in the thick of renegotiation and our departure from the European bloc will be a few short months away. If the predictions made by the Remain campaign in the run-up to the referendum come true, the prospects for house buyers, homeowners and borrowers could be very bleak indeed and even HSBC’s standard variable rate of 3.99 per cent will begin to look like a distant dream. In May Mr Osborne said that if Britain voted to leave the EU house prices would be 18 per cent lower by 2018 than they were before the referendum. In April, he said that the Bank of England’s monetary policy committee would have to raise interest rates after a Brexit vote because it would weaken the pound. He was right about sterling’s fall but wrong about interest rates and in fact at the time he spoke a Reuters poll that 17 of 26 economists working in the City thought a vote for Brexit could prompt the Bank to cut interest rates for the first time since the financial crisis. They were right and in fact since June most economic indicators have pointed to a stronger economy. If that continues – and some analysts fear that it won’t – then fixing your mortgage for two years could be a good idea. The alternative is to fix for longer. Chelsea building society, for example, charges 2.03 per cent, which works out at £2,127 a month. In 2021 when the deal expires the direction of the economy in a post-EU Britain might be far clearer.

e can’t avoid the B word – we’d all love to but it seems to creep into every single property conversation. The press are full of intriguing, woeful and wonderful stories of how it’s affecting both the Sales and Lettings markets and even in London the reporting information we read and hear about is based on average statistics. If we look solely at the Wandsworth letting market we can proudly say we have managed to steadfastly remain strong over the summer months and brazenly curve ball the B word. However…the knock-on effect is beginning to reach us here and every week our steady letting market marginally fluctuates and reflects the times we’re in. The industry relies on supply and demand. The supply as a result of Brexit is increasing and one of the many reasons for this is that some people selling their flats/houses have decided to rent their properties instead while holding fire, waiting to see what twists and turns come of these uncertain economic times. This increase in rental stock in turn naturally pushes the rental prices downwards. Don’t despair as some properties continue, and will continue, to achieve excellent prices. However there will be some disappointed landlords. The transactions will continue apace as long as both tenants and landlords move with the times and are realistic. LAST WORD Tim Beattie, Sales Manager at KFH Battersea Describe your property career to date. I started working for KFH 13 years ago after graduating from university. Initially, I worked in the lettings department as a negotiator, and am now sales manager at our Battersea branch. What do you enjoy most about your job and what have been the highlights? I have a genuine interest in property, particularly architecture and design, so I enjoy getting to see such a wide variety of different buildings and interior schemes. I also take huge satisfaction in helping people buy their own homes, whether they are a first time buyer or are families moving up the ladder. Describe the biggest challenges. The property market in London encounters many challenges, irrespective of market conditions. The most consistent one tends to be aligning vendors and buyers expectations in terms of price and the sale process. What advice would you give to anyone considering a career in estate agency? Go for it. The industry offers opportunity at every turn, and if you are hard working, sociable and determined to succeed, it can be a very rewarding career. What advice do you have for homebuyers in the current market? Now is a great time to buy, particularly if you are raising mortgage finance, as rates are at an all time low. Good quality stock in sought after areas will always be in demand, and south west London has always performed well from an investment perspective. What sets south London apart? South west London, and Battersea and Clapham in particular, offer the best of both worlds. We are blessed with a variety of superb parks and commons, excellent schools, all types of shops and boutiques, and more pubs, bars and restaurants

than you could possibly tire of. Access into the City and West End is quick and straightforward, as are exit routes out of town, particularly to the south coast and West Country. What do you think lies ahead for the south London market? London is not only a UK city, but a major international hub and I see no reason why the desire and demand to live in this corner of the capital will not continue. Ultimately, London is a world class city, with a truly global appeal.

Recent highs, recent lows? We have just completed on a sale for a couple whose original buyer had withdrawn immediately after the referendum. We were able to generate a new offer for them very quickly and have progressed to exchange and completion within a tight timeline. This has meant that they were still able to move into their dream family home in the countryside and, needless to say, are delighted and relived in equal measure. What is your top location south of the river? It has to be here in SW11. Many buyers begin their searches here and it is not hard to see why.
