I

t’s not just about saying “Here’s a house and would you like to buy it?” It’s about “What should we ask for this house? How should we market it? What’s the pricing strategy? What’s the marketing strategy? Who will we select to buy it?” It’s about negotiating the deal and ensuring it reaches a successful completion. Occasionally we are accused of being expensive but it has yet to be proved that online agents produce a better net selling price. The cheapest is not necessarily value for money. Most agents get paid upon completion not up front as many online agents require. They provide a much narrower service and their marketing exposure is dramatically less. We’ve got 100 offices, our own website and we’re on the big portals, as well. With a physical estate agent, you only pay a fee when they successfully sell your property; the agent usually earns more commission for achieving a higher price. So there is a mutual interest in securing the best possible result. With many of the new models, you pay a significant, up-front, non-refundable amount whatever happens – even if you never receive a single offer! A professional agent will continually evaluate the price and marketing in light of the latest conditions. He/she will also utilise a wide variety of personalised tools, such as contacting an extensive database, distributing leaflets, communicating via social networking, and facilitating ‘open house’ events to get the best offers. Very few, if any of the new models offer such services. The next key stage in selling your home is qualifying the offer. Almost a third of agreed sales fail to complete, and one key reason is the finance. A local professional agent will have established the motivations and financial status of the applicant, so reducing the likelihood of disappointment, further delays and also of losing other potential buyers. Negotiating the sale of your own home is a very important and emotive subject. You need expert help to craft a mutually acceptable position.

New “Friends’ style apartment blocks that put the emphasis on co-living are arriving in the UK, but will South Londoners opt in, asks Jenny Knight.

he future of renting for young people in London is changing to become more like retirement villages or up-market hostels. The new co-living blocks will include organised activities, all-inclusive bills, a cleaner to change bed-sheets and buff up the bath, with communal living areas, regular parties and barbecues. In the US and parts of Europe flats with shared living spaces and a concierge are commonplace. In the UK the emphasis up to now has been on privacy, even though gym, pools and concierge are often included in newer, plusher schemes, which are primarily designed for sale rather than rent. Build-to-rent apartments currently make up only 2 per cent of the private rental sector but Knight Frank forecasts that this will rise to 5 per cent of the market by 2020. WeLive, an American outfit that plans to come to London, rents out fully-furnished, small rooms in buildings crammed with goodies, tea, coffee, beer and hot tub, with an app to allow residents to order a change of bedlinen or a room clean, with shared kitchen, dining rooms and studies. Communal rental pads are planned for Stratford, East London and Canary Wharf in Docklands. The Collective rents out rooms or flatlets in a co-living block in Old Oak, North West London, and takes one monthly payment for all rent, bills, wifi, cleaning and council. A spokesman says: “Our living spaces are designed to bring people together. Ranging from quiet places to work, themed dining rooms and a roof garden for socialising.” But is the idea viable in South London? Maybe according to Robert French, of Knight Frank, Clapham. “I could see this idea being popular in parts of South London. Young professionals will find the security and convenience of such a building very appealing. The “house share” market is one that is typically very difficult to deal in, with some private rental properties simply unavailable to large groups of sharers. This would seem to offer a viable alternative.”

arry Potter star Daniel Radcliffe’s childhood home in west London was originally listed at £1.45 million in May but failed to find a buyer and is now on Chesterton’s books for £1.395 million. Radcliffe and his family lived in the four-bedroom house until a year after the first Harry Potter film was released and Radcliffe’s career took off. It’s said the young actor was in the bath there when he heard the news that he had won the leading role. The terraced house in Sherbrooke Road, Fulham which overlooks a cemetery, has undergone refurbishment to turn it into a luxury modern home. The area was voted the happiest in London last year. ROUGHNIGHT Once again staff from John D Wood took part in a sleep out for the homeless charity, Glass Door’ who organised the sleep out at Duke of York’s Square, Chelsea. It is the fourth year for the event and staff across John D Wood were sponsored by friends and families to sleep rough and raise funds for the West London charity. Last year 25 staff from seven of John D Wood’s offices raised over £5,000 for the charity which it also supports through donations given at the annual ‘Chelsea Green’ Carol Service. Glass Door coordinates shelter and support for homeless people in partnership with churches across West London. The money raised from the sleep out will be used to fund night shelters and hot food and drinks for the homeless as well as provide year-round daytime services including laundry, clothing and washing facilities from its Chelsea base. I often give to homeless people on the street but rarely think further about what else their own life entails. On NVP’s wish list for the autumn budget, we would like to see the chancellor eliminate the top two tiers of SDLT – 10% and 12% which has paralysed the South East, and cap the top tier at 7% over £2m as last seen back in 2014. The current stamp duty structure has had a negative effect and truncated the market, stopping owners upsizing their existing properties and rather forcing them to extend their homes any way they can, which more often than not means undertaking basement extensions. Let’s hope the new chancellor listens to us all.

TURNING UPTHEHEAT A great kitchen need not cost a fortune, Jenny Knight learns

B

ored with designing dream fashion accessories, Vikki Wastell switched her artistic skills, to cooking up new kitchen designs. With builder Phil Naudeau, she launched Buildguru Kitchens & Joinery and now the company is steaming ahead – working with developers as well as private clients across south and west London. The secret of their success is to offer high quality at best prices. Phil looks after the installation and joinery while Vikki does the design and procurement. “We keep costs as low as possible by not having a showroom, which means I have more time to deal directly with clients to ensure they get exactly what they want.” Such is their reputation for excellence at prices that won’t make steam come out of clients’ ears that Buildguru has already attracted the attention of local estate agents – the people who spend their lives looking at luxury homes. To date, Buildguru has fitted new kitchens in the private home of agents from Rampton Baseley, Field & Sons and three Winkworth offices. Buildguru is able to create nearly every kitchen a client can dream up – from the ultracontemporary to the traditional look – using either fully bespoke or off-the peg solutions. Thanks to the company’s relationships with a range of suppliers, the possibilities are endless and fit any budget. Completed kitchens decked out with units, work surfaces and appliances cost from about £8000 up into the stratosphere, with the typical budget about £18,000. Vikki says: “I don’t believe a kitchen need cost a fortune. Lots of people want something like Smallbone or Mark Wilkinson but less expensive. We can do a hand-made kitchen for about 40 per cent of the price. We have a lovely client in Battersea who got a quote for a bespoke kitchen and we reduced that price by £15,000.” For people with smaller budgets, a good-looking kitchen can be created by juggling standard kitchen units jazzed up with wonderful work surfaces and better appliances. Interestingly developers favour Bosch appliances while private clients tend to like Siemens and Neff. Vikki likes clients to visit a few showrooms, look at magazines and put together ideas to spark off the process of designing their ideal kitchen. “People quite often say they admire the kitchen their neighbour has installed, but some clients don’t have a clue. These are the most exciting. I use 3D CAD models to help them visualise my ideas. “We prefer to use our own approved installers even if the client already has a builder in mind because we know our team will do the best job. After I’ve done the design, Phil checks it to see he is happy it will work in the space. We do everything from plumbing to electrics to installation. I love doing this work. It’s full of variety and I get to see some beautiful homes.” Buildguru goes north of the river into Chelsea, Fulham and Battersea but Vikki prefers to keep within a reasonable radius of the office at Point Pleasant in Wandsworth. “I like to try to visit the client’s home everyday during the installation process so it is not practical to take on projects that are too far away.”

When Andrew and Caroline Lewis bought their faded three-bedroom Victorian terrace house they thought it had potential to be stunning and thanks to their stylish renovations it now is

he house, that is now up for sale, has changed dramatically into a five-bedroom period house, sympathetically and tastefully refurbished to a high standard. Major alterations included adding a five-metre back extension to create a dazzling kitchen, and an attic conversion to create two new bedrooms and bathrooms. Caroline says: “To ensure that it doesn’t feel at all like an attic on the top floor we lowered the ceilings on the first floor to give more height upstairs. We also created a downstairs loo and utility room by being clever with the space.” In addition, a south-west facing courtyard garden with a lovely Mediterranean feel and colour provides an ideal place to enjoy a drink or a barbecue on a summer’s evening. “As well as the courtyard garden we have a little side courtyard where you can hide the washing but which is also big, and nice enough for a little table and chairs.” One of the new bedrooms upstairs features a roll top bath and wash basin behind a half wall: an interesting solution to providing an en suite that means the bedroom retains its spacious feel. The room is lit by sun square roof windows; giving wonderful views of the stars The house is decorated throughout in a range of whites and off whites. One of the bedrooms has a Juliette balcony to let in more light. Normally the railings on these balconies are painted black but in keeping with the theme of brightness white paint was chosen. Caroline explains: “White paint gives a feeling of airiness and makes the place flow. We also put in tongue and groove panels on the lower half of the walls that look original and give a real sense of character. It is also practical with children as the eggshell paint can be easily wiped clean. “Having the floor lowered on the first floor to create extra height in the attic rooms was a horrible dusty experience but it was well worth it. The whole renovation was about quality. There were no short cuts. All the wooden floors are of new oak painted white.” The end result is that an ordinary three-bedroom house has been transformed into a five-bedroom house with more than 1,800 square feet of beautifully laid out accommodation over three floors.

Mortgage rates have been tumbling. Not only for those with significant deposits, those with more modest amounts have seen higher loanto-value products fall as well. There is a concern, however, that with the Government confirming the end of the Help to Buy Mortgage Guarantee scheme (aka H2B2) – where the Government underwrites lenders offering 95% percent mortgages – that access to these products will fall and rates rise. The good news is that the mortgage market is more resilient now than back in 2014 when the scheme was first introduced. In fact there are many lenders in that space offering products outside of H2B2 and there is no reason why this should stop. On top of this, lenders are becoming more innovative in helping first-time buyers/second steppers through the use of guarantees and family assisted schemes. For example, parents looking to help their children can utilise equity in their own property or place savings with the lender. t is more than four months since the UK voted to leave the European Union and so far the doomsday scenario many people feared has failed to materialise. According to Ray Boulger, of John Charcol, the mortgage broker, “the short-term impact has been more benign than they expected”. He adds: “One thing that is certain is that for mortgage borrowers the Brexit vote has provided a huge opportunity to lock into a fixed rate mortgage that is cheaper than any homebuyer will have previously seen. The only question for many will be how long to fix for.” Mr Boulger believes that the longer the better, although warns that some ten-year fixed rate mortgages may not be as portable – should you wish to move – as they appear. BENOTAFEARD... Foreign money is not necessarily a bad thing, says Duncan Farmer

I

n an interview with The Guardian Sadiq Khan, the Mayor of London, announced that he was planning to launch the most comprehensive study into the impact of foreign investment on the London property market. “It’s clear we need to better understand the different roles that overseas money plays in London’s housing market, the scale of what’s going on, and what action we can take to support development and help Londoners find a home,” said Khan, adding that there were “real concerns” about the influx of foreign cash. Critics say that foreign investors are part of the reason behind what they call a spiralling housing crisis in London. Figures released in September suggested the number of Londoners in their 30s leaving the capital had risen dramatically in recent years, forced out by high house prices. The Guardian cited a 50-storey apartment block in Vauxhall in which more than 60 per cent of flats were owned by overseas buyers, many of whom were based in offshore tax havens and many of the flats were empty. The issue is not going to go away. In China, for example, London real estate is seen as a hot commodity. Charles Pittar, chief executive of Juwai.com, a website that links Chinese investors with foreign property developers, expects a surge in investors looking to make money from British property. They are not looking exclusively in the capital but also in Manchester, Liverpool and Birmingham – even Slough is being marketed to investors in Hong Kong. Khan’s focus, however, may be misplaced. Foreign money is not necessarily a bad thing: it encourages developers to carry on building – including affordable housing – and supports tens of thousands of jobs in the capital. Additionally, according to Savills, overseas money bought only seven per cent of homes in Greater London. The other good news about foreign money pouring into London is that it is surely a clear sign that investors believe our capital has a great future. Mr Khan’s help for Londoners looking to buy a home might be far better directed at ensuring that the 75,000 City jobs that some commentators believe would be put at risk by a so-called hard Brexit are protected. London is and has always been a magnet for people to work, live and invest – and it always will be – and one result of that is that its property prices and rents will always be higher than elsewhere. State intervention in the property market – or any other financial market – will do little to change that, and if Mr Khan’s review ends up restricting foreign investment the outcome is likely to send signals that London is a hostile environment in which to do business. That would do far more damage than the seven per cent of foreign buyers buying London flats.

BACKWHERETHE HEARTBELONGS Rebecca Jane Higgins has returned to Knight Frank’s Wandsworth Common office where she first joined the company and developed her love of the area, she tells Jenny Knight

R

ebecca Jane is originally from Ireland and grew up in the hospitality industry as her parents ran hotels, bars and restaurants. This is where her focus on customer service stems from as she helped out throughout her younger years. In her 20s she moved into the fashion world before coming to London to work for a medical practice. It was a temporary job at Knight Frank in Wandsworth Common that led to her new career as an estate agent. “I got on so well with the team and loved the area. I align with Knight Frank’s values, integrity and customer service level, it’s a company I feel very comfortable and happy to work for. I felt I could grow with Knight Frank and be myself.” The temporary job rapidly became a permanent role as office manager for six happy years, before moving to Knight Frank’s Clapham office as a successful lettings negotiator. Then in June this year she moved back to Wandsworth Common as a sales negotiator. “I love architecture, interior design and people. Working for Knight Frank I see so many beautiful houses and meet so many interesting people. Moving from lettings to sales is quite a change of pace. Lettings are very dynamic: all about problem solving and quick results. With sales it is a bigger transaction over a longer time and people have a bigger emotional commitment; it can be a big change in ones life, mostly an exciting one. “Helping people to sell and buy houses is about dealing with multiple factors and making it all work and have a happy ending for all parties involved. Often I can sense exactly what house will suit a person, but they have to come to their own decision naturally. Quite often people get a gut feeling and act on that.” Rebecca enjoys meeting people at different stages of life when their property requirements change. “At one stage storage is important, then open plan for lots of dinner parties, then with first children an extra room where you can separate toys and living space, then people with teenage children off to university who are thinking of downsizing. “At the moment people are loving good utility rooms, while families with young children like off-street parking, so they can let the children out off the road.” Knight Frank tends to be thought of as a “big house” agent catering for houses and flats selling and letting for the highest prices, but Rebecca explains that they are as happy to deal with two-bedroom flats as they are with seven room mansions. “Everyone gets the same level of service and we are trying to let all homeowners know that Knight Frank works hard for all sized properties. LAST WORD Jason Corbett, Partner and Head of Sales for Carter Jonas in Wandsworth and SW London Describe your property career to date. Over the last 26 years I have worked for many of the country’s best known agencies all over the UK including the Highlands of Scotland, Glasgow, Edinburgh, Wiltshire, Dorset, Essex and, of course, London. I got my degree in Rural Estate Management at The Royal Agricultural College, Cirencester. What do you enjoy most about your job and what have been the highlights? I thought I would manage rural estates but found myself loving the London life too much. It’s the people aspect that keeps this career interesting. No two days are the same – ever. I love it when people value experience and professionalism. Working in partnership with a client is so rewarding. I have had many highlights but perhaps knowing that my team stick with me for years is the most satisfying part of this role. We all look forward to the challenges of each new day. Describe the biggest challenges. Perception. I recently appraised a house where we had sold two properties in close succession. Another agent had three boards there, all saying ‘For Sale’ during the entire marketing period of our two. The owners of the house that we were appraising perceived that the other agent was more active in the road than us because the three boards had remained while ours came and went. The other constant challenge is to prove that it’s not good idea to select your marketing agent on the basis of the highest suggested asking price. What advice would you give to anyone considering a career in estate agency? Be prepared to work long hours, often six days a week. It is a really rewarding career. A great agent can earn a good living and have a lot of fun. You must be honest, patient and understanding and, most of all, you must never forget who your client is.

What advice do you have for homebuyers in the current market? Right now property is excellent value. Mortgages are unlikely to get much more affordable and, over not too long a period of time, London property prices will rise as they always do and in many price ranges. Waiting for next year could well cost an awful lot of money. What sets south London apart? It’s just so convenient. Great open spaces, fantastic housing stock, good transport links, amazing schools, good shops and restaurants.

What do you think lies ahead for the south London market? There is only one direction. They are building lots of lovely apartments but almost no houses. If you’re after a period house then you pretty much have to wait for someone to sell it. And there is more than likely to be competition for each one. Recent highs, recent lows? They often come within the same transaction! A record price for the seller is often a disappointment for the buyer. We achieve instances of record prices almost every month, with two in September – great news for our clients!

What is your top location south of the river? There are so many to choose from, Barnes, Wimbledon, Wandsworth Common, Tooting, Clapham and Battersea. All have their own merits. If you were not an estate agent, what career would you choose and why? I’ve often asked myself this question. I really love my job and am pretty good at it, so why would I want to change!
