River Estates and our amenities are 12 years old. This means that our infrastructure is approaching an age where it requires repair, replacement, and updating. Due to the foresight of previous River Estates Boards, we have a reserve account that will help cover repairs, but any new capital expenditures will have to come from the operating account. We are presently looking at several areas to “update” River Estates and will be communicating with you as we determine our options. Our survey told us that you felt very strongly about updating our pool or possibly adding a second pool with a water slide. We have a group looking into those possibilities and putting together the cost. There is also a need for additional tennis courts as it has become very difficult to reserve a court because of heavy use. Residents are once again enjoying the outdoors and I have received several calls regarding barking dogs and loud landscapers. Please be mindful that although you may be accustomed to your dog(s) barking, they are probably disturbing your neighbors. Please ask your landscape company to reschedule work on your property so they are not running mowers and blowers after 6:00 p.m.

ere we are the beginning of another season and I would like to welcome Jack Jones, John Oakes, and Peter Gates to the Board and welcome Cathy Green and Bob Smith back. We have already met and are determining our goals for this year. Everyone has had some great ideas and though we don’t all agree on every one of them, there is one underlying theme that everyone agrees upon, maintaining and enhancing our property values and keeping River Estates one of the preferred subdivisions. This theme is further supported by your response to the survey that we conducted last year. This task becomes increasingly more difficult as we are competing with new neighborhoods with new amenities.

Board News Landscape Replacement

River Update

T

he river has and continues to receive sediment from the various creeks which feed it and also from the shoreline of the homes along Crest Avenue. This has created issues with flow and as part of the maintenance requirements; the HOA must address this issue. The River Committee has begun the process of identifying and confirming the amount of sediment which should be removed from our shoreline to maintain the quality. This would include sediment analysis studies, identifying potential vendors for the process, obtaining the necessary permits and variances, and identifying places for the deposit of the sediment which is being removed. This will be a very costly activity. We will have to assess where the funds for this activity will come from as part of this process. The small lake will at some point require similar activity. This lake is much more complicated due to location and access issues. We will continue to update you on the process.

At the forefront of issues that the new board will address are the landscape replacement provision in the bylaws and the cost-sharing agreement with the Milton Park Association. We will work with our attorney to reduce or eliminate our exposure in these areas. Once we resolve these issues, we will tackle the special projects we can undertake to enhance our property. We hope to get to these soon, as they will be the most visible sign to all of you that we are making progress.

ou’ve undoubtedly noticed the new signpost at the front entrance and wondered about its purpose. The sign will be used to publicize approved activities in the community. It is the effort of the Board to minimize sign pollution while conveying necessary information to residents. There are size and color requirements. Applications must be submitted at least 30 days before the date you would like the sign to be hung.

July Yard of the Month: Home of Rick & Kelly Cavana 3655 Crest Avenue in the Estates Neighborhood

K

elly and Rick moved to River Estates in June of 2000, when Kelly became president of a financial planning firm. They brought their daughter, Jill, from Buffalo, New York to the warmth of Roswell. Twenty-three years later, Jill is grown and living on her own. She relocated back to Atlanta after living in Tennessee for five years to pursue her nursing career. Kelly is the main gardener in the family. She says that Rick prefers “greens” and life on the golf course!

Although Kelly also enjoys (and stays VERY busy with) golf, tennis, cooking and reading, her daughter says that “time stands still for Mom when she is in the garden.” With some weekly help from local landscapers, Kelly is able to keep up with the yard work.

Over the years, many of the plants in the yard have been divided. The Cavana’s started with eight Hostas and now have over 100 plants of five different varieties. Ivy, Creeping Jenny and Pachysandra are used as ground covers.

Seasonal Surprises Spring awakens their garden with the flowering of the purple Saucer Magnolia and the Yochino cherry tree. These are followed by three months of non-stop color starting with Hyacinths, Daffodils, Iris (that bloom again in the fall), Forsythia, Azaleas, Rhododendron, and Dogwoods (pink and white). The Loropetalum, also known as fringe flower, blooms periodically throughout the year. The purple foliage is a great foil for the all of the colors in the garden. The whole family delights in the beautiful spring show. In the summertime, they enjoy the red double Knock Out roses, Blue Mop Head and Lace Cap Hydrangeas, Gardenias, Canna Lilies, Stella D’Oro and yellow daylilies, ferns, and grasses. Numerous annuals are used in pots on the deck, patio and in the landscape. The fall is graced with large Camellia Sasanquas. Hellebores provide winter blooms along with large Camellia Japonicas. The front yard is accented by a curved serpentine stonewall and strategically placed boulders that add dimension and texture. The view from the street is beautiful. The total effect is one of permanence, peace and calm. As for many others in River Estates, the Cavana’s biggest problem for the last several years has been summer droughts and the ever-increasing deer population. They have tried netting and Deer Off, but are open to other suggestions. Kelly is ready, with her gloves on and her tools in hand!

The Great Indoors How to Host a Foolproof Picnic From the Comforts of Home

W

ho doesn’t love a picnic? The sun on your back, the birds chirping overhead, the wasps buzzing... buzzing so close... dangerously close, really. Oh boy. And where is that wine opener? You forgot the wine opener, huh?

OK, a picnic is not without its challenges. But picnic afficionados can borrow all the

charm of a picnic, and leave the ants and weather woes behind, by hosting a picnicthemed dinner party indoors to celebrate the arrival of autumn. Lifestyle expert and HGTV host Monica Pedersen says there are three things you need for successful entertaining, “Great food, great wine, and a great looking table.” A picnic party is no exception. Let’s start with the food.

Grilled Shrimp Salsa Verde Ingredients: 48 26-30-size shrimp Olive oil Salt and pepper

Salsa Verde: 1 1 1 1 1

cup extra virgin olive oil cup fresh basil leaves cup fresh Italian parsley cup fresh chives tablespoon capers Juice of 1 lemon Salt and pepper to taste

Directions: Coat shrimp with oil and season with salt and pepper. Grill over high heat for a few minutes per side, careful to not overcook them. Reserve.

Pair your shrimp with a white wine, like Rutherford Hill Chardonnay. The wine’s subtle lemon aroma complements the sweetness of the shrimp, as well as the salsa verde flavoring. “The crisp fresh herbs pair beautifully with the crispness of [the] Chardonnay,” says Pedersen.

Of course a picnic is all about the scenery, so if you give up the great outdoors for the comforts of home, you can’t skip out on ambience. However, you also don’t have to spend a fortune on table decor. “Use items you already have in your own home,” says Pedersen. “Add stylish touches to a classic picnic with layered richly colored throw blankets as table linens, traditional woven picnic baskets, stylish black iron lanterns with candles, and greenery.” Grab a few leafy branches from your backyard to fill a picnic basket for a floral-alternative centerpiece. Pedersen actually recommends staying away from flowers completely because their fragrance could clash with the aromas from the wine and the flavor of the food. Another fun touch? Pedersen recommends using wine corks as place card holders. Just make a small slit lengthwise along the cork and slide in a name card. It’s a simple touch that’s much more personal than staking out a corner of a picnic blanket. Whether you’re hosting in your dining room or out on your screened porch, Pedersen also recommends getting creative with your seating. Pull wicker chairs up to your kitchen table for a fresh, beachy look. Or, bring your cushioned dining room chairs out to your patio for a luxury-meets-nature vibe. You can do the same with your tables as well. Grab an outdoor side table and bring it inside to create a drink station. Set up a few bottles of wine, glasses, and red-and-white checkered paper napkins so that guests can help themselves to a drink. Okay, now you’ve avoided the grass stains and had a good meal. After dinner round up your guests for an evening stroll because in the end, nothing beats a little fresh autumn air.
