TRASH BIN NOTICE

The trash bins at Polo Outdoors are provided as a courtesy. They were put in place so residents have a place to put trash from gatherings at Polo Outdoors.

We have been seeing an increase in household trash being dumped in the trash bins. The trash bins are not in place for residents to dump their personal trash from the week. Please be respectful of your community and do not take advantage of our amenities at Polo Outdoors.

REFUSE AND STORAGE AREAS

Garbage and refuse must be placed in containers and shall be capped and maintained so that they are inaccessible by animals. The containers shall be concealed within buildings, concealed by a screening wall of material similar to and compatible with that of the home or concealed by landscaping to provide a permanent screen from view of the street, adjacent property and golf course. Garbage containers may be placed on street the night before scheduled pick-up by collection service.

BE SAFE! FRIENDLY REMINDERS FROM POLO HOA

Please remember that when walking or jogging through the neighborhood you should be facing (walking into) traffic. This allows you to see oncoming vehicles and allows you to get your pets out of the way as well. If you are on a bicycle (or moving vehicle) you should be going in the same direction as the traffic.

GOLF CARTS

General Federal Law for Golf Carts: Under current NHTSA interpretations and regulations, so long as golf cars and other similar vehicles are incapable of exceeding 20 miles per hour, they are subject to only state and local requirements regarding safety equipment. However, if these vehicles are originally manufactured so that they can go faster than 20 miles per hour, they are treated as motor vehicles under Federal law. The standard requires low-speed vehicles to be equipped with headlamps, stop lamps, turn signal lamps, tail lamps, reflex reflectors, parking brakes, rearview mirrors, windshields, seat belts, and vehicle identification numbers.

Only those who have a valid driver’s license are allowed to drive a golf cart ALONE. If, however, the driver is at least 12 years of age and accompanied by a licensed adult age 18 or older, they may operate the golf cart. EXCEPTION: If the driver is 15 and holds a permit, he/she may operate the golf cart alone. Golf carts may only operate on streets with posted speed limits of 35 MPH and under. This does not prohibit golf carts or lowspeed motor vehicles from crossing any road or street at properly marked crossings.

REQUIRED GOLF CART EQUIPMENT

All golf carts must have braking systems, a reverse warning device, tail lamps, a horn and hip restraints and must weigh less than 1,300 lbs and not top speeds of 20mph.

Golf carts that are operated between sunrise and sunset must be equipped with headlights, brake lights, turn signals, and a windshield. Golf carts that do not meet these additional standards shall only be operated during the hours between sunrise and sunset.

Welcome back to The Real Estate Corner. As a resident of Polo and an active Realtor I am so honored to bring you monthly articles helping you to stay informed on fluctuating market stats and to answer any questions you may have. It is truly my pleasure and passion to assist you.

The Spring real estate market is often regarded as the most active season for both buyers and sellers. As the winter months recede and the days grow longer, homebuyers become more motivated to find their perfect home, while sellers capitalize on the increased demand by listing their property. The warmer weather and blossoming landscapes work together to enhance curb appeal, making homes more inviting. Buyers are understanding and accepting the new normal of interest rates and are actively pursuing the market again. Sellers are starting to accept this normal market where preparation and pricing is so important to getting top dollar when selling. S o what is really happening here in our area?

Per the data as of April 15, our North Forsyth area has 1.5 months worth of inventory. That means that if all of the houses currently listed today sold, there would be no more houses on the market in just over a month. A balanced market is an equal supply and demand of homes available, about six months worth of inventory, and days on market have a significant increase. As months of inventory goes down, prices go

back up. The way these numbers are going, it looks like we are on track to have the best normal year and we could not have said this 4 months ago. We are so lucky to be in an area that is not experiencing a huge decline. The first quarter results are in and our market is outperforming the national average and exceeding the predicted expectations. Thanks to our increasing job market, highly rated schools, easy access to the city and surrounding areas and overall general affordability than most major cities in the US, this is the place to be.

Historically, we are in a phenomenal market right now—let’s take out the 2021-2022 market because that was an unprecedented time for all of us. Try not to succumb to the fear of the media and news and let’s dive into the numbers in your area for real facts and data. I love to share side by side comparisons to see a better understanding of where we are today. We have the least amount of distressed sales and foreclosures (currently .7%) than we had in 2016 (7.8%). Price reductions and failed listings percentages have increased mostly because if it is priced too high, the days on market increase and the sales to list price goes down. This is the market always teaching us where we need to be as far as price and condition. In 2016, there were 3 months supply of inventory; in March 2019 there was 2.9 months supply; and as of March 2023 there was 1.7 months of inventory. Interest rates affect affordability. As I mentioned earlier, multiple offers are back and the

finance and appraisal contingencies are not getting waived as much as they were in years past. Buyers that are obtaining financing are having to put down more cash and have higher monthly payments which means the bidding wars are not as extreme. The goal is to make it all the way to the closing table and agents have seen deals fall through at the last minute. Be sure to have your Realtor verify the pros and cons of each offer, verify financing and have constant communication with all parties involved to get to the finish line.

Here are the key points: pricing, condition, marketing, and hiring the right Realtor. If the home is priced right, there is no price reduction, and the higher the chances are of receiving 100% of list price and under contract in 9 days. We also know that if there are showings and no offers or not under contract in nine days, data shows the price reduction needs to be 8.3%. Numbers are power. The market is based on data, not feelings. All price points, areas, conditions play a huge role on these stats so it is important to have someone representing you that can share this knowledge.
