SAVE THE POLO FIELDS PARK he Polo Fields Park is located in District 3 of Forsyth County Georgia, and it has been an integral part of our community since it was developed in 1986. The park originally served as a Polo Field, and the original owner hosted several players and teams from Europe and South America. Prince Charles and the British Polo team, headed by Major Ronald Ferguson have played on the Polo Fields. Sadly, the original owner passed away in 2002 and the property was passed to his Heirs. Since that time, they have allowed the Polo Fields, zoned R2R residential to be used as a park, and today it hosts over 1000 young soccer players, and a stable with horses. The Heirs to the Polo Fields have decided it’s time to sell, and are currently working with Century Homes to build 58 homes on this beautiful park. Not only would this planned subdivision add to an already dangerous traffic issue, the increased water runoff is planned to empty into a beautiful wetlands pond in the middle of our community. Upon learning about this plan, the surrounding community, the Polo Fields subdivision, tried to find any way to stop homes from being built. The Polo Fields HOA discovered that Forsyth County had purchased land nearby to develop as a park to be named Denmark Park, and after the purchase they lost funding to develop the land into a park with 4 fields. Given that it was roughly the same size as the Polo Fields, the Polo Fields HOA went to our District 3 Commissioner Todd Levent, and asked him if a land swap would be possible. Century Homes could go on a large portion of the land where the planned Denmark Park is, and then Forsyth County would buy the Polo Fields, which is already being used as a park, with 6 active fields. Mr. Levent loved the idea, and has taken it forward. He first met with Parks and Rec and the Forsyth County Attorney, and they agreed it was a good idea. Todd, along with Parks and Rec, have had meetings with Century Homes, and worked out a deal, but the deal will require the land purchased for Denmark Park to be rezoned. Todd Levent has initiated the request, and the other Commissioners agreed to open up the zoning process, but we need your support to make this happen. All of the Commissioners have to vote and agree upon this zoning request, and if it passes they will have the ability to do the land swap. Please sign this petition to show the Commissioners that you are in favor of saving the beautiful Polo Fields park that is the home to over 1000 young soccer players who will have nowhere to go if the park goes away. Youth programs such as this are integral to our community, and given the high rate of development, we need to preserve this green space. You can sign by going to: www.petitions.net/save_the_polo_fields A link is also on the HOA homepage: www.polohoa.com

DIY Vertical Garden Submitted by Rachel Kerven

G

ardening can be hard. Especially, when you have more plants then you have space for a garden. People love to brag and show off their luxurious large gardens, but for some families that set up is just not optimal. Whether you have a small back yard or you want to have a large indoor garden, vertical gardening is a solution for you. The concept for vertical farming or gardening isn’t a new one. The idea stems back to the layered grow systems of the South American natives and the rice terraces of Eastern Asia. More recently, the term “vertical farming” was initiated by an American geologist, Gilbert Ellis Bailey, in 1915. Further on during 20th century

8

The Polo Ne wsle tter // Februar y 2 02 2

agricultural scientists created vertical farming systems to combat the ever-increasing global population. More food. Less space. These words essentially running through the heads of these scientists when they created this system. Vertical gardening, however, is the same concept in principal, but on a much smaller scale. What you may be thinking right now is. How the heck could I ever afford a vertical garden? Which can be the case if you buy one of the premade vertical gardens. However, if you were to create your own it will be way less expensive and you can customize it more to fit your garden’s needs.

More Food. Less Space. First things first, buying the materials. To begin you will need a multilayered wire rack/shelf, LED grow lights equal to the number of shelves, safety zip ties, electrical tape, an electrical strip, and containers with soil specific to the plants. You should be able to find all these items at your local home depot, but if you cannot find the LED grow lights you can order them off Amazon. An alternative location to find cheap wire shelfing is Walmart. Once you have all of your materials then you can begin to build your vertical garden. First, find a location in your home near an electrical outlet where you can fit a new shelf. Then build your wire shelf according to the instructions of whichever shelf you purchased.

Next is when you begin the modifications to your wire shelf. Begin by attaching one of your indoor grow lights to the top of each shelf layer. These lights will replace the need for sunlight when growing plants indoors. To do this, place the grow lights on the underside of each wire shelf layer and attach them with your zip ties. Zip ties are essential when attaching your grow lights to the shelves since they unlikely to break without excess force. Next, use your electrical tape to tape the light’s wires into place, so that they do not get in the way of watering the plants. The best place to do this is down the side of the shelf on the side closest to the electrical outlet. Then plug in the electrical strip, since each grow light will need to be plugged in separately. Lastly, plug in each glow light to test if they can be turned on and off. Now that your vertical grower is set up it is up to you to place in your plants at your leisure. Have fun planting!

UPDATE FROM YOUR VP: YOUR POLO HOA CONTINUES TO MAKE YOUR NEIGHBORHOOD BETTER AND SAFER. You may have noticed the new "STOP" stenciling on the major arteries within the neighborhood (and there are more to come). This is to ensure motorists know exactly where to stop for the various stop signs and further ensure everyone's safety. We continue to get complaints regarding speeding in our neighborhood and we ask that everyone obey the speed limit and stop signs at all times, day and night. If you are late for something and must speed then do it outside of our neighborhood. We want to continue having a safe and neighborly environment for the many people who walk, run, and bike on our streets. Please get to know your neighbors, drive slowly, and wave. This is our neighborhood and it is everyone's responsibility to make it what we want.

Economics Gets Personal Money Management, Pure & Simple Submitted by Michelle Manganiello

18

The Polo Ne wsle tter // Februar y 2 02 2

A

healthy lifestyle means eating well, exercising frequently, getting enough sleep, and maintaining a productive work-life balance. But what is the missing piece here? Money, because we also need positive financial habits for economic health. These habits are critical: think attitudes and routines that cover feeling secure about your investments, paying bills on time, and affording things you enjoy. Essentially, managing money is about the personal and financial satisfaction in managing one’s life. Before delving into specifics, let’s touch upon the importance. Good money management helps you know how much you can spend, how to make wise financial decisions, and how to be aware of upcoming bills and debts you have to pay. Part of your relationship with money is also realizing that sometimes situations are out of your control, such as a job loss or financial emergencies. But regardless of your situation, by educating yourself and learning how to manage your emotional responses to your personal finances, you can seize back control. The steps to financial health are actually pretty easy. Learn how to budget; it’ll give you more control of your well-earned dollars and shine a red light on possible overspending. Create a plan with definite steps towards economic health: budget goals, savings, reductions in spending, or simply boosting income. Most importantly, be realistic. Financial goals are rooted in reality, so do what’s right: pay off debt. Learn new habits. Start saving! Unrealistic goals are well-paved roads to disappointment. Now, the fine print.

Budgeting It’s simply the process of knowing what you spend. A good rule of thumb is the 50/30/20 rule: 50% of your income is for needs; 30% goes to wants (and the less wants, the better), and the remainder is for savings and paying debt. Be diligent. Create a budget and stick with it. Even better: plan for the future: map out the next 6-12 months.

Maintaining good credit Credit history reflects how you’ve managed debt in the past and that history shows up in your credit score. This 3-digit number summarizes the information in your credit

report and can have a big impact on your financial future: creditors can use it to determine creditworthiness when setting up terms of loans and landlords use it when you apply for an apartment. Want to maintain this figure between the prized score of 670 to 800? Pay your bills on time, stay below your credit limit, don’t close old credit cards, apply for new credit cards only as needed, and check your credit report for errors.

Paying down debt Before you start repaying debt, take note of your debt type and determine how much you owe. Whether that’s credit card debt, student loan debt, mortgage debt, or something else, start by paying off the most expensive charges first. When you pay off the balance with the highest interest first, you increase your payment on your credit card with the highest annual percentage rate while continuing to make the minimum payment on the rest of your credit cards. You can also think about your habits by reflecting on how you spend money each day, week, and month. Ask yourself: what can I change without sacrificing my lifestyle too much? Also, consider earning more money by picking up a side hustle. Some can be done online and have flexible hours.

Investing and saving for retirement The most important advice for investing and saving for retirement is to start now. Why? Because of the magic of compound interest. And saving is a habit because the instinct to save grows as you do. So how do you make your account balance grow to get on the path of a comfortable retirement? Well, there are plenty of retirement accounts to choose from: 401(k)’s, 403(b)’s, 457s, I.R.A.s, Roth I.R.A.s, Solo 401(k)’s, and all the rest. What’s pertinent to know here are that these account options will depend largely on where you work. If your for-profit employer offers any workplace retirement savings plan, it’s probably a 401(k). Many smaller employers do not. If you work for the government, or a nonprofit organization like a school, religious organization, or a charity, you will probably be offered a 401(k), 403(b) or 457 plan. If your employer offers no plan or you are self-employed, I.R.A.s and Solo 401(k)’s are your new friends. Depending on your income,

you may be able to get a tax deduction for your contributions to a basic I.R.A. up to a certain amount each year. With the Roth, you pay taxes on the money before you deposit it so there’s no tax deduction involved upfront. Another variation on the I.R.A is a S.E.P (Simplified Employee Pension), and there is also a Solo 401(k) option for the selfemployed. Lastly, it’s generally best to keep all your retirement money in one place; it’s easier to keep track of that way.

Paying taxes Taxes are crucial because governments collect this money and use it to finance public projects. To prepare for the January 1st to April 15th tax-filing season, decide who will prepare and file your taxes and make sure your beneficiary designations are up to date. Do yourself a favor and increase your retirement plan contributions – the money you put in these accounts reduces your taxable income for the year, which reduces your tax bill. Ensure that you shield yourself from tax scams and fraud but don’t ignore the IRS. Taxpayers who don’t file returns and owe taxes, or who file but don’t pay taxes on time are risking serious penalties. The IRS can seize assets if necessary. Finally, know that financial wellness is a marathon, not a sprint. If you’re struggling with your economic situation, aim for small victories along the way—don’t expect to transform your relationship overnight. Be patient with yourself and be mindful of your spending habits. And by reading and following the advice above, you are already one step closer to having your money work for you, instead of working for your money. Article written by Michelle Manganiello.
