President’s Message Welcome to Spring 2022!!

his is the time of year that I start getting outside and assessing the state of my home and landscaping and look to kick off my projects leading into the summer months. As a community, the HOA has already started its landscaping plans and like the Masters in the Spring, Country Club of the South is one of the most beautiful communities I have seen.

Much of the credit for the look and beauty of the neighborhood goes to the HOA staff, Laura and Rob, and the Architectural Standards Committee, referred to as the ASC. Many residents dread submitting plans to the ASC, and most all contractors dread it even more. But the job that the ASC does is invaluable, it is about helping homeowners who want to improve the value of their property and doing it in a way that works within our community agreed standards. This process protects home values and the neighborhood. Let me explain this value. As residents of CCS, we place a big economic impact to our surrounding community and Johns Creek. I spoke to a top Real Estate agent in CCS, and asked if you took all the homes in CCS, put them in a pot, stirred it up, what would the average home value be? Then, I rounded that number for simple math, which I like, and did the calculations below. You can debate this number, higher or lower, but it provides a good general idea of an average home value in our community.

Value of CCS: Between - $1,250,000,000 – $1,350,000,000 (yes, Billion) in assets. That is an incredible number behind these gates. With just a 1% or 2% change in our home the value raises somewhere between $25,000,000 and $27,000,000. That is why the Rec Center and Pool project was so important to the community and why the HOA staff, the Board of Trustees and all the folks on our committees, work really hard to make CCS the best it can be.

It’s that time of the year again! Everything’s blooming and the grass is growing, so here is a friendly reminder regarding the Property Maintenance Requirements per the Country Club of the South Guidelines:

All portions of a lot which are not improved by an impervious surface or a structure must be maintained with grass, mulch or other vegetation approved by the ASC. No bare earth may be exposed on a lot (except for mulched flowerbeds, with appropriate and prior ASC approval).

All turf areas on a lot must be kept neatly mowed and edged during the growing season. Grass clippings should be removed from driveways and roadways; excessive clippings should be removed from lawns.

Turf areas should be kept as weed-free as possible.

Besides being unsightly and smelly, animal waste can be hazardous to the health of our children who play in the community and other pets. One of the most common forms of disease transmission between dogs is through fecal matter.

No trash, trash container, or debris may accumulate or be stored in a visible location on a lot. Construction materials required for the improvement of a home or lot should be neatly stored in as unobtrusive a location on the lot as possible when not in use.

When walking your dog in our community, remember that it should be leashed.

Edges of turf areas must be neatly trimmed and maintained. Areas that have been mulched shall be re-mulched annually. Mulched areas shall be weed-free and properly maintained. Bare spots on turf areas should be reseeded or otherwise repaired or restored.

10. Trash containers should be located on the apron of the driveway and not in the street on trash pick-up day.

11. All hedges, trees and shrubs must be neatly trimmed and maintained, and their size maintained in proportion to the lot, home and neighborhood through pruning.

12. The exterior of a home must be maintained in an attractive manner. No significant blistering, fading, or peeling of exterior painted or stained surfaces is permitted.

13. Landscape planting must not interfere with street light maintenance,

street sign visibility or block illumination from streetlamps or interfere with utility items such as manholes and transformers. Shrubbery that interferes with street light access or illumination is subject to removal or severe pruning at the discretion of the ASC and HOA.

ARCHITECTURAL Standards As a homeowner in Country Club of the South you may, from time to time, want to make improvements and changes to the exterior of your home and property. To ensure that the architectural character and quality of the environment in Country Club of the South is preserved, and to protect everyone's investment in this community, all exterior changes must comply with the Country Club of the South’s Architectural Guidelines and be approved by the Country Club of the South’s Architectural Committee. The committee meets twice per month at 5:15 pm at the HOA Office. (See dates listed below.) During the year there are many interior projects, interior projects do not require ASC approval however they may require the use of a dumpster and that requires approval before being placed on property. SAFETY REPORT Brian Evans & Greg Dasmy Stats dwellingLIVE stats for the number of guests added into the system by residents versus gate attendants for the month of January 2022 are as follows:

Visitors Added by Gate Attendants: 10,543 Visitors Added by Residents: 9,015 The attendant number is equivalent to approximately 340 resident guests per day being entered by gate attendants because a resident has called to have their guest(s) added to their guest list or when the guest arrives at the gate, because the guest was not on that resident’s guest list, the attendant then may call 1-3 numbers to obtain authorization for access or leave voicemail messages and deny access because no one answered. I understand we have some elderly residents in our community who cannot use dwellingLIVE and must make the call to have guests added to their guest list, and we have no issue with those residents, and we encourage them to continue to make the calls. We also have some residents who simply do not know how to use dwellingLIVE, my assistant Greg and I will be more than happy to help you in the comfort of your home, if necessary, simply give us a call and let’s coordinate a day and time to make that happen. There are at least two (2) problems that result from gate attendants having to enter or try to enter guests into dwellingLIVE vs. the resident doing it themselves. The problems are: 1) Major backups occur at the gates during high traffic times. We recently received citizen complaints about the traffic backup at the Service Gate onto Barnwell Rd., 6

stopping traffic the flow in one or both directions and the Johns Creek Police came to meet with Laura & I to discuss the matter. 2) Calls still being made to residents because the guest was not able to be entered in the system immediately when the resident called the gate, sometimes due to #1 above. Another reason could be the attendant was already in another residents’ profile screen processing a guest currently at the window, so the attendant will write down the name(s) of the guest to be entered on that resident’s guest list and when the opportunity becomes available, the attendant will enter the guest(s) names(s) for that resident. Unfortunately, sometimes the resident’s guest(s) arrives at a different gate than the gate that was originally called and the guest has NOT been entered in dwellingLIVE yet, so that gate attendant calls the resident, seeking authorization for the guest (which was called-in), so the resident is frustrated and authorizes access (some residents can be rude and disrespectful, and this is not necessary, nor acceptable). The ultimate solution is for residents to enter their guests into their guestlist in dwellingLIVE. There are times when residents enter their guests into their guestlist and there is an issue with the dwellingLIVE software, which we cannot control, but once we are aware, we contact dwellingLIVE immediately to have the issue resolved. The other times are human error when the gate attendant accidentally overlooks the person on the list and makes the phone call. Although these are rare occurrences, I do apologize for these instances in advance.

download the dwellingLIVE APP from your App store as soon as possible. Utilizing the APP will help you manage your guests and contractors from the palm of your hand freeing up calls to the gates.

Regular Food Delivery or Driving Services It would be a great help if residents who regularly have food delivery services (Papa Johns, Dominoes, Uber Eats, Door Dash, etc.) or driving services (Uber, Lift, Limo, etc.) coming to their homes, to add them as PERMANENT GUEST on their guestlist in dwellingLIVE. This will help tremendously! This will reduce the number of calls being made to residents for regular food and other driver services, and so drivers do not get turned away because no one from the home answered the calls. Also, please keep in mind that if a driver does not have their driver’s license or refuses to show their driver’s license (rare) at the gate, the gate attendant will/should call to inform the resident, and then ask the resident to come meet the driver at the gate to retrieve their food. Please note safety personnel are not authorized to accept deliveries for residents (especially food), due to liability concerns.

Contractors Residents, please inform your contractors and vendors, General Contractors for home construction and renovation projects to enter and exit the community through the Service Gate. Provide those individuals with Service Gate address, which is: 8815 Old Southwick Pass, Johns Creek, GA; once they arrive at the Service Gate, then they should enter your home address in their GPS. We have too many contractors exiting the Main and Barnwell


COUNTRY CLUB of the SOUTH GATE HOURS MAIN GATE: 24 hours per day /7 day a week Gates every day, causing delays and backups at the gates for residents and guests trying to enter and the community. We will be cracking down on these individuals and fining them and denying access until the fine is paid in full.

Transponder Misuse Unfortunately, we still have residents giving transponders to contractors and other unauthorized personnel either because those people do not have a valid driver’s license and they should not be driving on our community roads; or so the person does not have to go through the normal access control process like everyone else. The process in place is for the safety of the entire community and residents who find ways to interrupt the process puts the entire community at risk for potential criminal activity. Please stop sharing transponders with contractors, cleaners, etc.

Reporting Incidents/Concerns If you see something, say something! It is very important that residents report questionable and/or suspicious activities or people as they are being observed so we can respond and address the situation immediately.

Guest Or Contractor E-Passes (Qr Codes) And Printed Passes (Barcodes) When guests, contractors or others have been sent an E-Pass with a QR Code from the resident, that person is still required to present a valid driver’s license to the gate attendant. The same goes for the Printed Pass with a Barcode. If the attendant at the gate is not familiar with guest, he/she will ask to see their driver’s license. Unfortunately, there have been residents who have sent the E-Pass with the QR Code to someone who did not have a valid driver’s license and we cannot allow access.

All Contractors must provide a valid Drivers License for entry. All contractors must be off property by 7:00 pm. All contractors must exit the Service Gate between 7:00 am and 7:00 pm Monday thru Saturday. No exits at the Main Gate or Barnwell Gate are allowed. If contractors are admitted after hours or on Sunday under emergency situations approved by the General Manager or the CCS Director of Safety, they must enter and exit at the Barnwell Gate. This year we will have 2500 brightly colored Easter eggs on the Rec Center Field waiting for your little ones to place in their Easter Basket. We can’t stress enough that eggs get picked up quickly, typically the eggs are picked up within 3-4 minutes so DON’T BE LATE OR YOU’LL MISS OUT ON THE EGG HUNT! We’ll also have the Little Red Barn Petting Zoo and a photo opportunity to visit with our CCS Easter Bunny. SHRED IT! Mark your calendar and start going through your files! Our Shred It! event will take place May 7th from 9-11am in the rear of the HOA. Documents accepted are from your household only. To participate follow the signs through the Service Gate exit and turn right into the HOA lot, follow the signs around to the back of the HOA where volunteers will unload your documents into containers for shredding. The shredding truck is on property and constantly shredding to keep up document drop off. Student volunteers are needed to assist. Meet our Head Coaches Karson Gaudette

Karson has been swimming for 17 years. She learned how to swim at the age of 2 at the Atlanta Athletic Club. She is 20 and graduated from Johns Creek School in May of 2020. She has been on the Sharks swim team for about 16 years. She is CPR Certified and has a lot of experience with children, volunteering at Children's Healthcare of Atlanta and doing a lot of babysitting. Karson has been coaching the Sharks for 7 years. She joined the team at age 4 and was taught by Lawrence Buckley. She also swam at Dynamo and swam at Wesleyan School for 5 years. Karson attends the University of Alabama (Roll Tide) and is majoring in nursing, with aspirations to become a Pediatric Nurse. She is a Tri Delta at Alabama. She is very excited for the upcoming season. Go Sharks!

Miranda Ward

Miranda is currently a freshman at The Georgia Institute of Technology, where she swims and competes on Georgia Tech’s Club Swim Team at a national level. Prior to college, Miranda graduated from Johns Creek High School in 2021, where she competed on their varsity team for four years; serving as swim captain her senior year. Combined with eight years of competitive swimming under her belt before that, Miranda truly loves the joy, growth, and healthy challenge that swimming has brought to her life! She loves working with children of all ages in and out of the water and is excited to begin her third year of coaching. She has been a CCS shark ever since her family moved into the neighborhood from Florida. She loves working with children of all ages in and out of the water. Aside from swimming, Miranda loves to draw, paint custom clothing items, and backpack. She is so excited to coach again this summer!

JC Easter Egg Hop The Easter Bunny and some of his friends are headed to Johns Creek on Saturday, April 16! This fun and egg-citing event will be held at North Pond at Creekside Park (behind Johns Creek City Hall, 11360 Lakefield Drive) beginning at 10 a.m. Bring the entire family for a FREE funfilled, interactive walk around North Pond at Creekside Park. We will have vendors, a petting zoo and, of course, the Easter Bunny! Drop by any time between 10 a.m. and 1 p.m. Bring a basket or bag for your goodies.

Mayors Art Competition

M

ayor John Bradberry and the City of Johns Creek invite elementary, middle, and high school students in the city to join in showing us “Nature in Johns Creek.” Johns Creek’s newest Mayor wants to help students showcase what they love about nature in their hometown! Participants submit 2D art pieces that can be paintings, drawings, multi-media, or digital illustrations. The purpose of this art is to identify and show us what you find inspiring about the nature in Johns Creek. Inspiration may come from the walking trails at Newtown Park, a fish in a stream at Autrey Mill Nature Center, the playground at your school or your own back yard. Use those ideas and create your masterpiece!

Here’s how it works:

Special Needs Easter Egg Dash The Special Needs Egg Dash is set for Saturday, April 16, from 10:30 a.m. to 11:30 a.m., at Newtown Park-Park Place Event Lawn, 3150 Old Alabama Road. Egg dashers should bring their own baskets, and parents should bring their own cameras. All ages are welcome! Guests will enjoy games, activities, an Easter Egg Dash, and a special visit from the Easter Bunny! Adaptive Recreation Programs & Events are designed to expose participants with disabilities to new experiences; enhance self-esteem, self-confidence, and independence; and promote community involvement.

A handful of finalists will be selected by city of Johns Creek staff, and the winning selections (one each from an elementary, middle, and high school student) will be selected by Mayor Bradberry and displayed at Johns Creek City Hall! We ask that submitted art be 1’ x 1’ up to 3’ x 4’. We recommend including an artist signature in the bottom right-hand corner of the art. North Fulton Special Needs Services & Expo The cities of Johns Creek, Milton, Alpharetta, Roswell, and the Ed Isakson YMCA, are hosting a Special Needs Services and Expo on Saturday, April 23, from 10 a.m. to 1 p.m. at the Roswell Adult Recreation Center. Champions Community Foundation’s (CCF) mission is to significantly improve the lives of young adults with physical disabilities, enabling them to reach their full potential as self-sufficient, productive, and fulfilled citizens in their local community. CCF has 95 active Titans plus family members and volunteers in the greater metro Atlanta area.
