President’s Message Dear Neighbors, As we roll into the Spring, I wanted to take some time and talk about our community. As a resident, my family and I are starting our 17th year this year. We were involved with the swim team for 9 years; I was involved in the Rec Center Build from concept to finish and have served on the HOA Board and am now starting my 6th year. Through all of that, a common theme has resonated with me and my family. This community is made up of some of the most dynamic, successful, talented, and gracious individuals and families, that come from very diverse backgrounds, different cultures, and varying social economic status. In all, amazing folks. Over the past several years, especially the last two, we have had many homes sell in our community. Many new families, with school aged children, and others, that have decided to make CCS their home. As I drilled down into the numbers, it is eye-opening.

Home Sales 2020 – Homes Sold – 59 2021 – Homes Sold – 72 In just the last two years – 131 homes sold or roughly 18% of the community has turned over. That is a lot of new individuals and families that may or may not have known the community prior to the Covid pandemic. As a longer-term resident, there are many, many great memories of events and activities that made our family want to be more involved in the community. Swim Team, Concerts in the Park, Parades, Halloween, Tennis

Teams, etc. And from that involvement we developed many great individual and family relationships. So, as we emerge from the Covid Pandemic, either the “New” normal or post pandemic, here is my message to our residents, and the common theme for 202 2 BOARD our Board. “Get out into the neighborhood, Meet a new OF TRUSTEE neighbor, Get involved in a MEE TING group or committee, Build SCHEDULE new relationships, and Enjoy all that we have in our great Community.”

hank you to everyone that was able to attend the Annual Meeting on January 12th. Since a quorum was not established, the meeting was informational only. Below is a recap of the meeting for those unable to attend: The Board of Trustees President, Megan Ross, introduced the Board of Trustees, staff and gave an overview of the major projects completed in the community. Ken Shelton, the Board of Trustees Treasurer, went over the 2021 Actuals vs. Budget and the 2022 Budget. Below is the list of Capital Expenditure Projects budgeted for 2022:

2022 Assessment Mailing Please be on the lookout for your HOA Assessment Invoice coming in the mail. They were mailed to all owners on February 1st. Assessment payments are due March 1st. Please note the increase of $300.00 is reflected in the total due of $1700.00 semi annually.

F-A-Q s THE ROLE OF THE ARCHITECTURAL S TA NDA R DS COMMIT TEE (ASC)

T

he primary goals of the ASC are to maintain, within the overall community, pleasing aesthetic relationships and continuity between homes, landscaping, and our terrain. Though aesthetic effects are very subjective, and often hard to define, our Architectural Standards Committee strives to review projects and make decisions using the guidelines, mixed with common sense. The authority for our Architectural Standards Committee is set forth in the Declaration of Covenants, Conditions and Restrictions (CCRs) for Country Club of the South. These CCRs do not list specific design items for plan approval, but create the ASC which is charged with developing standards, review, approval or disapproval of all individual building and landscape plans within the community. The Architectural Standards Committee meets bi-monthly. It reviews applications for building and architectural approvals, as well as all architecture and landscape designs and modifications. Based on the Design Guidelines, the Committee has thirty (30) days in which to review any submittals. Any alterations or changes to a set of previously approved plans must also be re-approved by the ASC in advance of the actual work. In addition, the Committee also reviews any other issues brought forth by the HOA staff or its consultants. This Committee is composed of five members, all of whom are property owners. Each member of our Committee has one vote and the majority of all members present at a meeting constitute a decision for approval or denial.

When should I contact the ASC when starting a project?

It is in your best interest to alert the HOA when you are in the pre-planning stage, as you will want to refer to the Design Guidelines before/ during drawing up your plans. The more complete and detailed your initial submittal, the better chance you have of a prompt review and response. The Guidelines are available at the HOA for you to pick up any time, as well as located on the HOA website at www. CountryClubOfTheSouth. org. If you have specific questions or need advice, feel free to contact Kathy Driscoll at 770-998-0131.

What does the ASC need to approve project plans?

There are three stages that you will need to go through. To be placed on the Agenda to have your project reviewed, you will need to: Ƚ

Submit a completed Application for Approval

Ƚ

Submit a Review Fee in the amount of $150 made payable to CCS HOA

Ƚ

Submit two (2) sets of plans drawn to scale on your plat or survey outlining your project

Submit catalog cuts (photos) or samples of material to be used

At this point, your project will be placed on the Agenda to be reviewed at the next regularly scheduled ASC meeting. After the meeting, you will receive a letter stating whether your project is approved, denied or needs to be re-submitted, along with what further information is needed. Prior to beginning your project, the following required paperwork must be received by the HOA: Ƚ

Copy of the City of Johns Creek Building Permit (where applicable)

Ƚ

If your residence is located in the Atlanta River Corridor, you will need to provide ARC approval from the City of Johns Creek and submit a stamped copy of that approval to the HOA

Ƚ

CCS' Contractor Terms read and signed by your contractor

Ƚ

Insurance Certification from your contractor naming CCS HOA as additional insured

Ƚ

Construction Deposit, amount to be determined by the ASC Committee (the amount will be specified in the correspondence sent to you)

Do all home improvement projects need approval?

Interior projects do not need review or approval from the ASC. However, for any exterior changes or improvements, regardless of how simple or small, it is best to inquire first by calling the HOA.

Once all required paperwork is received, a CCS permit will be issued and the construction gate will be notified of your project and your work may begin.


Lastly, when your project is completed, contact the HOA Office to arrange for final inspection. Once the final inspection is complete and signed off on, your Construction Deposit check will be cut and returned to you, provided work was completed as agreed and there is no damage to any common area in or around your project.

How long before I get a review and/or approval?

The Committee has thirty (30) days in which to review a project, although every effort is made to review as quickly as possible. An approval is given once the Committee is satisfied with the details of the plans and all their questions and concerns have been addressed.

If there are any questions, can I get the plans approved in between the bi-monthly ASC meetings? The ASC officially meets twice a month as a group; however, at their discretion, follow-up reviews may be done within fifteen (15) days to address concerns raised in the plan approval process. We urge homeowners NOT to schedule a starting date with their contractor BEFORE a review and approval have been signed off.

When is a contractor allowed to start on a project?

Only after final construction drawings are approved by the ASC.

Meet your Mayor John Bradberry

ohn and his wife Christy are natives of Sandy Springs. In what would later become Johns Creek, John bought his first home in 1999 and served as his neighborhood’s HOA president. As a new homeowner, John was concerned about community issues. He had seen what happened to Sandy Springs at the hands of Fulton County. Apartments and other high-density developments were repeatedly approved in the pursuit of greater tax revenue but greatly worsened traffic and residents’ quality of life. John joined the effort to start Milton County and served as the group’s founding chairman. When Johns Creek incorporated, John, like many other residents, felt that with the new city, our community would finally be protected. When John and Christy married in 2003, they moved into their current home in Kingston Crossing, where John also served as HOA president. After serving as HOA president, John became increasingly concerned about the changes affecting Johns Creek. He began attending City Council meetings and got involved in the JCCA. He eventually started Preserve Johns Creek, a group dedicated to protecting our residential character and quality of life. Christy attended Auburn and is a pharmacist at Northside Hospital. John is a graduate of UGA with a BBA in Management Information Systems.

He worked for Oracle and later for himself as an IT consultant. With a passion for the outdoors and his community, John later decided to start his own business and built a very successful landscape design and contract business for residential and commercial customers. He continues to manage this business, while also maintaining business interests in real estate and educational finance. John is a former United States Marine and member of the Johns Creek Veterans Association. Christy, John, and their daughter Gracie attend Northpoint Community Church. John was sworn in as Mayor of Johns Creek on January 10th and had his state of the City Address on February 22 at Mount Pisgah Christian School.

HOME SECURITY INSPECTION TO CONSIDER (Information from the USCCA) WINDOWS Ɂ Do all windows lock properly? Are they locked? Do the windows have plastic or metal locks? Ɂ Identify all windows on the ground level through which a home invader could potentially fit. Is there anything outside the house that could possibly be used as a step stool to climb through a window? Ɂ What’s in front of the windows? For example, are they blocked by a table or other barrier that a home invader would need to climb over, or is the area wide open? Does anything block the view of the windows from the outside, such as a tree or shrubs? Ɂ Are there alarm company stickers on the windows? New, fresh-looking stickers — not stickers that look like they were put on by the previous occupant — can serve as a deterrent. Ɂ If you have standard-hung windows, do you have secondary security devices, such as bar stops? If you have casement windows, do you have standard or reinforced hinges? (Consider upgrading to high security casement windows.) Do the windows have a protective laminate applied to the inside or baked into the glass?

DOORS Ɂ Do doors look new, or are they old, faded and primed for a good kick? (Consider adding metal screen doors that lock.) Ɂ What is the quality and strength of the front, back, side and interior garage doors? (It’s natural to focus on the strength of the front door, but criminals will target whichever door is the weakest.) 6

Ɂ Are the hinges on the outside or inside? Do you use a deadbolt, chain lock or throw-over lock? How long are the screws that are used to mount the strike plate? (You’ll actually need to unscrew them to answer this question.) Ɂ Do you have the ability to see who is outside without them seeing you?

LIGHTING Ɂ Is the house well-lit or poorly lit on all sides? How about the adjoining neighbors’ houses? Criminals will not only look for an isolated home that is poorly lit but also target dark homes surrounded by other dark homes. (Consider upgrading the home by adding additional exterior lighting.)

GENERAL APPEARANCE Ɂ How close are trees or shrubs to the home? Is there anything that a criminal could hide behind while trying to enter a window or door? Ɂ Do you have burglar alarm signs (in new condition) placed at all entry points?

ALARM Ɂ Do you have a security alarm, and do you set it regularly? (Homes that have alarms are three times less likely to be burglarized.) Ɂ Is the security alarm connected to an alarm service? Ɂ Do you have motion detectors, glass-break sensors and sensors on the windows?

VALUABLES Ɂ Do you hide your valuables inside the home? Do you keep jewelry, laptops and other valuables out of plain sight?

SITUATIONAL AWARENESS Ɂ Do you observe your surroundings when you’re entering or exiting the home? Ɂ Do you proceed with caution before answering the door? For example, if you didn’t order a pizza and a pizza delivery man shows up, proceed with caution, as it could be a ruse to rob you.

FAMILY EMERGENCY PLAN Ɂ Do you have a family emergency plan in place? Take into consideration what each family member will do in several different situations — and make sure to routinely rehearse the plan.

OFFICER OF THE MONTH JANUARY 2022 Since Stephanie Wilson joined the CCS Safety team back in late 2021, she has proven to be a fast learner, pays attention to detail and has been there when we needed her. Stephanie persevered through some serious personal life challenges of her own, and she continues to make herself available to assist wherever and whenever needed. Stephanie has been crossed trained to work at the gates as well as patrol and has been effective in working both. She has done an outstanding job covering the Service Gate during the off-day of our veteran and beloved Service Gate attendant, Darrell Ghant. Stephanie was a major help to the Safety team during the height of COVID spreading amongst Safety team members, by covering additional shifts and continually making herself available.


COUNTRY CLUB of the SOUTH GATE HOURS MAIN GATE: 24 hours per day /7 day a week I remember a time when I addressed Stephanie regarding a situation that involved a resident and a mistake or a comment she made. Stephanie or did not take is personally, but instead quickly and humbly took ownership, acknowledged her error, and apologized and she has not had another issue with a resident since that time. This is a clear example of professionalism.

Stephanie is respected amongst her peers and appreciated by the supervisors and team managers.

Shortly after deciding to make Stephanie the Officer of the Month, she informed us that she will be returning to “her calling” in the medical field, but she would like to still work part-time with us. Stephanie had no idea that she was selected as the Officer of the Month for January, so when Mark and I called for her to come to the HOA, she did not know why. As we began to tell her why she was there, she was pleasantly surprised. Stephanie was presented with a certificate and a little cash award by me and Mark Bell, the Millhouse Security Vice President. I also thank Dan Millhouse and Mark Bell of Millhouse Security for their program and support of employee recognition. Please join us in congratulating Stephanie for a job well done! Thanks for all you do.

YOUTH AT THE CLUB GATE Parents, we need your help to make sure your youth who attend Autrey Mills Middle School take and use their key fobs to access the Club pedestrian gate at the end of Cherbury Lane when returning home. I have personally been posted at that gate to monitor traffic and the safe entry of community youth and all the youth simply walked through the vehicle lane when a vehicle entered or exited the community, which is a safety concern because of the big gate that raises and lowers for vehicles. I observed a resident waiting at the top of the hill to see if the youth were going to use their key fob to gain access and the youth waived for the resident to come down the hill. The resident remained at the top of the hill, but eventually drove down, said something to the youth and drove off, and then I spoke with a couple of the youth and explained the need for them to use their key fob. Of course, if there are multiple youth at the Club pedestrian gate at the same time, they do not all have to scan their key fob at the gate. Thank you in advance for your help.

Please be reminded that no contractors/vendors will be admitted into the community unless residents have registered them into the dwellingLIVE system. If your contractor/vendor arrives at the Service Gate and you have not registered them into dwellingLIVE they will be directed to the HOA Parking Lot to contact the resident and request to be put into the system to gain admittance to the community. All Contractors must provide a valid Drivers License for entry. All contractors must be off property by 7:00 pm. All contractors must exit the Service Gate between 7:00 am and 7:00 pm Monday thru Saturday. No exits at the Main Gate or Barnwell Gate are allowed. If contractors are admitted after hours or on Sunday under emergency situations approved by the General Manager or the CCS Director of Safety, they must enter and exit at the Barnwell Gate. Drug Drop Off

Park Place programs and activities are designed for Johns Creek residents aged 62 and older. Johns Creek residents will be given priority for all programs. If additional registration is needed to conduct a class/program or to achieve a more enriching experience for Johns Creek residents, registration may be opened to non-resident Park Place guests. Park Place at Newtown School is located inside Newtown Park at 3125 Old Alabama Road and is open Monday – Thursday, 9 a.m. – 3:30 p.m. and Friday from 9 a.m. – noon. Questions? Comments? he Johns Creek Police Department placed a prescription Drug-DropBox in the lobby at City Hall, allowing citizens to safely dispose of unused medications and ensure these items do not get misused or endanger our environment. We recognize the misuse or improper disposal of prescription drugs can have consequences. In the past, partnering with the Drug Enforcement Agency (DEA) and the National Take-Back Program, the Johns Creek Police Department collected thousands of pounds of unused, expired, and unwanted medications. This Drug-Drop-Box was provided to the police department courtesy of CVS as part of its drug collection program partnerships with local law enforcement agencies. The department will be able to collect the prescriptions year-round.

"We encourage the public to use the dropbox and partner with us to help keep our community safe. Properly disposing of these medications can help reduce the risk of abuse,” said Police Chief Mark Mitchell. The Drug-Drop-Box is available for use Monday – Friday from 8:30 a.m. – 4:30 p.m. located in the lobby at city hall at 11360 Lakefield Drive, Johns Creek 30097. The public is invited to use the drop-box, which is free and anonymous. Interested participants can contact the clerk at the Police Records window who will provide a secure bag to dispose of medicines. The Records Clerk will unlock the box and permit participants to place bagged items in the Drug-Box. Only legal and non-liquid prescriptions can be dropped off in the dropbox. The police department will also provide Deterra bags, courtesy of the One Johns Creek Coalition, for interested participants to take home and safely dispose of liquid prescriptions. Syringe needles are not accepted.

It's also a great time to check your smoke alarm battery and carbon monoxide detector battery, as many need replacing every six months.

Check the manufacturer date of your smoke alarms while changing your batteries. It is recommended that you replace your smoke alarms every 10 years. You can find the manufacturer date on the bottom side of the detector, usually on a sticker, located near the battery compartment.
