President’s Message
O
n January 12th we conducted our 2nd virtual Annual Meeting. We had 68 people sign-in to listen. I would like to thank all of you who took the time to listen to the presentation and those of you who submitted questions in advance. Here are a few highlights for those who were not able to listen in:

We had 72 new home sales last year while there were 59 new home sales in 2020. We can only wonder what 2022 will bring us. There are many young families moving into the neighborhood and it’s exciting to see everyone enjoying our Rec Center playground and facility. Welcome to you all! We have a Capital Expenditure budget of $367,000.00 in 2022. Large ticket items in that budget include the 3rd & final phase water drain inspections, common area landscape improvements, Main Gate Pavers, paving of 3 roads within the community, and Barnwell parking lot seal & stripe. As of November YTD( year end accounting has not been completed by the Annual Meeting), our operating budget expenditures were 130,000.00 over budget while our net operating profit was $60,000.00 above budget. From our 2 million loan for the Rec Center project ,our principal balance is down to $1,282,321.00 . The 2022 Capital Reserve end balance projection is $740,919.00 which is just slightly less than our normal goal of 1 million, we feel this number is acceptable given where we are with our loan payments and other priority expenses.

The focus on safety this past year has resulted in changing our contracted gate access control and patrol services from Allied Universal to Millhouse Securities. Millhouse Securities is led by Dan Millhouse and Mark Bell, who both have extensive experience in the industry. Mark Bell started his career at Country Club of the South and both Dan and Mark believe in a hands-on approach and are excited to be a part of our team. Perimeter fencing was added to the area off of Old Alabama Road to replace the deteriorated fencing. Surveillance cameras were added to the rec center parking lot. A new club gate was added to address the safety concerns regarding tailgating through that gate. The HOA hosted Coffee with a Cop with the Johns Creek Police Department and residents attended and were able to address concerns and ask questions directly with officers. The social committee has launched a new website strictly for Social Events, on this site you can reserve, pay and volunteer for all our fabulous social events planned for 2022! Don't forget to make CCSEvents.org one of your favorites on your computer. Lastly, we are excited to welcome Rob Glazier to the Board of Trustees as Treasurer.

Below is a recap of the meeting for those unable to attend: The Board of Trustees President, Megan Ross, introduced the Board of Trustees, staff and gave an overview of the major projects completed in the community. Ken Shelton, the Board of Trustees Treasurer, went over the 2021 Actuals vs. Budget and the 2022 Budget. Below is the list of Capital Expenditure Projects budgeted for 2022:

2022 Assessment Mailing Please be on the lookout for your HOA Assessment Invoice coming in the mail. They were mailed to all owners on February 1st. Assessment payments are due March 1st. Please note the increase of $300.00 is reflected in the total due of $1700.00 semi annually.

John Bradberry: A Message from the New Mayor of Johns Creek I hope you and your family enjoyed a happy holiday season!
A
s I look forward to the year ahead, I first want to thank you for the honor and privilege of serving you and our community as your mayor. The council members and I are excited and ready to work on the big ideas and issues discussed during the recent campaigns. Our front-and-center priorities include making the Town Center a reality, maintaining a high degree of public safety, and building a greater and more cohesive community. I know our city is poised for great things, and the council is determined to represent all the residents of Johns Creek and advance our community. Council Members Bob Erramilli, Dilip Tunki, Larry DiBiase, and I were sworn in at the City Council meeting on Monday, Jan. 10 at 6 p.m. We will take our seats alongside council members Stacy Skinner, Chris Coughlin and Erin Elwood to form a council team that is ready to execute a vision and propel our community forward. As residents of Johns Creek, you should reasonably expect your mayor and City Council to be strategic, thoughtful, and deliberate. We will focus on those things which bring our community closer together, move our city forward, and ultimately add value for our residents and businesses. We are committed to civil discourse and, at times when we disagree, we can do so in a respectful fashion

and conduct ourselves with decorum. We will be productive and efficient in our deliberations and remain open, transparent, and ethical in our decision making. To the business community, corporations, and development companies, please know this is a new day in Johns Creek. Johns Creek is open and ready for business, investment, and your best proposals for redevelopment. There is definite opportunity for economic development in Johns Creek, and we are ready for businesses, council, and the community to work together to achieve great projects. I will be delivering a State of the City address sometime in midFebruary and am looking forward to sharing with you more about our action plans at that time. Our future is bright. Johns Creek is an amazing city, and with your help and support, we will be a truly great community.

Whether you’re setting up house for the first time or you just hope to streamline your setup, these steps will help to create a welcoming front porch. It helps to start with a clean slate, so when the weather permits, consider thoroughly tidying your porch as step one. Dust off cobwebs, sweep the floor and assess your furniture and accessories. When you’re ready to choose what to put back (or buy), consider the 9 elements on this list.

From the street, colorful plantings draw the eye — and for those sitting on the porch, a screen of plants provides a bit of privacy and a lovely view.
A Doormat (or 2) A tired doormat is one of the simplest things to replace — and making this small swap can instantly perk up your porch. For something a little different, try layering a traditional coir doormat atop a larger patterned outdoor rug.
A Pair of Chairs… Aim to include a pair of chairs or a grouping. Once you have your furniture position them together in a conversation group. Placing a chair on either side of the front door might look appealing in a photo, but it doesn’t make much sense in real life.
A Porch Swing Love the old-fashioned vibe of a porch swing? Consider using one of these icons of relaxation instead of a pair of chairs — if you have the room, try a swing built for two. Two things to remember: Not everyone loves to sway, so test a swing before you buy; and be sure to have your swing safely anchored to ceiling joists.
Thoughtful Color Coordination One easy way to choose a color scheme for your porch is by using the color of your front door or trim as a jumping-off point. Repeat the same hue or hues in each of the accents you choose, such as outdoor cushions and pillows, a doormat or an outdoor rug, and flowerpots.

A Petite Table Whether you have room for a lounge setup complete with an outdoor coffee table, or just enough room for a pair of rockers or Adirondack chairs with a side table in between, it’s important to include some type of surface for setting down a drink and a book.
Seasonal Blooms Picking out seasonal flowers to adorn a porch is one of life’s great little pleasures. Whether you fill a window box or pot, aim to refresh your planter at least three times each year: in spring, summer and fall. Don’t want the hassle of maintaining a planter? Bring a vase of freshly cut flowers onto the porch to enjoy.
Good Lighting A well-lit porch helps visitors and package deliverers find your place, but also (perhaps more important) creates a warm, welcoming mood that says, “home sweet home.” Aim for at least three sources of light to create a warm glow — a pair of sconces near the seating area plus a light above the door should do the trick. Even better: Add a fourth light near the house numbers to make it easier for visitors to find your address at night. Enjoy your front porch!

want to personally thank both Meghan and George for their leadership and brilliant minds while serving on the CCS Board. I thank you both for your overall confidence in me to lead our Safety Team and to provide the safety this community deserves and desires. As I continue to strive to maintain and improve the safety for our Safety Team and this community, I will remember many of the things you both shared with me since I returned to CCS to help me in my efforts. I will miss both of your input during the meetings, and I look forward to seeing and talking with you in and around the community.
REMINDER ABOUT WALKING DOGS According to “The Declaration of Covenants, Conditions and Restrictions (DOCCR)”, Section 10.16 Pets, “…PETS SHALL BE UNDER LEASH AT ALL TIMES WHEN WALKED OR EXERCISED IN ANY PORTION OF THE COMMON AREAS…” Please read Section 10.16 in its entirety at your convenience. It is very important that residents and dog walkers alike always have and maintain control of dogs when they are being walked, especially when other dogs are being walked nearby and visible or in the front yard of a resident home. The reality is that most people do not know 100% how their dog will react or respond to another type of dog or person it may see or encounter. If you have an electric fence, please check the batteries in the pet’s collar as well as 6
the fence periodically to make sure they are working properly, and the settings are appropriate for your pet. When dogs are let out in the front yard where an electric fence is installed, owners should still monitor their dog(s) accordingly.
There have been dogs that have walked or ran through an electric fence to go after another dog and/or person or simply to go free. Please check to make sure fences and doors are closed and properly secured when contractors are working at your home and make sure they understand the importance of being mindful of your dog not getting loose into the community. We have received reports of resident dogs attacking other resident dogs and residents themselves. Please consider the safety of all community residents, especially the children when walking your dogs throughout the community.
DEADLY FORCE (PERSONAL AND AT HOME) The content for the information below is from the USCCA In this climate of heightened person safety in our society and where so many people are buying guns for home and personal protection, there are 7 Basic Rules for the justified use of Deadly Force that everyone must know and consider before exercising Deadly Force. Deadly force may be used only when there is an immediate and unavoidable danger of death or great/grave bodily harm to an innocent person, where no other option exists other than the use of deadly force. 1 You must be reasonably in immediate fear of death or great/grave bodily harm to yourself or another person.

2 You must be an innocent party. 3 There must be no lesser force that is sufficient or available to stop the threat. 4 You must have no reasonable means of retreat or escape. 5 The attacker must have indicated his or her intent to cause great bodily harm or death to you or someone else. Some ways an attacker might show intent would include deliberately pointing a weapon at you or stating his or her plan to kill you. 6 The aggressor must have a conventional or unconventional weapon capable of inflicting great bodily harm or death Guns and knives are not the only weapons that meet these criteria; many other common objects can be used as weapons. Additionally, an attacker may be able to inflict death or serious injury using only his or her hands or feet. If the physical differences between an attacker and his or her intended victim are so great as to make it clear that the unarmed attacker could cause death or great bodily harm, the potential victim can use deadly force to stop the attack. 7 The subject must have a delivery system — a means of using the weapon to inflict harm. A person armed with a baseball bat, having stated his or her intent to kill you, does not meet the criteria for an imminent threat if he or she is standing 50 yards away from you or on the other side of a fence. JOIN THE FUN THIS SUMMER with the
CCS Sharks Swim Team 2022 is a great year to join the swim team because we are back to a traditional summer swim season. We will compete face-to-face with surrounding neighborhoods and host our home meets in the Rec Center and pool for the first time! CCS Sharks participate in the Atlanta Swimming Association (ASA) League, which is an introductory program for recreational swimmers. This program is designed for children to have fun and get a taste of competitive swimming.
WHO CAN BE A SHARK? Ɂ We have a mini-shark program for 4 – 6-year-olds who can’t yet swim a lap of freestyle or backstroke in 1 minute but are comfortable jumping in and swimming short distances unassisted. Mini-sharks practice freestyle and backstroke basics daily, but don’t compete in weekly ASA meets. Ɂ Younger kids (4-6) that can swim 1 lap in a minute or less will compete in freestyle and backstroke at the weekly ASA meets. Ɂ The other age groups are: 7&8, 9&10, 11&12, 13&14, and 1518; with the goal of learning and competing in all four strokes (freestyle, backstroke, breaststroke, and butterfly).

There is no longer a Divisional Meet and a Championship Meet on separate days. Ɂ End of Season Party: Date depends on when ASA assigns our Championship date. alentine’s Day is just around the corner! Start preparing your ideas now to avoid missing out on your favorite restaurants. Maybe choosing to eat in and avoid the crowds is your idea of romantic. In either instance, take your loved one by the hand and get ready for the most romantic Valentine’s Day yet. If you decide to have “dinner in” take a look at the delicious recipe below for a candlelight dinner at home. This delicious 5-star recipe is great for all lovers of Italian food. In just 50 minutes you’ll have an extravagant meal for you and your loved one to enjoy while sipping on wine and reminiscing on how you got to where you are today. INGREDIENTS:
12 oz. penne pasta
1 (15 ounce) jar Alfredo sauce
1/4 c. butter
1/2 c. grated Romano cheese
2 Tbsp. extra-virgin olive oil
1/2 c. cream
1 onion, diced
1 tsp. cayenne pepper
2 cloves garlic, minced
Salt and pepper to taste
1 red bell pepper, diced
1/4 c. chopped parsley
1/2 lb. portobello mushrooms, diced 1 lb. medium shrimp, peel & devein DIRECTIONS:
1. Bring a large pot of lightly salted water to a boil. Add pasta and cook for 8 to 10 minutes or until al dente; drain. 2. Meanwhile, melt butter together with the olive oil in a saucepan over medium heat. Stir in onion, and cook until softened and translucent, about 2 minutes. Stir in garlic, red pepper, and mushroom; cook over medium-high heat until soft, about 2 minutes more. 3. Stir in the shrimp, and cook until firm and pink, then pour in Alfredo sauce, Romano cheese, and cream; bring to a simmer stirring constantly until thickened, about 5 minutes. Season with cayenne, salt, and pepper to taste. Stir drained pasta into the sauce, and serve sprinkled with chopped parsley.

earn about goat husbandry and take Autrey Mill’s Nigerian Dwarf goats for a walk! Children must be accompanied by a parent or guardian. Home fires occur more in winter than in any other season. As you stay cozy and warm this winter, be fire smart!
Half of all home heating fires occur in December, January and February.
1 in every 7 home fires and 1 in every 5 home fire deaths involves heating equipment.
Keep anything that can burn at least 3 feet from any heat source like fireplaces, wood stoves, radiators or space heaters.
Keep portable generators outside, away from windows, and as far away from your home as possible.

Install and test carbon monoxide alarms at least once a month.
Have a qualified professional clean and inspect your chimney and vents every year.

Store cooled ashes in a tightly covered metal container, and keep it outside at least 10 feet from your home and any nearby buildings.

Spring forward! Set clocks forward Sunday, March 13. Save the date! Don't forget to set your clocks forward one hour when Daylight Saving Time starts Sunday, March 13. It's also a great time to check your smoke alarm battery and carbon monoxide detector battery, as many need replacing every six months. Check the manufacturer date of your smoke alarms while changing your batteries. It is recommended that you replace your smoke alarms every 10 years. You can find the manufacturer date on the bottom side of the detector, usually on a sticker, located near the battery compartment.

Thank you, Johns Creek Wine and Crystal! A big thanks goes to Johns Creek Wine & Crystal for donating a private wine tasting event to the Charity Guild. The event was awarded to the AA3 Women’s tennis team for purchasing the most raffle tickets for the Charity Guild Tennis Center reserved parking spot. The raffle was a huge success and raised over $3000 for our charities! Beth Bush was the lucky winner of the spot. Johns Creek Wine & Crystal is owned by Susan and Yale Metz. They are passionate about wine and host various events for their wine-loving customers, and they invite CCS residents to participate!

Judy is a Charity Guild member and volunteer because it pulls our community together by having a common goal and she enjoys supporting the people who work hard to raise funds.

She is from Iowa, has 3 children and 3 grandchildren, and enjoys golf, spoiling her granddaughters, and spending time at her lake house.
