Welcome to HouseHunter, our local property & lifestyle magazine... Welcome to the February edition of our HouseHunter magazine and the first of 2015! You will find a selection of some of the properties available, both for sale and to let, across our network of local offices. We had a busy end to 2014, with several sales being agreed in the Christmas week. The government’s reform of the Stamp Duty Land Tax (SDLT) system, effective from 4 December last year, I am sure will have contributed to people deciding to buy. Under the new system anyone buying a home costing under £937,000 should pay less or the same SDLT. Combine this with greater mortgage availability and we experienced increased buyer demand. We have carried this into 2015 and results, so far, have been excellent. Market View 12.1% growth in property prices in Cambridge in the last year The city outperformed Cambridgeshire as a whole, which grew by 5.1%, and Ely with 8.2%. It represents a rise of over £43,000, more than a year at the most expensive boarding schools in the UK. (Land Registry)

£404,085 – average sale price of properties sold in Cambridge in 2014 The buoyant Cambridge market means the average property in the city has risen above £400,000 for the first time. This is similar to the increase in Cambridge United’s coffers as a result of their cup run. (Land Registry)

It puts Cambridgeshire in one of the top 10 counties in terms of average reduced liability.
