Welcome to HouseHunter, our local property & lifestyle magazine... Welcome to the latest edition of our HouseHunter magazine. You will find a selection of some of the properties available, both for sale and to let, across our network of local offices. We can now reflect on the first half of the year and give thought to what is to come. The market was a little slow to get going in 2015, although by February was in full swing. Pre-election nerves started to take hold in late April, resulting in fewer people committing to a sale. This created a real shortage of available stock through to early Summer. Many predicted an immediate return to form after May 6th and it has been widely accepted that the General Election result was one that favoured the sales market. However, we didn’t get the immediate ‘bounce’ that everybody felt was on the cards and consequently low stock still presents the greatest challenge. Encouragingly, early signs in late July are that this may be starting to improve. Lettings still goes from strength to strength, both in terms of Buy-to-Let and tenant demand. All in all some really positive and encouraging signs. No doubt there will be things that affect the market - interest rates, changes to Buy-to-Let taxation and overseas investment rules, not to mention the usual seasonal swings. That said, if you are looking to sell or rent in and around Cambridge there really is no better time. As mentioned in the June edition, we are continuing our investment in people and places. We are therefore pleased to introduce two new Valuers, David Kirkup and Guy Joseph, who have recently joined TuckerGardner. Both bring a wealth of knowledge and experience to our busy Great Shelford and Cambridge sales teams respectively. We have also welcomed a new addition to our Great Shelford lettings team, Jake Turnell, who has joined us as a Negotiator. A Rightmove report has demonstrated that the average asking prices in six of the UK’s ten regions are at record levels, as limited supply fails to keep pace with demand. The average in the East of England hit a record high of £188,962. The website saw 115 million visits in May, the most ever seen in that month and the equivalent of every adult in the UK visiting the site twice.
