Florida’s storm season is a breeze with natural gas appliances

IT’S STILL SPRING, BUT FORECASTS FROM METEOROLOGICAL EXPERTS ARE ALREADY COMING OUT FOR THE 2014 HURRICANE SEASON. EVEN THOUGH FLORIDA HASN’T SUFFERED A MAJOR HIT IN YEARS, THE POSSIBILITY IS ALWAYS THERE. What our state does suffer from are thunderstorms and tornadoes that can cause power outages lasting from a few hours to several days or weeks. Sometimes, a loss of electricity happens even when a neighborhood itself is not directly impacted by the storm. However, with its underground distribution system, natural gas is the one energy source that can be relied upon in the most severe weather conditions. This high level of reliability from a hardened system is why so many critical services, such as hospitals, nursing homes, police and fire departments, rely on natural gas to run water heaters, cooking equipment

8

NARI TAMPA BAY AREA

and emergency standby generators. The value of natural gas under power outage conditions provides consumers with a dependable energy source. If you’re planning a remodel or addition to your home, it’s the perfect time to talk to your builder or architect about converting electric appliances to natural gas or adding additional energy saving natural gas appliances. On top of the reliability factor, natural gas is a domestically-produced product and has a small carbon footprint. But the best part is the money savings. The energy efficiency of natural gas is its greatest asset. In addition, substantial energy conservation rebates are available to Florida homeowners that choose natural gas. Cash-back rebates of up to $1,750 are available for water heaters, furnaces, ranges and clothes dryers. Some plumbing contractors work with the serving utility and offer an instant rebate on your invoice. Check with your local natural gas utility for more information.

www.remodelinform.com

“HARDENED” ADVANTAGES OF NATURAL GAS There are many advantages of natural gas appliances when storm season arrives. Water heaters, ranges, grills, lights and generators fueled by natural gas can help create an increased feeling of safety and comfort when the electricity fails. Natural gas water heaters provide a constant supply of hot water during power outages with either the traditional tank water heater or with a tankless water heater that is outfitted with a battery back-up package. Natural gas ranges don’t require electricity to operate. Have your plumber show you how to manually light a pilot with a match or portable igniter and you can cook on your stove top through a power outage. Natural gas grills provide the comfort of preparing hot meals without worrying about running out of fuel while cooking. Many models have additional side burners for pots and pans.

www.remodelinform.com

Natural gas lights can help to provide an increased feeling of comfort and security during a power outage. The amber glow of the lights won’t attract flying insects and the illumination after dark may discourage suspicious activity. Natural gas generators automatically switch on in 30 to 60 seconds when there is a loss of electricity and operate as long as the power is out, never running out of fuel. They are permanently installed outdoors for safe and quiet operation and can provide power to several appliances or an entire home. Natural gas generators cost 40 percent to 50 percent less to operate than gasoline-powered generators, and don’t require storage of a potentially dangerous fuel. By having other natural gas appliances such as a water heater, dryer and range, installed, the size of the generator required can be greatly reduced. Before hurricane season ramps up, check out all the benefits that natural gas can deliver before, during and after severe weather. Visit peoplesgas.com/residential.

OPENING UP

When Leslie and Dave Bacarri decided it was time to remodel their kitchen, they were thinking about doing some relatively simple upgrades. Dave is in the cabinet manufacturing business and their initial plan was to redo the flooring and the cabinets. The more they thought about what they wanted to do, however, the more complex the project became. “I shared some of our ideas with a certified kitchen cabinet designer who had done work with my firm,” Dave says. “We came up with a layout that literally flipped the kitchen around, putting appliances on opposite walls, adding a large island and creating a seating area. In about a month, the two of us laid out a design that Leslie and I grew to love; and one that was well beyond my capabilities,” he chuckles. 10

NARI TAMPA BAY AREA

ENTER MCCLURE CONTRACTING Because the designer worked for McClure Contracting in St. Petersburg, she suggested Leslie and Dave meet with Kevin McClure to discuss what was becoming a more complex renovation. “One aspect of the original kitchen layout that was especially frustrating to us was a two-story wall that separated the kitchen from the living room,” Dave says. “Because of the separation, the space was essentially unused.” “Kevin came in and said ‘I have an idea about how we can open up these two rooms so they flow as one,’” Dave reports. “When we discussed his idea, we knew it would transform the entire living space so we were on board.”

www.remodelinform.com

THE KITCHEN THE RENOVATION Step one involved cutting a large, arched opening in the bearing wall separating the formal living room from the kitchen, and installing a micro-lam to carry the load. This allowed the sunlight to flow into the kitchen. Then, a large island was installed that would become the focal point of the space and be functional. The refrigerator was relocated to a wall closer to the family room and the gas cooktop was moved to a wall where the design could feature a large hood with a patterned tile backsplash. The new kitchen is fully equipped with all the latest amenities, which include solid maple raised panel doors and drawer fronts, hardwood dovetail drawers with full extension soft close drawer guides, easy access corner

www.remodelinform.com

cabinets with lazy susans, cutlery tray dividers and a knife block drawer, extra deep pots and pans drawers, a motion sensor trash can pullout, a custom range hood with spice pullout columns, an all custom bench seat with drawer storage, multi-step crown moulding with rope accent, multi-stacked upper cabinetry with seeded glass doors, a decorative light valance with custom LED lighting, and hidden electrical outlets throughout. By eliminating an existing peninsula and building a window seat for the dining room table, the team was able to increase the size of the island dramatically and greatly improve traffic flow, which created a more suitable space for people to gather.

ADVICE TO OTHERS According to Dave, finding a quality contractor is critical, especially when you start knocking down walls or moving gas lines and HVAC ducts. “Make sure you understand what is going to happen and when,” he says. “At some point, your kitchen isn’t going to be functional and that’s disruptive to your family. Kevin helped us set up an area where we have a wet bar and sink that we used as a mini kitchen.” “He and his team were also really good about keeping the rest of the house clean. They sealed off the remodel area from the rest of the home, cleaned up at the end of each day and that really helped us get through the project,” Dave comments. “I would recommend hiring a contractor that cares about that.” “I’ve dealt with a lot of contractors through my business over the years, and Kevin is by far one of the most professional,” Dave says. “He’s thorough, he answers your questions and takes time to explain things to you. We had a great, pleasant experience going through the remodeling process.”

A MORE FUNCTIONAL RESULT “The design has really changed the way we use the space,” Dave says. “In the past, when we had people over, everyone would crowd around the two-level peninsula wall, which separated the kitchen and family room. Like the wall between the kitchen and living room, the peninsula prevented us from fully using the family room. So we knocked it down. Now people congregate around the new, larger island, but can also go back and forth between all three rooms. The new design is so much more functional,” he says. “The end result is much better than we ever imagined.”

GENE METHENY INITIALLY PURCHASED THIS SINGLE FAMILY HOME IN ST. PETERSBURG WITH THE IDEA OF EVENTUALLY FIXING IT UP AND TURNING IT INTO A RENTAL PROPERTY. ONCE HE DECIDED TO MOVE IN, HOWEVER, THE PROJECT BECAME MORE TIME SENSITIVE. ORIGINALLY BUILT IN 1910, IT HAD BEEN VACANT FOR ABOUT A YEAR-AND-A-HALF AND WAS GOING TO REQUIRE A MAJOR RENOVATION. “It was originally a Craftsman that had been poorly remodeled over the years and lost much of its charm,” Gene says. “I wanted to bring back the home’s original look and feel, so I started doing research on the Craftsman style and design.” “I spent a lot of time looking at homes online and, because I own several rentals, I’ve toured many of the original bungalows in this area,” he says. “As a result, I had a pretty good idea of what I wanted to do in the remodel.” PROJECT HIGHLIGHTS To turn his ideas into reality, Gene hired Doug King of King Contracting, Inc., in St. Petersburg as his remodeler. In addition to adding vintage Craftsman style details, the scope of the remodel would include expanding the kitchen, creating a dramatic transition between the entry way and the dining room and converting a sub-standard bedroom from a

14

NARI TAMPA BAY AREA

previous remodel to a den with a new gas fireplace. To expand the kitchen, King’s team removed an old chimney and walls. A new Dacor gas cooktop with a downdraft exhaust option was installed in the peninsula. Eliminating the need for an exhaust hood opened up the view in to, and out of, the space significantly. Beautiful granite countertops were installed complete with a backsplash that includes four different components: two are tumbled travertine tile and two are metal medallions and pencil trim. The room’s 9 ½-foot ceilings allowed for two rows of cabinets above the countertops. The uppers are fitted with glass doors and crown molding. All are cherry wood in a cranberry finish with black glaze to compliment the new cherry/elm hand-scraped wood floors that were installed.

www.remodelinform.com

A dramatic look in the entry way now clearly separates it from the dining room. King’s team custom built two cabinets with glass doors, two full columns and two half columns, finished in white, that provide a brilliant contrast with the darker wood floor. This artistic trim carpentry matches the old beams and columns in the home beautifully. Combined with creative framing, masterful drywall work and other custom woodwork, it’s impossible to tell old from new with the naked eye. Next, a previous remodel had left a poorly constructed and located bedroom that impeded traffic flow to the master bedroom. Gene decided to turn it into a den. Because this process required a load bearing wall to be removed, a structural beam had to be added. Crafted to match the rest of the home’s woodwork, it fits into the design and helps to support what had been a sloping ceiling. A new gas fireplace was added to improve the ambiance of the room. Featuring a faux brick face, it touts custom-built mantle and pilasters. Finally, installing trims around window and door openings that have sagged and leaned over the last 103 years was no easy task. Many were custom made and the hand-crafted parts were custom fit to each window and door opening. Special order beveled glass doors with windows with true Craftsman-style grids were also installed.

www.remodelinform.com

SELECTING A CONTRACTOR “As a property owner, I’ve done many renovations over the years and have been less than happy with many of the contractors,” Gene says. “So I did a lot of research to find the right person for this job.” “Doug was referred to me by a neighbor who had used him for a kitchen project. He was very complimentary of Doug’s work,” Gene comments. “So, I looked at more of Doug’s work and found that his firm has done a lot of Craftsmanstyle homes in the past…and done quality work. That’s why I hired him.” BEAUTIFUL RESULTS “The end result of the project is exactly as I envisioned,” Gene stresses. “The carpentry is simply a work of art. It turned out just beautifully.” Source for this article: King Contracting, Inc. 943 Tyrone Blvd., St. Petersburg, FL 33710 Contact: Doug King | 727-410-9829 www.dougkingcontracting.com

Top Outdoor Living

HERE’S A RIDDLE: WHAT HAS THE BEAUTY OF NATURE, THE COMFORTS OF THE INDOORS AND UTILIZES PREVIOUSLY UNUSED SQUARE FOOTAGE? OUTDOOR LIVING SPACES, OF COURSE. HOMEOWNERS ARE DISCOVERING THE FULL FUNCTIONALITY OF THEIR YARDS AND MAKING THEM AS MUCH OF AN ASSET TO THE HOME AS THE LIVING ROOM ITSELF. FOLLOWING ARE SOME POPULAR IDEAS TO BRING THE LUXURY OF THE INDOORS OUTSIDE. FIRE ELEMENTS

Fireplaces and fire pits remain some of the most popular outdoor additions for their dynamic attractiveness and ability to regulate the temperature of an outdoor room, increasing the length of usability for the space. Ken O’Neill, senior vice president of marketing with Belgard® Hardscapes said, “Both fire pits and fireplaces are top choices, with fire tables on the rise. Fire pits are perfect for homeowners who like to entertain since their design is perfect

16

NARI TAMPA BAY AREA

for a large crowd to gather around. A fireplace creates a focal point in a backyard’s design and is ideal for more intimate settings. Fire tables are on the rise because they provide warmth, while acting like a sculpture or piece of art.” Michael Menn, AIA, CGR, CAPS, CGP, principle of Michael Menn Ltd., also added that a popular current trend in fire pits is to put glass beads at the bottom to make the pit glow a certain color.

TRENDS OF 2014

BY MICHELLE LOVRINE

GRILLS

The mainstay for any outdoor entertaining area, grills are a reoccurring top priority for homeowners, according to a survey conducted by the American Society of Landscape Architects. Popular grill manufactures include AOG, Delta Heat, Twin Eagles USA, Fire Magic, UniFlame and Napoleon Gourmet Grills. There are many versatile outdoor cooking options available today. Larry Smith, marketing manager with Danver, Inc., said, “Homeowners are also investing in a variety of specialty cooking appliances that include power burners, pizza ovens and ceramic smoker/grills. Many homeowners are moving beyond burgers and hot dogs and are interested in expanding their menus for outdoor cooking.” OUTDOOR ROOMS

PHOTOGRAPH COURTESY OF: SWAMP ROSE OUTDOOR LIVING SPACES

Many homeowners are now ditching the vague patio space in favor of specifically defined “rooms” outdoors, according to a representative from Archadeck. Specially separated areas may designate a living room for sitting and enjoying drinks with friends. Other areas may be for cooking, and still other areas may be nice dining rooms that just so happen to be outside. These areas might be separated by strategically placed decks versus patio spaces, decorative privacy fences or the addition of pergolas over certain areas. Menn said in relation to outdoor rooms, “The most predominant trend is roofed but open areas, such as freestanding areas with a pergola. We’re also seeing a lot of curtained walls that can be closed off or opened up.” Outdoor kitchens are also getting more and more intricate to serve the homeowner who wants all the conveniences of the indoors outside. O’Neill said, “The interest in cooking outdoors is heating up with homeowners upgrading their basic grill to full outdoor kitchens including mini fridges, sinks, grill stations, brick ovens, bar islands and more. Homeowners are creating everything from a simple grill station to a full gourmet kitchen.” Outdoor kitchen cabinets also have their own trends. Smith said about cabinet designs, “Designer color powder coat finishes now account for almost 35+ percent of our business. And with almost 400 different size cabinets, we can accommodate any layout or challenging footprint.” LIGHTING

Lighting accents add charm and nighttime functionality to the expanded outdoor living space. Low-voltage LED landscape lighting is a popular choice for lighting up trees, pathways and homes. LED lights see an average life of 20 years, as opposed to the 10,000 hours of more traditional halogen lights. LED tends to be more expensive, but homeowners are finding the purchase pays off in the long run since the life of the light is drastically longer. PHOTOGRAPH COURTESY OF: FERGUSON

17

PHOTOGRAPH COURTESY OF: BELGARD® HARDSCAPES

For LED landscape lighting styles, Marc Hammar, branch manager for Ferguson Bath, Kitchen and Lighting Gallery in Tampa, FL, mentioned, “Wall washing, tree spot lighting, and path and step lighting are the most popular forms of outdoor accent lighting. We are also seeing the use of a lot of iron and contemporary, minimalistic pieces right now in our market.” LANDSCAPING TRENDS

The goal of outdoor living is to fully enjoy the beauty of nature, so homeowners are also focusing on making their yards as attractive as possible. One way to achieve those levels of beauty is to make sure the yard is attractive with as little effort as possible. Low-maintenance landscapes still rate as a popular choice of homeowners. Many homeowners use more groundcover, such as ferns, to reduce mulching and weeding. Gardens continue to be a popular focus for outdoor living, with organic gardens becoming increasingly popular. Vegetable gardens with a decorative fence and a nice pathway to and around the garden tend to be popular. Some more unconventional choices are popular right now, including orchards and vineyards, according to the American Society of Landscape Architects. DECKING AND PATIOS

Often providing the largest space for outdoor socializing, decks and patios have a number of popular trends at the moment. Pressure treated is still popular, along with curving composite decking. With composite, manufactures can curve an 8-foot rail, adding elegance to the decking. O’Neill also mentioned that large-scale pavers are popular right now for their contemporary look and ease of installation because more ground is covered with larger pieces. He mentioned Lafitt™ Grana Slab, Lafitt™ Rustic Slab and Mega-Libre™ for possible brands.

THE 2014 NARI TAMPA BAY AREA

CONTRACTOR OF THE YEAR AWARDS

I

n the past, I have often spoken to a homeowner or group of homeowners and wished I could show them the high-quality work NARI Tampa Bay Area members do. And now I can. The following pages are dedicated to our 2014 Contractor of the Year (COTY) Awards. COTY Awards recognize excellence in the remodeling industry in several remodeling categories, including whole-house renovations, kitchen & bath remodels, interiors, historical renovations and more. In addition, award categories are broken down by total project cost. For instance, there’s an award for residential interior over $100,000 and one for below $100,000. So whatever your budget, you can see the possibilities. Award winners have demonstrated superior workmanship, design innovation and materials selection. Their work is truly the best of the best. Now, it’s my pleasure to introduce the 2014 NARI Tampa Bay Area COTY Awards. Enjoy.

Some of the challenges in doing this project included: • All of the windows in the house were custom sized, so we had to resize every opening to accommodate the new windows • Every opening was rotten or termite damaged and needed repair or replacement • The subfloor under the carpet had several stress cracks and lots of mold under it which had to be removed and the entire floor required a crack suppression under laymen of Schluter dietra prior to installing the flooring • There was no closet in the master bedroom, so we had to add a closet over the staircase • The final hurdle was the three week timeframe we had to complete the project so the customer could move from the old house to the new house • The biggest challenge was for the customer to have enough room to be able to downsize from their last house, thus the shelving and extra storage space Someday, I’ll get to actually go surfing.

It all started with a surfboard. A couple of years had gone by since my repeat customer called us to remodel their fifth house. It was a small little dingy beach bungalow on the Gulf of Mexico. When I arrived at the property, I noticed a CotY Award plaque hanging on the wall for first place in the category 2007 Entire House Remodel Under $250,000.00. I wondered to myself: “Has a house ever won 2 CotY awards? And won in the same category?” On went my creative hat. The customer handed me the surfboard to the left and said, “make this into an outdoor shower”… along with a facelift, new impact windows, a new kitchen, a new bathroom and new flooring throughout. They said let’s make it a colorful beach house.

RESIDENTIAL EXTERIOR SPECIALTY

When this 2,264 square foot ranch-style home was built in 1974, it featured an oversized pool in an undersized backyard. Its awkward shape left very little space for outdoor living or entertaining, and was lacking usable patio space and shade. The design also had drainage issues from the settling and shifting of the pool deck and, worse, the settling was causing the pool to leak under the deck which, in turn, was causing erosion under the home’s slab. So, the homeowners decided on a major renovation to their outdoor living space. To handle the job, they hired McClure Contracting, Inc., in St. Petersburg. Their wish list included a new four season room with as much glass as possible to enjoy the water view, a new swimming pool design with unique water features, a sitting area, a standing area, aqua-colored glass tiles, white coping, and LED lighting features. They also wanted an area with ample shade so they could enjoy outdoor living in the hot Florida climate. Among the project’s many challenges was the very limited access to the back yard. By removing the fence separating the neighbor’s yard, the construction team was able to bring in the large machinery necessary for the demolition with only inches to spare. The old pool and Florida room were removed and solid fill was hauled in. The proper installation of underground drainage pipe was necessary to assure the settling problem would be resolved. The new Florida room and pool were built simultaneously. All of the underground plumbing and electrical were strategically placed to make way for the large

1st Place

Sylvester palm tree that would soon be planted in the pool deck. The filter system for the pool was relocated around the corner away from the entertaining area. The new pool touts a waterfall, two lighted deck jets, two LED through-the-wall lights, a shallow sun-shelf area to relax under an umbrella, and an area deep enough to enjoy a cocktail while watching the sun set. There is also a high patio area large enough for a party of four. Notably, the pool is fitted with an Intellichem system for automated chemical management and an Intellitouch system that controls pool functions remotely from their Iphone using the screen logic app from Itunes.

RESIDENTIAL EXTERIOR UNDER $100,000

Approximately 16 years ago, this family remodeled their waterfront home. On this more recent remodel, they wanted to obtain the “Coastal Style” they always envisioned but hadn’t completely achieved. The aesthetics needed updating and the entry doors and the chimney were leaking water. Mueller Remodeling of Seminole was selected for this transformation; a transformation all about “Details”. It started with a newly pitched framed roof which was covered with 50 year Elk shingles, which was selected for its heavy cut edge look and the subtle blue particles. A combination of lap siding and board and batten Hardi board siding and trim presented design details and minimal maintenance. The existing entry concrete columns were enhanced using faux column bases and caps and cultured stone. A decorative horizontal

1st Place beam and the enlarged fascia emphasize the “Coastal Style”. Windows were updated and custom made shutters with special ordered bronze hinges presented the appearance of coastal protective shutters. A bronze custom chimney cap solved the leaking issue. Cultured stone was installed on the chimney expressing continuity and repetition with the stone on the entry columns. The existing etched glass was re-installed into new smooth fiberglass front entry doors. Completing the “Coastal Style” details are corbels, which were installed under the soffit of the second story, oil rubbed bronze door hardware and light fixtures, coastal paint colors, front entry pavers and the client’s Dolphin weather vane. Mueller Remodeling’s craftsmanship and attention to detail assured the finished project is everything this family envisioned for their coastal home.

RESIDENTIAL BATH OVER $60,000 The existing bathroom in this beach front condo was dated and uninviting. The goal of its seasonal owners was to give it a spa-like feel so that each trip to the beach felt like a vacation. The highlight of the new space is a soaking tub that provides a relaxing and tranquil environment following a long walk on the beach. Adding a stone accent wall and plenty of granite space made room for candles and a nice glass of wine. The shower has a multifunction system to allow for a standard head, as well as a hand held option. A seat was created to assure a comfortable resting spot while showering. A niche and towel hook was added on the non-visible wall to keep bath accessories within easy reach. A half-glass wall adds considerable light to this area. Tile on the accent wall gives the allusion of real stone and ties into the tub accent wall. Finally, full length cabinets were installed on each side of his and hers vanities to maximize storage space. Her side was personalized with a lower level sitting vanity. The semi-custom wood cabinets offer slow-close doors and drawers, while pull-outs were installed in the linen closets. LED lights in the valance provide just the right amount of ambiance.

RESIDENTIAL INTERIOR $100,000 AND OVER

This 1200 square foot, 3rd floor condominium commands a stunning view of Tampa Bay and the St. Petersburg waterfront park system. The proximity to downtown and small intimate nature of the condo complex attracted the future owners to make the jump to condo life. Built in the early 1960s, the two bedroom/two bath condo had never seen any improvements in 50 years. The homeowners wanted to completely open up the interior space to accommodate their lifestyle. Every room was transformed and the kitchen and baths were completely redone. A contemporary open kitchen and dining area was a top priority. The narrow hallway to the master bedroom had to be expanded. The “to do list” also included a home office and den conversion for one of the bedrooms and a complete gut and remodel of both bathrooms. The big surprise for our clients came when we discovered the ceilings in the main living area could be raised by almost two feet. Completely changing the look and feel of the condo upon entering, the high ceilings offered many new design opportunities. A new contemporary kitchen shares the natural light with the entire new living area. A double height lounge bar serves to entertain guests from the living side of the room while offering ample countertop space for the cooks. The dark 6cm Wellington Cambria square high countertop contrasted by the 3cm White Cambria working height countertop sets up a unique pattern which blends well with the Ceylon Rosewood veneer cabinetry. Modern appliances like the induction range, stainless dishwasher and hidden microwave create a perfect contemporary look. Master bedroom closet functionality was lacking with

2nd Place

two small unlit closets. These were removed and a new 8’ wall was constructed in the bedroom to separate the custom detailed walk in closet. Enough room remained to create a small linen closet outside the master bath. In the master bathroom, the Sixtie’s style tub and fixtures held no attraction for the new owners. A spacious and contemporary glass surround shower was created to utilize the narrow former tub space. Contemporary large format tiles and wall hung vanity with a Cambria solid surface countertop revitalized this bathroom into a modern gem. Ample storage and efficient use of space transformed this master bath into a comfortable, pleasant room to be in. The long twin vanity with Windermere 3cm Cambria countertop accentuates the length of the room along with a well lit mirror. Aesthetic enhancements include a new 10’ ceiling in the main living and kitchen area which dramatically changed the way everyone felt in the room and enhanced the feeling of spaciousness. The master bedroom’s new hickory hardwood floor reflects abundant natural light from the nearby covered patio.
