Located at 19620 Caldart Avenue NE the 2.93 acre property will be divided into 13 single-family residential lots. Lots will vary in size from 5,132 to 10,754 square feet under lot averaging standards. This project is the first to utilize the required tree retention section of Poulsbo’s code. Twenty-five percent of trees greater than 10 inches diameter when measured at 4 ½ feet above ground were selected by the applicant for retention. Most trees identified for retention are along the south and east property lines and will be located in protective easements under purview of the Homeowners Association. Watland Street will extend into the project providing access for project lots and two existing homes to the north. Caldart Avenue will be improved adjacent to the project with curb, sidewalk, and street trees. Storm water will be infiltrated on site under roadways which necessitated alternative location of other city utilities. The existing home will be retained.
