Last year, Carrier updated their air conditioning product line to maximize performance and efficiency, notes sales representative Jim Manos, and when people upgrade, they get Carrier’s earthfriendly Puron air conditioning system. The old R-22 Freon refrigerant that’s been used in air conditioning for years is being phased out,

Progress Plus expects year of action

F

or more than 20 years, Progress Plus has played a pivotal role in the economic development of South St. Paul and Inver Grove Heights.

Progress Plus is the economic development foundation of the River Heights Chamber of Commerce that brings more than 50 public and private partners together, all dedicated to investing in the development of the local community. With the guidance of 2012 Chairman Bruce Bairaktaris of South St. Paul’s Quality Auto Care Center, Progress Plus is looking forward to big changes in the immediate future. Throughout the economic downturn, Progress Plus continued working with city officials and developers to lay a groundwork of detailed plans for growth – to make sure the area would be ready for business when the time was right. This year, Progress Plus is watching the hard work pay off with the most significant development to come to South St. Paul and Inver Grove Heights since before the recession, including new locations for Target, Pawn America and Cameron’s Liquor Warehouse, BW Systems, and the Grove Rogosheske office building along with other office and housing projects.

Time for action According to Paul Nelson, past Chairman of Progress Plus, the upcoming year will be distinct from other recent years in that the workload will finally switch from preparation to production. “This year it’s all about action,” Nelson says. “We’re definitely seeing a lot more activity in the commercial real estate market.” Perhaps the most notable example of this trend is the new 135,000-square-foot Target opening this July in Inver Grove Heights. The Minnesota-based super store is expected to add about 200 local jobs and draw business. The new Target will also serve as the anchor in a coming retail center that will house a number of smaller stores and service providers. Tom Link of the city of Inver Grove Heights said Progress Plus has already received significant interest in the center from prospective occupants. In keeping with the growth in that region, the Argenta Hills neighborhood is developing 22 additional lots with many more coming soon. So far, 12 previously developed lots have been sold.

Progress Plus and the South St. Paul HRA are teaming up to market three city-owned sites in the former stockyards area. They’re ready to develop, with convenenient access to I-494.

Inver Grove Heights will also welcome a new, 7,000-square-foot Cameron’s Liquor Warehouse later this year on the 6000 block of Concord Street. Pawn America is expected to be adding a new location in the city as well. Nelson praises the city for its efforts to stimulate growth, pointing out that in the case of Pawn America the city took the time to redesign its pawn shop ordinance to prepare for the business. “It’s been a good partnership between the business community and the city on these projects,” Nelson says.

Growth now, growth later In South St. Paul, Progress Plus is welcoming a long-awaited redevelopment of the stockyards, with the construction of the BridgePoint Business Park, a 126,000 square-foot state-of-the-art industrial building that has already brought approximately 250 jobs to the community. BridgePoint, which will be ready for occupancy in June, has lined up BW Systems, a St. Paul-based electrical system manufacturer, as its first tenant with a lease for 32,000 square feet in the facility. On Hardman Court, just blocks from

BridgePoint, work is underway on the 13,000 square-foot Grove Rogosheske Office Building, which will house the Rogosheske law firm and serve as the headquarters for another growing local business. These projects are not just a reprieve from a rough patch economically, but also a promise of future growth to come, according to Nelson. “It is a sign that both communities are adding tax base, adding jobs. We are very optimistic about that,” Nelson says.

The next steps One of the ways Progress Plus is gearing up for the coming growth is a partnership with the South St. Paul Housing Redevelopment Authority to market three city-owned sites near the BridgePoint Business Park. The sites, which range in size from two to seven acres, are conveniently located along I-494. The sites have been cleaned and roads, utilities and holding ponds are already in place. As an added incentive, special financing is offered for new and expanding business. “We can accommodate a wide range of uses,” says Branna Lindell of the SSP

HRA. One of the new ways Progress Plus will attempt to foster growth this year is an “incubation office” – a project with the River Heights Chamber office to help start-up businesses transition from the garage, basement or other home office or virtual office space into the outside world. “Basically they get to be a subtenant of the chamber of commerce, and we walk them through their growth period in a professional environment with the latest technology,” says Jennifer Gale, president of Progress Plus and the River Heights Chamber. The program includes approximately 650 square feet of office space with shared conference facilities, expert advice and guidance in goal-setting over an 18-month period. With many new initiatives, we are confident as we see the payoff from innovations and hard work of the past finally come back to Progress Plus,” says Gale.

Spirit of Hope: Where hospitality and meaningful faith meet H

ave you ever walked in the doors of a Church and immediately felt at home, appreciated, and welcomed? Marty. “We are a community of faith that strives to live the Gospel as best as we can,” added another parishioner. Spirit of Hope is a community that embodies the concepts of the earliest Christian communities in which each and every person is an important and essential member as is every person who walks in the door. This is a community of faith where everyone is encouraged to share their gifts and talents, from making soup, to serving food, to shaking hands or lifting up their voice in prayer or song. Kendall’s Ace Hardware: still the ‘friendliest store in town’

F

resh coffee, caramel corn and friendly critters may not be what you’d expect when you first walk into a hardware store, but at Kendall’s Ace Hardware, it’s just customer service. Owner Kendall Crosby says being the “friendliest store in town” is his vision, and it’s obvious from his employees’ smiling faces down to their bright tie-dyed T-shirts and helpful attitudes – not to mention their boss’ enthusiasm. “The East Side is the best neighborhood in the whole wide world,” Kendall says with a grin. Kendall’s customers feel the same way about the hardware store, which Kendall will soon move just a few blocks down Payne Avenue. Although street construction forced the store out of its original building. Kendall was committed to staying in the area. After all, he knows both his customers and their needs, from East Sider’s do-it-yourself spirit to the hardware needed to maintain the area’s historic homes. Kendall runs a family business, with daughter Ashley as one of the store’s managers and wife Alexandra styling the creative, and sometimes eye-popping, window displays. Town Square Television: 25 years of Telling Your Stories

ormed in 1987, Town Square Television is a local, non-profit corporation based in Inver Grove Heights that functions as the local community television station for seven cities with seven channels. They serve the cities of Inver Grove Heights, Lilydale, Mendota, Mendota Heights, South St. Paul, Sunfish Lake and West St. Paul. For 25 years, Town Square Television has remained committed to telling the stories of its communities and helping other people tell their stories as well. “Twenty five years is a big milestone for us and we’re really excited about it,” says Executive Director Jodie Miller. “We are a local community media outlet that is similar to a local newspaper except we use video. In our early days it was cable TV only, and now with web streaming viewers can see our programs LIVE or on-demand from anywhere they can use the Internet.” Town Square Television covers numerous events such as graduations, sports, elections, multi-faith services, parades, summer festivals and more. It produces local programs, keeps up with the latest technology, promotes freedom of speech, covers local events, and preserves and documents local history. Not only does Town Square Television produce local shows, but it also allows volunteers and community groups to come in and record their own stories. “Half of our shows are produced locally by our staff and volunteer producers, the other half are produced elsewhere and submitted to our channels. Many volunteers and groups submit their programs to us, and we are very reliant on the community to be involved. We have been pleased with our rapid growth in website viewing with live, on demand and archived shows and we’ve seen an increase in the number of people wanting to buy DVDs,” Miller says. Last year, Town Square Television logged 1,500 hours of volunteer time, Miller adds. “That really leverages what we can do in the community.” In addition to a plethora of volunteers, a team of 15 employees works to make Town Square Television a success. “We have a highly talented staff who are very involved in the community. Many of them live in the areas that we cover so they know this community on a personal level,” Miller says. “The average employee tenure is 11 years, and the two longest-serving employees have worked here 22 years.”

Coverage and channels The seven channels that are broadcast are: Community (Ch. 14), Public Access (Ch. 15), Multifaith Access (Ch. 16), Government (Ch. 18 & 19), Education (Ch. 20) and Community Bulletin Board (Ch. 21). “Our highest locally programmed channel is Multifaith Access 16. There is high interest in the faith groups in our area submitting very diverse programs such as teen music concerts, Bible studies and Sunday services,” Miller says. The most popular shows on Community Channel 14 include Insight 7, Girl Talk, Amp it Up,

Game of the Week and SportsZone. On its Government channel, Town Square Television broadcasts city council meetings of West St. Paul, Inver Grove Heights, Mendota Heights and South St. Paul. “We’ll also be busy with election coverage in 2012,” Miller adds. “We always do a lot of programming around candidate information shows and we cover the elections themselves.” In 2011, nearly 1,800 new programs were televised on Town Square Television channels. Also last year, Town Square Television began broadcasting live sporting events in the community, including high school football, volleyball and soccer games, among others. Miller says she hopes the success of recent additions will encourage local businesses to sponsor programming. Additionally, Town Square Television programs have been regional Emmy finalists and won national government programming awards. “We are very proud that our staff can compete at a national level; it is our version of the Oscars,” Miller notes. In addition to adding new programming, Town Square Television has also completed an overhaul of its master control center, investing about $180,000 in equipment upgrades. “That was a big improvement to the ‘central nervous system’ of our stations, where all programs are scheduled and sent to the cable company for distribution to the viewers,” Miller explains. The Community Bulletin Board (Ch. 21) will also be getting a makeover thanks to the new system. “It will be a much more state-of-the-art channel and will have both traffic and weather updates,” Miller says.

Classes and donations Want to find out how it all comes together? Consider taking one of the many classes offered, including Intro to Community TV, Lighting For TV, Digital Field Production and Final Cut Pro Editing. Once people have completed the appropriate course, they can check out cameras, tripods, microphones, light kits and batteries to try out their skills in the field. “Our classes are inexpensive and it is hands-on training,” Miller says. This year, Town Square Television also began offering semester-long classes to give students an opportunity to dig into topics more in-depth, Miller adds. The first class, Filmmaking 101, started in January and an upcoming screenwriting class will help interested students learn how to write a TV show or movie. W

ith more than 30 years of experience in hair removal and the skin care business - and now body contouring - the staff at Christina Clinic does it all. The clinic provides services including basic skin care, electrolysis, laser hair removal and CoolSculpting — a new high tech, non-surgical body contouring treatment. “We treat all types of issues,” says owner Christina Cairl. Cairl opened Christina Clinic in Arden Hills in 1981 and made the move to Roseville in 2001. The new state-of-theart facility has seven treatment rooms and serves men and women — ranging from age 8 to 90. “We have patients who come in for multiple services, and hair removal is popular,” Cairl adds. Typically, men have hair removed from their chest, back and the confluence of their eyebrows, while women prefer to keep their upper lips, bikini line and legs silky smooth. Some choose electrolysis, a safe permanent hair removal technique that involves sending heat and current through a probe to destroy the roots of hairs. With electrolysis, which works best for removing lightcolored hair, the hair removal is permanent after a series of treatments, Cairl explains. The clinic is also one of only a few clinics in the state to offer laser treatments using the new Light Sheer Duet Laser System — a comfortable option for permanent hair removal. “The darker and thicker the hair, the better the laser treatment works,” Cairl says.

A progressive clinic Cairl notes that the industry is everchanging, but that Christina Clinic remains a leader in the field. “You’ve got to be innovative or your business will not survive,” she says, adding that one of the clinic’s newest services, CoolSculpting, is gaining popularity. The Truman Company has also undergone some major changes in the past year – moving to a new suite that doubled the space to accommodate additional staff and an increased client base.
