IT'S THAT TIME OF YEAR TO PAUSE AND REFLECT ON ACCOMPLISHMENTS, PRIORITIES AND DREAMS. Many of our wishes for the downtown area have come true. It's so easy to be super proud of the Nashville community and the excellent "progress report" the region got from Chamber of Commerce leaders. See page 26. More expansion in culture, business, education and urban living is in store in 2019, and we're happy to cover and share those developments with you. If you're stuck for gift ideas, please take a look at our guide on page 16. If you're seeking that perfect, from-scratch cake to take to a seasonal gathering or to simply treat yourself, take a look on page 12 and meet Amanda, who founded Mandie Cakes to spread happiness one bite at a time. And if you're interested in ideas for how to handle wealth management as you welcome a new year, consider speaking to Tim Pagliara and his staff at CapWealth. Please know the Urban Nashville Lifestyle team wishes you some quiet time during the hectic year-end crunch, so you can find peace in your own desired ways.

AROUND TOWN

NEW NASHVILLE CHICK-FIL-A SERVES UP NEW FAST FOOD CONCEPT Have you tried the newly opened Chick-fil-A at 1622 Church St. with its whole new approach? Instead of dining in, the new location serves as a hub for catering and deliveries. Chicken connoisseurs can still make a single order by either walking up to the front counter inside the restaurant or through DoorDash delivery, but no cash is accepted. The new location only takes credit or debit cards, and ordering through the Chick-fil-A mobile app is encouraged. Along with the new urban Nashville location, Chick-fil-A spokespersons indicate a similar format will be built in Louisville. Texarkana to Tempe. He says he spent hundreds of hours mentally mapping out plans for his own place. An eclectic menu includes pastries, croissant sandwiches, charcuterie and an antipasti plate, including gluten-free options. They also offer handmade Italian soda made with real sugar. Cody especially welcomes students from Aquinas College, Belmont University, Fisk University, Lipscomb University, Middle Tennessee State University, Nashville State, Trevecca Nazarene University, SAE, Tennessee State University, The Art Institute, Vanderbilt University, Watkins College of Art or any other local college or university. “HAVE YOUR CAKE AND DRINK IT, TOO” IS THE MOTTO OF BUSINESS ENTREPRENEUR AND NASHVILLE NATIVE AMANDA “MANDIE” SWIFT, WHO LAUNCHED A NEW BAKERY BUSINESS BY BOTTLING BITS OF CAKES, AS WELL MAKING FULLSIZED CUSTOM CAKES. CEO Mandie thinks of it as providing happiness in a jar, and she can be found dishing out samples and products at the Nashville Farmers’ Market. Her booth is a pretty popular spot, but she also can bring that hot spot goodness to customers. This creative baker is taking 12

"THE BEST WAY WE CAN PROTECT OUR CLIENTS FROM RISK IS TO THINK." Although Tim was successful, it didn’t take too long before he became disenchanted with the approaches and practices of traditional financial management firms. “Wall Street makes the investment process seem mysterious, like the curtain in The Wizard of Oz. The more complex it appears, the more they can charge,” Tim says. “In reality, it’s not that complicated.” Along the way, Tim has also become a champion for transparency and client disclosure in financial advising. “We designed a reporting system that fully discloses our fees, line item by line item,” he

for truth and fairness in the investment industry. “At times, there has been an absence of ethical focus in the industry,” he says. “At CapWealth, we’ve unmasked that. We developed two philosophies— provable integrity and sophisticated simplicity— that undergird all of our investment practices.” In a career filled with achievements, Tim is most proud of his firm’s ability to defy conventional wisdom. His “think outside the box” approach was most evident during the tech bubble of 1999 and the financial crisis of 2008. During both events, Tim advised clients to pursue strategies that were at odds with many other investment advisers. The results? CapWealth clients endured the crises well, with their portfolios well-positioned to take advantage of today’s market environment. “You have to have a strategy that you believe in," Tim says. "You will live or die by it.” As we approach the end of 2018, Tim has one bit of advice for investors. “Don’t procrastinate. It's nearly impossible to meet with your accountant, attorney or financial adviser at year-end. The best time to contact them is between Thanksgiving and the 20th of December,” Tim says. “You need to have your financial house in order before making your final tax payment in January.” December 2018 | Urban Nashville Lifestyle

SOMETHING FROM NOTHING. Those who work or live downtown see firsthand the positive energy Downtown Nashville growth is unprecedented. In the 37203 zip code alone, households nearly doubled since 2010 to more than 10,000. In neighboring 37204, residential population grew by 28 percent since 2010. This growth means transportation and mobility are critical, which is why Metro recently launched Nashville Connector to help employers and employees plan better commutes. The business community in the urban core is strong. This year, investment management firm AllianceBernstein announced they’re moving their headquarters to Nashville from New York. They will anchor the new Fifth + Broadway office tower set to open in 2020. Our hospitality industry continues to add new venues, restaurants and hotels. The Noelle hotel restoration revitalized the area near Printer’s Alley. Fairlane Hotel offers visitors a timeless style and warm welcome, while 21c Museum Hotel provides an art-filled escape. There’s always something new emerging from our historic streetscapes. TomKats Hospitality’s Woolworth on 5th opened its doors earlier this year, honoring the important history of that space during the Civil Rights Movement. In 2019, we have more to look forward to from Goldberg brothers’ Strategic Hospitality as they build out their new Downtown Sporting Club concept on Broadway. Arts and culture abound downtown. The FirstBank First Saturday Art Crawl brings 1,000-plus to the district’s eclectic art galleries, and the beautiful new Tennessee State Museum is now open. Additionally, The Studio 208 is pivotal in promoting local artists and curating art for public spaces. Every Nashvillian plays a role in building a
