AHHHH, SUMMER. Time for backyard pool parties and family vacations. Time for kids to run after the ice cream truck when the telltale sound of its music turns onto your street to secure the perfect sweet treat to beat the heat. For the loud explosion of fireworks on the Fourth of July, the shriveled fingertips that signify too much time in the pool, and the soothing feeling of aloe vera on that patch of skin that always seems to turn red, no matter how much sunscreen you slather on. If you’re looking for ways to fill your long summer days, we at Cape Coral Lifestyle have some suggestions! We’ve got activities to keep you, your kids and even your pets occupied. Check out our list of the best patios, rooftops, beer gardens and other outdoor spaces to hit up when the kids head off to camp. If you’re looking to stick closer to home, we show you some great outdoor spaces in which to entertain. Maybe you’ll pick up a few ideas to spruce up your own

Luxe Living Outdoors CAPE CORAL’S CABINET GENIES CREATE TWO LUXURIOUS OUTDOOR KITCHENS ARTICLE SARAH KEECH PHOTOGRAPHY COURTESY OF CABINET GENIES

1 Outdoor dining and grilling is what this client had in mind, so the staff at Cabinet Genies supplied them with a Fire Magic Grill, the Aurora Series A660 with a side burner. Cabinet Genies prefers to use Fire Magic Grills in its renovations. The grills are made from the highest-quality materials and with the most advanced features for today’s most discerning outdoor cooks and grill masters. This culinary and entertainment paradise also has NatureKast outdoor cabinets in a louvered style with a walnut finish. Cabinet Genies, 1114 Cape Coral Parkway, Unit A, Cape Coral, Florida, 239.458.8563, CabinetGenies.com .

Cape Coral Lifestyle | July 2018

2 For this outdoor living space renovation, Cabinet Genies used the shaker-style NatureKast weatherproof cabinetry in the color Silver Birch. The company prefers using NatureKast outdoor cabinetry because it offers the rich look of real wood exterior cabinets, but instead of real wood, it’s an advanced high-density resin. The cabinets are completely weatherproof, inside and out, which means even the harshest of Florida summers won’t keep you from enjoying your outdoor space. Keeping this outdoor kitchen simple gives the client a great space to entertain all their guests and makes for easy cleanup after a day of serious grilling and soaking in the sun. A Fire Magic Grill, an Aurora Series A540, completes this outdoor oasis.

Once you’ve bowled a 300 or screamed “Yahtzee!” from the rooftops, help your guests cool off—both from the heat and some intense competition. Lemonade, the resident summer drink cooler, is even better in frozen form. Try this tart, creamy concoction combined with Jell-O—the food that makes anything a little bit more fun—and hit it out of the park with these after-party treats.

Other fruity flavors to try: + Cherry lemonade

PRO TIP: Punch the popsicle stick through a cupcake liner to catch those messy drips!

+ Peach + Pineapple + Lime

FROZEN LEMONADE ICE POPS WITH JELL-O WHAT YOU NEED Popsicle molds Popsicle sticks Jell-O (we recommend berry blue and watermelon) 4 cups cold water 1 cup Country Time lemonade drink mix 1 tub (12 ounces) Cool Whip, thawed 1 tablespoon lemon zest WHAT YOU DO 1. Prepare the Jell-O as directed on the box. Pour into dishes so about 1 inch thick and refrigerate until set. 2. Blend water, lemonade mix, Cool Whip and lemon zest until smooth. 3. When Jell-O is set, remove from dishes and slice into small cubes (they’ll need to fit in the popsicle molds). 4. Fill the popsicle molds about halfway with Jell-O cubes, then fill the remaining space with the blended lemonade mixture. 5. Add popsicle sticks if needed and freeze overnight.

“The HeartFlow Analysis showed me a picture of my arteries and blockage inside my arteries and made me realize this was an issue I needed to take care of. Without HeartFlow I’m not sure I’d be standing here today.” – Stephen B.

Stephen jogged regularly and noticed it was becoming harder to catch his breath. Traditional non-invasive tests showed no significant coronary artery disease. However, Stephen had a feeling something was not right. After learning about the HeartFlow Analysis, Stephen sought out the test hoping it would provide answers. He was right. Following the addition of HeartFlow Analysis to his CT Coronary Angiogram scan, his doctor received the answers needed to determine the next step in his treatment plan.

LOCALLY OWNED

The Coolest Guy in the Cape FORMER FIREFIGHTER, CANCER ACTIVIST, COACH, LOCAL BUSINESS OWNER…. IS THERE ANYTHING NICK LIBRETTO DOESN’T DO? ARTICLE SARAH KEECH PHOTOGRAPHY GREGORY WAGNER SPOTTING A FIRE TRUCK OUTSIDE A LOCAL BUSINESS WOULD USUALLY BE CAUSE FOR ALARM, BUT IF A FIRE TRUCK IS PARKED OUTSIDE ABC PEST CONTROL, IT’S JUST ANOTHER DAY AT THE OFFICE FOR OWNER NICK LIBRETTO. Why a firetruck? As a 15-year veteran of the Cape Coral Fire Department, Nick uses the high-profile vehicle to get attention for the causes he supports, including cancer research — especially for firefighters, who have a six percent greater risk for cancer and have a harder time getting insurance in Florida. After he left the fire department in 1995, Nick joined the family business: pest control. Nick’s late father, Ray Libretto, started ABC Pest Control 40 years ago this year after the family moved to Cape Coral from New Jersey. He has lived in Cape Coral for 41 years. He moved here as a 9th grader and was in the first graduating class of Cape Coral High School. Nick is the president of the Certified Pest Control Operators of Southwest Florida, and he often works on legislation and issues that pertain to pest control issues statewide. Nick is also heavily involved in the community with American Cancer Society’s Relay for Life, and he’s been a volunteer football coach for 28 years. He emphasizes teaching trust, loyalty, hard work and commitment. “Football will come and go,” Nick says, “but teaching these kids important values — that’s what will stay with them for life.” ABC Pest Control now has 14 loyal employees, and Nick hasn’t had a salesman in more than 20 years. He relies on word of mouth and a great reputation. “We really value our employees and our customers,” he says. “They are not just numbers, they are family and long-time friends. We know our customers and their families by name.”

The iconic 14-acre destination has become a staple in the community and has provided a fun way to beat the heat since 1992. It’s definitely a great place for the entire family, with pools, exciting slides and water features that appeal to kids and adults. “I come here every Saturday they are open,” Cape Coral middle schooler Tyler Polhemus, 12, says. “My favorite is definitely the Lazy River. I love it here.” Beyond the wet and wild attractions, Sun Splash has several snack bars offering reasonably priced meals, cool treats, drinks and more; a gift shop; spaces for private parties; and lots of relaxing sun loungers to soak up the rays.

That’s how Zirilli’s Chilly Treats went from Barbara’s dream to her new career. “I couldn’t have done any of this without their help, support and love,” Barbara says. Unfortunately, both of Barbara’s parents passed away shortly after the shop opened in August 2014. When Barbara was going through old family documents, to her shock she discovered her great-greatgrandmother was also known for making Italian ice. “It really, truly feels like this was meant to be,” Barbara says. Barbara and her husband, Matthew, make all the Italian ice and ice cream in-house and offer a wide array of flavors of both. Zirilli’s is definitely a great place to cool off!

OH, KALE YEAH! ANGRY TOMATO CHEF/OWNER DAVID TRUMAN’S ASIAN KALE SLAW IS A PERFECT COOKOUT SIDE DISH FOOD HAS BEEN DAVID TRUMAN'S PASSION FOR AS LONG AS HE CAN REMEMBER. As a child, he watched his grandmother preserve fruits and vegetables, but it took him many years to discover the importance of using fresh, local ingredients. Once he started struggling with health issues, David knew he needed to change his diet, and that led to the creation of his own health-conscious restaurant. David opened Angry Tomato in June 2014, and the family-owned business serves delicious salads, sandwiches, wraps and more. “My goal is to create healthy food using the highest-quality local ingredients,” David says. “We strive to make nutritious meals that people really love to eat.”

WHAT ARE CLOSING COST? Many new first time home buyers don’t realize what kind of closing costs that can be associated with a mortgage. Whether they select a no closing cost mortgage or a more traditional mortgage option, all mortgages have the same closing costs. Here are some of those costs. APPRAISAL OF THE PROPERTY A state licensed appraiser is required to examine the property being used as the collateral for the loan. They evaluate market conditions based solely on other properties that have sold with similar features, in similar neighborhoods in close proximity to the subject property. In a rapidly increasing market, appraised values can be on the low side because they are based on prior sales.

TITLE INSURANCE Title insurance covers that there is what is known as “clear” title at the time of purchase. Over time properties titles can become clouded by different liens that can be placed on them fro a verity of reasons. Things like unpaid water bills, contractors or taxes can cloud a property title and without the title search and title insurance, those debts could become the responsibility of the new owner.

PROCESSING & UNDERWRITING FEES Processing fees can include the purchasing all of the information for the underwriter to review. Some of the verification include compliance review, flood verification, and life of loan guarantee, Property verification with the city, tax transcripts, and submission to Fannie or Freddie. The underwriter validates all the information associated with the loan and makes the decision on loan approval.

REAL ESTATE BROKERAGE Fees paid to the real estate professionals representing the buyer and seller.

ORIGINATION FEES This will vary depending on the loan program. This fee is to cover all the other costs associated with providing the loan. Origination fees are normally expressed as a percentage of the total loan amount.

Don’t let fees stand in the way of getting preapproved for your dream home.

As a lifelong Florida resident, I have spent almost thirty years helping all types of people become homeowners. The gratitude that my clients have shown me is my greatest reward. My background in mortgage processing, underwriting, servicing and construction allows me to focus on the important details to get your loan closed quickly without surprises.
