Barratt survey revealed high levels of DIY disasters among the region’s home owners, something the housebuilder says can be avoided if you buy a brand new home. Rob Allen, Sales Director of David Wilson Homes Southern, said while many homeowners enjoy stamping their own personal style on their new houses, more ambitious DIY projects on older homes can prove disastrous. He highlighted that one of the many plus sides of moving into a new home is that you can still make it your own, but without undertaking expensive, time-consuming and potentially dangerous renovations, as you will be moving into a perfectly prepared home. “People can still have the chance to choose their flooring, lighting or kitchen for example, but have none of the hassle involved in fitting,’’ he added. In addition, the five star housebuilder also offers an exclusive five year warranty covering almost everything it fits as standard, so owners can relax, with no unexpected repair bills to pay for up to five years. Rob Allen added that Barratt’s five year warranty comes with 24 hour, 365 days-a-year emergency cover, so in the unlikely event that something does go wrong, buyers will have trained professionals to deal with it so that they don’t have to face a DIY disaster. here are approximately 370,000 listed homes in the UK, most of which are of either architectural, historical or cultural interest. All buildings built before 1700 which survive in close to their original condition are listed, along with most of those built between 1700 and 1840. Post 1945 buildings have to be exceptional to be listed. About 8% of all listed buildings are Grade 1, which is reserved for buildings of exceptional interest, and warrant every effort to preserve them. The remainder are Grade 2: special interest. Both are subject to stricter regulations on planning and alteration than usual. English Heritage administers the listing system. Its role is to prevent destruction of our architectural heritage and ensure that any modifications, repairs, improvements or extensions are conducted in a way that respects the history of an important building and even offers grants to people wishing to undertake urgent repairs or major renovations. Ownership of such a building is a privilege, but with this comes responsibility. One that could even, technically, put you in prison if you get it wrong! Ownership obligations can affect details such as painting brickwork, installing roof lights, aerials and alarms, moving internal doorways, fireplaces, stairs or panelling. All of these will require special permission if your property is listed and you could be forced to rectify any works done without permission - even by a previous owner. The local council can advise on how to get Listed Building Consent (LBC), which is similar to planning permission. Generally, the people involved in the process are likely to be highly supportive of a considerate and sympathetic application. But despite the allure of quick quotes and speed searching, it’s crucial to remember just how important a personal service is within the Estate Agent industry. Jason Brand, president of the BHEAA, explains. “Applicants and potential sellers have an astonishing array of resources available to them. Google has transformed the way people search for property. They’re useful tools, but that’s all they are; just tools. The Brighton and Hove Estate Agents Association (BHEAA) believes that there is so much more to looking for or selling a house than just posting details on the internet, as handy as it is. “First of all, applicants and sellers need to be sure that the agents they are dealing with are regulated and give the highest levels of service. Because of this, BHEAA agents are bound by the strictest codes of conduct and, as with my own company, are frequently trained to ensure that BHEAA and industry best practice guidelines are being followed. “Secondly, our BHEAA members live and breathe Brighton and Hove, and as such they are armed with an inexhaustible amount of insider knowledge of our city and the characters of the different areas within it. sort of thing is perfect for our increasing number of London-based buyers who may not know the distinct differences between, say, living in Hanover and living in Hove. Bali’s architectural delights ...

W 

aking up in Bali is a quite wonderful experience, as I found out during a recent trip to the town of Seminyak on the island’s south-west coast for my brother’s wedding. Along with the fine weather and general delightfulness of the Balinese, the architecture is fascinating. It is not overwhelming like, say, Manhattan, but is so different from Brighton and Hove, and in such abundance, that my mind raced constantly. After three flights and a dreadful two days in frightful Dubai, I arrived for my brother’s stag night with minutes to spare. This involved a trip to Kuta (Bali’s Magaluf). While the others were drinking, I was examining the beach wall. The ornately carved stone structure, not dissimilar to the front wall of a temple, is formed from andesite, the local igneous rock. It got me thinking that perhaps Bali’s wonderful built environment dates from at least a couple of hundred years ago. Whilst passing similar walls which served as the front boundaries of various shops and community temples the next morning, I asked our Balinese taxi driver the age of one very fine example. The dark stone reminded me of the blackened Georgian stone of London which had survived the industrial revolution, war, and years of wear and tear. In England, finding somebody to build such a wall would be difficult. I estimated that a similar wall, the width of a house, might cost something in the region of £40,000 in England. The taxi driver mentioned that it had been built two years ago, and cost tens of millions of Indonesian Rupiah – just hundreds of British Pounds. I particularly liked the modern buildings of Bali – hotels, restaurants and boutiques – which apparently tend to be owned by the Chinese, Australians, French or Italians. Potato Head Beach Club (Bali’s equivalent of Mahiki) is respectful (architecturally, anyway) and features palm trees and teak throughout. The same goes for the boutiques in the Oberoi area. There are temples everywhere. In Seminyak, not far off every other building is a temple or shrine. Some serve a single family, others a street, community or region. ndrew: The transformation is complete – Latest Homes magazine has become Latest Homes Live. We have shot our very first episode, the channel is now on air, and you can watch the show at multiple slots throughout the week. There is always a learning curve when you do something for the first time. I won’t try and suggest that it’s purely specific to shooting the first episode of a new TV series; if I were to bake a victoria sponge cake for the first time in my life (I am still a cake baking virgin) then I guarantee you the first attempt would taste more like a jam sandwich than an actual cake. I’m not saying that episode 1 of Latest Homes Live is resemblant of a jam sandwich, far from it, but we did make tweaks WHILE we shot the episode, so that the show turned out even better than we originally planned. Presenting in a studio environment is also deceptively exhausting. I don’t know how Holly and Phillip do it every morning! As producers AND presenters, Simone and I had

to liaise with the rest of the production team with regards to editorial and content decisions, all the while sitting under the heat of the studio lights, with the chaps in the gallery talking to us in our earpieces, simultaneously making sure we had our best presenter hats on. No one likes a tired looking presenter, do they? Would you be still be watching Davina if she was looking haggard? No, no, no. Studio work almost makes on-location shoots look like a walk in the park. Yesterday Simone and I shot a feature for the show with Jess Easton, co-founder of EatonNott interior design. How nice to have a leisurely shoot around the boutique, chatting to Jess and exploring the amazing artefacts that are on

offer in-store and by commission. EatonNott caters for those with a flair for intricate, unusual and perhaps a little macabre design tastes. My own home looks like Pottery Barn has thrown up on it, with its damask chairs, large vases and vintage lamps. But I was in awe of the pieces at EatonNott and could happily have taken home something that would fit nicely in my place. It really was a great experience to have a root around Jess’s studio. Intrigued? That feature will appear on next week’s episode of Latest Homes Live, but for now we would be thrilled if you’d tune in to the current episode, currently airing daily on the channel, to get a feel for the kind of content we are producing. Prices Gentlemen’s School in 1890 and remained a school up until 1925. At that time it operated as Ascot House School and the headmaster was also the French Consulate until it was converted into residential units. It was converted into flats in 1936 and has remained as a residential conversion up to this day. At present it comprises eight selfcontained units over six floors, and unconverted storerooms in the basement. Two of the flats are vacant, with four of the units let on assured shorthold tenancies, one on an assured tenancy and the whole basement on a 10-year rent-free lease. The building produces approximately £66,000 per annum in total, with the potential for rental growth. The ground floor studio flat is in need of refurbishment throughout but the

DREAM TEAM In the second part of our interview with Brighton Accommodation Agency director Dan Lyons, we discuss the logistics of property management Question: You manage a large portfolio of student properties in Brighton – perhaps one of the biggest, and probably one of the best quality portfolios – how do you keep on top of this? Answer: We definitely have, in my opinion, the best student portfolio in town. We have a large stable of investor landlords who have purchased, through us, investment properties that they intend to supplement pensions and other incomes, and we are quite insistent that these landlords buy into our philosophy. It’s not a complicated philosophy, but it needs sticking to, and the landlords have to be of a certain temperament. As with my company overall, it’s a fair price for a fair product. Student rents are some of the highest in the country in Brighton, except for London obviously, and I think it’s only fair that if the landlords are getting a great return on their investment, then the students should be getting a good house. With this in mind it’s incredibly important that when things go wrong, which inevitably they will do, the landlords work with us to quickly and efficiently solve the problem.

The best indication of the quality of both our portfolio and our company, is the fact that we have actually let all of our student houses already… again! We’ve yet to get to the beginning of the academic year and not let them all, which is testament to both my staff and my landlords. It’s an immense task to move out nearly 200 houses, deal with the interim maintenance, get deposit deductions agreed, new monies and deposits in and registered, inventories and replacement furniture and all the other bits that are required to change over the tenancies at the same time as the regular rent collection and management, but when the team are prepared to go the extra mile, then it really does help, and it’s appreciated by both the students and the landlords.

The best indication of our quality is the fact we have let all of our student houses already... again!

Question: You have quite a small team compared to some of your competitors, how are you able to manage such a large portfolio? Bearing in mind you also run a large number of residential flats as well? Answer: Clearly defined roles is the key to this. Each of us has our role, and we stick to it religiously. I deal with the finances,

James with the maintenance and Beth with the logistics. It really does help when we work alongside quality companies such as D&L Property Services Ltd who deal with the lion’s share of our maintenance. It’s a massive help when we can stick with one company for the majority of our maintenance, this means we can spend our time helping the landlords and tenants and, in turn, keep our staff numbers low, keeping our prices as low as possible. It also means that if any problems arise, we only have to make one phone call to find an answer. It really is a massive benefit to work with quality landlords and properties, those who listen to our advice, and also those that bring their own valuable advice. It becomes a lovely melting pot of ideas, and with any good group of people who enjoy working together, the results are there for all to see. We are always looking for new landlords, but they really must fit into our philosophy. Saying that though, we are more than happy to work with people and help them to improve their properties and build their portfolios.
