The highlight of the Newcastle racing calendar takes place this month with a day of world-class racing showcasing and celebrating everything great about the Hunter region with live racing action, glamourous trackside fashion and inspiring activities on course. Newcastle Racecourse, home to the Newcastle Jockey Club, is the largest, premiere provincial club in the state with over 100 years of history, and for readers who don’t know much about horse racing (aka me!), this new race, The Hunter, is a big deal. There are only five stand-alone races that are held outside of Sydney, and of those, only two of them have the increased prize money of $1 million to attract the elite of the industry – The Hunter in Newcastle is one of them. Read more on page 16. You’ll also want to look up this month as formation and aerial displays are sure to wow the crowds at the Newcastle Williamtown Air Show. With vintage and heritage aircraft like the Harvard, Winjeel, Spitfire, Mustang, and Canberra taking to the skies in addition to fly pasts from F/A-18F, EF/A-18G Super Hornet and the Growler – there will be thrills galore on offer. Check it out on page 14. The annual festive season favourite, Bikers for Kids Newcastle Toy Run, is gearing up to be bigger than ever this December and to do that, they need your help! This month, we caught up with a couple of bikers on a mission to do good for the kids of the Hunter, but there are generations of bikers who have never missed a ride. Many talented performers and recording stars were born from television shows, including Johnny O’Keefe’s Six O’Clock Rock

City of Newcastle (CN) has partnered with the Royal Australian Airforce (RAAF) to host this one-off event on Saturday 18 November, with an RAAF aircraft flying display from 10am to 12.30pm and again from 1.30pm to 4pm. Tickets are on sale now for a VIP experience with uninterrupted views of the flying displays from Newcastle’s most spectacular vantage point. The Newcastle viewing areas will also feature static RAAF displays, including a military vehicle display, the Australian Army Band, Australian Air Force Cadets information, 92 WG Airborne Electronic Analyst (AEA) display, and a 44 WG Transportable Air Operations Tower, where you can speak to RAAF Air Traffic Controllers and Technicians and experience a panoramic view of what the tower looks like. World-Class Racing and Trackside Glamour NEWCASTLE RACECOURSE WORDS LIANE MORRIS | FEATURES WRITER IMAGES NEWCASTLE JOCKEY CLUB The highlight of the Newcastle racing calendar takes place this November with a day of world-class racing showcasing and celebrating everything great about the Hunter region with live racing action, glamourous trackside fashion and inspiring activities on course. If you only go to the races one day a year, make it November 18 at your local Newcastle Jockey Club. Newcastle Racecourse, home to the Newcastle Jockey Club, is the largest, premiere provincial club in NSW with over 100 years of history. In 2019, Racing NSW inaugurated a new prestigious stand-alone Saturday racing event named after the region in which it’s held – The Hunter. This $1 million race has a quality handicap and runs over 1300m. It’s a drawcard to keep elite sprinters and the best jockeys in NSW after The Everest Cup in October, the highlight of the Sydney Spring Racing Carnival. 16
For readers who don’t know much about horse racing, this new race, The Hunter, is a big deal and represents an investment by Racing NSW to push into the regional areas of the state to grow the industry and entice a younger demographic. Newcastle already hosts over forty race meetings per year as well as several significant race days, including the Boxing Day race meeting, Pink Race Day in July to raise funds for the Hunter Breast Cancer Foundation, the Newcastle Stakes Race Day in March and a two-day Spring Racing Carnival in September. Most Saturday races, the premier race day, are held in Sydney at either Rosehill or Randwick. There are only five stand-alone races that are held outside of Sydney, and of those, only two of them have the increased prize money of $1 million to attract the elite of the industry – The Hunter in Newcastle and The Gong in Wollongong, held one week after The Hunter. Chief Executive Officer at Newcastle Jockey Club, Duane Dowell, sees the race as an
opportunity to showcase everything the Hunter region has to offer to visitors and locals alike. “We’ve got more than 5,000 people expected to attend on the day, and many of our hospitality packages sold out within 24 hours,” said Duane. “We’ve had to open new entertainment precincts to accommodate the demand. It’s an opportunity to showcase all that we love about Newcastle, and we use it to promote visitation to our area.

“There are lots of activations planned for the day to enhance the race day experience, including the Charlestown Square Fashions on the Field, Pamper Stations, local food and wine offerings from suppliers such as Hungerford Hill and Earp Distillery, multiple live music acts throughout the precinct, including the worldrenowned ‘Sneaky Sound System’ who will be playing after the last race to complete the day.” Duane has been in the role for two years and was previously employed at the Muswellbrook Race Club as the Chief Executive Officer, where he is recognised for turning around the fortunes of the once struggling club and twice winning the Country Race Club of the Year Award. “I grew up in the upper Hunter and worked for many years as an electrical engineer in mining. I always had a fascination and passion for the races, though, and went to TAFE to study business before making the big career change. Mining and racing have more in common than one would think – both are high-risk industries with safety and culture issues to address. I learnt from my mentor, Helen Sinclair, who has managed several racing clubs over the years – it was better than any university course I could do!
“We have an amazing team here at the Newcastle Jockey Club. It’s a much bigger enterprise and runs like a well-oiled machine. It’s also a lot of fun!” Addressing some of the racing industry animal welfare concerns that often hit the headlines in the media, Duane is keen to show his support for the recent development of Equimillions – a competition exclusively for retired racing thoroughbreds. “What people generally don’t understand is that thoroughbred horses love racing. But they still have much to give when their racing career ends. To help address how we look after horses when they’ve finished racing, Racing NSW and Equestrian Australia have joined forces to create the inaugural $1 million Equimillion Equestrian competition, and we were very excited and proud to sponsor two competitors. The event is across four disciplines – Eventing, Showjumping, Dressage and Show Horse and awarded to Junior, Amateur and Open Professional Competitors within each division. It’s a wonderful way to promote ownership of ex-racehorses, and with such a big prize pool, it is a real incentive.”
Duane and his team have also been working on a ten-year strategic plan to diversify revenue streams and redevelop the stables. Already one of the biggest training centres in NSW with over 250 horses training at the racecourse, they are keen to get approval for plans that include new stables, updated facilities and non-race related residential and commercial developments. One thing that won’t change is the club’s commitment to raising money for various charities through their race days. Around $1 million is raised each year for local charities, including the Mark Hughes Foundation, Pink Race Day for Hunter Breast Cancer Foundation, Lifeline and the Hunter Melanoma Foundation. “We’re very proud of our ability to support local charities like these and to give back to our community,” said Duane. ▶ 17
“We’ve enjoyed continuous growth over the past 12 months, with patronage up by 40 per cent pre-COVID. We’re seeing younger people, ages 18 to 25, dressing up on a Saturday and coming here for their weekend entertainment – it’s become sexy again.” If you’re planning to join in the fun on The Hunter race day, tickets are selling fast. General admission is $30 per person and provides entry to the racecourse with access to the public grandstand, lawn areas and Ascot Bar. Hospitality packages in most of the venues have sold out, including The Hunter Lawn, The Leger Lawn, The Charlestown Square Trackside Marquee, The Meadows Marquee, Chevals Restaurant, Pavilion Room, Mark Murphy Lounge and the Ascot Lawn. At the time of writing, tickets were still available to the Punters Pack at $50 per person, with tables sold in four. This provides a reserved seat in the heart of the action with a big screen, bookmaker and bar facilities in the Betting Ring. With only a short walk to the live action trackside, enjoy the atmosphere of both areas. Tickets include entry, pre-allocated seating in the Betting Ring and one race book and pen per person. Limited tickets are available to the Member’s Lounge, which offers perfect views over the Parade Ring, across to the Winning Post and Big Screen. This lounge area includes bars, a bistro, bookmakers and Tote facilities. Dress regulations apply for the Member’s Enclosure. With only a few seats left, bookings must be made by calling the club on 02 4961 1573; various prices apply. Breaking attendance records in Melbourne, Australian audiences could not get enough of Jason Donovan as Frank N Furter earlier this year. Newcastle Airport is expanding to introduce international routes, and a freshly inked 10-year license agreement with Port of Newcastle will see more cruise liners add the Hunter to their itineraries, injecting millions of dollars into the local tourism economy. Newcastle Tourism Industry Group notes that Newcastle's Visitor Economy consists of 5.1 million annual visitors with a $945 million annual output - a visitor economy that is beneficial to both the local and business communities. Add to that the recent award of NSW Top Tourist Town to Newcastle and it’s fair to say tourism is most definitely on the rise. But we’ve never been particularly good at telling our story and spreading the good news about all that we have to offer here (or perhaps we’ve been trying to keep it a secret!), meaning that many tourists arrive in the area with little idea about where to go, what to do, where to eat, stay and play in the area. A Day in L.A. WORDS DI VON ESSEN If the prospect of a 20+ hour flight to Central or Eastern USA doesn’t thrill you, why not break it up and spend a day in Los Angeles? It might not seem like much – but an early morning flight (and luggage storage at an airport hotel) might be just the ticket to wake you up, get you into holiday mode and add some unexpected sightseeing to your itinerary. It may also help you stave off jet lag too! If you have a flight the next day, staying near the airport at a hotel that offers a shuttle service to and from LAX is probably worthwhile. If you’re on a budget, the Holiday Inn Express LAX is good value (in LA terms, at least!). They offer a free shuttle service and luggage storage if you arrive before check-in, but luckily for us, even though we arrived on their doorstep at 7.30am, our room was ready, and the staff allowed us to check in early and freshen up before heading out. When you’re short on time, hiring a car and navigating between tourist spots is a no-go. What you need is someone who knows the hot spots, can navigate the traffic (there’s lots of it), can help you learn a little along the way and is flexible in case your flight is delayed. Oh – and did I mention – on a budget!

Starline’s City Sightseeing tours allow you to hop-on and hop-off en route if you want to spend more time in a location either shopping, dining or celebrity-spotting. This seemed like an ideal option for a layover, so we grabbed an Uber to a hot spot on the tourist trail to kick off our whirlwind tour. Santa Monica Pier was not too far from our hotel and a great place to grab a meal because, really – who actually eats plain food? Sorry – I meant plane food. Opened to the public in 1909 and jutting out into the Pacific Ocean at the intersection of Ocean and Colorado Avenues (at the western end of the famous Route-66), Santa Monica Pier has retained all the charms of days gone by and is still one of the most photographed locations in the world. If you’re looking for some Californian souvenirs, it's also not too shabby – with market stalls selling a variety of goods from t-shirts to keyrings and everything in between. It’s also a great place to stretch your legs while experiencing the seaside views and filling your lungs with some salty air. By Australian standards, the surf is pretty flat (ok, very flat) and hailing from the opposite end of the Pacific Ocean; I wondered if it was even possible to catch a wave. But who am I to judge?
Centrally located on the pier is Bubba Gump Shrimp Co. For lovers of the movie Forest Gump, the restaurant lets you get your first taste of the U.S. and test your trivia skills. Branded as an American icon, the restaurant showcases memorabilia and photos from the movie, along with reproductions of script pages, storyboards and even some costumes. The staff also halted proceedings mid-way through our meal with trivia questions about the film – which was entertaining. The menu features shrimp, of course, and they're also famous for their cocktails. Even though it was mid-morning in LA, it was definitely cocktail hour at home – and we were on holiday -so why not? The City Sightseeing double-decker, opentop bus collects tourists from Santa Monica, which enabled us to purchase a ticket on boarding and gave us access to two hop-on, hop-off tours. Each tour was approximately two hours, and we could jump from one tour to the other from a stop in the middle at Beverly Hills. Along the way to Beverly Hills we pass through some well-known, palm tree-lined streets – Santa Monica and Wilshire Boulevards to name two, both of which brought TV theme songs to mind –maybe I just watch too much TV. The commentary that’s delivered via earbud is a little unsocial and out of date but does provide a few interesting snippets of information, although the commentator did have a particular fascination with OJ Simpson and pointed out a few sites where he’d been, chased, hiding, caught or committed the crime. The distinctive red, barn-style buildings of Brentwood Country Mart provide a novel shopping experience and is apparently a good location for celebrity spotting, being a favourite haunt of Hollywood stars. Opened in 1948, Brentwood houses a wide variety ▶ 31
of high-end fashion, jewellery and specialty stores (think Christian Louboutin or Gwyneth Paltrow’s GOOP) alongside the local Post Office and Barber Shop, which make it a truly local shopping experience. If you’re feeling peckish, try Reddi Chick, which is said to offer the best rotisserie chicken and french fries in Los Angeles and has called Brentwood home since 1950. The tour proceeds to Beverly Hills, although it must be noted that it only travels along the main streets – so if you want to gawk at celebrity homes, you’ll need to disembark and travel on foot. Believe it or not, Beverly Hills is actually considered a City, albeit a small city, with a footprint of just 15 square kilometres; it’s home to 35,000 residents and hosts millions of visitors from all over the world every year. It's also immediately apparent that this is where the money is. From the sparkling fountain to the lush gardens and silver fire hydrants, this area screams glamour – offering the best shopping (Rodeo Drive, baby!), luxury hotels that regularly host movie stars, monarchs and studio moguls and several Michelin-starred restaurants (including our very own Curtis Stone’s Maude Restaurant). Tempted to live my 32
own ‘Pretty Woman’ moment, but knowing I’d have to take a second mortgage on the house to do so, I keep my feet firmly planted on top of the red bus and carry on! Onwards to downtown Hollywood, we travel along Sunset Boulevard to Hollywood Boulevard. We catch glimpses of the famous “Hollywood” sign – but if you want to get close, that’s a whole different tour. The TCL Chinese Theatre and Dolby Theatre on Hollywood Boulevard are both worth disembarking for. Since 1927, The TCL Chinese Theatre has been the premiere venue of star-powered
red-carpet events – it’s where Hollywood's biggest stars go to watch their movies! The most famous movie theatre in the world, it’s also known for its unique forecourt of the stars, featuring cement hands and footprints of major movie stars from past to present. If you have more time, it's worth taking a tour of the theatre to learn more about the history of the place. The Dolby Theatre is one of the world’s best entertainment venues due to its amazing sound technology (of course!). Featuring one of the most sophisticated sound systems in the world and home to the Academy Awards since 2002, walking tours of this venue are also available and give you insta access to the Oscar statuette and other paraphernalia. Our final stop of the day sees us travelling along Melrose Avenue, Wilshire and Pico Boulevards and past Fox Studios to the infamous Venice Beach. Self-described as L.A.’s “out-there beach town”, Venice lives up to its reputation of being edgy, artsy, stylish, and a little bit odd. Founded in 1905 by developer Abbot Kinney as a beachfront resort town. Kinney’s initial vision of creating a cultural mecca was set aside to accommodate the public, and Venice became the “Coney Island of the Pacific.” It’s colourful and, as the Uber driver who collected us noted – full of weirdos – but it's lovely just to stroll along and people-watch. There are loads of places to grab a bite to eat and plenty of souvenir shops, street performers, artists, and fortune tellers along the boardwalk, and of course, there’s the very photographed skate park to take in. Venice is also pretty close to the airport – so it's not too far to get a lift back to your airport hotel or directly to the airport. It may be the gateway to the rest of the USA (for us Aussies, at least), but instead of transiting through LAX, it’s well worth taking some time from your travels to get to know the area better. Spending a day in L.A. was probably one of the best travel decisions we've ever made, and we left the next day feeling refreshed and ready to continue our USA adventure.

A naturally derived ingredient is helping to relieve symptoms of one of Australia’s most debilitating diseases… and how future clinical trials mean even more potentially life-changing outcomes. Abexol, the only beeswaxalcohols-based product registered by the TGA in Australia to treat mild arthritis and osteoarthritis (OA), is giving people the opportunity to volunteer to register their interest in future clinical trials. Beeswax alcohols are derived from beeswax, which has been used for its many benefits as both a food source and in medicinal products for centuries across Africa, East Asia and South America. Abexol works by inhibiting the activity of two key enzymes, cyclooxygenase (COX) and lipoxygenase (LOX), which are often responsible for pain and inflammation of the joints. But the benefits of taking Abexol don't end there. Abexol is also used to support stomach health and was actually first studied as a treatment for mild gastric complaints. However, researchers soon found that people taking Abexol with concurrent joint complaints repeatedly reported a marked decrease in those symptoms as well. Hence, clinical studies focused on Abexol and its effects on arthritis symptoms. These confirmed that Abexol had
marked anti-inflammatory and chondroprotective (cartilageprotective) effects and was effective in alleviating the symptoms of osteoarthritis, including joint pain and stiffness, and in improving joint mobility. Now, Raydel (the manufacturers of Abexol) is looking to do further research into the benefits of Abexol and its active ingredient, beeswax alcohols. "Our planned research aims to provide thousands of individuals with the chance to alleviate their pain and stiffness related to mild osteoarthritis," said Sarah Munnik, spokesperson for Raydel. Current osteoarthritis treatment guidelines include oral NSAIDs at the lowest dose and shortest duration possible. However, these medicines (particularly when misused) can increase the risk of bleeding, kidney complications, stomach upsets, ulcers, hypertension and stroke. Other complementary treatments for osteoarthritis available in Australia frequently report gastrointestinal side effects and are not well tolerated by some people, making Abexol a pleasant alternative. Newcastle Toy Run WORDS LIANE MORRIS The annual festive season favourite, Bikers for Kids Newcastle Toy Run, is gearing up to be bigger than ever this December. With the rising cost of living hurting more family households, the charity that helps over 4,500 families each year to bring the Christmas spirit to the young people of the Hunter is reaching out to the community to do all it can to help support the Salvation Army Christmas Appeal. Held on the first Sunday of December for over forty years, the Newcastle Toy Run has collected toy donations and raised funds for disadvantaged children and those in need across the Hunter Region for generations. The Newcastle Toy Run begins at Ballast Park in Stockton at 10am sharp and finishes at Connelly Park in Carrington, with live music, free rides for the kids, merchandise for purchase, food, drinks and lots more fun in a spectacle that caters for both spectators and riders. The story all began in 1978 at the Federal Hotel, which was on Auckland Street in Newcastle. About fifty bikers were there, members of the New Tech Tourers, and encouraged by Barry London, who was the main instigator, the group decided to collect toys for Christmas and gift them to the Woodlands Boys Home, which ran from 1944
to 1981 in Wallsend. Little did they know that it was the start of a long tradition that is still in operation today, with as many as 10,000 bikers now taking part and many thousands of families benefiting from their ongoing commitment and generosity. The event continued for a decade, and when it looked like it might fade, one of the original bikers, Big John Young, decided to take it on and keep it going. It was formalised in 1990 as an incorporated entity with seven people on the committee, including a member of the Salvation Army, Howard Mole. Howard was also a rider until three years ago when age caught up with him. Howard now serves on the board of the Soul Café and, in 2018, was recognised as a Freeman of the City of Newcastle in acknowledgement of his lifelong commitment to charity work in Newcastle, including the events run by Bikers for Kids Incorporated. Big John Young himself received a Centenary Medal and an Order of Australia Medal for his services to children and the Newcastle community and stepped aside in 2017. In 1986, a youthful Daryn Young, Big John’s son, did his first toy run. “I remember the feeling,” said Daryn. “It’s just magic seeing everyone cheer us on from the side of the roads. We don’t get to see the kids’ faces on Christmas morning, but we know that

we’re putting smiles on faces – not just the kids who get the toys but their parents, too. Being able to choose a gift, wrap it up and put it under the family Christmas tree is something most of us take for granted. I worked on Newcastle Toy Run under Dad for two years before taking it on myself. I didn’t hesitate. We all wear our hearts on our sleeves here, and we’re very passionate about it.” Fellow committee member Stephen Meek agrees with Daryn about how the run makes the bikers feel. “I personally find it very rewarding,” said Stephen. “People waving, kids smiling, it’s an emotional thing, and once you start, you can’t stop. Over the years, the run has changed due to traffic management and the increased number of participants, but we’ve got it down to a fine art now.” The run attracts thousands of bikers from across the country. It is the largest and oldest biker run in Australia and often ends up on biker’s bucket lists. “Last year, we had riders who rode all the way from Adelaide and another guy who flew in from the Northern Territory and hired a bike here just because it was on their bucket list of great things to do as a biker,” said Daryn. “In 2014 we broke the record for the most bikers with 10,500 participating, and every ▶ 43
year since then, we’ve had around 8,000 except for the COVID period, of course. And more than a few bikers do it because they were recipients of the toys when they were kids, and it’s a way to give back.” The event begins with bikers leaving from Ballast Park in Stockton at 10am. The route has been designed so that it is all left-hand turns and is supported by the RMS and police, finishing up in Carrington with bikes being parked at Pat Jordan Oval and the Family Fun Day taking over Connolly Park. Bikers bring toys, and many dress up or decorate their bikes. The theme this year is ‘Retro Christmas’. “Retro can mean lots of different things to different people,” said Stephen. “Depending on the biker's age, it could be nostalgia from the 50s and swinging 60s to even the 80s and 90s! Seeing all the bikes arrive at Connolly Park is a sight to behold in and of itself. The wider community is encouraged to support the appeal with donations of new, unwrapped toys that can be left at various participating businesses around Newcastle during November. Once the toys are collected, they go to the Salvation Army distribution warehouse and are divided into age groups. “Some go to other charities, but most to the Salvos because of their distribution capacity,” said Stephen. “Armies of volunteers sort them out. Last year we collected $30K in cash, which was used to purchase toys and gift vouchers. Toys are often very focused on little kids and teens miss out, so we tend to purchase gift vouchers and items that teens would like with the cash donations.” Bikers for Kids has strong values of integrity, commitment and social justice. The team is also actively involved in many other motorcyclingbased fundraising activities, including the annual Tinned Food and Blanket Run and the Bikers’ Memorial Ride, both held in June each year.
“The biker community hails from all walks of life and is one of the biggest charity workers in the country,” said Daryn. “There are generations of bikers who have never missed a ride. We have a proud legacy to keep running, and we encourage everyone to participate. I frequently see patients who present to me discussing the need for a denture. Sometimes they’ve been told by another dentist that they need a denture, and sometimes, they think it is their only alternative. This month, I’d like to delve into some of the decision-making around dentures and maybe some alternatives. No one relishes having a denture. The thought of wearing a prosthesis can make people feel a degree of trepidation. Do you crave an improvement in functionality and think a denture is the only way forward? Dentally, people lose teeth – a diminished number of teeth can constitute a functional decline… but does this demand wearing a denture? Some things to consider: • The function delivered by tooth-to-denture contact is usually only about 30% of the functional capacity provided by tooth-totooth contact. • A denture will trap food and deflect food in ways that would not happen without a denture. • Many people wear lower dentures ‘…in a draw at home’. Consideration should be
given as to whether you would wear the denture – or if the funds are better invested in bolstering what functional capacity you have. • Do you have teeth that have become loose because of gum disease? Would a more effective treatment of your gum disease in combination with splinting (stabilising) of the teeth be a preferred solution? • Can a bonded bridge (possibly in combination with splinting) be a solution for you? • Sometimes, acceptance of a diminished capacity and using your funds that would otherwise be invested in a denture to restore and maintain your existing teeth. • Sometimes patients choose to have an immediate full upper denture because the cost/feasibility/complexity of restoration of their teeth. This is especially true for immediate full upper dentures where the teeth can be extracted and denture issued at the one visit, ensuring you do not go without teeth. • What about implants? WORDS QUENTIN VON ESSEN It might be stating the obvious, but we are going through a period of significant change, with most Australians holding concerns about inflation and the potential impact of interest rate hikes on home prices, home affordability and living expenses. The cost-of-living crisis is making home finances challenging to manage, but as inflation falls and interest rates stabilise, there is an expectation of increased market activity and optimism into 2024 and beyond. Property experts predict that Newcastle could see more robust price growth in the coming months as rising home values in the capital cities make buying a home unaffordable for a growing number of buyers. “Regional markets that are still relatively affordable and are located within good proximity to capital cities are seeing a resurgence, as they are becoming an attractive option for home buyers who cannot afford to buy in the capital cities,” said NAB head of valuations and property advisory Mark Browning.
“Even with less regional migration and higher interest rates, the appeal of a good climate and desirable lifestyle will still attract people seeking sea and tree-change experiences, affecting property prices in these areas.*” For many, and with the continued upward pressure on the Newcastle housing market, investing in our homes and other properties remains the most reliable path to wealth creation and a comfortable retirement in Australia today. Alongside that discussion is the question regarding the upside and downside of renovating – whether it be a home you are living in, a home you are planning to sell or an investment property you are hoping to improve the value on. There’s no denying that Australia has a bit of an obsession with renovations, with popular TV shows such as The Block, Deadline Design and DNA of Design inspiring DIY enthusiasts for years. Renovating can be a very cost-effective way for homeowners to upgrade their homes (without having to move) and create equity, and it is very attractive to purchasers who want a home that feels new.
Rising construction costs mean that the more extensive the work that needs doing, the less appealing the home generally is for buyers – driving down the asking price. On the flipside, if the renovation is more cosmetic, the less the impact will be on the asking price. At the end of the day, the increased risks associated with completing a renovation have made fully renovated, ready-to-move-into homes more compelling to buyers who are prepared to pay a premium price for quality and thoughtfully renovated homes. Newcastle property agents are indicating that older dwellings requiring renovation are no longer in high demand and cite the risks associated with overcapitalisation, rising construction costs, material supplies and trade shortages as the main reasons. These key factors for a renovation project make the buy cheap, sell high theory very difficult to achieve and the need to seriously question the feasibility of undergoing large renovation projects - for the foreseeable future anyway. This has ensured a significant shift by buyers towards fully renovated, finished, well presented and ready to move into homes. While many Newcastle suburbs continue to provide attractive investment opportunities, the now more established suburbs such as Wickham, Carrington, Mayfield, Islington and Hamilton, which supported the renovation market for many years are now considered too expensive, meaning that the search for good quality renovation options has been taken further afield to suburbs such as Wallsend, East Maitland, Tenambit and the surrounding older suburbs.
