Timing the Move with School

Dear Doreen, We want to sell our home because we are being relocated to Omaha for work. I feel like we should put the house on the market now to be sure we sell by the end of the school year. My wife, however, wants to wait until closer to the end of the school year so we don’t have the hassle of having it ready for showings now. She’s also afraid it will sell so fast, we would have to move out and rent until the end of May. I need your advice! Dad on the Move

U.S. Veteran Owned Company

Dear DOTM, There are many ways to handle this situation. 1) Try selling now so you have your money in hand sooner. This will give you more buying power in Omaha. If you you sell before the end of May, we can try to get the new owners to allow you to rent back from them. 2) Delay putting your house on the market until spring break. This can be an excellent time to list a home for an end-of-May move-out. In the end, you and your wife have to decide. Once I get more information on your home, we can go over the details. Give me a call! Doreen

Our cart of choice is the E-Z-GO RXV. With an AC motor and an electro-magnetic braking system, it is the most impressive cart in the world. It has greater torque for hills and speed. When you stop it is automatically locked in place by a magnet on the motor, there is no releasing the parking brake other than step on the accelerator and it smoothly takes off. With the AC motor, customers are getting 5+ years out of their batteries in Arizona. The charging systems work faster and more efficiently as it will turn itself off AND on.

Shred-A-Thon for North Valley Residents

It’s Free!

Freeman Income Tax Service and American Family Insurance are sponsoring a FREE shred-a-thon. This will be the third year these small business owners are bringing this event to the North Valley. It began as, and continues to be, a great way of giving back. Kerry Freeman, EA “It’s our way of saying thank you for the continued support of the North Valley residents who use our services and refer their friends,” explains Kerry Freeman.

Protect Your Privacy

“In today’s world, the threat of identity theft is a fact of life. The shredding of documents should become a lifelong habit for everybody,” says John Kovach. Start collecting documents that contain personal information. Start with the common things like: • Old tax returns • Bank statements • Medical bills • Other mail with your name & address

IN THIS WEEK

Kerry recommends, “Don’t forget to shred the papers you print on your home printer. People often complete online forms, then print a copy for their records. If they contain personal information, shred them, too.” Remember, so many documents are accessible digitally, making printed copies redundant.

Serving Our Community

We invited local Girl Scouts to earn some community service hours by helping at the event. The Girl Scouts graciously agreed to help carry your boxes or bags YEARS in the North Valley of documents to the bins for 10% DISCOUNT FOR NEW CLIENTS disposal, so you Must bring this ad Exp. 2/28/15 will not need to get out of your car.

Don’t Be That Hiker Each year, more than 200 hikers require rescue. Check the trail’s rating and level of difficulty before you hike. Don’t overestimate your abilities. 1. Stay on the trail. 2. Tell someone where you will be and when you expect to return. 3. Bring a cell phone but don’t rely on it; coverage can be spotty. 4. Carry enough water (for you and your dog). 5. When half your water is gone, turn around and head back. 6. Don’t hike alone. 7. Wear appropriate clothes and footwear. 8. Use maps. Know where you are going and what kind of trail you are hiking. 9. Avoid putting your feet where you can’t see. 10. If you encounter a rattlesnake, give it time and space to escape. 11. Wear light-colored clothing and avoid using scents of any kind so as not to attract bees. SOURCE: City of Glendale, City of Phoenix, University of Arizona

Leave No Trace

As more people discover the value of Arizona’s amazing trail system, the more vulnerable trails become to damage. Please follow the principles of “Leave No Trace.” • Bring a leash for your pet and plastic bags to pick up your pet's waste; dispose of waste in garbage receptacle. • Treat living and dead plants with respect. Do not step on vegetation. Carving, hacking or peeling plants may kill them. The desert ecosystem is fragile. • Put litter—even crumbs, peels and cores—in garbage bags and carry it home. While some litter is biodegradable, it can disturb the natural food chain. • Use recycling bins at trailheads. • Use bathrooms when available. • Do not put soap, food, human or pet waste in or near water. • Leave plants, rocks, petroglyphs and historical items as you found them. • Smoke only in enclosed vehicles. • Limit fires to designated areas and observe No Burn days. • Watch wildlife from a distance; never approach, feed or follow. io For more info: www.int.org/learn/7-principles SOURCE City of Phoenix

t’s unanimous. All members of the Arizona Corporation Commission think the new EPCOR wastewater rates are a good idea. The approval temporarily settles a complaint launched by residents of the Agua Fria district whose rates soared when Anthem won deconsolidation from the district. The settlement reduces Anthem’s wastewater rates, though not as much as was originally planned. [See “EPCOR Rate Compromise Proposed,” In&Out, Dec. 11.] The new rates became effective Jan. 1. Even EPCOR is pleased. “We believe this is an important first step toward consolidation of our

wastewater districts, a long-term solution we continue to believe is in the best interests of our customers,” said EPCOR spokesperson Rebecca Stenholm. But, be forewarned. “As part of this decision, we’ve also been directed to bring a full wastewater rate case forward by Sept. 30, 2015. That case will be based on 2014 costs, rather than the 2008 costs that rates are based on today,” Stenholm said. While the numbers aren’t yet in, expect the costs to increase. Look for a decision on full consolidation by the Arizona Corporation Commission at the same time. The result of full consolidation means the updated costs would be passed on as rate-hikes shared among all ratepayers. io THURSDAY, JANUARY 1 & 8, 2015 |

5 Things To Do at Home Now By Chris Prickett cprickett@anthemnews.com

N

ow’s the time to start tackling all those little things we’ve been neglecting. Here are five things you need to take care of right away: 1. Clean Out Your Faucet Aerators “My what?” you ask. I’m talking about the little round collar with the screen screwed onto the end of most of your kitchen and bathroom faucets. They are causing diminished functional flow at said faucets and we just can’t have that. Simply unscrew the aerator and use a small screwdriver to gently scrape off the mineral deposits from the screen. (Careful not to damage the screen.) On pull-out kitchen faucets, there may be two screens―one where the hose connects to the faucet. There’s one where the shower head connects to the neck. Tubs (in most cases) have none. You’ll be amazed at how much this little chore improves your flow. 2. Change Furnace Filters You should be doing this every 1–2 months anyway, so just buy a case and maybe you won’t procrastinate so long the next time. Put a note on the calendar to change them every month in the summer and every other month in the winter. While you’re up there, vacuum the registers; They look nasty.

3. Change Smoke Detector Batteries In most areas of the country, we change the batteries when we change our clocks for daylight saving time. But in Arizona, Homie don’t do DST! Take the vacuum crevice tool and suck the dust out of them, too, while you’re at it. 4. Reverse Your Ceiling Fans (You should’ve done this two months ago, but I know you didn’t.) In the winter, the fan should draw the air up (blades should rotate clockwise). On lower setting, the fan moves warmer air up and out, to come back down along the walls and windows to make the floor (and your footsies) warmer. This also makes the house temperature more consistent without causing a draft from the fan. 5. Drain Your Water Heater The sediment that’s collecting in the bottom of the tank is acting as an insulator and reducing the amount of heat transferred to the water. It also takes up space in the tank, reducing the amount of hot water available and, in some cases, decreasing hot water pressure. Draining your water heater will result in lower utility bills and a longer life for the unit. (Google the instructions if you’re not sure how to do this.) Now get going! When you’re through, reward yourself with a nice, warm bubble bath! io THURSDAY, JANUARY 1 & 8, 2015 |

Is a Reverse Mortgage right for You?

NEED LEGAL HELP? Divorce • Custody • Guardianship Adoption • Education Law • Trusts & Wills

1. Would you like to supplement your income? 2. Would a cash reserve for a rainy day give you peace of mind? 3. Do you want to eliminate payments and other debt? If you answered YES to one or more of the questions above, and at least one homeowner is 62 or older, then you should consider a Reverse Mortgage. (With a reverse mortgage, the home must be your primary residence and homeowners are still responsible for maintaining the property, property taxes, and homeowners insurance.)
