6 E-BIKE TOURS WITH REWARDING VIEWS ENJOY MULTI-DAY AND ROUND-TRIP E-BIKE TRAILS THAT SHOW YOU SWITZERLAND’S BEST SIDE Provided by: Switzerland Tourism

Switzerland is known for its hiking trails that lead to stunning views. Often overlooked are its phenomenal biking trails, which are suitable for E-bikes and cater to a wide range of experience levels. In this article we’ll explore six journeys perfect for a sunny solo trip or a family activity on the weekend.

TRAVEL INSPIRATION

Switzerland may be small, but its landscape is diverse – as you’ll see when you travel down any of these E-bike trails. Depending on your choice, you’ll be treated to stunning mountain and lake views, and maybe even some delicious treats as you go.

1

2 Fribourg Region Murten – Roundtrip – 3 days – 149 km – Medium Over a long weekend between May and October, you can bike through the Old Towns of Murten and Fribourg and stop along the way for bites of the cheese and chocolate that make Switzerland famous. The views of the Swiss Alps and the lakes of Neuchâtel and Murten are perfect travel companions.

4

3 Emmental “Erlebnis Tour”

“Appenzeller Route”

Langnau i.E. – Roundtrip – 29 km – Medium

St. Gallen – 2 days – 69 km – 1650 m ascent – Difficult

The “Experience Tour” follows the story of how a Kambly cookie is made – from the farms where fresh butter is sourced through the fields where organic spelt is grown to the factory where local production takes place. A charging station (electricity for your bike, biscuits for you) await!

This E-bike loop takes you out of the city and into the sprawling hills of Appenzell. The route is challenging, with hills and ravines pushing you forward for 69 kilometres, but the panoramic views are worth it. If you need a break, take the Appenzell cog railway up the toughest part of the climb.

5

6

“Herzroute”, Lausanne Region

Creux-du-Van, Jura Region

“Herzroute”, Rapperswil Region

Lausanne – 51 km – 1150 m ascent – Difficult

Noiraigue – Roundtrip – 52 km – 1050 m ascent – Difficult

Einsiedeln – 50 km – 760 m ascent – Medium

This bike trail from Lausanne to Romont kicks off the famous “Herzroute” which has 13 stages that take you diagonally through Switzerland. The Lausanne leg is lined with vineyards and offers a breath-taking view of Lake Geneva from the World Cultural Heritage site at Lavaux.

The Creux-du-Van is the largest nature reserve in the Canton of Neuchâtel, and this E-bike tour takes you near the edge of the rock cirque – a 300-metre walk will get you to the spectacular view of the natural amphitheatre where the gentle Jura landscape transforms into impressive vertical cliffs.

The ninth leg of the Herzroute through Switzerland starts in Einsiedeln and ends 50 kilometres away in Rapperswil-Jona. Before hopping on your E-bike and beginning the route along the Lake Sihl, visit the Einsiedeln monastery, one of the most important places of pilgrimage in Europe.

WHAT’S DIFFERENT ABOUT GOING TO SCHOOL IN SWITZERLAND? Understand the differences versus the US and other countries in Europe Provided by: Packimpex surroundings. Children who are driven to school by their parents miss out on a formative part of their lives. • There is free language support for foreign children. In the German part of Switzerland, newly arrived pupils who speak little or no German benefit from the German as a Second Language (DaZ) support programme, which is free-of-charge. • Children are encouraged to be independent. • Most public schools have paid lunch and afterschool offerings.

Let’s take a quick look at the most significant differences and at what makes the Swiss education system so successful The Swiss system can be very different to how British and American parents perceive early childhood education. Children are introduced to reading, writing and arithmetic much later here. Many British and American parents are not familiar with the system and might become concerned about the educational development of their child. The secret to success is working out how the teacher expects your child to behave and what standards of work are

expected. This can vary greatly between teachers, schools, and regions.

What’s different in kindergarten and primary school • Kindergarten starts at 4 years old • There is no pressure to read/write in Kindergarten which is always surprising for most expats. Kindergarten is all about the child’s freely chosen creative activities. Only at the age of 7 do kids start learning how to read and write.

SIS SWISS INTERNATIONAL SCHOOL Learning Enhanced by Technology Provided by: Andrea Furgler, CEO of SIS Swiss International Schools Group including lunch, before and after school care, as well as exciting extracurricular activities – also during school holidays.

Continuity from Kindergarten to College

SIS is a private, bilingual day school committed to consistent and genuine bilingual classroom instruction from kindergarten to college at eight locations in Switzerland. At SIS, technology is used in a targeted manner across all subjects, underpinned by a pedagogical concept for learning and teaching. Becoming Digitally Literate From kindergarten onwards, students explore areas of digital technology, programming, media as well as communication and e-safety. We use upto-date, dedicated software to support the learning process of our students. The bilingual SIS IT Curriculum is the foundation of digital learning in our kindergarten and primary schools.

Specific levelled goals provide a pathway of progression for students. As they move through the school they are introduced to O365 as a communication and learning platform allowing both in-class and online learning. Various forms of technology can be found in all our classrooms and are used in an integrated way that enhances learning.

Bilingual Day School Community The two school languages, English and German, play equal roles in school communication. As a result, children learn to express themselves naturally and confidently in both languages. The two languages are not only used in the classroom, but also on the school yard, at lunch, and during events and excursions. Bilingualism, however, is not a requirement for entry at any level at SIS, with special programmes helping students bring their language skills up to the necessary level to join classes. Moreover, SIS provides a structured and challenging day school programme

SIS caters to all education levels, from kindergarten to primary school and through to secondary and college level. At college, students can graduate with the Swiss bilingual Matura and/or the International Baccalaureate (IB). SIS’ curriculum is based on the local Swiss curriculum and is supplemented by elements of international curricula. Our students and their learning needs are at the heart of our efforts. Discover the benefits of bilingual education at SIS and pave your child’s way to a bright future.

KNOW YOUR GENES Find out how genetic analysis can save your life Provided by: Hirslanden

Dr. Henry Perschak, internal medicine specialist, is a Genetic Promoter at Hirslanden Precise and a recognised genetic analysis consultant. His opinion: if everyone knew just a few of their most important genes, there would be fewer heart attacks and fewer hereditary cancers. I have been on the Genomic Board of the Hirslanden Clinic for quite some time. In our meetings we discuss, along with various specialists, cases that have a genetic (i.e. hereditary) origin. From the outset, we pursued the idea that we wanted to practise medicine with ‘rhyme and reason’ and put together gene panels accordingly. The main question was what adequate prevention medicine can look like today. When Hirslanden Precise was launched, I joined as a genetic promoter and consultant.

So can anyone get a genetic analysis at a check-up? Yes, a genetic analysis is always possible. However, the compulsory health insurance in Switzerland only covers the costs in very specific cases. It is mainly health-conscious self-payers that come for a check-up – basically those who have a healthy diet and go jogging. They want to be informed and want to have their genetic profile drawn up. If their family tree analysis reveals a cluster of deaths due to cancer or heart failure, these people usually have a genetic profile done. In addition, there are questions that are not so important from a clinical standpoint, but are interesting nevertheless, such as: how do I react to which foods, or certain sports stressors?

Do your recommend genetic screening to all your clients? No – not simply across the board. In each case, we decide in a detailed consultation whether genetic screening 12

LIVING

makes sense. But personally, I am convinced that each of us should know our most important genes. In my own case, I have done a so-called Whole Exome, which is the part of the DNA responsible for protein coding. With these variants or mutations, there are a few top genes that can cause big problems. The main groups are around 170 genes that can lead to cardiovascular disease, and about 100 genes that can cause cancer. This list could be reduced to about 70 genes by analysing only those genes whose results trigger established consequences for action, in terms of prevention or treatment of the individual. If everyone knew only these genes, I think we would have a much healthier future ahead of us.

What have you learned from looking into your genes? The most exciting information for me was that I have inherited a so-called

heterozygous fructose intolerance. Like me, my father occasionally struggled with a tummy ache during the night. Now I understand this. I have adjusted my diet, and eat less fruit that is high in fructose, such as grapes or apples. And I don’t drink fruit juices any more. Now I still eat a berry dessert with double cream, as fat relieves the symptoms. I only eat asparagus and artichokes sparingly. This change probably has nothing to do with my life expectancy, but rather with my quality of life. I feel much better and healthier now.

Could you also identify gene variations that are relevant for life expectancy? Yes! A gene for skin cancer. In the past, I didn’t put on a lot of sunscreen, but just stayed in the shade when it was sunny. Now I always use sunscreen. Even my family pays attention to this. And of course I still go for skin cancer check-ups.

Isn’t it a burden carrying such a cancer gene? Of course, you have to think about it carefully. In an initial consultation, people seeking advice are also informed about this. But I have never had anyone in my consultations who fell into depression after a genetic analysis. Rather, people are clearly motivated to change their lifestyle and adapt their prevention programme, quite in keeping with personalised medicine.

In which areas of prevention is genetic medicine already established? Primarily in four main areas. Firstly, cancer genes. This starts with the malignant BRCA1 and BRCA2 mutations. Many people are familiar with them because of Angelina Jolie, who underwent a double mastectomy as a result. If a woman carries such a disease-causing gene variant, she is not only susceptible to breast cancer. She also has a 70% risk of developing ovarian cancer or other forms of cancer in the course of her life. BRCA2 also triggers breast cancer in men, albeit less frequently. However, they can pass the gene on to their daughters. Furthermore, the gene also triggers prostate cancer. If we were to screen the Swiss population for these two genes alone, we could prevent many cases of cancer. In Pennsylvania, this has already started with the so-called Geisinger Health Network. Apparently, the mortality rate from breast cancer there is now the lowest in the entire USA.

What are the other three main areas? The heart genes and the genes for socalled monogenetic diseases like cystic

fibrosis. The latter only ever occurs when a pathological gene has been inherited from both parents. Finally, a pharmacogenetic profile is helpful in the context of personalised medicine for the choice of effective medicaments in the right dosage and combination of active ingredients, and for the avoidance of side effects.

Meanwhile, genetic tests are available on the Internet for as little as CHF 500. That’s true, but the results are very dubious. I had a man in my practice who, according to such an analysis, had a variant of both BRCA1 and 2. The man was very worried, but didn’t have a clue what to do with the results. We then went through each variant in detail. I explained to him that his variants were not associated with a particularly high risk of cancer. Non-medical people usually have trouble understanding analyses from the Internet.

What is your greatest success story with genetic screening? There are two completely different cases. Case one was a 60-year-old woman who came to my practice with a black skin cancer and whose mother already had ovarian cancer. She wanted to know if there was a connection. In fact, it turned out that the woman had a PMS2 mutation, a variant of the socalled Lynch syndrome, a hereditary tumour syndrome characterised by a significantly higher risk of various cancers. Due to this risk, she decided to have her ovaries and fallopian tubes removed – just as Angelina Jolie did with her breasts. Now the woman is monitored more closely and follows a tailor-made prevention programme.

And what was the second case? It was exactly the opposite. The man had a very conspicuous family tree with clustered cancer cases. The cancers appeared on both his mother’s and father’s side. A genetic analysis showed that fortunately, he did not have a single disease-causing variant of the cancer gene. It was one of my most unremarkable gene analyses ever. Of course, something like this is nice for once. Despite his family history, the man does not have to go in for more frequent check-ups. Naturally, he should have the standard check-up. Because most cancers are not genetically determined, but rather arise randomly. Are you interested in a genetic consultation or do you have further questions? CARVOLUTION CAR SUBSCRIPTION Expats all over Switzerland love Carvolution. Here’s why more and more decide to drive a car on a subscription. Provided by: Léa Miggiano, Carvolution Co-founder

Meet Shekhar, a fellow expat Carvolutioner and find out why it makes financial sense to choose a car subscription when you are in Switzerland on a fixed term assignment Hi, Shekhar, tell us a bit about yourself. I’m Shekhar and I‘m 65 years old. I’m originally from India, but I moved to the US in 1982. I’ve worked in the semiconductor chip making industry all my life, for companies like Intel or Western Digital, and now I’m in Switzerland working at another tech company on a two years assignment. After these two years, I’ll be back in the US.

How did you find out about Carvolution? When my wife and I arrived in Switzerland in June 2021, our relocation consultant from Packimpex mentioned Carvolution. I was told that several employees from our company drive cars from Carvolution. I have now met three others who do so. In my apartment building and the area I live I see a lot of people with Carvolution cars. When you see it everywhere, you know it’s a good sign. So, of course, it soon became one of the top choices on my list.

Have you considered other options than the car subscription? Yes, of course, this is not a decision you make lightly. I first considered buying a new car. That was my intention when I first came to Switzerland. But then I looked at the prices and the depreciation for the first two years,

WHAT IS CARVOLUTION?

Carvolution is the most popular car subscription provider in Switzerland and offers around 40 models of various brands. Carvolution brings a unique customer experience and highly attractive prices. You can select your car and subscription type online: choose the car you like, choose the contract duration, customize the kilometer package and pick your deductible. The fixed monthly price includes everything that’s car related. You don’t have to worry about insurance, taxes, license plates, service or tires. It’s the simple alternative to buying or leasing a car. Your Carvolution subscription can be managed via the app, your kilometer package can be adjusted monthly and you can report any damages with just a few clicks. Now isn’t that easy?

20

MOBILIT Y

which is huge. It wasn’t an economically sound decision. Then I looked into secondhand cars, but it was very hard to find the type of car I was interested in on this market. After all this research, Carvolution started to look more and more like the best solution. I don’t have to worry about anything, not even depreciation. When I go back to the US in two years, I can simply give the car back and not worry about selling it at a loss.

What made you choose Carvolution’s car subscription in the end? Well it’s simple really: I don’t have to worry about anything. I don’t have to pick an insurance or a garage, pay taxes or the cantonal redemption. It’s super comfortable, especially for expats like myself!

How was the booking process? The entire process was very convenient and straightforward. I only had to wait 3 weeks to get my car, just as the consultants promised.

Anything else you liked about Carvolution? The people there, the Carvolution team - I have to say I was impressed by their friendliness. We picked our car up in Bannwil, at the Carvolution headquarters. The people we met there were very friendly and went far beyond the scope of their work. They answered any question I had (and I had plenty of them!). When I received my car for instance - our consultant was patient and he even took the time to tell us about the blue parking zones in Switzerland. Since we are from the USA and newcomers here, we had no idea about this.

What car have you chosen and why? This was an easy choice - a Ford Puma hybrid. I had already owned Hybrid cars in the US so I knew that technology and also it had the best value for money really.

Why do you need a car? And what do you do with it? Where do you drive it? I use it for quite normal things, like driving to the office a few times a week. But I guess the real reason we got a car is because we are here for a short time and we want to explore all the beautiful places in Switzerland. That would be almost impossible without a car. We have been to many amazing places already: Engelberg, Montreux, Luzern, Locarno. And also abroad, we’ve been to Toulouse in France and to Freiburg

in Germany. We can’t wait to see more interesting places with our new car.

Are you using the Carvolution app? Yes, I changed my kilometer package through the app. At first, when I chose my subscription, I chose a kilometer package of 1,250 km, but because of COVID I did not drive that much. So I changed to 850 km. I’m sure that I will change it back to 1,250 km in summer, when we will drive around and explore more.

things related to car ownership in a foreign country. I have to say, Carvolution is a much better solution for expats coming to Switzerland – better than trying to figure out everything on your own.

How has Carvolution made your life easier? In pretty much every way. Imagine being completely new to a country where you don’t speak the language, but you have to find a mechanic and not just any mechanic, but one that’s also good. How would I be able to do that? Carvolution already told me about a good mechanic where I can change the tires and it’s really close to my home. For any maintenance, I know exactly where to go. Plus, I don’t have to worry about insurance, taxes, or any other

IS LACK OF CONFIDENCE STOPPING YOU FROM RELAUNCHING YOUR CAREER? The “Women Back to Business Programme” can help Provided by: Kristin Fuchs, Programme Manager Open Enrolment Programmes

The concept of confidence invites a broad range of interpretations and constitutes an undefined, yet important state one strives to attain personally and professionally. Whether felt or missed, perceived or measured, confidence inevitably plays a critical role in the pursuit of new professional opportunities. A lack thereof, however, often leads to self-doubt and feelings of inferiority, and can eventually manifest itself in unexpressed needs and wishes, ineffective self-marketing, suboptimal positions, missed opportunities for salary increases and bonuses, and ultimately a chronic sense of dissatisfaction. Confidence routinely emerges as a central theme among women in the Women Back to Business Programme (WBB) seeking to re-enter the workforce and relaunch their careers after a family or personal break. WBB participants represent a highly qualified, highly motivated talent 22

EDUCATION

pool. Yet, many of the women greatly underestimate their competencies and view themselves as under-qualified or “not good enough” for the professional dreams they aspire to. The frequent lack of confidence among women returning to the workforce stems from various sources. Many WBB participants have spent years raising children and/or are new to Switzerland as a trailing spouse or partner. Often, these women assume that their skills are outdated, the market is keen on hiring younger talent, and employers will struggle to understand their non-linear career path. For women who do not speak a Swiss national language or hold a diploma from a Swiss university, the hurdles and the lack of confidence can be even greater – even if they bring impressive academic credentials to the table with professional expertise and experience to match.

A lack of confidence often plays out initially in the job search, interviews and negotiations. Hence, women often apply for jobs for which they are overqualified, if they apply at all. The WBB Programme addresses this generalised lack of confidence by offering, in addition to a comprehensive management education, skills workshops and personal development trainings designed to deal with these issues and actively support participants as they rebuild their skills and regain their confidence. These include job application and interview skills, communicating effectively in a team, expressing clearly and affirmatively one’s competencies, interests and preferences, negotiating salary expectations, and ultimately taking ownership for one’s career with confidence.

IS THE “WOMEN BACK TO BUSINESS” PROGRAMME FOR YOU? - One-year management training for women with university or university of applied sciences degrees - Flexible, modular structure: core and elective modules (can be booked individually), skills workshops, personal development trainings, individual career consulting, networking and mentoring - Close cooperation with renowned companies throughout Switzerland - Career support and networking

HEALTH INSURANCE IN SWITZERLAND Main differences versus other countries in Europe Provided by: SWICA

We take a look at the main differences in terms of health insurance system between Switzerland and other European countries. Any foreigner in Switzerland, especially those coming from EU countries, goes through a slight cultural - and financial shock once they understand the Swiss insurance model and see its hefty fees. Let’s take a closer look at why that happens.

No state subsidies Very different from the UK or France, Switzerland’s health care system is not subsidized by the state. Nor is it a combination of state subsidies and private insurance, as in Germany. The Swiss health care system resembles more the US health care system, where contributions are entirely private.

insurance premiums and also part of the cost of medical treatment or any kind of medical interventions. You will contribute to these costs, together with your health insurer. All your medical invoices must go to your insurer. You will have to pay all of them until you reach your franchise limit. After that limit, it is the insurer who handles the costs. Your share of the payments depends on the type of coverage you have.

The various insurance models

Individuals pay for health insurance

Another difference that boggles the minds of most Europeans is the numerous insurance models. What are the advantages or disadvantages between the GP or the Telmed model? What is the HMO model? Which one could work better for you?

If you’re coming from the UK, then the fact that you’re entirely responsible for choosing and paying for your health insurance will be a definite surprise. On the plus side though, you do not have to finance all health costs by yourself, thanks to the franchise system.

The type of insurance model you choose will determine whether you are free to choose your doctor at any point or limit your choice of medical provider to a pool of doctors determined by the insurance company.

How does the franchise system work? To be able to have access to health care in Switzerland, you’ll pay monthly

It can certainly be complicated to choose the best health insurance as an expat, especially when you’re not 100% fluent in the language of the canton you live in. Our partner, SWICA makes it easier for you. Thanks to innovative telemedicine options, online tools that do away with bureaucracy and English support so you won’t feel lost trying to understand legal terms in a foreign language, SWICA is one of the best health insurers in Switzerland.

“WE MOVED ONLINE IN 2 WEEKS!” Thanks to the Berlitz Virtual Classroom Provided by: Berlitz TX Group, a Swiss platform and venture network, moved their entire language training online in record time right after the pandemic started. Fabrice Fuchs, Junior Project Manager at TX Group and Leonie Leski, Key Account Manager Berlitz Switzerland, explain how.

Before COVID-19, how did you use to teach foreign languages to your employees? Fabrice Fuchs: For us, the relevant languages are German, English and French. Before the pandemic, we were doing classic face to face courses for all three.

How has that changed? Fabrice Fuchs: Now about 110 employees take Berlitz language courses each semester. For all of them, we switched from face-to-face classes to online training.

What were the challenges to moving online? Leonie Leski: Due to the COVID-19 regulations, we had to move to online very quickly. We used a mixture of Zoom meetings and the Berlitz Virtual Classroom. Within 10 days, everything was set up and ready to use.

How did you make sure that the quality remains at the same high level in the online courses? Leonie Leski: We have consistently trained our instructors on how to use the online tools, regularly mentored

them and talked to them about their experiences. This has been reflected in the overall design of the online courses.

How were the online courses received by your teams? Fabrice Fuchs: They loved them – there’s no need to travel, they can do it from their home office. Also the course structure seems clearer.

What advantages do you see with online courses? Fabrice Fuchs: There are quite a few benefits. With the online courses, we can now include and mix groups from all our different sites, which has the nice side effect of creating virtual contact between colleagues who would otherwise not meet. Online, it is also easier to take into account the desired scheduling of the participants and if it does not work at all, Berlitz also offers the possibility to record the learning session as a video. I also see the switch from paper to digital learning materials as a big plus, because we no longer have to handle huge shipments of materials, we conserve resources and produce less waste.

As a language provider, do you also benefit from e-learning? Leonie Leski: The flexibility in arranging the groups that Mr. Fuchs just mentioned allows us to create groups very effectively based on language level. This enables faster learning progress, which is of course very positive for us as providers,

but also offers additional motivation for the participants. We can also more easily use the ideal instructor for a given course, e.g. a native Zurich trainer for the German course in Lausanne.

How will the program at TX continue? Fabrice Fuchs: We expect to continue to do a lot of courses via Zoom, as it has proven successful for everyone involved. A few groups prefer to go back to faceto-face instruction and meet in person at the site. We will be resuming these courses as well. Without the restrictions of the pandemic, the decision between Zoom and face-to-face instruction can be made quite spontaneously and flexibly anyway.

GET CONNECTED WITH LANGUAGE PROFESSIONALS: Roxana Elmi, Center Director, and her team of professional language instructors at Berlitz will help you find the most effective type of language instruction to significantly and rapidly boost your language skills.

PLAN, SAVE & BUY PROPERTY IN SWITZERLAND Learn how from a Helvetia insurance expert Provided by: Helvetia

Are you planning to buy property in Switzerland? For most foreigners living here, this is a painful topic. The high property purchase price, the complex mortgage system, the limited availability – and your list of hurdles doesn’t stop here. Helvetia sheds some light on the topic and adds some expert tips.

28

First of all, can foreigners buy property in Switzerland?

How do mortgages work in Switzerland?

If you have a valid residence B permit, you may acquire property or an existing building for your own use. If you have a C permit for Switzerland, you may buy more than one plot of land for residential use or real estate of any kind without special authorization.

The bank finances a maximum of 80% of the market value of the property. You have to contribute at least 20% of the purchase price. At least half of that amount must be your own funds and not taken from your employee benefits insurance.

FINANCIAL ADVICE

Mortgage financing is divided into a first mortgage and a second mortgage. The first mortgage can cover up to a maximum of 66% of the purchase price. If you need more financing, then you’ll need to take out a second mortgage. The second mortgage must be repaid in regular instalments over a maximum of 15 years before you reach the age of 65.

Do you know which funds to use for your 20% contribution?

What you’ll learn in this free consultation:

You’ll be happy to know that the list is generous. The funds you are allowed to use for your 20% can mean savings and securities holdings, pension capital, life insurance, gifts, or inheritance advancements. Presumably, the most significant contribution, will come from your Pillar 2 pension. But then - how can you make sure you still have a decent pension afterwards?

• Understand how to save towards property purchase as well as how to leverage your pension savings or insurance policies to buy property in Switzerland • Get an explanation of how mortgages work in Switzerland and understand the impact of property purchase on pension, savings and tax burden, including how you can reduce your tax burden by property purchase • Get a detailed consultation on the Swiss Pension and Social Security System and how to save for old age, including 3rd pillar pension system, savings, and survivor income protection • Check for gaps in your insurance coverage in case your life circumstances have changed and update insurance policies accordingly • Review your investments, tax benefits, inheritance situation, pension savings options with pillars 3a and 3b, funds account, and mortgage • Review your health insurance situation and get a better understanding of additional coverage

What is affordability and how is it calculated? Affordability is quite a simple calculation of your income versus the property costs. As a basic rule to estimate affordability, the cost of the property should not exceed one third of the borrower’s gross income. Let’s see what that means more in detail. In order to guarantee affordability, your total living expenses (mortgage interest, repayments, maintenance, and ancillary costs) should not exceed one-third of your gross income. Many financial institutions use a theoretical rate of 5% to calculate the mortgage interest to ensure that the mortgage would still be affordable if interest rates were to rise. Yearly maintenance and ancillary costs such as utilities, insurance, and minor repairs, are then added to this at a general annual rate of 1% of the market value.

Learn how to plan, save & buy property with this free consultation If you’re looking for guidance and advice before you buy property in Switzerland, then this free consultation from Helvetia is for you.
