HOME CARE GUIDELINES BATHTUBS: For normal everyday cleaning, wash surfaces with warm, soapy water using a mild, liquid detergent and a clean, soft cloth. Do not use scoring pads or abrasive cleansers. Always read and follow the product instructions and read the ingredients to ensure it does not contain abrasive agents. Recommended Cleaners: Scrub Free, Formula 409, Diluted Pine Sol, Mr. Clean, Glass Plus, Diluted Simple Green, Bon Ami, Liquid Dishwashing Soap, Windex, Pledge Multi-Surface Do Not Use: Dow disinfectant, Lysol, Acetone, Comet or Ajax, Bleach, steel Wool, Wire Brushes, Dyes or Inks, Suction Mats The Tub Warranty will not cover: cuts, burns, chips, scratches, peeling due to use of harmful chemicals such as bleach or fragrant oils, peeling or discoloration due to use of matts. Rust from items placed on surface. Household Tip: Do not fill tub water past overflow cap (circular metal cap under spout). This will cause a leak and possible water damage. GARBAGE DISPOSAL/KITCHEN SINK CLOG PREVENTION 1. Grease, oils or fat (GOF) will congeal and turn into one hard piece. A clog will be formed obstructing your sink drainage. This could cause a backup not only in your apartment but the upper and lower apartment floors. Instead allow the GOF to congeal in the pan and then dispose of it in a trash can once hardened. 2. Your garbage disposal is intended to process small table scraps, and not large amounts of food. Keep excessive amounts of pasta, potato peels, rice and other starchy foods from disposing into the unit. Coffee grounds also shouldn’t go down your sink drain. These items can accumulate in the pipes and cause clogs. Glass, plastics, metals, inedible items should not go into your garbage disposal unit either. 3. You should flush your garbage disposal after each use, never ever use hot water for that purpose. Hot water will melt the solidified fat or grease and clog the drain as a result. Instead, allow cold water to run for at least 20 seconds after each garbage disposal use and apply other cleaning techniques to remove grease build-up.

KITCHEN FIRE PREVENTION - Never use water to put out grease fires! 1. If you have a fire in a cooking pan, use an oven mitt to clap on the lid, then move the pan off the burner, and turn off the stove. This is the quickest and most effective way of stopping the fire. NEVER use water to put out grease fires! Consider moving the pan outside if it's creating a lot of smelly smoke. If you can’t safely put the lid on a flaming pan or you don’t have a lid for the pan, use a fire extinguisher. 2. If you have a fire in the oven or the microwave, close the door or keep it closed, and turn off the oven. Don’t open the door! Turn off the device, close the door, and watch it closely. Closing it off and eliminating the heat source should make small fires die down quickly. Get your fire extinguisher and watch it closely. If the fire doesn't die down, open the door very carefully and spray it with the extinguisher to put the fire out. If you have any trouble whatsoever, call the fire department immediately.

STAINLESS STEEL APPLIANCES: - Before cleaning, make sure all controls are off and the oven and cooktop are cool. Always follow label instructions on cleaning products.

-

To avoid damage to the finish, do not use soap filled scouring pads, abrasive or harsh cleaners, any cleaning product containing chlorine bleach, steel-wool pads, gritty wash cloths or certain paper towels. Food spills containing acids, such as vinegar and tomato, should be cleaned as soon as the entire appliance is cool. These spills may affect the finish.

To Care and Clean: 1. Spray Stainless Steel Cleaner on a Micro-Fiber Cloth. 2. Wipe the stainless steel in the direction of the grain to avoid damage. NOTE- if stainless steel cleaner is not available, wash surfaces with warm, soapy water using liquid detergent and a nonabrasive sponge. Always rub evenly in the direction of the grain. Rinse with clean water and dry with a soft, lint free cloth. Use a clean, dry towel to polish the surface in the direction of the grain until it shines. Water that is not completely dried off can cause discoloration. WOOD-STYLE PLANK FLOORING: For Everyday Cleaning: Use a dust mop. For mopping, we recommend using a floor cleaner called Armstrong Floor Cleaner and a flat mop. We suggest vacuuming the planks and then doing a dry mop to start. Swiffer sweeper with dry pads and wet mopping cloths may also be used.

-

-

Tips for Preventing Damage: Wipe up spills and spots IMMEDIATELY with a mild Cleaning Product applied to a clean cloth. Avoid letting water or any liquid sit on the flooring. Dry up any liquid spills IMMEDIATELY. Place floor mats by the door and in high-traffic areas to trap dirt, sand, grit, asphalt, etc. This is an effective way to reduce wear. What to Avoid: Wax, polish, oils, soaps, detergents, shine enhances, or varnish Applying cleaner directly to the surface can cause staining. Avoid cleaning machines like spray mops, steam cleaning or mops, or power cleaners.

CARPET - We recommend placing runners or rugs in high traffic areas and at the entrance of your apartment. This will help maintain the carpet in these areas. We also recommend addressing any accidental spills as soon as possible. Feel free to contact us for a carpet cleaning company referral. Standard carpet cleaning may cost between $60-$80. BLINDS - It is recommended to slide the vertical slats opened when your windows are open. A strong breeze may cause the blind slats to break. This is also recommended when your sliding door is open. - If you have faux wood blinds, please take extra precaution when pulling them up or releasing them. - We recommend using a light duster to remove any debris or if needed a soft soapy cloth to remove any built-up dust. BREAKERS - Common electrical concerns can be easily fixed by properly resetting your breakers. Breakers should be all the way to the right side. If the breaker is positioned to the left or in the center, simply adjust it to the far right. WALLS - Bathroom and Kitchen walls can be cleaned with a damp cloth. Doors and baseboards can also be cleaned using a damp cloth or wipe. Bedroom, living room, and dining room walls with flat paint can be cleaned using a dry towel to sweep the walls with little to no pressure to remove dry debris and dust. We recommend leaving a small space between your furniture and the wall to help prevent scuff marks.

4.) ENTER PAY DATE, PERCENTAGE AND MAX PAY Select the day the payment will draft for payment. Then enter 100% in the Percentage. Next, enter in the Max Pay Amount. This amount will be the max that will pull from your bank. Keep in mind the average monthly charge will only show your rent and NOT water. It is recommended to do a max pay more than what you pay on average for rent and water. The auto-pay will only draft what is due if your max pay is higher than what is owed.

5.) HOW TO KNOW WHAT TO ENTER FOR MAX PAY Unsure of what to enter for the Max Pay? Select Recent Activity to view your previous payments. Please note if the max pay is set up for less than what is owed the auto-pay will not be able to draft from the bank. For example, if your max pay is set at $2000, but you owe $2030 the auto-pay will not draft from the bank.

ONCE ALL ITEMS ARE ENTERED HIT NEXT TO COMPLETE THE SET UP, THEN ENJOY THE CONVENIENCE OF AUTO-PAY! Should you have any questions do not hesitate to reach out to the Leasing Office.
