Move in inspection: Upon Move in, you should have received an Inventory & Condition form. Please inspect your apartment home within 48 of your move in date. Please note anything that is damaged, not working, or above normal wear and tear of the home. Upon returning this form to the office we will turn in a service request to have anything our team can repair for you. Because our hallways are enclosed and carpeted, we ask that you please do not place any welcome mats outside of your door.

Gables Resident App: Now that you’re a member of our community, it is very important that you download our resident app. Search for “RentCafe Resident” as this will be your go to for everything while living here. Rent payments, work orders, lease renewals and so much more will be available 24/7 from your phone. If you need help with setting up your account, our onsite team is more than happy to help you. If you prefer not to use the app, you can also go to www.gables.com/residents

Guest/Call Box: If you or a guest needs to use the call box, you will need your code. Your code will be your apartment number with a zero in front of it. For example, apt 123 would be 0123. The call box will call to your phone. Once you answer, just push “9” on your keypad and it will grant access. Guest MUST Park on the 8th floor!

Sky Lounge & Fitness Center: Your resident Sky Lounge is accessible 9am until 10pm 7 days a week! Please feel free to use the Sky Lounge during these hours. The fitness center is accessible 24 hours. We respectfully ask that you wipe down your machine after use and return any weights or other items after use. We strive to maintain these wonderful amenities for you and appreciate your cooperation.

Pool: Pool hours are from 10am – 10pm. Be sure to bring your pool band with you. Please make sure that you clean up your area when you are done. If you use one of the grills provided, please be sure to clean the grill when you’ve finished using it. Our team tries to keep a clean and beautiful community and your help is greatly appreciated!

Valet Trash: For your convenience we offer door to door pick up service 5 nights a week. We have provided you with a valet trash can. Please review the guidelines and the pick-up schedule (Sunday – Thursday). Your trash container must be removed from the hallway before 9am the following morning after pickup. Please keep in mind, trash is NOT allowed to be set out if it is not in the trash can provided. We kindly ask that you do not place any trash outside of your door without the can to help keep stains and odors from occurring. Boxes may be placed outside your front door, ONLY if they are flattened. Any trash violations can and will result in a $25 fee.

Resident/Guest Parking: Residents can park on floors 3-7. Please make sure that you are not parked in a reserved parking spot if it is not assigned to you. If you have a guest, they will must park on the 8th floor of the parking garage. If you have a rental/temporary car, please make sure to park on the 8th floor. Residents nor guest should ever park in the “Retail” section. Retail is not managed by your office team and we are not responsible for towing in this area. Retail parking is located on the 1st and 2nd floor. Management is not responsible if a vehicle is towed.

EV Charging: At Gables, we are committed to providing sustainable living solutions, and our EV Charging facilities are an integral part of that commitment. We kindly remind all residents that EV charging parking spots are exclusively reserved for active charging purposes. If you choose to park in a designated charging space without charging your electric vehicle, please be advised that the tow company may tow your vehicle at your expense. Unfortunately, we are unable to reimburse for any towing costs incurred. Your cooperation in adhering to these guidelines ensures fair access to EV charging for all residents and contributes to the smooth functioning of our environmentally conscious initiatives. Thank you for your understanding and cooperation.

Amenify: We all get busy and feel like there is not enough time in the day, right? Well, we’ve partnered with Amenify to help take some of the burden of household chores off your hands. Simply download the Amenify App and set up your account. You can select which cleaning package you’d like done. An Amenify agent will come by and take care of your request even if you are not home! Amenify can also do other tasks for you, even food delivery!

Tide Cleaners Valet Laundry: For residents that are always on the go, we have Tide Laundry services here for you. Tide picks up daily and returns your laundry usually within 2 days. Located just by the mail room, let Valet Laundry be one less thing on your “To-Do” list!

Gables Concierge: One of the best amenities for our residents at Gables Tanglewood is our Concierge Service. They are here to help make your residency with us the best that it can be. They are here from 1pm until 8pm Monday – Saturday (7pm on Friday). They handle and store all resident packages, help with requests, and much more. Although Concierge does accept packages, they are not able to return packages for you. Our carriers will not pick up packages from our office. Stop by our Concierge counter and introduce yourself as a new resident! We know you’re going to love having this convenience.

Box Swap: The Gables Box Swap initiative is a thoughtful and eco-friendly program that encourages residents to contribute to a sustainable community. Residents can actively participate by breaking down their cardboard boxes and depositing them at the designated Box Swap station in the loading dock. This initiative promotes the reusability of boxes, allowing others within the community to pick them up for their own use. By facilitating the exchange of boxes, the program not only fosters a sense of community collaboration but also significantly contributes to the reduction of cardboard waste. Through the Gables Box Swap initiative, residents play a crucial role in promoting environmental responsibility and creating a greener living environment for everyone in the community.

THERMOSTAT INSTRUCTIONS

ALWAYS SET ON AUTO AND NOT ON THE COOL/ON SWITCH AT ALL TIMES.

Because our community is built of concrete, it’s important to review the information on this page to help prevent any moisture buildup in your apartment. Keepingyourthermostat on COOL/ON willcreateahumid environment withintheapartment home. Always keepthe thermostat on AUTO when the air conditioner isin use. Mold and mildew can bean expensive problem to resolve It growsin yourshower, closets, around plants, on clothing/shoesand on othersurfaces such asfloorsand wallsbut not limited to onlytheseareas. Mildewthrivesin any placethatiswarm, dark, and damp. In an effort to helpyou avoid a mold or mildew problem inyour apartment,wewouldliketomakeyouawareofthe following:

• Let the sunshine in. Keep your blinds open when possible. Mildew does not like natural light.

• Use the air conditioner to your advantage. Set your thermostat at a 75' degree setting or lower and leaveit on AUTO throughout the day, even when you are not home, as the cool dry air reduces the moisture that promotes mildew. Notify management immediately of any air conditioning problems.

• Make room for airflow in your closets. Just keeping the door ajar will increase air flow especially if your closet in located inside your bathroom. Moisture absorbers are available at grocery and drug stores and will help stop mildew from creeping up the sides of your clothes and personal effects.

• Lots of plants means lots of humidity. Plants brighten your apartment, but also give off large amounts of moisture. So when you bring the great outdoors inside, keep the air conditioning turned on.

• Use the clothes dryer for freshly washed clothing. Air drying clothes inside your apartment adds to the overall humidity.

• Leaving windows or patio doors open allows our Houston humidity to seep in which contributes to high humidity inside the apartment and running the air conditioner while the windows or doors are open will create high humidity within the home.

If you choose to keep your thermostat on COOL/ON, costs associated with any repairs found will be your responsibility. Charges associated with mildew or mold can be costly and will be recommend that you open a claim with your insurance provider to absorb any personal costs that you may incur. Gables Tanglewood will not be responsible for repairs or replacing any of your personal items.

Gables Tanglewood Cleaning Care Kit

With this CARE KIT we wanted to include some tips for you on how to clean some of the features in your beautiful new home!

Below is a list of the upgraded features and suggestion on how to care for them.

Granite/Quartz Countertops:

• Do clean stone surfaces with a few drops of neutral cleaner, or a mild liquid dishwashing detergent and warm water.

• Do clean with a pH-balanced cleaner. Thoroughly rinse and dry the surface aster washing.

• Do blot up spills immediately.

Precautions for Granite:

• Do not use products that contain lemon, vinegar, lemon juice or other acids on the granite, high acid content may scratch the surface. No bathroom cleaners, grout cleaner or tub and tile cleaners should be used on the granite.

• Do not use scouring powders, creams dry cleaners or soft cleaners; those products contain abrasives that may scratch the surface.

• Frequent or over-use of ammonia solution may eventually full the surface of the stone.

• Too much cleaner or soap may leave film and cause streaks.

Ceramic Tile:

• Do dust mop (use a non-oil residue treated mop) or vacuum surface frequently.

• Wet mop floor by flooding a small section at a time with pH-balanced cleaner and water. Allow to soak for several minutes then wipe with a clean mop.

Wood Laminate Flooring:

• For everyday cleaning, simply vacuum the floor to remove loose dirt and debris. Damp mop, by thoroughly wringing the mop out, do not saturate the floor in water (a cotton string mop or terry cloth mop is recommended; sponge mops ten to streak and cause water spots)

• For a more thorough cleaning for residue removal, mop using a solution of one or two ounces of soap-free household cleaner and water 9non-sudsy ammonia works well ½ cup per gallon of water).

• For spot cleaning or cleaning smaller areas, Windex with Ammonia D or nondetergent ammonia based cleaner may be sprayed directly and cleaned with a cotton/terry cloth or damp mop.

• A dry dust mop is safe for use on your laminate floor, wipe stains away with a damp cloth. For difficult stains caused by ink, paint, ect… a cloth moistened with acetone (nail polish remover) or a household solvent is usually all that’s needed.

Precautions for wood Laminate flooring:

• Do not use abrasive cleaners and scouring pads that can scratch and damage the surface.

• Never use wax, sand or apply lacquer or mechanical floor cleaner devices, or detergents.

• Never wash mop heads in regular laundry detergent soap or fabric softener (a residue can build up in the mop head and be transferred to your floor).

• Mops containing oils, polishes, waxes or detergents such as Swifter Wet, Wet Jet, Clorox Wet mop, and Pledge mop are not recommended.

Ceramic Glass Cook Top Stove:

Be sure the surface is clean before heat is turned on, and bottoms of pans are clean and dry. Avoid spills and boil-overs by turning down heat to lowest possible setting for cooking tasks, and by using large enough pans. Wipe up wet spots promptly being careful to avoid steam burns. Do not cook with foil on the smooth-top, it could be damaged by foil melting into it. Cover pans to prevent spatters. Do not slide pans across the surface; lift pans up when moving or when shaking as in popping corn. Keep surface protected with cleaner-conditioner. NEVER USE FOIL on glass tops; rubbing it across the surface also makes dark metal marks. Cleaners for the ceramic tops can be purchased at your local grocery store.

Stainless Steel:

Wash stainless steal and painted metal exteriors with a clean sponge or soft cloth and mild detergent in warm water. Do not use abrasive or harsh cleaners. Dry thoroughly with a soft cloth.

Gables Tanglewood offers the following amenities for you to enjoy:

• Open Cabana/Lounge with WIFI Access - open from 6:00 AM to 10:00 PM

Where do I dispose of my trash?

Gables Tanglewood has trash chutes located on each floor at the end of the indoor corridors on the West and East side of the community. Valet door to door trash collection is also available Sunday through Thursday.

What do I do with my move in boxes?

Residents can actively participate in our initiative to cut down cardboard waste by breaking down their cardboard boxes and depositing them at the designated Box Swap station in the loading dock

How does my fob/remote work?

When entering drive-up gate; push the button to enter. When using the FOB/remote to enter a walk-up gate or amenity area; swipe it in front of the cream/black/gray box located on the outside of the gate/amenity area.

Where are the mailboxes located?

The mailboxes for your apartment home are located on the first floor in the Leasing Office. For further, details or assistance in finding your mailbox, please contact the leasing office at 713.784.5740.

Do you have resident activities or events?

Gables Tanglewood has many fun events and activities that promote a sense of community and allow opportunity for you to meet other residents. Keep up to date on all of our community gatherings on the monthly calendar posted in the mail center room and through e-blasts. You can expect to see events such as: Brunches, Wine Tasting, Happy Hour, Super Bowl Party, Movie Night, etc.

Can I have a party at the pool?

Our relaxing pool areas are available for all residents and 2 guest per apartment to enjoy during pool hours. To ensure enjoyment for all residents at the pool, we regretfully do not permit private pool parties.

Where is the best place for me to park?

You may park in the parking garage on your apartment floor level, with the exception of level 2. Level 2 residents must park behind the resident access gate. As a reminder, handicap parking is patrolled by local law enforcement, and is subject to maximum parking violation penalty. Visitor parking is designated to level 8 only. All residents must park behind the resident access gate.

Conveniences

How do I pay rent online?

We have made paying your rent easy by setting you up with your personal online account Rent Café. You will go to www.gables.com and click on the Resident Login in the upper right-hand corner. Select the link to set up your Rent Café account. This is a great way to stay connected to your management team from anywhere in the world.

Where can I access WI-FI in the building?

The infinity edge pool/cabana, 24 hour Business Center/conference room, 24 hour fitness center, 24 hour indoor Lounge will all be Wi-Fi accessible. This amenity is complimentary and part of your community benefits. Contact the leasing office if you are using this service for the first time at 713.784.5740.

Do you have a courtesy officer onsite and how do I get a hold of them?

We have a courtesy officer onsite. You may contact them by calling 713.784.5740. A team member will contact them for you during business hours. Otherwise, please leave a message for the courtesy officer in the after hour’s courtesy voicemail. The courtesy office can assist with after-hours noise complaints. Should you ever witness any suspicious or criminal activity, you should always call 911 for local law enforcement support.

Guests

Where can my guests park?

Your guest may park in the parking spaces on level 8. All vehicles parked on level 3 thru 8 in the unlabeled spaces must have a permit. As a reminder to tell your guests that handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty.

Where do my movers park?

In the interest of safety and for other residents you can schedule a time for the loading docks near the entrance of the parking off of Bering Dr.

Where does the delivery person come in or do I have to meet them?

Delivery people will need to use the guest call box to enter the gate to get to your apartment. You will receive a call on the phone line that you provide upon move-in when your delivery person arrives. If you wish to permit entry, press “9”. You will have to meet them at the garage entry as they will not be permitted to use the elevators due to fob access only. In the event you are not home at the time of a delivery, the office can accept packages for you. However, the office will not sign or be responsible for any packages.

How many guests can I have with me at the amenities?

We love it when you share your community with your friends and family. Two guests are welcome to join you in all of the amenity areas.

How do I let friends in the gate?

Your guests will contact you via the call box at the gate and on your floor level. You will receive a call on the phone line that you provide upon move-in when your guest dials you from the gate phone pad. If the caller is someone you wish to permit entry, press “9” on your phone’s keypad and the gate will open. They will not be granted access to the elevators; therefore you will have to meet them on level 8 in visitor parking.

Maintenance

How do I submit service requests?

We want placing a service request for work needed in your apartment home easy. You may use the resident portal in Rent Café or the Gables Resident App to place your service request.

If you have not already signed up for Rent Café, you can contact the leasing office at 713.784.5740 and after being set up you will receive an email with log in instructions. This is a great way to stay connected to your management team from anywhere in the world.

What do I do if I have a Maintenance emergency after hours?

For those times that you may have an emergency after office hours, you may contact the leasing office at 713.784.5740 for maintenance assistance. The answering service will dispatch your service emergency to the on call service technician. You should receive a call from the technician within the hour.

What is considered a maintenance emergency?

Emergency maintenance problems that will be dispatched to the on-call service technician include:

1. No electricity throughout the apartment

2. No water.

3. No air conditioning on a day of extreme heat (80+ degrees).

4. Water entering the apartment.

5. Possibility of fire.

6. Impeded plumbing in an apartment with only one bathroom.

7. No heat.

8. Non-functioning or malfunctioning smoke detector.

9. Gas leak (also call the gas company).

10. Running water that cannot be shut off.

11. Malfunctioning door or window locks.

Do you have a dog park?

At Gables Tanglewood we do offer a dog park located on the first floor of the community, located in the Northeast corner of the grounds.

Where is the best place to walk my pet?

The Dog Park located on the first floor of the community. Please help us to maintain a clean and pleasant community by always picking up after your pets.

Do I have to have my dog on a leash?

For the safety of your dog and all residents in the community, all pets are required to be on a leash when in any common area. It’s the law and the best practice for your pets’ safety.

• Tie the trash bag and leave inside trash container

• Flatten all boxes before placing outside

* Place the trash can outside your door between 7:00 pm to 7:50 pm

* Place ALL trash inside trash bag

* Please use a 13-gallon kitchen trash bag

* Double bag cat litter and fecal matter

* Sharp objects should not be placed inside trash bag

* Double bag if bag is leaking or contains liquids

• Place trash container back inside your home in the morning, after trash has been collected

• Place trash container with trash bag tied up inside, outside your door not later than 7:50 pm

How to Set Up AutoPay on Rent Cafe

We’re excited to announce that we ’ re now able to offer autopay set-up for your monthly rent. We look forward to better serving you and hope this payment option will be a beneficial and convenient service for you.

1.) LOG INTO RENT CAFE

Log into your rent cafe similar to how you would to pay your rent.

2.) SELECT AUTOPAY SET UP

When you log in you will arrive at your home page. Select the Auto-pay Set Up tab.

3.) ENTER PAYMENT, START, AND END DATE

Select the Payment Account for your auto-pay.

Then enter the date you would like the auto-pay to start and end.

4.) ENTER PAY DATE, PERCENTAGE AND MAX PAY

Select the day the payment will draft for payment. Then enter 100% in the Percentage. Next, enter in the Max Pay Amount. This amount will be the max that will pull from your bank. Keep in mind the average monthly charge will only show your rent and NOT water. It is recommended to do a max pay more than what you pay on average for rent and water The auto-pay will only draft what is due if your max pay is higher than what is owed

5.) HOW TO KNOW WHAT TO ENTER FOR MAX PAY

Unsure of what to enter for the Max Pay? Select Recent Activity to view your previous payments. If your average payment is $2000 then it is recommend to do the max pay as $2300 for good measure. Please note if the max pay is set up for less than what is owed the auto-pay will not be able to draft from the bank. For example, if your max pay is set at $2000, but you owe $2030 the auto-pay will not draft from the bank.
