The business and fitness centers are open 24 hours and located on the second floor in each building. For Phase 3, the fire pit courtyard and swimming pool are open from 10am to 10pm (gate code to enter is 2 & 4 at the same time, then 3) located on the 2nd floor.

Visitors Access

In order to grant a guest entrance, we will need a telephone number to program into the system. When visitors call you, press “9” on the keypad of your phone. You will not hear a series of beeps; but it will open the lobby door and then your guest will have to be granted access at the elevator. Your code #

Valet Trash, Trash Chutes, & Recycling

Valet trash and recycling is collected every Sunday through Thursday, excluding holidays on the provided guidelines. In addition, there is a trash chute on every floor for an added convenience. Trash must be placed down the trash chute and not left in the trash room or you may be fined. Please do not put cardboard boxes down the chutes. Trash is not permitted in the corridors except during the scheduled pick-up times for Waste Away to service. If in violation, you can occur a trash fee/violation. Recycling bins are located on the lower garage level near the entrance/exit gates.

Gables Upper Kirby has an answering service that enables residents to reach us 24/7 for maintenance and noise related emergencies. If you need after hours services, please call the leasing office at 713-528-1888. You will hear an automated message after a few rings.

What are the hours of the amenities?

Gables Upper Kirby offers the following amenities for you to enjoy:

Where do I dispose of my trash?

Two trash chutes for all household refuse are located on every residential floor. We also have a valet trash program available 5 nights a week.

Where are the recycling centers?

We pride ourselves on green initiatives to care for the environment. Gables Upper Kirby has recycling bins located near the entrance gate in the parking garage for disposal of paper, plastic, aluminum, and glass. There is also a recycle bin in the mailroom for any unwanted junk mail. Additionally, we have recycling available with our valet trash program. Thank you for helping us take care of the earth.

What do I do with my move in boxes?

It is helpful to everyone in the community if everyone breaks down all boxes and disposes of them in the recycle bins located in the parking garage. We do ask that you do not use the trash chutes for boxes, as they can block the chute and create undesirable overflow. Cardboard boxes can also be picked up with the valet trash as long as they are broken down and flattened.

How does my fob/remote work?

When entering drive-up garage gate; push the button on your remote. When using the fob to enter an exterior door, stairwell, elevator or amenity area; hold the fob up against the fob reader until it beeps, and the red light turns green.

Where are the mailboxes located?

The mailboxes for your apartment home are located on the Lobby level of each building.

Do you have resident activities or events?

Gables Upper Kirby has many fun events and activities that promote a sense of community and allow opportunity for you to meet other residents. Keep up to date on all of our community gatherings in our newsletter and through e-blasts. You can expect to see events such as: Brunch, Wine Tasting, Happy Hour, Movie Night, Community Service, Athletic Events, etc.

Can I have a party at the pool?

Our relaxing pool area is available for all residents and 2 guest per apartment to enjoy during pool hours. To ensure enjoyment for all residents at the pool, we regretfully do not permit private pool parties.

Where is the best place for me to park?

You may park in any available space in the parking garage. As a reminder, handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty. Please refrain from parking in the front office street spaces during business hours. Additionally, all vehicles must display the parking permit provided at move-in.

How do I pay rent online?

We have made paying your rent easy by setting you up with your personal online account Rent Café. You will go to www.gables.com and click on the Resident Login in the upper right-hand corner. Select the link to set up your Rent Café account. This is a great way to stay connected to your management team from anywhere in the world.

Where can I access WI-FI in the building?

Gables Upper Kirby has Wi-Fi available in the fitness centers, business centers, and resident lounge. Look for the Wi-Fi with our name to connect!

Do you have a courtesy officer onsite and how do I get a hold of them?

We have a courtesy officer onsite. You may contact them by calling our answering service at 713.528.1888. The courtesy office can assist with after-hours noise complaints. Should you ever witness any suspicious or criminal activity, you should always call 911 for local law enforcement support.

Guests

Where can my guests park?

Your guest may park in any available space in the parking garage at our phase I building. As a reminder to tell your guests that handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty. Guest parking at the Phase II and Phase III buildings is street side parking only.

Where do my movers park?

In the interest of safety for proper clearance for other residents and emergency vehicles, your movers may park at the back entrance to the freight elevator on the side street of the building.

How does my guest access the garage?

Visitors can access the parking garage by using the call box to call the resident to gain access at our Phase I building only.

Where does the delivery person come in or do I have to meet them?

Delivery people may use the guest call box to be let into the front Resident Entrance and to be let up the elevator. In the event you are not home at the time of delivery, the office can accept a package and store them until you are able to receive it. Our Phase I building also has convenient Parcel Pending lockers for 24/7 access.

How many guests can I have with me at the amenities?

We love it when you share your community with your friends and family. Two guests are welcome to join you in all of the amenity areas.

Maintenance

How do I submit service requests?

We want placing a service request for work needed in your apartment home to be easy. You may contact the leasing office via phone at 713.528.1888, via email at upperkirby@gables.com, in person, or through Gables Gateway to place your service request.

Contact the management office to have an associate set up your Gables Gateway account. This is a great way to stay connected to your management team from anywhere in the world. Additional services available on Gables Gateway include paying your rent online.

What do I do if I have a Maintenance emergency after hours?

For those times that you may have an emergency after office hours, you may contact the leasing office at 713.528.188 for maintenance assistance. The answering service will dispatch your service emergency to the on-call service technician. You should receive a call from the technician within the hour.

What is considered a maintenance emergency?

Emergency maintenance problems that will be dispatched to the on-call service technician include:

1. No electricity throughout the apartment

2. No water.

3. No air conditioning on a day of extreme heat (80+ degrees).

4. Water entering the apartment.

5. Possibility of fire.

6. Impeded plumbing in an apartment with only one bathroom.

7. No heat. (55 or below)

8. Non-functioning or malfunctioning smoke detector.

9. Gas leak (also call the gas company).

10. Running water that cannot be shut off.

11. Malfunctioning door or window locks.

Furry Friends

Do you have a dog park?

Our Phase II building has a dog park for residents and their furry companions to enjoy. This is located on the ground floor behind the parking garage. There is also a dog park, Dunlavy Park, located 1.3 miles from the community, near the intersection of Richmond and Dunlavy.

Where is the best place to walk my pet?

The green areas around the property are appropriate to walk your pets. Please help us to maintain a clean and pleasant community by always picking up after your pets. There are doggie stations on the side streets.

Do I have to have my dog on a leash?

For the safety of your dog and all residents in the community, all pets are required to be on a leash when in any common area. It’s the law and the best practice for your pet’s safety.

How to Set Up AutoPay on Rent Cafe

We’re excited to announce that we ’ re now able to offer autopay set-up for your monthly rent. We look forward to better serving you and hope this payment option will be a beneficial and convenient service for you.

Log into your rent cafe similar to how you would to pay your rent.

When you log in you will arrive at your home page. Select the Auto-pay Set Up tab.

Select the Payment Account for your auto-pay. Then enter the date you would like the auto-pay to start and end.

4.) ENTER PAY DATE, PERCENTAGE AND MAX PAY

Select the day the payment will draft for payment. Then enter 100% in the Percentage. Next, enter in the Max Pay Amount. This amount will be the max that will pull from your bank. Keep in mind the average monthly charge will only show your rent and NOT water. It is recommended to do a max pay more than what you pay on average for rent and water The auto-pay will only draft what is due if your max pay is higher than what is owed

5.) HOW TO KNOW WHAT TO ENTER FOR MAX PAY

Unsure of what to enter for the Max Pay? Select Recent Activity to view your previous payments. If your average payment is $2000 then it is recommend to do the max pay as $2300 for good measure. Please note if the max pay is set up for less than what is owed the auto-pay will not be able to draft from the bank. For example, if your max pay is set at $2000, but you owe $2030 the auto-pay will not draft from the bank.
