Rent is due on the 1st every month. Rent is considered late on the 4th of the month, which incurs 10% of 1 months’ rent late fee. You can pay online or by mailing certified funds or a personal check to PO Box 209374. When you pay online, please double check the routing and checking account number to ensure there are no issues or delays with payments. Best way to ensure your rent isn’t late is to set up autopay through Rent Café. When it is time to move out, please note that we require a 60-day notice in writing. You will receive a renewal packet 65-90 days ahead of time to go over renewal options.

Move In Day Items

We know there’s always a lot going on during move in day, so here we want to reiterate on the move in items you received:

Gate Fob – These are access fobs that are only issued to residents, and you will swipe the fob on the callbox, and it will let you in your side.

Callbox Instructions:

You will enter #1379 to enter the left side gate and #9731 to enter the right-side gate. (You must enter the # before the number)

Parking Sticker– Resident must park in their garage. Garages are not to be used for any purpose other than parking your vehicle. Stickers are only given to leaseholders that have a car that won’t be parked in the attached garage. It’s a red sticker that needs to be placed on your front windshield immediately. It’s used as identification for us and the towing company that your vehicle belongs here. (Any additional occupant vehicle parking sticker are $75)

Inventory & Condition Form – Please return this form within 48 hours to the Leasing Office.

Trash, Recycling & Boxes

Trash & Recycling – trash cans are located on the outside of each garage door. Residents will be responsible to ensure that all trash is bagged, bags are tied, and placed in the correct trash bin.

• Residents will be responsible to ensure that NO loose trash or cardboard boxes are placed in the trash bins.

• The recycle bins at the end of the garage alleys are there for paper/plastic items and are not to be used for boxes or furniture items. These types of items must be placed in the dumpster in the Northwest Corner of the property.

Guest Parking

All guest may register up to three nights per month at www.r2park.com at all times for parking to ensure that your guest’s vehicle is not towed Guests may park in any open parking places on property as long as they are not blocking handicap spots and emergency lanes. This site is NOT for residents parking. Residents who register their vehicles through this site are subject to being towed at your expense. Gables is not responsible for reimbursement of towing charges if the pass is not obtained and kept on the dash facing up of the vehicle.

Emergency Maintenance Calls:

If you are experiencing a life-threatening emergency, call 911 right away. In the event of a maintenance emergency, contact our office line at 214.523.7600. Emergency requests consist of no heat or AC when the temp outside is above 80 degrees, no water, flood, unstoppable leak, smoke detector malfunction, broken toilet (if only 1 bathroom home), broken window, broken door lock or electrical issue. All general requests will be answered and addressed on the next business day.

Air Bnb:

Gables Turtle Creek City Place is an exclusive, private building. Leasing your home on Air Bnb is strictly prohibited and is a direct lease violation.

Key Releases & Guests:

Gate fobs are only issued to lease holders Requests to allow entry to your home must be submitted in writing via the Gables portal, email or handwritten on a Key Release form provided by the office.

Key Releases – these are intended for temporary access during business hours. Your visitor will need to provide us a valid form of ID (DL or passport) in exchange for access into your home.

Spare Keys – One can be purchased for House Key $5 and Lock Change or Amenity Key $50.00

Community Amenities

Turtle Creek City Place has a wonderful pool deck with outside seating and lounging, grills, an outdoor patio, and a spacious fitness room. The fitness room is open 24 hours, 7 days a week; the pool has a time frame of 10am to 10pm every day, weather permitting. If you are out enjoying the pool, we ask that you are mindful of our community policies for the mutual enjoyment of all.

Important Notes Regarding the Amenities

• There is no lifeguard on duty; swimming is at your own risk.

• Glass of any sort is NOT permitted at the pool; this includes beer bottles, wine bottles, glass drink wear or glass serve ware.

• As a reminder, pets are not permitted inside the pool area.

• Gables Turtle Creek is a smoke free community in all areas.

• Profanity, horseplay, or recreational equipment are not permitted at the pool.

• The gas grills are very user friendly! To ignite you first need to turn on the timer underneath the grill, then push in the knob and turn to “lite”, once there hold the knob in until you see a glow and the fire starts.

• Hot Tub - Emergency shut off is to only be used if someone is trapped in the drain. The jets are inoperable and the do not engage the water flow of this area so please do not use the timer controller.

YES Energy Bill:

You will start to receive in your email from YES Energy Billing 1 to 2 months after moving in. This is your water/miscellaneous utility bill that is due at the first of every month with your rent. If you pay online via Gables Gateway, this bill will start to automatically be added to your total due.

UPS, FedEx, & additional couriers:

We are excited to be able to provide you with package acceptance through the Luxor package room. Please remember that all packages must be picked up within 72 hours, and Gables Turtle Creek is not responsible for resident packages.

Pest Control:

Our scheduled pest control day is Tuesday. If you have a specific request for your home, call or email us to schedule and we’ll provide them access to your home. Our community and surrounding area are treated regularly; in addition, there’s a schedule in place to spray inside your home annually. When the date for your home arises, we will notice you at least 24 hours in advance – you are welcome to opt out if you don’t think your home has a current need.

Light Bulb, Air Filters & Smoke Detector Replacement Cost:

We are very proud to be a LEED certified community; all of the lighting in our building is energy efficient and long lasting. If you choose to purchase your own replacement bulbs, our service team will be happy to install them at no charge to you; please note that they must be the proper wattage and energy efficient.

If you have moved in within the last 30 days and your lighting is not working properly or goes out, it will be replaced at no charge. Should this occur, please place a service request on www.gables.com under the resident portal and it will be taken care of.

What constitutes an emergency:

• Any situation that may result in damage to the physical asset.

• Fire

• Flooding on the property (continuous leak)

• Gas smell

• Broken or non-working doors, locks, windows, or other security-related problems (burglaries, vandalism, personal assault)

• No heat (when outside temperatures are below 50 degrees)

• No air conditioning (when outside temperatures are above 80 degrees)

• No water or no hot water

• Toilet not functioning (when it is the only one in the apartment)

• Sewer back-up

• No electricity or electrical shorts

• Refrigerator not working.

• Broken pipes or flowing water in the apartment

• Access gates (when entering or exiting the community is prohibited)

RESIDENT LOCK OUTS WILL NOT BE PERFORMED AFTER HOURS!!

Parking Issues at Turtle Creek

Due to our sustained high occupancy, and to avoid non- resident West Village parking, our towing company does on a regular basis enforce our parking policies for the sake of our residents.

1. If you have a garage, you are required by your signed parking addendum to park your vehicle in the garage. Garages are not to be used for storage or living areas.

2. If there are multiple lease holders in the apartment, one resident is required to park in the garage. Other lease holders are required to purchase a parking sticker at a one-time cost of $75, and the sticker must be displayed on your windshield.

3. All visitors are required to register for parking at R2park.com at any time when parking at the community. Guest registration will only be allowed up to 3 days each month. Residents should only use this under an emergency situation. Management will monitor this registration, and residents who are in violation will be towed.

4. If you have a rental vehicle, or has purchased a new vehicle, please see the office for a temporary pass or replacement sticker.

5. No parking in handicap spaces or the striped, white spaces throughout the community. You vehicle is subject to being towed or ticketed.

6. No parking beside the compactor or anywhere that is not designated as a parking spot.

7. Vehicles may also be stickered for expired registration and abandoned or inoperable vehicles.

If your vehicle is towed, it will be at your expense, and management will not reimburse residents for this cost.

Policies and Procedures for Trash and Recycling

Trash:

• Trash is picked up on Monday and Thursday.

• Your trash must be placed in trash bags and placed inside your assigned trash can.

• Please do not place your trash is someone else’s trash can.

• Any household trash that does not fit in your trash can should be taken to the trash compactor. Please do not stack trash bags in the garage area.

• Bulk items such as furniture and appliances are not to be placed in the recycling are of the garages or in the compactor area. It is your responsibility to call the City of Dallas or other resources to dispose of these items at your cost.

• Items le� in the recycling our compactor area are subject to addi�onal charges being added to your account.

Recycling:

• Please see the attached recycling guidelines.

• Recycling should be placed in bags and deposited in the green recycling containers.

• If the containers are full, do not place items outside the containers. Take your items to the trash compactor.

• Any moving boxes should be broken down and placed the trash compactor and not placed in the recycling area.

• Items le� in the recycling our compactor area are subject to addi�onal charges being added to your account.

HOW TO TURN YOUR FIREPLACE ON

1. Remove the panel in the bottom of the fireplace and look for the pilot knob.

2. Remove the logs from the fireplace.

3. Turn the knob upward to pilot position and press down and light the pilot. Hold the button until it stays lit then let go of the button.

4. Once it is lit, you will need to turn the knob to the left to open the gas valve to keep your pilot lit.

5. Once your pilot is lit, then you will use to switch in the bottom panel to turn the flame up and down. The pilot will stay on all the time until you turn off the fireplace completely.

HOW TO TURN OFF YOUR FIREPLACE

1. With the pilot light low, turn the knob to the off position to the right of the knob.

Pool Rules and Regulations !

We want to ensure that all our residents enjoy a safe and happy pool season. For the safety of everyone, city regulations, and the enjoyment of all residents while using the pool, we asked that you adhere to the following:

• Pool hours are 100 AM till 10:00 PM. Residents at the pool after hours will be asked to leave. If violations of closing hours continue, the pool gates will be locked each night.

• No running, ball playing, rough activities, or diving.

• No parties. Only two guest per resident.

• No animals at any time.

• Do not save seats for another person.

• Use pool and hot tub at your own risk. No lifeguard is on duty.

• No loud noise, profanity, or harassment.

• No Smoking of any substance as we are a smoke-free community.

• Appropriate swimwear is required.

• Do not use the pool if you have cuts, open sores, nasal discharge, or eye disease.

Gables Turtle Creek Cityplace offers the following amenities for you to enjoy:

• Pool hours 10:00am-10pm daily.

Where do I dispose of my trash?

Gables Turtle Creek Cityplace trash policy is as follows: Place bagged trash in the container located in the garage alley way outside your apartment home. Valet trash pick-up days are Monday and Thursday’s. A compactor is located on the south west side of the property to dispose of trash on other days.

What do I do with my move in boxes?

It is helpful to everyone in the community if everyone breaks down all boxes and disposes of them in the trash compactor.

How does my key fob work?

When entering the gate; push the button to enter. When exiting the gate, the gate will automatically open when you pull up.

Where are the mail boxes located?

The mail boxes for your apartment home are located on the side of the building.

Do you have resident activities or events?

Gables Turtle Creek City place has many fun events and activities that promote a sense of community and allow opportunity for you to meet other residents. Keep up to date on all of our community gatherings in our newsletter and through e-blasts. You can expect to see events such as:

• Happy hours nearby

• Breakfast on the go

• Pool party

• Resident appreciation events

Can I have a party at the pool?

Our relaxing pool areas are available for all residents and their guest to enjoy during pool hours. To ensure enjoyment for all residents at the pool, we regretfully do not permit private pool parties.

Where is the best place for me to park?

You may park in any available space in the resident parking areas. Resident’s must display a parking permit and all visitors must display a visitor pass to be parked in the gated area. As a reminder, handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty.

How do I pay rent online?

We have made paying your rent easy by setting you up with your personal on line account to the Gables Gateway. You will go to www.gables.com and click on the Resident Login key in the upper right hand corner. Select the link to set up your Gables Gateway account. This is a great way to stay connected to your management team from anywhere in the world. Additional services available on Gables Gateway include placing a service request for repairs needed in your apartment home.

Where can I access WI-FI in the building?

The leasing office, club lounge, and pool are WI-FI accessible for your use and convenience. This amenity is complimentary and part of your community benefits. To access the WI-FI the password is Hot4Gables.

Do you have a courtesy officer onsite and how do I get a hold of them?

We have a courtesy officer onsite. You may contact him by calling 214 523-7600 and selecting option #3. The courtesy office can assist with after-hours noise complaints. Should you ever witness any suspicious or criminal activity, you should always call 911 for local law enforcement support.

Guests

Where can my guests park?

Your guest may park in any available space in the resident parking areas. All guests must display a visitor pass on the dash of their vehicle. The visitor passes are available in the leasing center. As a reminder to tell your guests that handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty.

Where do my movers park?

In the interest of safety for proper clearance for other residents and emergency vehicles, your movers may park as close to your apartment when available.

Where does the delivery person come in or do I have to meet them?

Delivery people will need to use the guest call box to enter the gate to get to your apartment. In the event you are not home at the time of a delivery, the office can sign for a package.

How many guests can I have with me at the amenities?

We love it when you share your community with your friends and family. Two guests are welcome to join you in all of the amenity areas.

How do I let friends in the gate?

Your guests will contact you via the call box at the gate. You will receive a call on the phone line that you provide upon move-in when your guest dials you from the gate phone pad. If the caller is someone you wish to permit entry, press “9” on your phone’s keypad and the gate will open.

Maintenance

How do I submit service requests?

We want placing a service request for work needed in your apartment home easy. You may contact the leasing office via phone at 214-523-7600, via email at gablesturtlecreekcityplace@gables.com, in person, or through Gables Gateway to place your service request.

If you have not already signed up for Gables Gateway, you can go to www.gables.com and click on the Resident Login key in the upper right hand corner. Select the link to set up your Gables Gateway account. This is a great way to stay connected to your management team from anywhere in the world. Additional services available on Gables Gateway include paying your rent on line.

What do I do if I have a Maintenance emergency after hours?

For those times that you may have an emergency after office hours, you may contact the leasing office at 214.523.7600 for maintenance assistance. The answering service will dispatch your service emergency to the on call service technician. You should receive a call from the technician within the hour.

What is considered a maintenance emergency?

Emergency maintenance problems that will be dispatched to the on-call service technician include:

1. No electricity throughout the apartment

2. No water.

3. No air conditioning on a day of extreme heat (80+ degrees).

4. Water entering the apartment.

5. Possibility of fire.

6. Impeded plumbing in an apartment with only one bathroom.

7. No heat.

8. Non-functioning or malfunctioning smoke detector.

9. Gas leak (also call the gas company).

10. Running water that cannot be shut off.

11. Malfunctioning door or window locks.

Do you have a dog park?

Mutts Dog park located within minutes of the property at 2889 Cityplace. Gables Turtle Creek Cityplace is located steps away from the Katy Trail which welcomes your furry family member. There is access to Katy Trail from Lemmon Ave and Blackburn.

Where is the best place to walk my pet?

The green areas around the property are appropriate to walk your pets. Please help us to maintain a clean and pleasant community by always picking up after your pets. There are many doggie stations surrounding the community.

Do I have to have my dog on a leash?

For the safety of your dog and all residents in the community, all pets are required to be on a leash when in any common area. It’s the law and the best practice for your pet’s safety. The nearest dog park is located at the new Klyde Warren Park approximately 2 miles from the community. Spot can run free at my best friend’s park located at 1909 Woodall Rodgers Blvd, Dallas TX 75201.

How to Set Up AutoPay on Rent Cafe

We’re excited to announce that we ’ re now able to offer autopay set-up for your monthly rent. We look forward to better serving you and hope this payment option will be a beneficial and convenient service for you.

1.) LOG INTO RENT CAFE

Log into your rent cafe similar to how you would to pay your rent.

2.) SELECT AUTOPAY SET UP

When you log in you will arrive at your home page. Select the Auto-pay Set Up tab.

3.) ENTER PAYMENT, START, AND END DATE

Select the Payment Account for your auto-pay.

Then enter the date you would like the auto-pay to start and end.

4.) ENTER PAY DATE, PERCENTAGE AND MAX PAY

Select the day the payment will draft for payment. Then enter 100% in the Percentage. Next, enter in the Max Pay Amount. This amount will be the max that will pull from your bank. Keep in mind the average monthly charge will only show your rent and NOT water. It is recommended to do a max pay more than what you pay on average for rent and water The auto-pay will only draft what is due if your max pay is higher than what is owed

5.) HOW TO KNOW WHAT TO ENTER FOR MAX PAY

Unsure of what to enter for the Max Pay? Select Recent Activity to view your previous payments. If your average payment is $2000 then it is recommend to do the max pay as $2300 for good measure. Please note if the max pay is set up for less than what is owed the auto-pay will not be able to draft from the bank. For example, if your max pay is set at $2000, but you owe $2030 the auto-pay will not draft from the bank.
