We know there’s always a lot going on during move in day, so here we want to reiterate on the move in items you received:

Fob – these are access fobs that are only issued to residents and will get you into the community doors, elevators, amenities and parking garage.

Parking Card– it’s a white card that you will scan to get into and out of the garage. You cannot scan it to allow other people in as it will read that you are already in the garage and will allow a double entry.

Inventory & Condition Form – Please return this form within 48 hours to the Leasing Office.

Trash, Recycling & Boxes

Our community has valet trash service for your convenience. Please see the attached flyer for more details including procedure and schedule.

Trash & Recycling – In addition to the valet trash service, every floor has a trash room off the elevator lobby for large items to discard of, along with chutes.

• All cardboard boxes must be broken down to flat and placed in the trash room.

• Residents will be responsible to ensure that NO loose trash, cardboard boxes or large items are placed in the trash chutes.

Callbox Instructions:

1) Scroll and find your last name or punch in the 4-digit code alongside your name.

2) The callbox will start dialing.

3) When you receive the call on your phone, answer then push 6* to provide access through the door.

4) After pushing 6* it will allow your guest through the door & automatically hang up.

5) Guests will have 2 minutes to make it from the door to the elevator and be able to select and be taken up to your floor.

We suggest saving the number in your phone as “front door” or something similar so that you recognize the call moving forward.

Guest Parking

Our community does not have designated guest parking. However, a guest parking pass may be obtained from the office for guests to park in the resident garage temporarily.

Air BNB:

Gables Republic Tower is an exclusive, private building. Leasing or subletting your home on Air BnB or any other service is strictly prohibited and is a direct lease violation.

Key Releases & Guests:

There are a few different ways that our key system is worked – aside from all, please know that access fobs are only issued to lease holders. Requests to allow entry to your home must be submitted in writing via the Gables portal or email.

Key Releases – These are intended for temporary access during business hours. Your visitor will need to provide us a valid form of ID (DL or passport) in exchange for access into your home. All keys must be returned before 6pm, no exceptions.

Spare Keys – One can be purchased for $20 and will access only the front door of your residence

Amenities

We have a wonderful pool deck on the 35th floor with outside seating and lounging, grills, wade-in pool and fire pit The pool has a time frame of 10am to 12pm every day On the 9th floor we have a top of the line fitness center that is open 24 hours, 7 days a week, along with a business center and media room. If you are using the amenity areas we ask that you are mindful of our community policies for the mutual enjoyment of all. Free Wi-Fi is available in the amenity areas on both the 9th and 35th floor; the password is password

Rent and Yes Energy Bill:

Rent is due on the 1st every month, with a grace period until the close of business day on the 3rd. On the 4th a 10% late fee will be assessed. All late payments must be paid in certified funds, no exceptions. You will also start to receive a bill labeled YesEnergy via USPS 1- 2 months after moving in. This is your water/electric utility bill that is due at the first of every month with your rent. If you pay online via Rent Café, this bill will start to automatically be added to your total due.

Post Office Location & Contact:

Mailboxes match your actual apartment number. If you receive wrong mail to your address, you can leave it in the office

Lost & Found:

If you feel that you lost an item in our community, please call or email us with the details. All items will be held for 30 days then donated.

Pest Control:

Our weekly scheduled pest control day is Tuesday. If you have a specific request for your home, call or email us to schedule and we’ll provide them access to your home. Our community and surrounding area is treated regularly; in addition, there’s a schedule in place to spray inside your home annually. When the date for your home arises, we will notice you at least 24 hours in advance – you are welcome to opt out if you don’t think your home has a current need.

Dry Cleaning Services:

Ivy Cleaners works closely with our community and has a program to fit your needs. Visit the leasing office for more information and to enroll.

Ivy Cleaners – Pick up and drop off are Monday through Saturday afternoons from the leasing office. They are also able to offer pick up and drop off to your residences with a current key release form. Bags and starting forms are ready at the concierge desk. There is a 25% discount

off the first month for new resident sign ups. Alterations repair, and shoe shine is also available.

Light Bulb, Air Filters & Smoke Detector Replacement Cost:

We are very proud to be a LEED certified community; all of the lighting in our building is energy efficient and long lasting. If you choose to purchase your own replacement bulbs, our service team will be happy to install them at no charge to you; please note that they must be the proper wattage and energy efficient.

If you have moved in within the last 30 days and your lighting is not working properly or goes out, it will be replaced at no charge. Should this occur, please place a service request through RentCafe under the resident portal and it will be taken care of. Please contact the leasing office for bulb pricing

Gourmet Kitchen Rental Information:

If you’re interested in renting an amenity space for exclusive use, please know we ask for at least 48 hours advanced notice and require the appropriate signed rental form and payment to be submitted together. All inquiries can be discussed and scheduled with the office team

Maintenance:

• How do I submit work orders? You may call the Leasing Office at 214-397-0500, email the leasing office at republictower@gables.com, or submit online at www.gables.com.

• What do I do if I have an after hour maintenance emergency? Call the Leasing Office number 214-397-0500. Follow the prompts to page out emergency maintenance.

• What is considered an after hour maintenance emergency?

o Any situation that may result in damage to the physical asset

o Fire

o Flooding on the community

o Gas smell

o Broken or non-working doors, locks, windows, or other security related problems (burglaries, vandalism, and personal assault). Please note lockouts are not considered an emergency.

o No heat

o No air conditioning (when temperature is above 80º)

o No water or no hot water

o Toilet not functioning (when it is the only one in the apartment)

o Sewer back-up

o No electricity or electrical shorts

o Refrigerator not working

o Broken pipes or flowing water in the apartment

Hardwood Maintenance Guidelines

Dear Resident,

To ensure that our hardwood floors maintain their exquisite shine and finish, we encourage you to follow these guidelines, particularly during your move-out process. Failure to do so may result in fees ranging from $40.00 per plank being charged to your apartment.

To safeguard your hardwood floors effectively, please take note of the following maintenance tips:

1. Regular Cleaning: Perform regular sweeping and vacuuming to prevent the accumulation of dirt and dust, which can potentially scratch the floor's finish.

2. Area Rugs: Place area rugs strategically to protect against the harmful effects of sand and water on wood floors.

3. Furniture Protection: Use felt pads under all furniture and chair legs to facilitate smooth movements and prevent scratches. Periodically replace these pads when they become worn or dirty.

4. Footwear Caution: Be mindful of damaged or worn high heels that may expose metal tips, as they can cause surface and finish damage.

5. Sunlight Protection: Shield the wood floor from direct sunlight and intense artificial lighting to prevent discoloration and damage.

6. Approved Cleaners: Use only approved wood floor cleaners, and when dry mopping, consider a mixture of ammonia and water (25/75%).

By adhering to these guidelines, you contribute to the longevity and beauty of our hardwood floors. We appreciate your cooperation in maintaining the quality of our community living spaces.

Pool Rules: The pool area is a popular community facility at many of our Gables Communities. The following considerations help keep these areas clean and enjoyable for all of us.

Pool Hours

Every Day from 5am-12am

♦ Glass is a safety hazard and is not allowed. Please use only unbreakable containers in the pool area.

♦ Health regulations prohibit pets in or around the pool area.

♦ No lifeguard is provided. All persons swim at their own risk!

♦ NO DIVING.

♦ Children under the age of 15 must be accompanied by a parent or an adult at all times while at the pool.

♦ You may invite up to two guests to accompany you to the pool. Visitors are not permitted, and will be asked to leave, unless you have invited them and are with them at the pool.

♦ Unattended solo bathing is not permitted.

♦ Please wear appropriate swimwear in the pool. No cut offs or thongs allowed.

♦ Suntan oils cause a major maintenance problem for pool equipment. Please lather lightly and rinse off before swimming.

♦ Common courtesy dictates that profanity, horseplay, running around pool deck, bicycle riding, skating, riding toys, or harassment of swimmers is strictly prohibited.

♦ For everyone’s protection, please refrain from using the pool if you have a health condition, particularly conditions involving broken or abraded skin, cuts, eye disease, nasal or ear discharge or communicable diseases.

♦ Owner and management are not responsible for loss, damage or injury.

♦ Management reserves the right to deny pool privileges to anyone at anytime.

• Gourmet Kitchen and Rooftop Pool - open from 5:00am until 12:00am.

How do I reserve the Gourmet Kitchen?

The Gourmet Kitchen is available to rent for your personal parties and celebrations. It is available Mon –Sun, 8:00 am – 11:00 pm. Each event can be for a maximum of 25 people, for 6 hours at a time and can be reserved for $25/hour. To reserve the room, contact the leasing office and the team will provide you with the reservation contract and complete details.

Where do I dispose of my trash?

Gables Republic Tower has Valet Trash service. Place your valet trash bins outside your door between 6-8pm on Sunday-Thursday nights. Trash chutes are also available on every floor.

Where are the recycling centers?

We pride ourselves on green initiatives to care for the environment. Gables Republic Tower has recycling areas located next to the trash chute on every residential floor for disposal of newspapers, plastics and glass. Thank you for helping us take care of the earth.

What do I do with my move in boxes?

It is helpful to everyone in the community if everyone breaks down all boxes and disposes of them in the trash chute room located on each floor. We do ask that you do not use the trash chutes for boxes, as they can block the chute and create undesirable overflow.

How does my fob/remote work?

When using the fob/remote to enter a walk-up gate or amenity area; wave the fob in front of the black box located on the outside of the gate/amenity area.

Where are the mail boxes located?

The mail boxes for your apartment home are located next to the Leasing Office on the 1st floor.

Do you have resident activities or events?

Gables Republic Tower has many fun events and activities that promote a sense of community and allow opportunity for you to meet other residents. Keep up to date on all of our community gatherings in our monthly calendars and through e-blasts.

Can I have a party at the pool?

Our relaxing pool areas are available for all residents and their guest to enjoy during pool hours. To ensure enjoyment for all residents at the pool, we regretfully do not permit private pool parties.

Where is the best place for me to park?

You may park on levels 4, 5, or 6 in unreserved spaces. As a reminder, handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty.

How do I pay rent online?

We have made paying your rent easy by setting you up with your personal online account to the Rent Café. You will go to www.gables.com and click on the Resident Login in the upper right-hand corner. Select the link to set up your Rent Café account. This is a great way to stay connected to your management team from anywhere in the world. Additional services available on Rent Café include placing a service request for repairs needed in your apartment home.

How do I reserve the freight elevator?

You can contact the leasing office at (214) 397-0500 and our team will walk you through the reservation process. The freight elevator is available Mon – Saturday, 9:00 am – 6:00 pm for moving. There is limited elevator time allocated for moving and a reservation is necessary to ensure that each resident has ample time to move.

Where can I access WI-FI in the building?

The business center, media room, gourmet kitchen and pool are WI-FI accessible for your use and convenience. This amenity is complimentary and part of your community benefits.

Do you have a night guard onsite and how do I get a hold of them?

We have a night guard onsite from 6pm until 6am every day. You may contact the night guard by calling (214) 397- 0500 and leave a message for “Security”. The night guard can assist with after-hours noise complaints. Should you ever witness any suspicious or criminal activity, you should always call 911 for local law enforcement support.

Where can my guests park?

Between 6pm and 7am, and on weekends, your guest may park in any available space in the resident parking areas on floors 4, 5, or 6. As a reminder to tell your guests that handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty.

Where do my movers park?

In the interest of safety for proper clearance for other residents and emergency vehicles, your movers may park in our loading/unloading zone on Bryan St. between St. Paul St. and Ervay St.

How does my guest access the garage?

Guests may take a ticket between the hours of 6pm-7am at the parking garage entrance gate. If guests will be in the garage between 7am-6pm during the week, they will need you to come check out a guest pass from the leasing office.

How many guests can I have with me at the amenities?

We love it when you share your community with your friends and family. Two guests are welcome to join you in all of the amenity areas.

Where does the delivery person come in or do I have to meet them?

Instruct them to call you from the callbox on Ervay St.

How do I let friends in the doors?

Your guests will contact you via the call box at the doors. You will receive a call on the phone line that you provide upon move-in when your guest dials you from the gate phone pad. If the caller is someone you wish to permit entry, press “6” on your phone’s dial pad and the door will open.

Maintenance

How do I submit service requests?

We want placing a service request for work needed in your apartment home easy. You may submit service requests through Rent Café.

If you have not already signed up for Rent Cafe, you can go to www.gables.com and click on the Residents link at the top of the page Once there, it will have a drop down where they scroll to get to Republic Tower and click. This will take them to the Republic Tower Rent Café landing page and will let them either register or login from there. This is a great way to stay connected to your management team from anywhere in the world. Additional services available on Rent Café include paying your rent on line.

What do I do if I have a Maintenance emergency after hours?

For those times that you may have an emergency after office hours, you may contact the leasing office at (214) 397-0500 for maintenance assistance. The answering service will dispatch your service emergency to the on call service technician. You should receive a call from the technician within the hour.

What is considered a maintenance emergency?

Emergency maintenance problems that will be dispatched to the on-call service technician include:

1. No electricity throughout the apartment

2. No water.

3. No air conditioning on a day of extreme heat (80+ degrees).

4. Water entering the apartment.

5. Possibility of fire.

6. Impeded plumbing in an apartment with only one bathroom.

7. No heat.

8. Non-functioning or malfunctioning smoke detector.

9. Gas leak (also call the gas company).

10. Running water that cannot be shut off.

11. Malfunctioning door or window locks.

Furry Friends

Do you have a dog park?

Gables Republic Tower is located .9 miles from the Deep Ellum Dog Park, located on the southwestern corner of the intersection of Good-Latimer Expressway and Commerce Streets, underneath the elevated portion of US75.

Where is the best place to walk my pet?

The green areas around the property are appropriate to walk your pets. Please help us to maintain a clean and pleasant community by always picking up after your pets. There are many doggie stations surrounding the community. Specific pet station locations are: Main Street Gardens.

Do I have to have my dog on a leash?

For the safety of your dog and all residents in the community, all pets are required to be on a leash when in any common area. It’s the law and the best practice for your pet’s safety. The nearest dog park is a mile from our community located on the southwestern corner of the Good-Latimer Expressway and Commerce Street intersection, underneath the elevated portion of US75. Fido can run free!

How to Set Up AutoPay on Rent Cafe

We’re excited to announce that we ’ re now able to offer autopay set-up for your monthly rent. We look forward to better serving you and hope this payment option will be a beneficial and convenient service for you.

1.)

Log into your rent cafe similar to how you would to pay your rent.

2.) SELECT AUTOPAY SET UP

When you log in you will arrive at your home page. Select the Auto-pay Set Up tab.

Select the Payment Account for your auto-pay. Then enter the date you would like the auto-pay to start and end.

4.) ENTER PAY DATE, PERCENTAGE AND MAX PAY

Select the day the payment will draft for payment. Then enter 100% in the Percentage. Next, enter in the Max Pay Amount. This amount will be the max that will pull from your bank. Keep in mind the average monthly charge will only show your rent and NOT water. It is recommended to do a max pay more than what you pay on average for rent and water The auto-pay will only draft what is due if your max pay is higher than what is owed

5.) HOW TO KNOW WHAT TO ENTER FOR MAX PAY

Unsure of what to enter for the Max Pay? Select Recent Activity to view your previous payments. If your average payment is $2000 then it is recommend to do the max pay as $2300 for good measure. Please note if the max pay is set up for less than what is owed the auto-pay will not be able to draft from the bank. For example, if your max pay is set at $2000, but you owe $2030 the auto-pay will not draft from the bank.
