WELCOME HOME TO GABLES PARK 17 Dear Resident, Welcome home! We understand that moving can be stressful, but we hope you enjoy your new home here at Park 17. You will be receiving a survey in your email shortly. If you are not “extremely satisfied”, please let us know what we can do to enhance your experience. Your will find a move-in gift with several fun items located in your new home on your kitchen counter or stove. Rent is due on the 1st by the close of business. You have a grace period until the 3rd at the close of business, per your lease agreement. Rent Café: www.gables.com OR download the Rent Café Resident App. Click the resident tab and register your account today! Use to pay rent and place work orders. Trash and Recycling: Trash and recycling chutes are located on each floor near stairwell #1. To the right of the chutes is a closet that you can break down your boxes and place them in the closet. Please do not put any loose or large items down the chutes. Wi-Fi: Wi-Fi is located on the 7th floor in all of the common areas. No password is needed. Parking: One vehicle is included with each home in our residential garage on levels P1, P2 and P3. Any additional vehicles will be a monthly fee paid to Platinum Parking on levels 2-6, contact the leasing office for more information. Unless instructed, do not park in reserved spots. If parking in a handicap spot please make sure a placard is visible. Parking sticker is required for this garage. Guest Parking: The guest will enter off Akard or Cedar Springs and drive up to the arm gate. They will touch the screen, hit ‘ticketless’ and type in their phone number which will be their ‘ticket’. They will park on 2-6 near the green residential elevators. They cannot park in any reserved parking spots and if parking in a handicap spot, they will need to display a placard in visible view. Before that guest leaves you can contact the concierge at 214.969.9919 or stop by the desk to validate their ticket. The guest will then need to leave out the Akard exit only.


Smoke Free Community: Gables Park 17 is a smoke free building and all residents and their guests should understand that smoking is not permitted anywhere including inside your home, on your private balcony or terrace and all common areas. Light bulbs: If any bulbs go out within the first 30 days of moving in, we will replace the light bulbs for free. After residing for 30 days, you are required to provide/purchase your own light bulbs. You can either 1) Purchase your own bulbs and place a work order and we will replace it at no cost or 2) You may just place a work order and any replaced bulbs we provide will be added to your account to pay. Packages: Packages will be delivered to the concierge desk. Any oversized or perishable package will be sent directly to your home. Only packages address to a resident or occupant on the lease agreement will be accepted, any others will be declined and returned. We do not accept any return items and residents are required to work with the delivery company directly. Dry Cleaning: There are a few companies that you may pick up and drop your dry cleaning directly at the concierge desk- please contact the concierge for more information Pest Control: They are on site every Tuesday. If you have any pest control issues please contact the leasing office to be put on the list for the next upcoming date. Air BnB/Vrbo: Gables does not allow any listing of sorts or subletting per the lease agreement.





New Pizza Oven A Simple "How-To" : 1. Turn on the gas timer by turning the green knob on the right side (hip high) of the oven 2. To light the pilot: -Push and turn the gas control knob to the PILOT position -Push the ignition (spark) button. The pilot should lit instantly. Continue holding the gas knob for at least 5-10 seconds and release the gas control knob. -Once lit, you may turn Gas Control Knob to HI to light up the burners 3. Allow to preheat for 15 MIN 4. Once preheated you may turn down to LOW in order to cook 5. Cook your pizza and enjoy! If you experience any issues with the oven please let the office know but we hope this is something you will enjoy.




Guest Parking Only • Pull up to the arm gate from Cedar Springs or Akard • Touch screen and press “ticketless” • Guest will enter their full phone number- this will be their ‘ticket’ • Arm gate will rise for guest to enter • Guest may park in 2-hour parking however, this is monitored and strictly enforced. If guest is staying longer than 2 hours, they will need to go up the ramp to park on levels 2 through 6. • Guest will need to park by the green residential elevators and may not park in any reserved parking. If parking in a handicap spot, the guest must display a placard on their vehicle • Guest will dial 0017 at the call box to reach concierge and they can unlock the doors to the building. Guests can then hit floor 1 to go to the concierge desk or you may go to the floor your guest parked on and let them up yourself • Resident must accompany guest to concierge and give us their full phone number and apartment so we can validate their parking • Guest will then need to exit off of AKARD only. Guest will not be able to exit through the Cedar Springs side.

How to Set Up AutoPay on Rent Cafe We’re excited to announce that we’re now able to offer autopay set-up for your monthly rent. We look forward to better serving you and hope this payment option will be a beneficial and convenient service for you.

1.) LOG INTO RENT CAFE Log into your rent cafe similar to how you would to pay your rent.

2.) SELECT AUTOPAY SET UP When you log in you will arrive at your home page. Select the Auto-pay Set Up tab.

3.) ENTER PAYMENT, START, AND END DATE Select the Payment Account for your auto-pay. Then enter the date you would like the auto-pay to start and end.

4.) ENTER PAY DATE, PERCENTAGE AND MAX PAY Select the day the payment will draft for payment. Then enter 100% in the Percentage. Next, enter in the Max Pay Amount. This amount will be the max that will pull from your bank. Keep in mind the average monthly charge will only show your rent and NOT water. It is recommended to do a max pay more than what you pay on average for rent and water. The auto-pay will only draft what is due if your max pay is higher than what is owed.

5.) HOW TO KNOW WHAT TO ENTER FOR MAX PAY Unsure of what to enter for the Max Pay? Select Recent Activity to view your previous payments. If your average payment is $2000 then it is recommend to do the max pay as $2300 for good measure. Please note if the max pay is set up for less than what is owed the auto-pay will not be able to draft from the bank. For example, if your max pay is set at $2000, but you owe $2030 the auto-pay will not draft from the bank.

What are the hours of the amenities?

Gables Park 17 offers the following amenities for you to enjoy: • • •

How do I reserve the club room?

The conference room/private dining area is available to rent for your personal parties and celebrations. It is available Monday – Sunday from 9:00 AM – 11:00 PM. Each event can be for a maximum of 25 people. Reservation times begin with a minimum 3 hours at a time at an initial rate of $300 and can be reserved for additional hours for a $75/hour fee. There is an additional $125 cleaning fee. To reserve the room, contact the leasing office and the team will provide you with the reservation contract and complete details.

Where do I dispose of my trash?

Gables Park 17 has trash chutes located on every level at the end of the hallway behind the marked door for all household use.


Gables Park 17 Where are the recycling centers?

We pride ourselves on green initiatives to care for the environment. Gables Park 17 has recycling chutes located on every level at the end of the hallway behind the marked door for disposal of newspapers, plastics, and glass. Our valet recycle company services the building Sunday-Thursday. Thank you for helping us to take care of the earth.

What do I do with my move in boxes? It is helpful to everyone in the community if everyone breaks down all boxes and disposes of them in the refuse room located on every level at the end of each hallway in the trash room. Please place your broken-down boxes in the closets labeled “boxes”. We do ask that you do not use the trash chutes for boxes, as they can block the chute and create undesirable overflow.

How does my key fob work? When entering or exiting drive-up garage gate, push the button to enter or exit. When using the fob/remote to enter an elevator or amenity area, wave the fob in front of the black box located on the outside of elevator panel or the door going to the amenity area.

Where are the mailboxes located?

The mailboxes for your apartment home are located on the first floor in the lobby.

Do you have resident activities or events? Gables Park 17 has many fun events and activities that promote a sense of community and allow opportunity for you to meet other residents. Keep up to date on all of our community gatherings in our newsletter and through e-blasts. You can expect to see events such as: movie nights, cooking classes, seminars, resident outings (i.e. State Fair of Texas, Dallas Arboretum, etc.), potluck dinners, resident-only exclusive happy hours, and sports nights.

Can I have a party at the pool?

Our relaxing pool areas are available for all residents and two of their guest to enjoy during pool hours. To ensure enjoyment for all residents at the pool, we regretfully do not permit private pool parties.

Where is the best place for me to park?

You may park in any available space in the resident parking areas. Parking in the underground parking garage (P1-P3) is limited to one car per apartment. You may also park in the upper-level garage (level 2-6) during the hours of 6PM – 8AM Monday through Friday and all day on Saturday and Sunday. If parking in the upper level, please park in the yellow striped areas only. As a reminder, handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty.

Conveniences How do I pay rent online? We have made paying your rent easy by setting you up with your personal online account to the Rent Café. You will go to www.gables.com and click on the Resident Login in the upper right-hand corner. Select the link to set up your Rent Café account. This is a great way to stay connected to your management team from anywhere in the world. Additional services available on Rent Café include placing a service request for repairs needed in your apartment home.

How do I reserve the freight elevator? You can contact the concierge at (214) 969-9919 and our team will walk you through the reservation process. The freight elevator is available Sun-Sat from 9:00 AM to 9:00 PM. There is limited elevator time allocated for moving and a reservation is necessary to ensure that each resident has ample time to move.

How do I get a hold of the concierge? What can he/she help me with? For help with all the community has to offer and local conveniences, you may reach our concierge at (214) 969-9919 or via e-mail at park17c@gables.com. The concierge can offer assistance with things like restaurant recommendations/reservations, pet services, laundry services, food delivery, packages (shipping and receiving), dry cleaning, spa services and general area information.

Where can I access WI-FI in the building? The 7th floor amenity lounge and outdoor pool areas are WI-FI accessible for your use and convenience. This amenity is complimentary and part of your community benefits.

Do you have a courtesy officer onsite and how do I get a hold of them?

If you need assistance, please contact our Concierge by calling 214.969.9919.

Guests Where can my guests park?

Guests may park in the upper-level garage (levels 2-6) and use the callbox to enter the building. Your guest will need to enter their phone number as the ticket. The concierge is able to validate tickets so that they can exit for free. As a reminder, please ask your guests to park in spaces that are not marked as reserved and are white lined. Remember that handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty.


Gables Park 17 Where do my movers park?

In the interest of safety for proper clearance for other residents and emergency vehicles, your movers may park temporarily on Caroline Street (at the back of the building). Overnight parking is strictly prohibited, and the City will issue parking violations.

How does my guest access the garage?

Visitors can access the building from both first-floor entrances, and levels 2-6 of the parking garage. They will utilize the callbox to enter the building.

Where does the delivery person come in or do I have to meet them?

Delivery people will need to check in at the concierge desk. In the event you are not home at the time of a delivery, the concierge can sign for a package. If you have visitors, please feel free to call the Concierge at 214.969.9919 or email at park17c@gables.com to allow visitor access into the building. By request, with the visitor’s name, the Concierge will let visitors up the elevator to your floor. You may also allow access to a visitor when you are not here by signing a key release at the office. However, keys can only be accessed during business hours; and all keys must be returned to the office by 5pm every day.

How many guests can I have with me at the amenities?

We love it when you share your community with your friends and family. Two guests are welcome to join you in all of the amenity areas.

How do I let friends in the gate?

Your guests will contact you via the call box at the gate. You will receive a call on the phone line that you provide upon move-in when your guest dials you from the gate phone pad. If the caller is someone you wish to permit entry, press “6” on your phone’s keypad and the gate will open.

Maintenance How do I submit service requests?

We want placing a service request for work needed in your apartment home easy. You may contact the leasing office via phone at (214) 855-0017, via email at park17@gables.com, in person, or through Rent Café to place your service request. If you have not already signed up for Rent Café, you can go to www.gables.com and click on the Resident Login in the upper right-hand corner. Select the link to set up your Rent Café account. This is a great way to stay connected to your management team from anywhere in the world. Additional services available on Rent Café include paying your rent online.


Gables Park 17 What do I do if I have a Maintenance emergency after hours?

For those times that you may have an emergency after office hours, you may contact the concierge at 214.969.9919 for maintenance assistance. The answering service will dispatch your service emergency to the on- hour.

What is considered a maintenance emergency? Emergency maintenance problems that will be dispatched to the on-call service technician include: 1. No electricity throughout the apartment 2. No water. 3. No air conditioning on a day of extreme heat (80+ degrees). 4. Water entering the apartment. 5. Possibility of fire. 6. Impeded plumbing in an apartment with only one bathroom. 7. No heat. 8. Non-functioning or malfunctioning smoke detector. 9. Gas leak (also call the gas company). 10. Running water that cannot be shut off. 11. Malfunctioning door or window locks.

Furry Friends Do you have a dog park?

Gables Park 17 has a friendly dog park (Bark 17) for your furry family members to mingle. Bark 17 is located at the garage P1 level just outside the entrance doors into the elevator lobby.

Where is the best place to walk my pet?

The green areas around the property are appropriate to walk your pets. Please help us to maintain a clean and pleasant community by always picking up after your pets. There are many doggie stations surrounding the community. Pet stations are located on the perimeter of the community.

Do you have a dog wash area?

Gables Park 17 has a state-of-the-art dog wash station that is available for the exclusive use of our residents. This is located on P1 of the residential garage.

Do I have to have my dog on a leash?

For the safety of your dog and all residents in the community, all pets are required to be on a leash when in any common area. It’s the law and the best practice for your pet’s
