What are the hours of the amenities?

Gables Brookhaven offers 24 hour access to the club lounge, business center, and gym. The pool area, including the pool deck and grilling stations are open from at 9am to 10pm daily.

Where do I dispose of my trash?

Gables Brookhaven offers valet trash removal. To utilize this service, trash needs to be in a securely closed bag, inside of the provided valet trash can and placed outside of your front door. Trash can only be placed outside during designated collection times. Trash is collected Sunday – Thursday at 8pm. Trashcans be placed outside your door after 6pm and must be brought back inside by 9am the next morning. Additionally, trash cutes are located near the parking garage in each building. Cardboard boxes and metal cannot be disposed of in the trash chutes.

What do I do with my move in boxes?

All boxes must be broken down before being disposed of. Recycling containers are located near the loading zones of each building. Also, the valet trash service can dispose of broken down boxes that are put outside the door during scheduled collection times.

How does my fob/remote work?

When entering or exiting the controlled access garage, push ‘1’ to enter and ‘2’ to exit. Also, your fob will open controlled access doors, elevators and walking gates by simply holding it to the electronic pad.

Where are the mail boxes located? How do I receive packages?

The mail boxes for your apartment home are located in the clubhouse and can be accessed 24hrs a day. Also, Gables Brookhaven is proud to provide Parcel Pending for your package deliveries. Packages are not accepted in the office. Parcel Pending utilizes electronic lockers and email/text notifications to help you manage and retrieve your deliveries 24hrs a day. Parcel Pending lockers are located in the breezeway across from the entrance to the leasing office. For more information or to register please visit: https://my.parcelpending.com/user/register.

Do you have resident activities or events?

Gables Brookhaven has many fun events and activities that promote a sense of community and allow opportunity for you to meet other residents. Keep up to date on all of our community gatherings in our newsletter and through e-blasts. You can expect to see events such as: resident appreciation events; weekend brunch; breakfast on the go; holiday parties; and, a variety of other fun, community related events.

Can I have a party at the pool?

Our relaxing pool areas are available for all residents and their guest to enjoy during pool hours. To ensure enjoyment for all residents at the pool, we regretfully do not permit private pool parties. Resident with excessive guests will be asked to leave.

Where is the best place for me to park?

You may park in any open space behind the resident controlled access parking garage. Please be aware that resident, and guest, parking is monitored for illegally parked, or improperly parked vehicles, vehicles in disrepair and vehicles that are not showing current license plate registration. Booting and towing may be enforced.

How do I pay rent online?

We have made paying your rent easy by setting you up with your personal on line account to the Gables Gateway. You will go to www.gables.com and click on the Resident Login key in the upper right hand corner. Select the link to set up your Gables Gateway account. This is a great way to stay connected to your management team from anywhere in the world. Additional services available on Gables Gateway include maintenance requests and key release authorization.

Where can I access WI-FI in the building?

The business center, gym, leasing office, club lounge, and pool are WI-FI accessible for your use and convenience. This amenity is complimentary and part of your community benefits.

Guests

Where can my guests park?

Your guests may park in any open space outside of the resident parking garage. Please remind your guests that guest, and resident, parking is monitored for illegally parked, or improperly parked vehicles, vehicles in disrepair and vehicles that are not showing current license plate registration. Booting and towing may be enforced.

Where do my movers park?

Each building has a loading zone near the moving elevator. Loading zones are not meant for long-term parking. Moving vehicles cannot obstruct traffic, occupy resident/guest parking spaces or be parked in a designated No Parking Zone or Fire Lane.

Where does the delivery person come in or do I have to meet them?

Delivery people will need to use the guest call box to enter the gate to get to your apartment. In the event you are not home at the time of a delivery, the office can sign for a package.

How many guests can I have with me at the amenities?

We love it when you share your community with your friends and family. Two guests are welcome to join you in all of the amenity areas.

How do I let friends in the gate?

Your guests will contact you via the call box near the elevator. You will receive a call on the phone line that you provide upon move-in when your guest dials you from the call box. If the caller is someone you wish to permit entry, press “9” on your phone’s keypad and the gate will open.

How do I submit service requests?

We want placing a service request for work needed in your apartment home easy. You may contact the leasing office via phone at 404.459.6999, via email at brookhaven@gables.com, in person, or through Gables Gateway to place your service request.

If you have not already signed up for Gables Gateway, you can go to www.gables.com and click on the Resident Login key in the upper right hand corner. What do I do if I have a Maintenance emergency after hours?

For those times that you may have an emergency after office hours, you may contact the leasing office at 404.459.6999 for maintenance assistance and leave a detailed voicemail in the maintenance box The answering service will dispatch your service emergency to the on call service technician. You should receive a call from the technician within the hour.

What is considered a maintenance emergency?

Emergency maintenance problems that will be dispatched to the on call service technician include:

1. No electricity throughout the apartment.

2. No water.

3. No air conditioning on a day of extreme heat (80+ degrees).

4. Water entering the apartment.

5. Possibility of fire.

6. Impeded plumbing in an apartment with only one bathroom.

7. No heat.

8. Non-functioning or malfunctioning smoke detector.

9. Gas leak (No gas at Gables Brookhaven).

10. Running water that cannot be shut off.

11. Malfunctioning door or window locks.

Where is the best place to walk my pet?

The green areas around the property are appropriate to walk your pets. Please help us to maintain a clean and pleasant community by always picking up after your pets. There are many doggie stations surrounding the community.

Do I have to have my dog on a leash?

For the safety of your dog and all residents in the community, all pets are required to be on a leash when in any common area. It’s the law and the best practice for your pet’s safety. Brookhaven Park and Blackburn Park are both less than 1.5 miles from the community. Fido can run free!

The saying goes, “There’s an app for that” and we’re excited to announce that we’ve launched a custom Gables Mobile App made with you in mind! The Gables Resident App is your partner in all things related to your community, especially when you’re on the go. With the Gables App you can now make monthly rent payments, submit maintenance requests, and more. This app is just another extension of our motto in “Taking Care of the Way You Live!”

LET’S GET YOU REGISTERED!

1) Go into your App store and search for Gables Resident App. Once you download the App and click into it, you’ll see the below home screen appear. Click Sign Up if you’re a new resident and have never used RentCafé via desktop. If you’re currently using or have used RentCafé, please click sign in and use your same login credentials you’ve previously used for RentCafé.

2) Please type in the name of the Gables community you call home.

3) Please enter the email address that you used to sign your lease at your community. Once you enter your email address, click Next.

4) Please fill out your password and security question to complete registration.

5) Follow the instructions to verify you are a resident at your community.

Now that you’ve created your login for the App, enjoy all of the conveniences the App offers you at your fingertips!

PAY YOUR RENT ON THE GO OR SETUP AUTOPAY!

1- Choose method of payment. Step 2- Choose total amount you wish to pay.

Interested in setting up Auto-Payment?

On the home screen, select the purple button that says Autopay and set your account to pay rent every month automatically.

Step 3- Select payment account. Step 4- Review and submit payment.

SUBMIT A MAINTENANCE REQUEST- Easily add photos or record a voice memo for maintenance requests.

Step 1- Provide information about your maintenance request using the form within the App. See screenshots below for reference.

Step 2- Once the information is filled out you have the option of providing a voice memo or a photo of what you would like your service team to address in your apartment home. Please also fill out if the team has permission to enter if you’re not home as well as if you have any pets the team needs to be aware of when they enter. Once the form is filled out, please press submit request and the maintenance team will be happy to assist!

How to Set Up AutoPay on Rent Cafe

We’re excited to announce that we ’ re now able to offer autopay set-up for your monthly rent. We look forward to better serving you and hope this payment option will be a beneficial and convenient service for you.

Log into your rent cafe similar to how you would to pay your rent.

2.) SELECT AUTOPAY SET UP

When you log in you will arrive at your home page. Select the Auto-pay Set Up tab.

Select the Payment Account for your auto-pay. Then enter the date you would like the auto-pay to start and end.

4.) ENTER PAY DATE, PERCENTAGE AND MAX PAY

Select the day the payment will draft for payment. Then enter 100% in the Percentage. Next, enter in the Max Pay Amount. This amount will be the max that will pull from your bank. Keep in mind the average monthly charge will only show your rent and NOT water. It is recommended to do a max pay more than what you pay on average for rent and water The auto-pay will only draft what is due if your max pay is higher than what is owed

5.) HOW TO KNOW WHAT TO ENTER FOR MAX PAY

Unsure of what to enter for the Max Pay? Select Recent Activity to view your previous payments. If your average payment is $2000 then it is recommend to do the max pay as $2300 for good measure. Please note if the max pay is set up for less than what is owed the auto-pay will not be able to draft from the bank. For example, if your max pay is set at $2000, but you owe $2030 the auto-pay will not draft from the bank.
