Welcome to another edition of our Private Residence magazine, specifically created by our marketing team to help search clients find their perfect home, as well as for sellers, who may have not yet listed their property with us exclusively. Now is the time for you to give us a call. We’ve included a number of stories in this edition, one of a young 9-year-old boy who is bravely suffering a rare disease and learning to cope with it, another from Mr. Jesmond Mizzi himself, explaining investments, which I found to be very interesting. Lead and manage is a story about an agent turned Team Leader Alexis Cachia, who has been part of the Sara Grech brand for a decade. Alexis comes from the jewelry industry and this turn in his career path is one he is very happy with. His attention to detail and his passion for helping others are ingredients for his sucsess, besides he is a great guy to have around the office, always ready to give a helping hand. Lastly, Alexis is also a wonderful dad to Timmy and Hannah who are also part of the office enviroment either on school holidays or school breaks. I enjoyed writing about old houses in this edition. My architectural background comes into good use here, where I get the opportunity to create spaces and designs that are unique to the properties themselves. Old houses give the house soul and I must admit that a home speaks loud and clear about the person/s that live in it. The property Market was outstanding in 2017 and this year it has gone from strength to strength. House prices went up by 4.3% in the third quarter of 2017 compared to the previous three months, the second highest increase in the EU, according to official statistics. These figures attract investors and with the letting market being so strong many people have chosen to invest in property. Government has played its part in supporting the property market and attracting businesses with the introduction of digital currencies and the expansion in the financial sector, iGaming, and aviation industry. The British influence in Malta’s architecture adapted to the elegant Maltese limestone

There have been many varieties of old homes built throughout the years, some simple and others maximizing every possible detail. Malta’s architecture has changed over time, from the Roman sophisticated influence on Baroque aristocratic French style, the introduction of large windows and double fronted façades, the Victorian style and Art Nouveau and Art Deco ornamentation. The British influence in Malta’s architecture adapted to the elegant Maltese limestone, patterned flooring, marble columns and colorful traditional balconies that defined the houses and visually enriched the streets. The balconies played a significant sociological role expressing the difference in class of each home owner making a noticeable statement of status. With a growing population and indications of climate change, sustainable design is one of the most important challenges faced by future architects especially in the refurbishment of old houses. Engineers and architects are already doing their part to reduce waste, maximise building efficiency and incorporate recyclable materials into their

structures. My view is that it is very important to pay attention to adaptable ideas to work harmoniously with the natural surroundings. Building upwards rather than outwards and enjoying more open space is one of them. The growth of agriculture would allow crops to grow with less impact on the environment. I was recently in Singapore and Ole Scheeren’s vertical village design inspired me, giving off a feeling of a cleaner and greener environment. In old houses a mix of new and the latest high-tech materials can be used along with traditional materials through features according to personal preferences. Organic Architecture is a term that American architect Frank Lloyd Wright (18671959) used to define his environmentally combined approach to architectural design. Organic architecture strives to unify space, to blend interiors and exteriors, and create a harmonic built environment not separate or dominant from nature but as a unified whole. The use of local limestone with the honey coloured look, the wooden balconies, double doors, large windows with stained glass,

gardens and courtyards are part of this concept. There are plenty of old houses in our villages calling out to be refurbished and renovated to their original glory. The introduction of reduced stamp duty (LN 371 of 2017 for homes within UCA – urban conservation area) has helped entice buyers to purchase old houses and make them function as new with a feeling of a better blend of keeping in line with our heritage. Small or large, no matter the size, a home is a home and can be refurbished with all the comforts required. The minute you decide to buy an old house there are a couple of questions to ask yourself. When was this house built? Do I remodel (a process of making changes to a house with little regard to the history of the home and its environs), renovate (“new� so when we renovate we want to make our home like new. This term is generally used to fix a home in disrepair), or restore (restoration brings the architecture back to a certain time)? All architecture, including the common home, tells the story of time and place. Building and design are lessons in the history of populations. What are your project goals? Knowing what you want in the end will help you find a path to get there. Just remember that our villages are an important part of our heritage and it is crucial for us to protect our streets and old houses and especially village lifestyle. Join us and help Jake raise awareness on ROHHAD, a rare condition

Jake Vella, is a 9-year-old boy , that suffers from a rare condition known as ‘ROHHAD’, which is short for Rapidonset Obesity with Hypothalamic dysfunction, Hypoventilation and Autonomic Dysregulation. This is a lifethreatening disease that causes rapid gain weight which means that no matter what Jake eats and how much he trains he cannot stop his body from gaining weight. Obesity in this case is hormonal. ROHHAD also affects the nervous system and the inability to regulate body temperature or maintain normal water levels, and can cause a slow heartbeat, among other issues and complications. Even though Jake leads a normal life, going to school, playing out with friends, his parents, Maruska and Josie are very careful that he does not get sick because even something as simple as catching flu could lead to other difficulties.

There are only 100 known cases of ROHHAD and no one who suffers from it has lived past their twenties - 36 -


To help fight off the effects of Jake’s condition, he is a triathlon athlete, which also helps him to socialize with other children and keep him fit and healthy. His parents decided to go public about Jakes condition to help raise awareness. The disease is so rare that not too many people have heard of the condition or know about it. We heard about Jake’s condition and decided that this was an extremely worthy cause. An event was organised by BRND WGN at the University of Malta, known as The Ring Road Race, which was set up through HOSPICE to help Jake’s parents raise awareness about ROHHAD. In the races we had various Teams from Engel & Völkers Sara Grech take part and we met up with Jake on the day of the races and ran the marathon to help raise funds and awareness. It was a great experience for all of us and it was wonderful to speak with Jake at the event. He is a happy and confident boy and a pleasure to be around.
