A MESSAGE FROM AN OWNER
“...more than a company that comes in and does the work and then leaves.
they are a partner for life.”
We have had an ongoing relationship with Crossland Construction for approximately 15 years. They have built new facilities and renovated all of the schools in the district. They have completed each project ahead of schedule and kept the costs within working budgets. However, the thing that really sets Crossland apart is their customer service. When a storm blew the roof off of one of our gyms, I called Crossland and they had someone on-site within hours. They went above and beyond what I expected or even hoped for to make sure that our kids and our school was taken care of. When working on a bond project in our community, Crossland worked alongside us throughout the process. They have come to many meetings with our public and even when the first bond failed, they stuck by our side to help us adjust and work through community concerns. They assisted with our campaign as well as allowing us to utilize the talents of their marketing/communications department. With their assistance, the bond passed with flying colors. The people we work with at Crossland are second to none in my books. They are very knowledgeable about construction but more importantly, they are just good, honest, hardworking people. Crossland is more than just a company that comes in and does work and then leaves. They are a partner for life! Destry J. Brown Former Superintendent of Schools

“...this is the first project in which we have used a construction manager model
and we absolutely loved it.” 10
A MESSAGE FROM AN OWNER It is with great pleasure that I write this letter of reference for Crossland Construction. We are currently finishing multiple project with a cost of over $18 million on which Crossland has served as the construction manager. During my fifteen years in the central office I have been involved with several construction projects which included tornado rebuilds and a new $12.5 million junior high. This current project is by far the largest we have undertaken which included three tornado safe rooms and other smaller projects that were added after the project started. Even with the magnitude of this project, I think it has run smoother than any other project in the past. I completely believe that the reason for such a successful project rest with Crossland Construction Company. In addition, we have had several owner-initiated changes added to our original project and they are still going to complete the projects on schedule. This is the first project in which we have used a construction manager model and we have absolutely loved it. The school district was involved with the process much earlier and when bid day arrived there were very few surprises. On past projects it felt like the team included our architect and the school district. On this project we added a third team member, which was Crossland, and they filled their role superbly. There is no question they are working for the school district, and if it wasn’t for Crossland pushing our architects, we would not be on schedule today. Their detail, understanding of the process and professionalism has made this project a huge success. The big deals for school districts when starting a construction project is that it stays at or under budget and that its completed on time. Because of the work and experience of Crossland, both will be accomplished on our project. As school administrators, we also want to work with someone who is willing to listen to our concerns, needs, and wants. As a result, that company will gain an understanding of our culture and build a relationship. We also want to work with a company that we believe in our hearts are “on our side.” With Crossland, there is no doubt that they hold the well-being of the client first. They are conscientious, understanding and always willing to offer advice that would enhance the progress of the project. I truly feel like Crossland Construction is a partner of Carl Junction Schools and I look forward to building on our friendship in future years. Carl Junction Schools will work with Crossland Construction Company in the future, and please accept this as my strongest of references. Dr. Phillip Cook School Superintendent

BENEFITS OF
CM AT-RISK WOULD YOUR NEXT PROJECT BENEFIT FROM: A MORE COLLABORATIVE APPROACH
A CM is a collaborative part of the team from the project start to finish. Assists with the planning + budgeting phase, creating a service-based relationship. Contracting on multiple projects at once can save the owner time + money on ads and bidding procedures.
A QUICKER DELIVERY + REDUCED COST
Diligence during the preconstruction phase can maximize the return on investment by saving you both time and money. Solid planning can pinpoint problems before construction begins. Fixes tend to be significantly less expensive when a project is still in the planning stages. We discuss and negotiate the fee openly, so you know the price up-front. All bids, prices, billing, and change orders are transparent. All subcontracts are competitively bid with a large subcontractor base. A faster transition from design documents to start of construction and full control of the schedule.
LOWER RISK
Centralized responsibility for construction under a single contract reduces risk to the owner. A bonded guaranteed maximum price ensures there are no surprises at the end. The end result is a more manageable, predictable project.
BETTER BUILDING QUALITY
CM is hired based on experience, not the lowest price - which leads to higher quality. It allows the architect to focus on design only. More control allows for a better quality project from inception to project close-out.

benefits of
preconstruction THE PRELIMINARY PLANNING PHASE: LAYING THE GROUNDWORK FOR A SUCCESSFUL CONSTRUCTION PROJECT The information gathered during the preconstruction phase is truly invaluable. In this phase, we clearly define the project’s scope, schedule, and cost, making sure that everyone is on the same page.
CAN WE BUILD IT? Working collaboratively, we will listen, evaluate, and educate you to ensure you receive the best product for your construction dollar. Our best estimators and project managers provide and explain take-offs, pricing, and projections for every aspect of your project. The project executive and project manager you work within preconstruction will carry over to construction, ensuring a smooth transition and strong partnership from start to finish.
MAXIMIZING YOUR BUDGET Preconstruction estimating helps to make sure your plans and budget are in sync and provides opportunities to make any necessary adjustments. Because we put work in place, we have both the knowledge and expertise to make sure you are receiving the best value for your construction dollar. Through our collaborative approach, you can make informed decisions. Architects can understand the cost of monumental design elements and design with confidence.
PROBLEM PREVENTION Preconstruction efforts can prevent ensuing problems and ensure that the project sets us on a smooth path. The pre-construction phase will address the following areas: Constructability reviews
Building material analysis
Permitting requirements
Schedule obstacles
Site selection and requirements
Value engineering opportunities
Utility and soil evaluations 17

ABOUT US
OUR STORY Our story began in 1977 with our founder, the late Ivan Crossland, Sr., lovingly known as ‘Red Iron’. He started Crossland Construction out of the family garage with a wife and ten kids at home. His optimism, integrity, work ethic, and grit led him to success in every endeavor. His story became the embodiment of The American Dream, but more importantly, it continues to inspire us every day. Today, we are humbled by our continued growth over the years. Still family-owned and operated, we have expanded to four companies, nine office locations, over 1500 dedicated employees, and rank in the top 100 construction firms in the nation. We continue to serve under Ivan Sr.’s belief that if you dream big, remain humble, and work hard - great things are possible.
