OUR SPECIALIZED DIVISION

call us sentimental

In loving memory of our founder, Ivan “Red Iron” Crossland, Sr.

We had a unique start, which we think explains a lot about us.

Ask any one of our 1700+ employees what our founder, Ivan Crossland, Sr., stood for—every single one would say family, honesty , and hard work. Those values are engrained in everything we do.

4

our story

Our story began in 1977 with our founder, the late Ivan Crossland, Sr., lovingly known as ‘Red Iron’. He started Crossland Construction out of the family garage with a wife and ten kids at home. His optimism, integrity, work ethic, and grit led him to success in every endeavor. His story became the embodiment of The American Dream, but more importantly, it continues to inspire us every day.

Today, we are humbled by our continued growth over the years. Still family-owned and operated, we have expanded to four companies, ten office locations, over 1,700 dedicated employees, and rank in the top 100 construction firms in the nation. We continue to serve under Ivan Sr.’s belief that if you dream big, remain humble, and work hardgreat things are possible.

our culture

So, how does our culture impact your project?

Real People. Real Purpose. Real Builders. is more than a motto for us. It is what we’re about and how we work with others. We know that a successful project is as much about our attitude and how we work with you, as it is what we deliver. Quite simply, we firmly believe that the right culture will naturally produce committed and happy employees who, in return, will deliver outstanding service and create satisfied clients and partners for life.

REAL PEOPLE.

We believe our people are the best in the business. We’re experienced construction managers and skilled tradespeople by day, mentors, coaches, and neighbors by night. We’re proud to build the communities where we live, thrive, and volunteer.

REAL PURPOSE.

We share a deep sense of purpose and a wholehearted commitment to our customers and their unique visions. Our passion for construction is grounded in our culture and pulses through our halls. We’re driven by our core values - reputation, speed + efficiency, integrity, and quality - and the desire to make a difference.

REAL BUILDERS.

Crossland understands the advantages of digging in and getting our hands dirty. We hang more steel, pour more concrete, and move more dirt than most of our competitors. More than managers, you’ll find us in the trenches, working to drive the schedule and bring unparalleled value to our customers.

6

we don’t mean to brag...

But we rank Top in the Nation!

To be on any of the ENR (Engineering News Record) lists is an honor - they are well-known and respected across our industry. However, we know that numbers and rankings, well, are just numbers and rankings. It’s the people behind the scenes that matter.

VOLUME BUILDING?

With a volume-building program, your project manager streamlines communication, coordinates the schedule, and allocates resources to accommodate the changing conditions that inevitably come up during concurrent projects. Project managers are also experts in working with owner-supplied materials and subcontractors.

We use volume building guides to help us make sure that your building program gets executed as intended.

The entire project team has access to the document, which includes:

• program standards

• specific business needs and objectives

• development process

• preferred consultants and suppliers

• project specifications

• expectations

We identify and apply best practices during every project, so your building program is always improving.

GRDA Administrative Center

Chouteau, OK I 47,386 SF

New GRDA Center Consolidates Resources and Personnel

Nestled in the heart of McAlester, Oklahoma, the new McAlester Middle School is not just a building—it’s a commitment to the future of education. This state-of-theart $25.2 million facility spans 100,000 square feet and is strategically designed to meet the unique geographical and community needs. Built on a challenging hillside with a significant 39-foot elevation change, the school required innovative construction techniques and extensive rock excavation, showcasing our capability to overcome complex engineering challenges.

Putting Student’s Safety First

The school features over 30 modern classrooms, a fullservice kitchen, and multiple locker rooms. Its highlight, a multi-functional bowl-style arena, doubles as a storm shelter, ensuring nearly 800 students in grades 7-12 are safe even in extreme weather. This facility not only serves educational purposes but also acts as a community hub during emergencies, emphasizing our focus on safety and community welfare.

Educational Partnerships That Foster Future Leaders

We pride ourselves on our partnership with McAlester Public Schools, particularly through the integration of the district’s “intern” program. This initiative allowed us to involve local students directly in the construction process, offering them a semester-long internship that provided real-world experience. Participants from this program have gone on to pursue higher education in

fields like Architecture and Construction Management.

Community Involvement and Celebration

We thrive on community involvement in initiatives that directly affect them. In a gesture of our deep appreciation, Crossland proudly hosted a district-wide celebration, offering a catered lunch and guided tours of the new facility, bringing together those who will benefit from it the most.

McAlester Middle School stands as a testament to both educational dedication and architectural brilliance. It marks the first new construction in decades, setting a benchmark for future projects and representing a catalyst for positive change.

Warren CAT PSD Facility

Oklahoma City, OK I 108,592 SF

Coordination & Communication: Keys to Industrial Success

The Warren CAT project is a 110,000 SF, 40-foot tall industrial facility constructed for housing large engines to break down, repair, and rebuild. This building included tilt-wall panels, masonry, a preengineered metal building, and structural steel, all tied together. Crossland used an acoustical metal liner panel, typically seen as decking, as a partition wall between areas of the shop. Many bridge cranes used in the engine break down process had to be installed before the roof could be added.

The Warren CAT project was challenging on several levels. The building structure consisted of multiple materials - precast panels, masonry, preengineered metal building, and structural steel - so coordination and communication had to be constant and consistent at all levels. Additionally, many moving pieces required installation in a pre-defined specific order. A very rainy season in Oklahoma produced 60+ days of rain during this project. Fortunately, we self-performed the earthwork, concrete, and precast assembly, allowing us to control the schedule and keep the project on track despite the wet and muddy conditions.

Heavy rain can’t stop Green Bay Packaging project in Tulsa

One of the best parts about working in the construction industry is helping clients turn their dreams into reality.

When we met with Green Bay Packaging’s leadership to discuss the construction of their Tulsa, Oklahoma, plant, they had a general idea of what they wanted to achieve. They had the vision. We took it from there.

Working closely with the owner and engineer, Crossland refined the vision and provided the company with a beautiful $34 million, 566,000 SF facility that ensures business success and job growth well into the future.

Green Bay Packaging is a full-service packaging company specializing in corrugated packaging, folding cartons, and coated label stock. This project in Tulsa called for more than 500,000 SF of manufacturing space, with an attached 26,000 SF of offices. (If you’re doing the math, that’s 13 acres of building under one roof.)

Tackling Challenges

From the jump, this project presented a variety of challenges. To start, it was to be built in an industrial park at a low elevation. If it rained at all, every drop of water would flow to the jobsite. And oh, did it rain. We encountered no less than 45 rain days during this project, more than validating our decision to begin the project by building all the storm drain systems and paved ditches.

The poor soil conditions in this area also caused various challenges. Crossland did the necessary earthwork to perform lowvolume change fill.

We constructed the facility using a tilt wall system, which means the walls were built on-site and stood using a crane. Heavy MEP

(mechanical, electrical, plumbing) was a part of this industrial facility project.

Because we built this facility in a working industrial park right off a main road, Crossland took special precautions and installed signage to ensure everyone involved knew who and what— mining operation, crane, concrete trucks—was coming to the site.

Going Above and Beyond

The Crossland project team went above and beyond for the client through all the challenges. We met regularly with to discuss the progress and make sure we were meeting goals. We took special care to remain on budget and on schedule, and as always, we kept safety atop our priority list.

This new facility enhanced the local community by adding hundreds of new jobs in a robust and beautiful space that will be around for decades to come.

Target OKC Remodel

Oklahoma City, OK I 110,000 SF

Working with our repeat client Target

The Covid-19 pandemic changed a lot of things for a lot of people … even how they shop.

Ordering groceries online and picking them up in the parking lot has become part of the new normal, and this Target store in Oklahoma City is here for it.

This $3.1 million remodel relocated the store’s office space to make room for a new grocery online store pick-up area equipped with new coolers and freezers. The project also gave Target a renovated salesfloor, flooring, paint, fixtures, and check lanes. The in-house Starbucks and snack bar were also remodeled.

Exterior work included new paint, EIFS, and new signage. Inside, the sales floor is beautiful polished concrete.

A project like this doesn’t come without some unique challenges, but, of course, Crossland was ready for them all.

All of Target’s office inventory (furniture, desks, etc.) was stored in 40-foot Conex containers in the parking lot. Also, the store remained open during the entire remodel process, which meant all of the construction work had to take place overnight, so we didn’t disrupt shoppers and guests. By morning, the site had to be cleaned up and ready for a new day.

All told, the remodel touched nearly 140,000 SF of space that is now ready for today’s and tomorrow’s shoppers

Foundation Specialties Geo-structural Construction

A design-build deep foundations & support of excavation contractor since 1989

Foundation Specialties began in 1989, specializing in underpinning residential and light commercial structures using hydraulically driven pipe piles and footing brackets. By the early 1990s, the company had expanded its technical capabilities to include the installation of helical piles and piers for new construction and foundation underpinning. The early 2000s saw further growth as we acquired our first drill rig, enabling the installation of micropiles, soil nails, and ground anchors for enhanced structural underpinning and earth retention. This period also marked the establishment of our separate division for specialty geotechnical and geo-structural construction, Foundation Specialties Geo-Structural Construction (FSGC). Today, FSGC operates out of Northwest Arkansas and Little Rock, offering a comprehensive range of services including deep foundations, foundation repair, slope stabilization, and excavation support among others, supported by a robust fleet of drilling and construction equipment.

Strong Connections, Skilled Subs: national and local partnerships for your project’s success.

We have a broad network of national and local connections that helps us secure projects that might be tough to get otherwise. In the early stages of your project bidding process, Crossland advertises through various platforms like Building Connected, SF, and others. But we don’t stop there – we also make direct phone calls and use our relationships with subcontractors and vendors to personally promote your project.

At Crossland, we don’t just focus on collecting bids; our main goal is to figure out the best value for each specific project. We do this by using our estimating software, learning from past bid experiences, and actively getting input from subcontractors and vendors.

Apart from our national connections, we really appreciate the input of local subcontractors in a project. We actively look for ways to involve them, recognizing the unique advantages they bring. When we create project packages and advertise for local subcontractor participation, we make sure to tap into the expertise and insights of the local community. Our commitment goes beyond advertising – we prioritize meeting with local subcontractors face-to-face to understand their companies, capabilities, and interest in the project.

More subcontractors mean more bids which bring more value. Subcontractors, whether in close proximity or more distant, are integral contributors to the success of any project. When selecting Crossland, you’re engaging with a company boasting an extensive nationwide network. This ensures that, regardless of the project’s location, we possess local affiliations poised to enhance the construction process without compromising cost-effectiveness. We meticulously oversee all construction procedures and material management pre-construction, meticulously adhering to project timelines while maintaining fiscal responsibility.

Prior to onboarding any subcontractor, they undergo a rigorous qualification process, encompassing an assessment of their size, capabilities, and financial standing. This systematic approach, complemented by pre-bid meetings and well-structured bid packages, serves to thoroughly inform vendors about the project’s intended scope of work, facilitating accurate and efficient bidding processes.
