our story Our story began in 1977 with our founder, the late Ivan Crossland, Sr., lovingly known as ‘Red Iron.’ He started Crossland Construction out of the family garage with a wife and ten kids at home. His optimism, integrity, work ethic, and grit led him to success in every endeavor. His story became the embodiment of the American dream, but more importantly, it continues to inspire us every day. Today, we are humbled by our continued growth over the years. Still family owned and operated, we have expanded to four companies, nine office locations, and more than 1,500 dedicated employees, and we rank in the top 100 construction firms in the nation. We continue to serve under Ivan Sr.’s belief that if you dream big, remain humble, and work hard – great things are possible.

Our IMA team has known and worked with Crossland for more than 30 years and we hold them in the highest regard. Crossland is a company who, time and time again, earns their outstanding reputation as a company and as individuals of high integrity with an exceptional knowledge of the construction industry. Zurich American Insurance Company and Fidelity and Deposit Company of Maryland maintain “A+ (Superior)”, “XV ($2 Billion or greater)” ratings by the A.M. Best Company and a combined U.S. Treasury listing exceeding $664,000,000. Federal Insurance Company is a member of the Chubb Group of Companies, which carries an A.M. Best Rating of “A++ (Superior)”, “XV ($2 Billion or greater)”; Federal enjoys a Treasury listing exceeding $414,000,000, when including the full Chubb family of companies this Treasury listing exceeds $1 Billion. Zurich American Insurance Company and Federal Insurance Company would positively consider approval of surety bonds for Crossland on individual contracts of $300 Million and an aggregate cost-to-complete backlog of $1.5 Billion, this program includes bonded and un-bonded work. The sureties support roughly translates to support of bonded projects for individual contracts of $300 Million and an aggregate bonded cost-to-complete backlog of $700 Million. These numbers are guidelines and not limits of surety support; Crossland’s sureties may positively consider larger projects or program on a project-by-project basis. Premium for surety bonds is calculated based upon unique factors for each individual contract. Typically, Crossland’s surety bond premiums average between 0.4% and 0.9% of the total contract value. Please note these rates are subject to change and are not guaranteed. Crossland’s surety partners are favorable to executing surety bonds upon acceptable review of all contract terms, bond forms and financing for any project as well as other pertinent underwriting information that may be deemed necessary. The arrangement for performance and payment bonds is a matter between Crossland and their sureties; neither the sureties, IMA, Inc. or Crossland assume any liability to you or any parties if for any reason bonds are not written. In this phase, we clearly define the project’s scope, schedule, and cost, making sure that everyone is on the same page.

CAN WE BUILD IT? Working collaboratively, we will listen, evaluate, and educate you to ensure you receive the best product for your construction dollar. Our best estimators and project managers provide and explain takeoffs, pricing, and projections for every aspect of your project. The project executive and project manager you work with in preconstruction will carry over to construction, ensuring a smooth transition and strong partnership from start to finish.

MAXIMIZING YOUR BUDGET / BUILDING EFFICIENTLY Preconstruction estimating helps to make sure your plans and budget are in sync and provides opportunities to make any necessary adjustments. Because we put work in place, we have both the knowledge and expertise to make sure you are receiving the best value for your construction dollar. Utilizing Local Subcontractors We know the value that local subcontractors can bring to a project, so we do our due diligence to carefully qualify each subcontractor we work with to safeguard our clients and their projects from unstable subcontractor relationships.

Our client, George Kaiser Family Foundation, envisioned building a world-class park that would attract visitors to Tulsa. They chose Crossland to take over from another contractor when the budget couldn’t align with the vision.

We wrote detailed bid packages and managed hundreds of subs. It was more work for us, but it’s what they needed us to do. 17


As a $1 billion+ construction company, we have extensive tools, equipment, knowledge, and technology available to use on our projects. We believe that adequately utilizing technology can be critical to a project’s success. We use the SMART BIM approach when we utilize BIM as part of our VDC strategy.

Meet We meet regularly to review design and construction progress. Collaborating as a team, we’ll address identified conflicts and continue improving the BIM design model.

Analyze This step analyzes clash detection, evaluates missing information, and requests resolution time frames from stakeholders. It’s our responsibility to prioritize clash detections and make sure we are progressing as needed to meet the project schedule.

Review Quality BIM modeling is vital to a successful project, so we perform regular iterative team reviews of the model. In our role as the construction manager, we are responsible for holding everyone accountable to the agreed-upon QC plans and checklists.

Transmit Simplify Simple designs and details streamline the construction process. We use the BIM model to give constructability input and evaluate what aspects we can prefabricate and modularize to reduce installation time and improve the project schedule.

We must communicate and share information about the BIM design model throughout the design and construction phases. We provide coordination documents showing installation sequences for review and approval by the client.

Crossland is currently managing preconstruction services for the Saint Francis South Expansion and Renovation project, whose budget is approximately $200 million over four years.

BIM allowed us to quantify projects accurately at a fraction of the time traditional methods require. Conducting a takeoff using traditional methods is time consuming and requires frequent checks to verify the accuracy of project quantities. Using the information created in the BIM model allowed us to turn around estimates during the design phase much faster and more efficiently.

DOUBLE TEES Double tees are versatile building components, used in structural roof pieces of warehouses and schools and decks of multistory building parking garages. Available widths include 8, 10, and 12 feet. Depths measure 12, 16, 24, 32, and 48 inches.

BRIDGE GIRDERS Bridge girders are available in standard AASHTO and KDOT profiles, including the K2, the K3, and the K4. Various sizes of prestressed inverted tee girders are also available.

FLAT SLAB WALL PANELS Flat slab wall panels are customizable with architectural variations including thin brick form liners, color options, and sandblasting. The panels can also be insulated in both composite and noncomposite applications.
