Thank you! A heartfelt thanks from BOMA staff to all of the member volunteers who make this Association work! An incredible one out of every five BOMA members is either serving on a committee or somehow volunteering time to serve the organization. Look for your name in this edition, circle it, bring it with you to your annual performance review, leave it on the table in the employee break room, post it on the bulletin board, send it to your property’s owner. But most of all, take pride in the organization that we have collectively built! Turn to page 6 to see the committees, councils, and endeavors that make up BOMA Greater Minneapolis. Thank you all and warm wishes for a happy holiday season!

Energized to Celebrate the Holidays Happy Holidays to all fellow BOMA members! During this time of year it is certainly nice to reflect on everything we have to be thankful for, including all of the people we’ve connected with who make our lives so interesting. There are so many fellow BOMA members who make belonging to this organization such a wonderful experience that I would have to refer to our Membership Directory to be able to get all the names listed. One group of very special “new” committee colleagues met recently to kick off the Energy and Environment Committee. New to our BOMA this year, this committee is comprised of people who are passionate about the great work being done by our member companies in the realm of sustainability; one of their important roles will be to stay alert to our industry’s interests in sustainability and energy trends here, across the country, and around the world.

Julie on the committee are Jami Silus, RPA (Carlson Real Estate Company), Cam Gunderson, CCIM, CPM, LEED AP (Cushman & Wakefield NorthMarq), Mark Moehlenbrock, SMT (Able Engineering Services), and Mike Blomberg, SMA, SMT (Zeller Realty Group and President of our BOMA Engineers Association). I am very grateful to the Energy and Environment Committee for launching what will surely be an informative and valuable addition to our Association! I also want to thank each and every one of you for your contributions to our industries that serve our tenants and clients in a world-class manner each and every day. Happy Holidays to you and yours!

Introducing the Nic on 5th Next summer, Minnesotans seeking a modern living space in downtown Minneapolis can set their sights high. The Nic on Fifth will be the first high-rise luxury apartment to join the Minneapolis skyline in nearly three decades as well as the first high-rise apartment project in the city designed to achieve L E E D certification. The 26-story building embodies Opus’ commitment to making downtown a desirable destination for commerce, residents and visitors. With an extensive history in the residential sector, Opus’ professionals are no strangers to downtown Minneapolis; their experience also includes two of Minneapolis’ most successful highrise condominiums, The Carlyle and Grant Park. The Nic on Fifth will help shape the character of Nicollet Mall and the central business district as the city seeks to expand its downtown population to 70,000 as a component of Minneapolis’ 2025 vision. While the adage “location, location, location” still rings true, overwhelmingly tenants also are expressing a desire for a wide variety of amenities. The Nic will have a 24/7 lobby attendant, outdoor roof terrace with pool and spa, a fitness center,

Page 4

yoga studio, outdoor fire pit and grilling areas, club room with private entertainment kitchen, guest suites, and elegant condo-quality finishes. A pet and bike-friendly environment, the building also will

include an outdoor pet area as well as bike maintenance and storage rooms. For ultimate convenience, a restaurant, specialty retailers and other service providers will grace the ground and skyway levels. With 253 units, including 26 penthouses, The Nic on Fifth will showcase stunning views of the city skyline and river. Situated adjacent to the 5th Street light-rail station, residents will enjoy the convenience of public transportation as well as skyway access to more than 26 million square feet of office space, shopping, restaurant, entertainment and theater options. The Nic on Fifth’s future residents will spur additional retail and commerce, increasing foot-traffic downtown and helping to further revitalize Minneapolis’ urban core. t

Remembering John Quellhorst BOMA is sad to report that longtime BOMA member, friend and leader, John Quellhorst passed away in late October. John was one of the original members of the BOMA Superintendent’s Association when it formed in 1994 and he served as its president for two separate terms. (In recent years the Superintendents Association has been renamed the Engineers Association.)

BOMA Greater Minneapolis

As a member for nearly 20 years, John served on both the Engineers Program Committee and the Service Providers Council. He served as a building engineer to the Plymouth Building for 30 years and most recently worked as a Lead Engineer for Frauenshuh before retiring in 2012. John was a faithful volunteer at many BOMA events, and will be greatly missed. t

Advocacy Briefs By Kevin Lewis BOMA Executive Director

Commuter Choice Awards 2013 Minneapolis City Election Results

The final votes have been tallied and so it’s now official. We have a new Mayor for the first time in 12 years and seven new City Council Members who will take office on January 1st. I sent a congratulatory note on behalf of BOMA to incoming Mayor Betsy Hodges and her response was “Thank you so much, Kevin. I look forward to working with you, as well. We have a lot to accomplish together and I think we will be able to forge a great partnership.” With such a large turnover in Minneapolis’s elected leadership, BOMA in tandem with The Downtown Council / DID, Minneapolis Regional Chamber of Commerce and Meet Minneapolis, will be hosting an informal ‘Get to Know Us’ breakfast in early December. BOMA will be represented by our board of directors. We plan to distribute a marketing piece to all elected officials providing background information on our respective organizations, and plan to ask each of them to provide us with their vision of Minneapolis. A more advanced one-on-one session between BOMA and each official will ensue once they have taken office.

On November 6, I attended the Commuter Choice Awards at the St. Anthony Main Event Center. Metro Transit and the region’s Transportation Management Organizations (TMOs) honored corporations, building owners, government entities, organizations and individuals who have worked to promote commuting alternatives to driving to work. There were a total of 38 nominees for their efforts to reduce congestion and greenhouse gases and for their initiatives for taking the bus, train, biking, carpooling, etc. I am pleased to report member companies of BOMA Greater Minneapolis were among the nominees.

the-art bike facility for Target Corp employees in downtown Minneapolis. Bike storage, showers and lockers were just some of the results from her efforts. Also, Target Corporation was one of thirteen entries in the Employers category. We extend our congratulations to each of the nominees and we encourage other BOMA Greater Minneapolis members to consider becoming involved.

NAIOP’s Kaye Rakow to Retire

As many of you know by now, Kaye Rakow will be retiring as NAIOP’s director of public

policy at the end of December. Since 1996 (with the exception of a three year stint as President of the Twin West Chamber of Commerce) Kaye has lobbied on behalf of the commercial real estate community on several issues such as property taxes and fiscal disparities. Her knowledge, professionalism and watchdog approach has advanced many causes. Oftentimes, BOMA has coordinated efforts with Kaye to advocate on behalf of our members. I know Kent Warden would join me in offering our sincere gratitude and best wishes to Kaye in her future endeavors. t

In the Building Owners / Management Companies category, Cushman Wakefield NorthMarq / Normandale Lake Office Park, Bloomington was the winner. As a special incentive for tenants in their five buildings, CWNM purchased five bicycles as prizes for those tenants who participated in the Commuter Challenge. In addition, the property management company hosted a bicycle tune-up event prior to Twin Cities Bike/Walk to Work Day. In the Individuals Category, Shawn Carriere from Target Corporate Real Estate promoted and helped develop, in conjunction with other Target bicyclists, a state-ofBOMA Greater Minneapolis

member in the spotlight... Dave Burrill BOMA members are interesting people! Periodically we include a short feature about a BOMA member. By Tara Steinkraus Cushman & Wakefield | NorthMarq Member of the Communications Committee Dave Burrill has been in the commercial real estate industry and active in BOMA for many years, but did you know that he also has some interesting hobbies and is quite the adventure-seeker? ………………………………….............

What keeps you excited about your job? The one thing about this job is that you keep meeting new people. Property managers are involved with so many facets of the

Page 10

business that you get to meet tenants, vendors, construction, community leaders, politicians etc.

Who has had the greatest influence in your career? Both my Dad and Jim Ryan. They both stressed to treat the client well and be honest. What helps you maintain a good work-life balance? I was told by a co-worker not to get so serious. Good advice during those difficult days. The experts are right, exercise does help.

December 2013

What three things would you advise a young person to master? Be responsive, be proactive and build relationships with as many people as you can in the business. There are lots of ways at looking at things and having different people’s perspective helps. What’s the best career advice you’ve received? To follow through. Your clients, co-workers etc. expect you to do what you say you will do. Who persuaded you to join BOMA? That’s easy. John Kelly my former boss and former BOMA

BOMA Greater Minneapolis

president recommended joining BOMA and also belonging to as many different committees as you can. As usual he was right because it is a great networking opportunity. Tell us about your BOMA committee involvement. I have been on numerous committees throughout my career. The Service Providers Council was the most fun. That group generally includes optimistic salespeople that get to plan big BOMA events like the Resource Fair. Fun group.

Member in the Spotlight: Dave Burrill Continued from previous page.

What do you value most about your BOMA membership? BOMA is so well respected in the community. When an issue comes up, everyone wonders what is BOMA’s position. It’s great to have BOMA as support.

so much I took shots to get over it. They are fascinating and are one of those hobbies that you keep you learning. It still can get intimidating when you are harvesting honey.

If you hadn’t chosen your current career path, what might you like to do instead? I am curious by nature. I like tearing things apart to see how they work. I probably would have been an engineer or something mechanically orientated. Tell us something about yourself that might surprise your colleagues. I am a beekeeper and have been doing that for over 20 years. I found out the hard way I was allergic to bees about 10 years ago but I enjoyed the hobby

The 30,000 bees in each hive are not your best friends at that moment.

Where was your favorite vacation? I was lucky enough to spend a month in New Zealand and Australia. Both beautiful places but I think New Zealand is the crazier of the two. They have the world’s highest swing there, which I rode. They drop you over 200 feet and then swing you over 1000 feet. Do you do any volunteer work? I have two great sons. Now that they are in their 20’s I miss the interaction with them. I spend time tutoring kids from low income households at both the grade school down the street from work and also a church in Nordeast. Great fun and they really enjoy the attention they get. I also have a good friend with MS so I participate or contribute to several MS events.

during the summer. I restored a ‘65 Mini Cooper along with a ‘76 BMW motorcycle and am looking forward to the next project. Anything outdoors such as hunting or cycling is where I spend my time. Tell us a bit about your family. I have been married for over 31 years and have two sons. My youngest is going to college and working. My oldest lives in New York City and does graphic design for a large children’s book company. …………………………...................

Do you have an interesting hobby or experience to share? Or know of an interesting member to feature? Send an email to membership@ bomampls.org to nominate someone for our next edition. t

With market adoption rates pushing out incumbent technologies, where is it appropriate to install LED? This program will explore relevant applications through case studies of the past ten years in the Twin Cities and around the US. We will go beyond “Return on Investment” and demonstrate how LED is creating benefits to spatial identity, sense of place, and user comfort.
