We’ve been following a really interesting charity for a while now, they’re very active in West Sussex and we’ve been looking for an excuse to write an article about them. When WFGA (Women’s Farm and Garden Association) announced that they had set up partnerships with local gardens Sussex Prairies, The Knepp Estate and Jack Dunkley’s Birchfield Nursery, we jumped at the chance to find out more. WFGA have developed WRAGS a really interesting scheme that helps to re-train women who are looking for a career in horticulture. Our cover photograph, showing a very frosty Sussex Prairies with owners Paul and Pauline McBride and WFGA student Denise Sayers, was taken by Amanda Lucas.

AWARDS SUCCESS FOR RUSHFIELDS A HUGE congratulations to Rushfields Farm Shop on winning Sussex Food Shop of the Year at the recent Sussex Food and Drink Awards - a fabulous win and well deserved! Rushfields joined other local winners Coco Loco (Sussex Food producer of the Year) and Wobblegate (Sussex Drink producer of the Year) to receive their trophies at the Awards ceremony held at the Amex Stadium in Brighton in January. The evening was hosted by Sally Gunnell and Danny Pike, and Steven Edwards (Head Chef at the Camelia restaurant South Lodge and former Masterchef: The Professionals) also attended. Colin Langridge, co-owner of Rushfields said: “It

Plans by local volunteers to transform the Day Centre into a vibrant new facility for Henfield, offering a range of activities and services to help people live well in later life, are waiting for a decision from West Sussex County Council. The decision is taking longer than we had hoped. “That’s because it sets a big precedent for the Council” said Steve Bailey, a member of the Henfield team. “It will be the first time a community has taken over the ownership of such a service and the Council is keen to get the details right. We are asking them for a long term lease on the building, free of charge, and for investment funding over the first three years to get us started.” It’s a lot to ask at a time when the Council has to cut its budget drastically, but Steve said: “We have strong support within the Council. Many people see community ownership as the future for social services. I’m confident that we’ll get the right decision, hopefully quite soon.” Steve Bailey

MP NEWS Arundel & South Downs MP Nick Herbert met with Brighton line passenger representatives in January to discuss local rail services. The MP wanted to hear about issues affecting Hassocks commuters ahead of his meeting with train operators and the Rail Minster. He met with Shelley Atlas, Chairman of the Brighton Line Commuters Group, and Catherine Cassidy, Chairman of the Hassocks Amenity Association Rail Group, to discuss the frustrations being experienced by local rail users, especially since the New Year. Mr Herbert confirmed that he had received a growing volume of correspondence from his constituents about trains in his constituency and was concerned to learn that people are experiencing regular disruption to services. The Government promised new planning guidance to “defend the interests of local authorities” after Mr Herbert moved an amendment in the Commons in January to abolish the Planning Inspectorate. A senior Minister said that Mr Herbert made “a powerful and persuasive case” after he criticised the Inspectorate for undermining localism and called for a new community right of appeal against adverse planning decisions which run contrary to emerging neighbourhood or local plans. The MP concluded: “When we set out to give local communities the right to make decisions, and when we say that we will give people local power, we should mean it. It is not good enough for bureaucratic bodies—in the main, we are pledged to abolish or reduce such bodies—to get in the

MARCH 2015 | News way of that power and take decisions that should be made by local people.” Mr Herbert also tabled amendments to address concerns about fracking, providing for compensation to landowners where drilling for shale gas or oil extraction takes place deep underneath their property. The amendments, which were supported by the CLA (Country Land and Business Association), would provide direct payments to landowners whose access rights have been infringed, whilst still providing compensation to the wider community. The Government rejected Mr Herbert’s proposal but agreed to 13 new conditions before shale extraction can take place, including an environmental assessment. Ministers also agreed to an outright ban on fracking in national parks, areas of outstanding natural beauty and areas where drinking water is collected. Michelle Taylor

You will be very welcome to attend our Open Day on the 27 April, a Coffee Morning on the 27 May, a Garden Party on the 10 June and a Cream Tea on the 28 July, when you can meet some of our members and help us celebrate in style. Your local U3A, which includes Steyning, Henfield and other surrounding villages, offers a wide range of learning, creative and leisure groups for people no longer in full time employment. The groups are informal and are run cooperatively by and for the members, who share their interests, knowledge and skills. Members follow new interests together, make new friends and enjoy learning at their own pace. With around 400 members and some 50 groups, we cater for a wide variety of interests. CORNISH ATLANTIC COASTAL CHALLENGE TREK FOR CANCER As a group of women we are all too aware of breast cancer and its effects on ourselves, our family and friends. We all wanted to do something so we decided to take the challenge set by Breakthrough Breast Cancer by walking the Cornish Atlantic coast over a weekend starting on the 8 May this year. Breakthrough funds nearly a quarter of all breast cancer research in the UK. They also speak up for people affected by breast cancer by working with campaigners to influence Government and health decision makers at the highest levels. hat’s the grand total raised from the sale of the BN5 2015 HART Calendar. Phew! We’d like to say a HUGE thank you to everyone in the village who bought the calendar and supported the Henfield Area Response Team, our local lifesavers, in the process. We’d also like to say a big thank you to the generous shops and businesses who stocked the calendar for us. That’s why we love Henfield High Street. We have a brilliant community and it’s great to be reminded just how supportive local businesses are. ‘took to the streets’ and even the pubs (!) to sell – it was great fun but it did get a bit chilly a couple of times! Evonprint in Small Dole, the trusty BN5 printers, came up trumps again and created a really lovely calendar for us to sell. Finally, thank you to HART. Not only are they brilliant responders who have saved countless lives in the village, but they actually came out on the streets to help sell the calendar for us. We’ve raised enough cash for two defibrillators – our aim was £4,000 and we smashed that total, thanks to YOUR generosity. NEWS FROM HENFIELD EYE CARE There have been some exciting new changes at Henfield Eye Care since their merger in July 2014 with Henfield Optical. The showroom has recently undergone a complete refurbishment with several new ranges of designer frames. Sajid Hussain, owner, is pleased to welcome a well-known and experienced Henfield optometrist Rena Patel, who was previously at Henfield Optical. Rena will be familiar to many Henfield residents and she’s enjoying meeting new customers as well as those she’s looked after for many years. Another new face to the expanding team is Ian Cox who has worked as a practice manager at Vision Express. Ian said; “Having worked in optics for 18 years, I am proud to join an Independent Optician where I am able to focus on providing real value for money. I am very excited to work alongside colleagues who hold customer service to the same levels I am used to.” Sajid Hussain

Donald joined his Father running an apple orchard and farm shop in Furners Lane. He and his father were also long term Parish Councillors. He studied at Salisbury Theological College and was ordained during the 1980’s. He later became Vicar of four Downland Parishes and he and Sue settled in the new Rectory in Poynings. After many years they retired to Rottingdean from where Donald continued to help out many Parishes. Donald was a lovely man, a good listener, honourable and generous to a fault in both word and deed. He leaves Sue, and three children, and a number of grandchildren (his daughter married Checkley Keane’s son). Robert Seaford and Anne Hubner

The Henfield Neighbourhood Plan finished its consultation period on 23 January. In excess of 250 responses were received and these are now being evaluated by the Steering Group, before a final draft is submitted to the Parish Council for approval. Once this is achieved, the Plan is presented to Horsham District Council for consideration, before then being submitted to a Government appointed Inspector for examination. The final step in the process is for the Plan to be passed to the residents of Henfield Parish to consider in a referendum. Henfield Parish Council notes the sad passing of Donald Whittome, who was a past Councillor and Chairman of Henfield Parish Council between 1977 and 1983. A number of Parish Councillors past and present attended the funeral. And finally – the Henfield Summer Fayre will be with us on the Henfield Common on Saturday 18 July. WINEHAM AND SHERMANBURY NEIGHBOURHOOD PLAN (WASP) A lot is being written and said at the moment about possible developments that will affect us all. Mayfield and the possible expansion of Gatwick are just two we hear about. But it’s heartening to know that the powers granted by the Localism Act 2011 gives local parishes and district councils the ability to influence significantly what happens in our parish. This is why neighbourhood plans are so important because it gives all of us the opportunity to have our say and influence what will be built in our area. Since your Parish Council last reported on the progress with the Wineham and Shermanbury Neighbourhood Plan (WASP), a lot has happened. All the information and feedback received from parish residents has been reviewed. This formed some of the input into the Neighbourhood Plan Scoping Report which expert consultants helped us produce. This will help ensure any development is sustainable and takes account of the necessary environmental, economic and social needs. In the autumn of last year, landowners in the parish were invited to nominate parcels of land with development potential and we were pleased to receive offers from all parts of the parish. These have now been appraised, site by site, 1 8 | B N 5 M A GA ZINE

by an independent firm of infrastructure and environmental consultants. It has been stressed throughout this process that consultation and the involvement of the residents of the parish is the most critical aspect of neighbourhood planning and to help achieve this we held three focus group discussion sessions at the end of last year. Twenty one randomly selected residents took part and they helped fine tune the parish’s vision for its future, set objectives which will help deliver this vision, and appraise the potential development sites. We are now further developing the plan which will be put out for wider consultation before all residents on the electoral register in Shermanbury and Wineham will have the opportunity to vote at a referendum which we expect to take place later this year. DOVE NURSERY NEWS We had a surprise as we came back to nursery after the Christmas break as we had our Ofsted inspection. We are very happy with the result of GOOD! One quote from our report states “The manager and staff have created a friendly, family atmosphere where children enjoy playing and develop strong attachments.” The children at Dove nursery are having great fun playing with the new water-play equipment that they raised money for by doing a scavenger hunt with their parents last term. development organisation focused on intercultural learning through voluntary service. The project entails living and working in the local community, a silk producing village, and helping in a range of education activities, such as teaching basic English and Maths and developing health, hygiene and environment awareness. Our group will then spend a further week sightseeing the area and experiencing the culture of the country. The total cost of the trip will be approximately £3,000 per person which I need to raise myself. I am currently planning fundraising events including coffee mornings, car-boot sales, quiz nights and bag packing. HART DONATES A DEFIBRILLATOR TO WOODMANCOTE PARISH An important gap in the local availability of defibrillators has been filled by the donation from HART of a defibrillator to Woodmancote Parish. The playing field committee at Blackstone were pleased to take possession of the new kit at their January meeting. This equipment, so important in saving lives in instances of cardiac event can be found mounted on the western end of the Pavilion serving the playing field in Blackstone Lane. When the field is not being used vehicular access to the grounds is restricted however there is easy pedestrian access and the portable kit can be found some 30 yards from the gateway, to the right hand side of the building as one makes towards it and it will also be lit by security lighting on approach at night time. Specialist training whilst helpful is not necessary; the machine provides a user with its own audio guide. Let’s hope no one ever needs to use it but if that moment of crisis arrives it is there to be used! NATURE TOTS SPRING BACK Spring is stirring in the woods and it’s time to take your little ones on an outdoor adventure at Woods Mill nature reserve with Sussex Wildlife Trust’s fun woodland activity sessions – Nature Tots. BRAZEN MAYFIELDS TOLD TO “PACK ITS BAGS”

Mayfields should “pack their bags” after a “brazen attempt to overturn local council plans,” says South Downs MP, Nick Herbert. Mr Herbert was speaking in response to a statement issued on Mayfield Market Towns website in which the company confirmed that it intends to continue pursuing its proposals in the face of a damning rejection from the Government Planning Inspector. Mayfields’ statement runs contrary to all other interpretations of the Inspector’s report, claiming the rejection was not aimed at plans for a new market town, but at another smaller proposal for 5,000 homes. The company is now using its interpretation of the Inspector’s report to justify resuming its promotion of the new town in both Mid Sussex and Horsham districts. LAMBS Founder, Anthony Watts Williams says the claim smacks of sheer desperation: “The inspector and all the participants recognised that this is a cross boundaries proposal for a 10,000 home settlement - the hearing was conducted as such, and the inspector’s report reflects that. It makes you wonder if Mayfields are intentionally deceitful or just deluded?’’ Both Horsham and Mid Sussex District Councils expressed frustration at Mayfields’ website statement and reaffirmed their united opposition to the company’s proposals. A spokesperson also pointed out that the Inspector had “ruled out” Mayfields’ new town and had “significant Concerns” about the sustainability of its proposed location. Jane Watson

EVENTING ACTION BACK AT HICKSTEAD Last April, the news that the Eventing Grand Prix was no longer to be held at Hickstead was met by widespread disappointment. Now, the Directors of the All England Jumping Course are delighted to announce a return of the class for this season, with a new and exciting format. The Amlin Plus Eventers’ Challenge will be held on the Thursday of the Longines Royal International Horse Show (28 July – 2 August). The class will now be kept within the arena and only event riders will be eligible to compete, which will allow the cross-country fences to become more technical and demanding. “Lots of equestrian fans were upset by the loss of the former Eventing Grand Prix class, so we’re very pleased to be launching the Eventers’ Challenge in its place,” says Hickstead Director Lizzie Bunn. The Eventing Grand Prix had been held at Hickstead since 1998, and was the first event of its kind to be held at an international competition. A number of top riders have won the title during its sixteen year history, including eventers Pippa Funnell, Andrew Nicholson and Lucinda Fredericks, plus show jumpers Michael Whitaker, Shane Breen and Trevor Breen. GARDENS AND HART During 2014 we donated £5 from every Sussex Prairies season ticket sold from the BN5 and thirteen8 magazine areas to HART. At the end of the year this raised a grand total £160 for HART which we have rounded up to £250. We will do the same during the 2015 season so do come and enjoy our garden whilst doing your bit for HART. Sussex Prairies will be opening for the 2015 season on 1 June and our theme for our first week of opening (and as part of our Chelsea Fringe 2015 event) will be all about bees - Oh Bee-Hive! Landscaping & Garden Maintenance Tell us a little about what you do

I specialise in garden maintenance and landscaping, I look after gardens of all sizes. I mow lawns, and provide garden maintenance such as tree and shrub pruning, as well as fencing and landscaping.

Has anyone inspired you in your work?

My Father has a very strong work ethic which has inspired me all my working life. More recently I have been working alongside the garden designer Amy Robertson and she inspires me to look at the bigger picture and have a vision for a garden.

How long have you been doing your job / running your business? What’s your favourite local walk? After school I got my City & Guilds qualification in Horticulture at Brinsbury. Initially I worked with my father in his gardening business. I love the countryside, I became a gamekeeper, and after a spell as a carpenter I returned to gardening, starting my own business about 15 years ago.

They’re all lovely walks around Henfield but if I have to choose one, then it would be down from King James Lane to the water meadows – and the view from the Lydds is just the best.

Do you have a favourite local pub or place to eat?

Which aspect of your job do you like best? It has to be the Royal Oak in Wineham – it’s the I love a happy customer! I like being able to open up a dark and overgrown garden into a light and airy space that is enjoyed all year round. Not only does landscaping the garden make it more pleasant to be in, but opening up a fantastic view that has been obscured by overgrown trees and shrubs can really add value to a property.

Cultivating horticultural passion and skills

M

arch is a wonderful month for those of us who are keen gardeners. Not only does it herald the arrival of the spring equinox and warmer weather (hopefully!), but it’s also the month to get back into the garden after the cold and dark winter months of inactivity. With this in mind I met with Liddy Davidson of the Women’s Farm and Garden Association (WFGA) to get a little inspiration. WGFA was originally set up at the end of the 19th century to encourage education and employment opportunities for women working on the land. However, it now welcomes everyone who is interested in gardening, both men and women. People join for all sorts of reasons: to make gardening friends, to visit gardens, to improve their gardening skills, make gardening contacts and network, or to join the unique ‘Work and Retrain as a Gardener’ scheme, also known as WRAG. WRAG is a hands-on horticultural training scheme whereby the trainee works for 15 hours a week for 12 months in a carefully sourced garden under the instruction of a garden owner or head gardener. Liddy, who took part in the scheme herself, explained the benefits to me: “It’s very much focused on practical skills and so it complements the more theoretical training such as City and Guilds qualifications. It’s a brilliant experience for the students and it’s also good for the garden – having a student on the team is a great motivator!” Two local gardens have recently joined the WRAG scheme: Knepp Castle in Shipley and Sussex Prairies in Henfield and Liddy took me along to Sussex Prairies to find out more about 2 6 | B N 5 M A GA ZINE

the scheme. Denise Sayers has been working at Sussex Prairies as a WRAG student for the past twelve months. She spent many years working in a bank before she decided it was time for a radical change of career: “I’d always loved gardening and so horticulture seemed the most natural thing for me to do” she explained. Denise studied for her City and Guilds Horticulture qualification at Plumpton College and it was there that she found out about WFGA and the WRAGS scheme. “I was actually doing a work placement at Sussex Prairies as part of my course when I heard that they were

MARCH 2015 | Charity going to take on a WRAGS student. I rushed home to fill in the application form and kept my fingers crossed. Fortunately I got the job!” For the past twelve months Denise has been juggling three gardening jobs with two days a week working at Sussex Prairies. “It has been a fantastic experience and I have learned an incredible amount – it’s been a great confidence boost. Obviously Sussex Prairies is open to the public and visitors often come up to you with questions about the garden and plants. I found that quite daunting at first, but it was certainly a motivation to learn more so that I didn’t look stupid!” Paul and Pauline McBride, who own Sussex Prairies, are equally enthusiastic about the scheme: “We first heard about WRAGS through one of our volunteers, Mark Baldwin” explained Paul. “We decided to take part as the people we met, who were on it, or wanted to be, all seemed really passionate about gardens and horticulture. We have had students here too, of the same frame of mind - in love with their subject and keen to soak up knowledge like a sponge! It makes my position (as teacher, effectively) both more fun, and in a way, harder. I say that because if the students are passionate and demanding, it means I have to up my game and make sure I can answer all their questions! I run a weekly test where the students have to learn the botanical names of up to twenty plants a week, by genus, species and cultivar. The Latin names are harder for some than others, but the Creme Egg prize stimulates competition!” The Association enjoys access to some of the best gardens in Britain and works with designers, gardeners and lecturers who are committed to promoting education. It runs a range of one day workshops and garden career seminars for members on a variety of subjects, from rose pruning and grafting apples to preparing plants and potting on. The courses take place

throughout the year in various locations. Jack Dunckley’s Birchfield Nursery recently hosted its first WFGA workshop on plant identification, plant propagation and plant hunters under the expert guidance of the Plant Manager, Peter Fieldwick. “It’s our first time hosting a full day workshop, but something we are hoping to do more of,” said Sales Manager Rachel Scanlan. Relatively Speaking

he next Henfield Theatre Company production will be ‘Relatively Speaking’, a wonderful Alan Ayckbourn comedy, running from 19 to 21 March. The play catapulted Ayckbourn into the limelight in 1967 and at the same time launched the career of Richard Briers who was in the original production. Set in the mid 1960s, London is swinging but the suburbs remain bastions of middle class behaviour and lifestyle. This is a fabulous play with four great characters whose lives are interwoven in increasingly complex ways. The action takes place during a summer weekend in Ginny’s London bedsit and on the garden patio of Sheila and Philip’s middleclass suburban home in Buckinghamshire. All the ingredients are there: humour, misconception, confused identities, the London dolly-bird (sexy and devious), the gawky and innocent boy-friend, the self-righteous, egotistical and unfaithful husband, and last, but not least, the confused, ever-patient and goodnatured wife. Greg and Ginny have been in a relationship for just one month but Greg is convinced that Ginny is the one for him. When she announces that she is going to visit her parents, it seems the perfect opportunity to ask Ginny’s father for her hand in marriage. All the more so when he finds a handwritten address beside her bed. 3 4 | B N 5 M A GA ZINE

Although a little confused by discovering a pair of man’s slippers under Ginny’s bed (it all starts with the slippers!), not to mention the arrival of bouquets of flowers and boxes of chocolates, with good intention and little clue as to what awaits him he discreetly follows Ginny to Buckinghamshire. When Greg arrives at the beautiful countryside home, Philip and Sheila are enjoying their Sunday breakfast on the terrace. What he does not realize, however, is that the older couple are not Ginny’s parents. With Ginny arriving, the scene quickly spirals into a chaos of misunderstanding, deception and comic confusion. Using Your Vote: some useful information about the elections on

7 May 2015. Register to Vote

To vote, you must be registered to vote no later than 12 working days before the date of the election. This year, the last date you can register falls on 20th April 2015. If you are not sure if you’re registered, you can check by calling Horsham District Council’s Electoral Services Department on 01403 215126 or email elections@horsham.gov.uk If you are not registered, it’s easy to do. You can register online at www.gov.uk/register-to-vote You will need your National Insurance Number. Every member of a household will need to be registered as an individual, which is a new system. Previously, the head of a household was responsible for registering everyone at their address.

Poll cards and polling stations If you’re registered to vote you will receive a poll card before the election telling you when to vote and where your polling station is. If you forget or lose your poll card, you can still vote – your local authority can tell you where your polling station is. You can find their contact details by entering your postcode at www.aboutmyvote.co.uk

How voting in person works On election day, go to your local polling station. Polling stations are open between 7am and 10pm. If you need assistance getting to the polling station, contact your electoral registration office to find out if they can help. You can also ask to have a companion with you when you vote, or staff in the polling station may be able to help you. Tell the staff inside the polling station your name and address so they can check that you are on the electoral register. You can show them your poll card, but you do not need it to vote. The staff at the polling station will give you a ballot paper listing the parties and candidates you can vote for. You may be given more than one ballot

paper if there is more than one election on the same day. If you have a visual impairment, you can ask for a special voting device that allows you to vote on your own in secret. Take your ballot paper into a polling booth so that no one can see how you vote. The ballot paper lists the name and address of each candidate. If they are standing for a party, their party name and logo will be included, along with a short description. If they are not standing for a party it will say “independent”. Simply put a cross next to the one candidate that you wish to vote for. If you make a mistake you can ask the polling staff to give you another ballot paper. Do not write anything else on the paper or your vote may not be counted. Finally, when you have marked your vote, fold the ballot paper in half and put it in the ballot box. Pet insurance, the mysteries explained! Pet insurance is an important consideration of pet ownership, however, with many different policy options and insurance jargon, it can get confusing - especially for first time pet owners. All too frequently we see pets at the practice who are supposedly insured but the policy is not valid due to a technicality or oversight. What follows is brief guide to pet insurance which will hopefully clear some of the murky waters a little!

Which policy is which? Broadly speaking there are 2 types of insurance policy: Life cover policies pay out for the life of the pet.

They are limited either by a total spend in the policy year or by a fixed total amount which can be claimed per condition over the life of the pet. (See policy limit).

the insurance policy will not provide cover for. Exclusions normally exist either because they existed before the policy was taken out or because the maximum amount that can be claimed for a particular condition on a policy has been utilised.

Things to watch out for:

Switching insurance companies: If you decide to

switch from one insurance provider, you need to beware of two things:

Firstly, the new insurance provider will not cover ANY previous conditions that your pet has suffered from, even if you have never made a claim. If it has been referenced in the clinical notes that we (vets) make when you bring your pet in to the surgery, then it will not be covered.

Insurance Premium: The insurance premium is the amount you pay for the insurance cover for your pet. Payments can be made monthly or annually.

Secondly, when you take out a new policy, there is an initial period (usually 14 days), where your pet will not be covered. If you are going to switch, it is sensible to make sure there is an overlap from your original provider to cover this period. We often come across situations where pet owners find that their pet is not covered for treatment for one of the above reasons, so even if another company is offering a cheaper premium, it is not always the right thing to swap!

You may well still be wondering what policy is best for you. As a rough guide, if you want peace of mind that your pet will always be covered, then a life cover policy is best. If you just want cover for the large, unexpected cost such as a fracture repair but can cope with regular payments for a long term condition, then an annual policy will suffice. A limit of £4000 per condition will be ample for most problems, although serious injuries or conditions requiring specialist intervention can be more expensive. Hopefully the world of pet insurance is now a bit easier to understand! St Andrew’s Church – a Sussex gem

T

ucked away in the village of Edburton at the foot of the South Downs is the beautiful church of St Andrew’s, one of the oldest Downland Churches in Sussex. Referred to by some as ‘the cathedral of the South Downs’, St Andrew’s has a truly stunning location. There has been a church on this site for over a thousand years. First built in Saxon times, the church was rebuilt in the late twelfth century / early thirteenth century and the tower was built in the fourteenth century. For those who have an interest in historic churches, it is an absolute must see: the piscina bowl is from the original Saxon church as are the mass-clocks (vertical sun dials on the outside of the church); the font dates back to Norman times (and probably spent time buried

in a field as a horses-trough during the civil war!); and the pulpit and the altar rails are from the seventeenth century. But the church is so much more than a beautiful and historic building. It’s a warm and friendly space for worship, quiet contemplation and reflection. Everyone, without exception, is made to feel welcome at St Andrew’s Church. I went along to meet Priest in Charge Revd Dr Caroline Currer (who also looks after Poynings, Newtimber and Pyecombe), and retired Vicar Revd Graham Jeffery. I also met with Chris Woolridge, Roy Brown, Tricia Robinson and Jane Warne who are all members of both the Parochial Church Council (or PCC) and the Church Social Committee. Both Caroline and Graham have a very informal and caring approach and church services at St Andrew’s are all about making people feel part of the ‘family’ or community as the rest of the team testify. Caroline feels very strongly about visitors having access to the church outside of formal church services and St Andrew’s is now usually open every day. “We are extremely fortunate in our Priest in Charge” said Roy. “She has been a superb influence and looks after us all very well.” Graham, who takes the services at St Andrew’s, is very much a people person. “It’s all about people for Graham” explained Chris. “The service might not start on time but that’s because Graham is

MARCH 2015 | Local interest busy welcoming new people or finding out how people are – it’s all very relaxed.” Everyone visiting the church is made to feel welcome, whether they are a regular churchgoer or a one-time visitor and whatever their background, faith or family circumstances. Graham is also a talented artist and produces beautiful original artwork on different themes to support his services. The one on display when I visited was on the theme of ‘Je suis Charlie’ following the terrorist attacks in Paris – a very beautiful and poignant image. He has published a number of children’s books and a range of delightful postcards which are on display in the church. As Caroline points out, running a church of such historical importance doesn’t come cheap. The annual cost to keep St Andrew’s going, including the necessary building repairs, is around £18,000 all of which is raised locally though donations and fundraising. The Church Social Committee takes their fundraising responsibilities very seriously and always pulls off a number of fun events each year! Regulars fundraisers in the church calendar are Hymns & Pimms in September (Edburton’s answer to Songs of Praise!); the Harvest Supper Picnic in October; and the St Andrew’s Day quiz in November. This year they are currently thinking about hosting an old time music hall event. Throughout the year, the ‘Book Nook’ in the Chapel in Fulking (open between 10 and 11.30am every Wednesday and currently every second Sunday from 11am-4pm until 8 March) sells a fabulous range of second hand quality books, CDs and DVDs with all proceeds going to the church – do pop down to have a look. When the Church was first built, the local community of Edburton would have been much larger than it is today. However, the Church is still well supported by the local community as well as attracting churchgoers from a wider area. Visitors have always been able to park their cars in the Springs Smoked Salmon customer car park thanks to the generosity of the Harris family. Now that the business has recently changed hands the Church team are delighted that the new owner, Matt Thomas, is continuing the arrangement. The Church Social Committee would also like to thank Preston Nomads Cricket Team who very kindly loan their cricket pavilion for the St Andrew’s Quiz every year. Do go and visit St Andrew’s – not only is this Church a real Sussex gem, but it’s also the perfect antidote to our busy world. Sarah Butler Services are held at St Andrew’s on the 1st and 3rd Sunday of every month at 11am. There will be a service on Easter Sunday at 11am.

Buy to let – tax implications

I

f you are considering purchasing a residential buy-to-let property, you may not be aware of all the tax implications. Usually there will be two taxes that you may have to pay. These are Income Tax, which is payable at your marginal tax rate each year based on your income from the property after deducting certain expenses that you have incurred, and Capital Gains Tax (CGT), which is payable when you sell the property and is based on the sale proceeds of the property less the original cost. Income Tax There are two types of income that you will receive from your tenants – rent and deposits. Rent is taxed each year based on the income that is due to you during a tax year rather than on the rent that you actually receive during the year. For example, if a tenant pays you in advance, only that part which falls due within the tax year will be taxed in that year. The remainder will be taxed in the following tax year. Similarly, if a tenant is late paying you, that part which was payable in the earlier tax year will still be taxed in that year. The only exception to this is when a tenant defaults on a payment and you are not able to recover the amount due. Deposits are not taxable whilst they are still repayable to the tenant, but once either part or all of the deposit ceases to become repayable, for instance, because there has been damage to the property, then it becomes taxable at that point. There will be various expenses that you will incur on your property, those that you can offset against your rental income (allowable expenses) and those that you cannot offset against your rental income (disallowable expenses). The more usual items are listed below.

Allowable:

• Advertising the property for let; • Repairs to the property and general maintenance costs; • Cost of services provided to your tenants, such as utilities; • Managing agents’ fees; • Accountancy fees, where you employ a professional agent • Insuring the building and contents; and • Interest paid on any loan taken out to buy the property.

This list is not exhaustive and you should seek advice to ensure that you obtain any tax relief available. Where an expense is not allowed for Income Tax, you may be able to obtain tax relief for these expenses once you sell the property and this falls within the CGT regime. There are additional rules regarding furnished lettings, including furnished holiday lettings. These rules may result in you being able to claim additional expenses against your income.

Capital Gains Tax

The gain, subject to tax, comprises the proceeds that you receive from the sale less the price that you originally paid for the property. These costs will include your costs of purchasing and selling the property, such as legal expenses, estate agents’ fees and Stamp Duty Land Tax. If you have carried out any improvements to the property, including renovation work, and these costs have not qualified for relief under the Income Tax rules then you may be able to get relief for these expenses now. After deducting the CGT exemption (presently £11,000), the gain is taxed at between 18% and 28% depending on your overall level of income. The tax is payable on 31 January following the end of the tax year in which the disposal took place. Advice should be sought before you put the property on the market with a view to mitigating any potential gain. Various options might be available, including joint ownership or giving consideration as to whether you could validly elect for the property to be treated as your Principal Private Residence (PPR) prior to disposal.

Administration You are required to complete a Personal Tax Return and pay your tax liability for each tax year once your letting has started, even if you do not already receive a Return from HM Revenue & Customs (HMRC).
