Home ownership tax deductions LOVELAND - It’s tax time! As a homeowner, there are several different homerelated expenses that you may be able to deduct on your taxes if you itemize deductions. Below are a few common deductions to keep in mind. Mortgage interest The interest portion of your mortgage payment is tax deductible. You should receive a form from your mortgage company detailing exactly how much interest was paid on your loan last year. PMI PMI (Private Mortgage Insurance) is tax deductible for homeowners who qualify. Only homeowners whose income is below a certain threshold and who obtained their loan during a certain timeframe may use this deduction. Check with your tax preparer for details. Property taxes Property taxes are another common tax deductible expense. The amount paid may appear on your mortgage

Home upgrades Some home repairs/ upgrades may be tax deductible if they improve the energy efficiency of your home. Examples are replacement doors, windows and heating systems. Bring receipts for these expenses to your tax preparer. Keep in mind that there are both yearly and lifetime limits for this deduction. Investment properties If you own an

investment property, you may be able to deduct the following additional expenses: • Property insurance • Property repairs and upgrades • Common utilities • Marketing fees • Property management fees • Broker fees • Legal and professional service fees Keep receipts related to any of these expenses and provide them to your tax accountant. Business use If you use your property for business use (i.e. a home office), keep receipts

on all expenses related to your home including mortgage interest, taxes, insurance, home repairs/ upgrades, and utilities. Your accountant will help you determine what portion of these expenses may be included in your taxes. New mortgages & refinances or home sales If you obtained a new mortgage, refinanced an existing one, or sold your home, keep a copy of your settlement statement. Certain expenses paid at closing may be tax deductible. The most common examples of this are points (pre-paid interest) and taxes.

It is a good idea to keep any paperwork related to home sales/ purchases and expenses. Items that qualify for tax deductions will depend on whether you own a primary residence or investment property, your income bracket, and other similar factors. Your tax accountant will be able to evaluate your financial situation and determine your eligibility. By providing your accountant will all of the necessary information, you can be sure to get the maximum tax deduction allowed. Boulder County buyers get higher loan limits this year BOULDER - The news is good for buyers in Boulder County and several Denvermetro area counties. The maximum limit for a loan conforming to Fannie Mae and Freddie Mac guidelines will be raised for “high-cost” counties in 2016, according to the Federal Housing Finance Agency. For most of the country, the maximum conforming loan limit will remain unchanged at $417,000 for one-unit properties. But due to the increase in area median home values, 39 specific counties nationwide were granted an increase in maximum conforming loan limits. Boulder County saw a rise of $18,400 to $474,900 for 2016.

Denver-metro cluster, the remaining counties with loan limit increases also were clustered around metro areas, including Nashville (14), Boston (7), Seattle (3) and in the state of California (4). The baseline loan limit of $417,000 was established by the Housing and Economic Recovery Act of 2008. HERA mandated that the baseline loan limit cannot rise after a period of price declines until home prices return to pre-decline levels. FHFA has determined that the average U.S. home value in the third quarter of this year remained below its level in the third quarter of 2007. However, HERA provides for higher loan limits in high-cost

Home inspections Home buyers have it drilled into their heads that they need to get a home inspection. But what does a home inspection report disclose? Home buyers often have little knowledge about home construction and its components, and have difficulty deciphering home inspection reports. Many don’t know how to figure out which types of defects are serious or whether their home inspector checked all the essentials. If you have a choice, it might be smarter to hire your own contractors and supervise repairs. Before issuing a formal request to repair, consider the seller’s incentive to hire the cheapest contractor and to replace appliances with the least expensive brands. Although home

Flatirons Home Inspections inspectors are reluctant to and, in some cases, refuse to disclose repair costs, call a contractor to determine the scope and expense to fix minor problems yourself. No home is perfect. Every home will have issues noted or flagged in a home inspection. Even new homes. A repair issue that will

be a deal breaker for a first time home buyer, causing the buyer to cancel the contract, will not faze a home buyer versed in home repair. Talk to your agent, family, and friends and call a few contractors to discuss which types of defects are minor. Perhaps a simple solution is available such as replacing a $1.99 receptacle, which can resolve many outlet problems. The problems that aren’t readily identifiable to you such as code violations, a furnace that leaks carbon monoxide or a failing chimney, are the types of defects a home inspector could identify in a new home. Builders’ contractors make mistakes, too.

Choosing a home inspector Home inspectors must have a full working knowledge of every system in a home. A broad background in general construction is a good base to build from. Good inspectors usually have a combination of formal training combined with on the job experience in related fields. Referrals are a good way to choose an inspector. Many real estate professionals will refer quality home inspectors that have years of experience. Most will refer more than one inspector so there is no conflict of interest. Referrals from friends or relatives who may have used a quality inspector in the past are

also good. Ask how long the inspection will take. The time it take to perform a thorough inspection varies with the size and age of a home. However, if the inspector says it will take less than two hours find another inspector. The cost of an inspection is also a factor. A well-established, fulltime professional inspector is going to be at the high end of the spectrum. Several hundred dollars is a small price to pay to get the best protection you can for perhaps the biggest purchase of your life. You should also ask when you will receive your report. Most inspectors can have a computer

generated report with photos emailed to you the same day or by the next business day. Printed copies can be delivered by mail or through your Realtor.

Q: We plan on selling our house in the spring. This is the first time we have had to do this in 30 years. Are there any tips you have that can give us an advantage? A: There are two things I advise all sellers: Get the advice of a real estate professional and have the home inspected for unknown defects. A home inspector can locate and identify potential problems that might cause a buyer to think twice before making an offer. The inspection will also point out items that could cause you major problems should you decide to remain in the home. It’s a win-win situation. Most homeowners are responsible with the care and repair of the areas of the home they can see. It’s the areas less visited where I find defects that can cause a buyer to think twice or to look at other properties without making an offer. I’m talking about the crawl space and the attic. In the dark recesses of a crawl space I might find decay and rot, structural defects or damage, loose ductwork, plumbing leaks, termites, rodents, reptiles and the list goes on and on. In an attic there again may be structural damage, roof leaks, damaged ductwork, unvented bath fans, a damaged chimney or flue pipe, debris and damaged or missing insulation. Inside the home the inspector January 22-23, 2016

will check the electrical panel, outlets and switches, the water heater and the heating and cooling systems. You may have problems you are not aware of that need immediate repairs or a report that everything is working as intended. Items that are professionally repaired do not have to be disclosed on the seller’s disclosure to a buyer. The point of a home inspection is that you will receive an unbiased opinion. Make sure you choose an experienced professional inspector who is licensed (where required) and certified by the American Society of Home Inspectors (ASHI) or the National Association of Home Inspectors (NAHI). A real estate professional will help you stage the home and present the exterior and the interior to attract buyers. They will advertise the home in their publications and news services, and if they are members of a real estate group you may have hundreds of professionals doing their very best to sell your home. C. OVERWHELMED BY STUFF? Get after that mess. By Debbie Arrington, The Sacramento Bee (TNS) We live in a cluttered age. Despite our best efforts and intentions, we continue to pile up more stuff than space to hold it. Does this new year finally mean a clean slate? Or are you doomed to more lost keys, misplaced receipts and impossibly messy countertops? Plastic boxes from Elfa at The Container Store transform a closet into a neat and mothproof storage space. Local professional organizer Gwynnae Byrd turned a messy spice cabinet into a one-glance, easy-access drawer. Does your closet look like this? It’s time for a makeover of your overstuffed closet space. Crawford’s Flexible Storage Solutions features see-through bags that can hold odd-shaped items such as dog chew toys. The Real Simple MultiPocket Organizer from Bed Bath and Beyond adds storage space to the back of a door. “Get organized” annually ranks among the nation’s most popular resolutions (right behind “lose weight”). More products exist today than ever before to help us reach that goal. But our personal transformation to efficient neatnik always comes down to how we rein in our own disorderly tendencies. “People are getting more technologically organized,” observed author Deniece Schofield, a longtime home management expert. 6

“Like they say, there’s an app for that. But as far as procrastination, setting things down and forgetting them, creating complex systems that are impossible to maintain or just making the same messes over and over – we’re dealing with human nature. People will still be people.” Especially people with too much stuff. “It’s overwhelming,” said Sacramento, Calif., professional organizer Gwynnae Byrd. “That’s the phrase I hear over and over again. And it can be overwhelming. You look at all that stuff and don’t know where to start.” “I was an only child,” she explained. “When Mom passed, she was kind of a pack rat, and it was left to me to sort it all out. I thought, ‘If only there was someone to help me!’ It’s a very common dilemma. The best gift you can give your children is to have your affairs in order, not only legally but your stuff. “I went into law to help people,” she added. “Now, I’m helping people on a much more personal level.” Like a journey, a more organized life starts with one step. “You’ve just got to start,” Byrd said. “There is no one right way to organize or perfect storage system for every person. You pick a spot and start. It’s just getting over that initial hump. Do a little at a time. If you start

It’s like losing 10 pounds; it doesn’t disappear overnight. Neither does the clutter. But you’ve got to start somewhere.” The biggest roadblocks come from “deferred decisions,” Byrd said. “You need to make decisions on whether to keep something. Often, people can’t decide, so they just keep it. I’ve had clients pick things up while sorting stuff and put it right back down again in another pile. Getting organized is about changing habits. Ideally, you need to make a decision at the time that item comes into your house.” That starts with little everyday decisions, she said. For example, mail can pile up quickly. Instead, sort it over the recycling bin as soon as you bring it inside. At the point of purchase, decide if you really need a printed receipt (usually the answer is “no”), otherwise little slips of paper may stuff your pockets or purse. When

traveling, know exactly where you’ll display a souvenir before you add it to your dust-catching clutter. Schofield has been helping people declutter nationwide for decades. Nicknamed “America’s most organized woman,” she’s written five books on this popular topic and now tours the country, offering her advice. Next week, she’s coming to the Sacramento area for five seminars. Getting organized can feel painful because people invest so much emotion in their possessions, big or small, she said. That includes items that weren’t originally their stuff, but were passed down from other family members or friends. “We have this emotional attachment to stuff,” Schofield said. “Taking care of it can be emotionally draining, too. We have to constantly remind ourselves, ‘This object is not my mother, it’s not my grandmother – it’s just stuff!’ We have to give ourselves permission to let go.”

Schofield also recommends breaking down the task into small steps. “Do it piecemeal,” she said. “Put blinders on and just focus, one drawer at a time.” The key to staying organized is finding space for the stuff you keep. “Everything should have a place,” she said. “And don’t bring anything else into your house unless you know exactly where it’s going to go.” No space for extra storage? Think again. “There are four ways to store things: Hang it up, on the floor (under furniture), in a drawer or on a shelf,” she said. “You can find alternatives, and there are so many options now with multifunctional containers. But make sure to measure your closets and storage space before you buy or those containers and boxes may not fit.” See-through drawers that can be easily pulled out are Schofield’s favorite option. They provide quick access as well as visibility. Labeling is important, too. It designates a place for stuff and helps build the new habit of putting things back where they belong. There are other benefits besides a tidy home, she added. Organization frees time and builds a sense of well-being. “Stuff can get in the way of our relationships and responsibilities,” Schofield said. “You have to be brutal with yourself. We use the ‘delete’ key all the time on our electronic devices. Use it with stuff, too.” January 22-23, 2016

Houseplants lift winter blues Travelling to the Midwest in winter always reminds me that Coloradoans are lucky. With more sunshine than clouds, we have plenty of days where we can toss open a window to catch a light breeze to clear the house of unwanted odors. If it’s windy enough, we might even get the bonus of moving some dust off of the furniture and back to Kansas where it belongs. So when the cold settles in and we can’t open the house without risking frostbite, our houses start to acquire a collection of smells that could feature on an air freshener commercial. No one has to blindfold us for us to pick out the lingering scent of fish we cooked two days ago, oil from a session with tempura, onions that sit on a counter, or the musty reminder that we have a humidifier running. the air in your home. With the right flowering plants, you can mask those unpleasant smells with fragrance. Jasmine and citrus are excellent choices for perfuming your home naturally. Jasmine (Jasminum spp.) is a beloved vine that has won hearts with its enchanting perfume. Stronger scented at night, it was often ordered to be planted around the residences of kings and coveted by traders throughout Asia, the Middle East, and Europe. Place Jasmine in bright

light and make sure it gets four hours of direct sun daily from spring through fall. Fertilize every two weeks during this time, and in winter, fertilize monthly. There are two watering programs to remember with Jasmine; from summer through fall, keep lightly moist, watering when the soil surface (to one-halfinch depth) dries. In winter and spring, Jasmine needs a resting period, and should be kept slightly drier. If grown indoors, move outside in fall while temperatures hover between 40 ºF and 60 ºF for two weeks. Jasmine uses this cool period to set buds, which open to the fragrant, white or yellow star-shaped blossoms in February. After flowering, prune plant back and let rest. Different jasmines are good for different purposes. J. officinale is fragrant as a plant, J. grandiflorum is used for perfume, and J. sambac is used in tea.

Citrus is also an excellent choice for those who want to perfume their house and have room to grow a tree. Meyer Lemon, limes, and calamondin oranges – kumquat and orange hybrids - all stay somewhat small in pots. They need a sunny, south facing window for best growth. In spring and summer, fertilize every two weeks, and once monthly in fall and winter. Keep the soil evenly moist, except in winter, when you wait until top inch dries before watering again. Citrus is prone to aphids and scale insects, so monitor plants closely for signs of the pests. Humidity is crucial to getting blossoms, so place a tray with pebbles underneath the plant and keep water in the stones. Make sure the pot itself isn’t sitting in the water.

Repot plants every two to three years to give roots room to grow. When temperatures warm again and you open your house to clear the air, protect any of your plants from drafts coming in through open windows. Often homeowners are confused by color, afraid to use color in a bold, bright way, and as a result stay the course and avoid using color entirely. When it comes to deciding how to use bold or bright colors in a useful or purposeful way, these are some basic color rules I would suggest. Basic color rules 1. Select one or two of your favorite colors and build a color palette around them. Then ground these bolder colors by pairing them with neutral colors such as white, tan, brown, black or gray. 2. Find a bold inspirational piece, such

as an area rug or piece of art, and use it at as the springboard for your bold color palette. 3. Start with an accent wall. If you are unsure if you want to take the plunge by painting an entire room a bold color, just paint one wall an accent color. 4. Think contrast. I have seen so many gorgeously successful rooms in which a room was painted with a bold, bright color and then accented with a simple neutral such as pure white. 5. Avoid mixing bold, bright patterns. These types of patterns tend to be statement pieces and are typically best as standalone highlights in a space.

oing to the huge Highpoint Furniture Market is a highlight of my year. I can’t wait to see what fresh looks are emerging onto the interior design stage, and spending time in this creative oasis always revs me up for the new year. What am I loving for 2016? Timeless classics reimagined through subtle changes in silhouettes and reinterpreted with exciting

new fabrics. I firmly believe in investing in high quality furniture – made of the best materials, using the top craftsmanship – because it will look lovely for decades. And I opt for pieces that are so stylish, they transcend trends. Here are some of my top picks, the sofas, chairs and ottomans that are making my heart thump hard:

OVAL OTTOMANS

Some of us prefer a world without so many straight lines. This oval ottoman is just the ticket. It’s graceful and elegant, soft and sensual.

When we are helping customers design large living rooms, our goal is to make the lofty rooms feel cozy. It’s amazing how adding this beautiful ottoman, with its tufted top and turned legs, instantly warms up a big open space. It also comes in different sizes, so it will fit any room. My granddaughter has learned to walk by cruising around an ottoman just like this one. It’s just the right height for babies to hold on to, and super soft to protect little heads, making it my pick for young families. OK, I admit it. I had a prejudice against motion chairs when they first starting making an appearance at market. Recliners, rockers, swivels – I had seen so many bad examples through the years I didn’t think this style would ever be for me. But our younger customers started asking for swivel chairs. So I took another look. Now, I’m crazy about these super comfy, lovely chairs and have two in my own home. Mid-sized and wonderfully shaped, the Holly chair in the photo above is a go-to chair for our designers when they are creating a comfortable, stylish space. It’s the kind of super-comfy chair everyone in the family will fight over.

GEORGE SMITH CLASSIC

Sometimes you just can’t improve on perfection. That’s how I feel about this ageless classic, an English rolled arm sofa made popular years ago by British designer George Smith. You can pull out a copy of Architectural Digest from the ‘60s, and see this lovely sofa staring in a beautiful room scene. And, you can find it still turning heads and winning hearts in the world of design today. The features that make me swoon? Here’s another motion chair I adore for 2016. It’s smaller than the one above, which makes it ideal for spaces where a larger motion chair just won’t fit, like a hearth room. If you are downsizing or live in a smaller square foot home, like a condo or cottage, this chair gives you all the comfort and look without eating up any extra floor space. I ordered several upholstered in depicting American artist Hunt Slonem’s bunnies. Love!

A timeless classic, it can go traditional to contemporary, depending upon the upholstery fabric you select. It’s not just its good looks that turns heads and steals hearts – this is one of those magical pieces of furniture that fits everyone who sits in it. Often, sofas are too deep for those of us who are shorter. But this sofa is comfortable for people who are petite and those who are taller.

Chesterfields have been turning heads for a long, long time. Any why not? These sheltered arm sofas provide the perfect little corner where you can prop up with a few pillows and watch TV or read. I have one in my living room and adore it. I really like this current rendition of the Chesterfield because the arm is not too wide and it has just the right amount of tufting on the back. If you get too many tufts on a sofa like this, it starts to look like a Victorian piece, too fussy for my taste. When I’m designing a larger room for customers, I often pair this Chesterfield with the English rolled arm sofa above – they look lovely together, similar enough so they harmonize, but different enough that they each bring a different voice to the grouping.
