How retirees can avoid running out of money: The role of the longevity annuity By Jack Guttentag, The Mortgage Professor (TNS) Retirees are becoming a larger part of the population while their capacity to fund retirement comfortably has been declining. The population 65 and older, which now numbers about 48 million, is expected to rise to about 73 million in 2030. Meanwhile, the portion of retirees with employerdefined benefit plans that funds them until they die has been declining and is now less than one in 10. Most retirees must fund their own retirement, and face the risk that their funds will turn out to be inadequate and they will be forced to spend the last years of their lives living on social security alone. Financial planners who counsel retirees confront their fear of running out of money all the time, and have developed some rules of thumb for dealing with it. One is the 4 percent rule, which says that the retiree whose assets are invested in well-diversified and low-expense equity funds can safely draw 4 percent of the starting value of the fund each year, plus an increment equal to the

rise in the cost of living in the preceding year. The trouble with this rule is that it promises to work about 98 percent of the time but not all of the time. Nobody wants to live with a two-percent probability of a financial catastrophe – we purchase insurance on our homes to avoid hazards that have a probability of occurrence that is less than two percent. What retirees need is a type of insurance policy in which those who die earlier help fund payments to those who die later. In fact, this type of policy now exists. It is called a “longevity annuity,” but that is a misnomer because it is actually an insurance policy. It insures against the risk of impoverishment from living too long. The best way to understand how a longevity annuity

works is to compare it to a standard annuity. In both cases, the consumer pays a large one-time fee at the outset, and receives monthly payments for the rest of her life. On the most common type of standard annuity, the payments begin immediately. On other versions, the payments are deferred for some period but the consumer receives death benefits if she dies during that period. On a longevity annuity, in contrast, payments are deferred until some specified age, as late as 85, and if the consumer dies before reaching that age, she receives nothing. In effect, the premiums paid by those who die before the deferral period are paid to those still living, which makes it possible to provide those still living with larger

monthly payments. This transfer is what makes the longevity annuity an insurance policy. Here is an example. The retiree of 65 has financial assets of $600,000 that will earn an estimated 5 percent over his remaining life. If he draws $3,000 a month, his assets will be fully depleted in 431 months, when he will be 100. That leaves a small probability that he will still be alive at that point, and destitute. That small probability can be a major source of anxiety. To avoid having to live with the fear of living too long, he uses $200,000 of the $600,000 to purchase a longevity annuity with payments of $3,000 a month beginning in month 121. While his remaining $400,000 of invested assets will now be depleted in month 196, at that time he will already be collecting the $3,000 under the annuity, which will continue until he dies. The spread between the date when the annuity begins and the estimated depletion date of the assets is the retiree’s safety margin during which he collects

from both sources. The numbers cited in the preceding paragraph are drawn from a spreadsheet-based model of the longevity annuity developed by my colleague Allan Redstone, and don’t necessarily correspond to the amounts that would be offered by any of the insurers who offer them. However, a quick comparison with the amounts reported by immediateannuities.com indicates that the spreadsheet estimate is in the ballpark. The market for longevity annuities will be discussed in a future article. The longevity annuity has much in common with the HECM reverse mortgage in that both are designed to ease the financial burdens faced by retirees. Six tips for a successful off-season sale By Sean McIllwain, Mod Boulder Real Estate After the high-stakes selling season of last summer, home sales in Boulder County are set to quiet down for the winter. If you’re putting your home on the market, don’t see this as an obstacle; see it as an opportunity. Winter is a particularly good time to sell if you’re marketing to millennials, retirees, or couples with very young children – they’re less concerned about tying a purchase to the school calendar. You’ll find the snowand slush-trudging buyers much more motivated to make a purchase than those who spend a warm, sunny Saturday popping by an open house. If you’re thinking of

listing your home in the off-season, consider these tips for a successful sale: Keep the outside neat Curb appeal is more difficult in the offseason, when leaf- or snow-covered lawns can look untidy. Place an added focus on leaf and snow removal, and keep walkways clear. Expecting lots of showings? Consider hiring a snow-removal service to keep your driveway and walkways safe for visitors at all times. Clear the entryway Boots, coats, scarves, and hats – people tend to shed their winter clothes (and any accompanying

debris) upon entry into a home. Provide a shoe trough, an umbrella stand, and a coat rack for potential buyers to store their wet, muddy belongings. Hypersensitive about that new carpet? Consider providing shoe covers to keep out mud and snow. Skip the holiday décor Even during the holiday season, staging basics like depersonalizing and decluttering still count. You never know who your potential buyer is, and you don’t want to pigeonhole your home with a holiday theme. Keep the Christmas lights in the attic and the inflatable Rudolph in the garage.

Warm it up Be sure the thermostat is cranked before a showing to help potential buyers feel more comfortable. If you have a fireplace, light it to enhance the cozy factor even more. An area rug across a swath of bare floor or a tasteful throw blanket across the couch can help, too. Let there be light During the dark days of winter, it’s important to keep your home welllit to avoid the gloom factor of dim corners and rooms. Add floor lamps to darker rooms, and turn all the lights on around the house. Have a showing

at night? Turn on all the exterior lights, as well. Be flexible with showings With fewer hours of daylight, some potential buyers want to squeeze in a daytime showing, when your home looks its best. FHA mortgage loan limits for 2016 Each year, FHA updates loan limits for mortgages insured by FHA. Buyers intending to use an FHA loan for an upcoming home purchase should be aware of what the new loan limits are as it could affect their home purchase plans. Why loan limits change As the market changes over time, FHA tries to remain current. Their loan limits reflect market conditions and the average selling price of homes. Each year, they re-evaluate average selling prices and adjust their limits based on a pre-determined formula. In stable markets, loan limits may not actually change from year-to-year. If

home prices increase, FHA loan limits are likely to do so as well. 2016 loan limits Average selling prices typically vary based on the type of property, so FHA loan limits are specific to property type. The 2016 loan limits are as follows:

What this means for home buyers For both Northern Colorado and Denver, the loan limits actually increased quite a bit. It increased by over $34,000 for the Denver area and $40,000 for the Fort Collins area.

If your purchase price was previously restricted because of the maximum FHA loan limits, then you should check with your lender. You may be able to qualify for a higher amount. This can be a big help if you were having trouble finding a home within the previous price range and/or were not able to effectively compete for homes due to bidding wars. Hot Looks for 2016 By Mary Carol Garrity, Tribune News Service (TNS)

As we perch on the edge of a brand-new year, it’s always fun to guess what will be hot in the coming year. What will be the rage on the fashion runways? And, most important to me, what new interior design trends will be sweeping the market? One of my favorite brand-new-year traditions is to ask interior style maker and trend spotter Holly Blalock to look into her crystal ball and share with us what she sees being the big new thing in interior design this year. Holly is the vice president of merchandising and marketing for CR Laine Furniture, one of my absolute favorite furniture makers, and she has an eye for fresh, new fashion for the home. Here’s what Holly’s lovin’ for 2016:

A room filled with ‘cattitude’ I have always been a big fan of adding animal prints to the mix of fabrics in your decor. I like how this touch of the wild shakes things up a bit and offers us an interesting way to add patterns, like dots and stripes, to the story on a bed or sofa. After watching models clad in animal prints saunter down the catwalk at all the big fall and spring fashion shows, Holly predicts exotic big cat prints will be making their way into home interiors. This year, Holly says, “There’s no stopping the magnetism of the powerful leopard as king of the pattern jungle.” CR Laine is unleashing this Elle chair as part of its Tobi Fairley for CR Laine collection this year. (Handout/TNS) brass arms are wrapped in Cattitude Onyx fabric, which is so soft, Holly says you won’t be able to keep your paws off. In the room scene, created by CR Laine, the designers boldly mixed traditional and modern. The sofa, with its shaped back and skirt, along with the floral wallpaper, lean into traditional, but the addition of a contemporary piece of art and the brass arms of the animal-print covered chair keep the room from being onedimensional. Holly says, “This collected look is not only appealing to the eye, it is the best way to manage your design budget. Instead of buying the matching pieces in a set all at one time, you can buy complimentary (not matching) pieces over time.” Spaces bathed in blue Every year, Pantone picks the color of the year. For 2016, they parted with tradition and picked two colors of the year. I’m thrilled to share that Serenity, a pale shade of blue, was one. Hip, hip, hooray for blue, my lifelong color crush!

There is a lot we disagree on as Americans, Holly says, but decorating our homes with various shades of blue is something that brings us all together. As a lifelong fan of blue, I wholeheartedly agree. Holly is predicting that blue will come on even stronger in the coming year. In the room scene above, from CR Laine, the designers have mixed a variety of shades together, from the quiet tones in the sofa to the nearly black, inky shade of blue in the swivel chair. Pretty in pink Pantone’s second color pick? Rose Quartz, a soft and powdery pink. When CR Laine introduced a similar blush color and mixed it up with greens and creamy whites for their fall collection, I fell in love. Many of us were over the moon about pink when we were little girls. And even though we outgrew our bubblegum pink rooms, a part of our hearts never let go. That’s why I’m so crazy about this soft blush pink: It allows us to add this familiar favorite back into our lives once again, but in a sophisticated, stylish way.

A bit of whimsy When I decorate a space, I like to add one or two surprises that make people smile, a bit of whimsy that leads to delight. After all, life is just better when you’re smiling, isn’t it? When I spotted this fabric that depicts internationally renowned American artist Hunt Slonem’s bunnies, I was smiling ear to ear. CR Laine has used it to cover a swivel chair. Love! A few more predictions Holly’s crystal ball shows: • Gray will continue to be king of neutrals. But look for this color favorite to show its warm side as it will be paired with whispers of colors like lilac, blush and sky. • Nail trim continues to make a statement as we find new ways to feature this accent. • Because technology is turning hard copy books into antiques, look for books to become a favorite accessory. hen Boulder Creek Neighborhoods announces new communities, home shoppers throughout Boulder County take notice. Already well-known for popular neighborhoods like Steel Ranch in Louisville and Erie Commons in Erie, Boulder Creek Neighborhoods is setting out to offer their signature style of low-maintenance living to new locations in Boulder County and throughout the Front Range. Louisville is such a desirable location for so many different reasons.” Just on the north end of Old Town Louisville, Boulder Creek’s DELO townhomes have introduced a newly finished model home, and the extensive community development that will bring the retail and office space to life is well underway. Also under construction in Louisville are the very final homes in the ever-popular Steel Ranch neighborhood. The ranch patio homes at Lanterns homes are selling quickly and are expected to sell out before the end of the year. The Calmante neighborhood, located directly across from 10,000 acres of Boulder County open space has been wildly successful since opening in 2014. “Homeowners, especially those coming out of Boulder, are finding Calmante to be a tremendous value. There’s simply nothing else like it in Boulder County,” says Sinkey. Boulder Creek has also started construction on the model homes for Tramonto, in south west Longmont. Perhaps the most exciting announcement for the Boulder Creek fan is the brand new community in Erie, Brennan by the Lake. Sinkey’s team recently held an informational open house, gathering feedback on floorplans and design features from more than 60 interested and potential homebuyers. Patio home sales at Brennan are expected to begin this spring, with models following later this summer. “The notion of lowmaintenance living resonates with folks all over Colorado,” said Sinkey. Boulder Creek is

offering both townhomes and ranch patio homes at The Lakes at Centerra in Loveland, as well as patio homes in Stapleton in Denver. A recent addition to the lineup includes the Encore series, smaller paired ranch homes, staring from just under $300,000 in Thornton and Aurora. The locations, floorplans and price points might vary across these neighborhoods, but they all

Create a budget now for expected maintenance projects, and set aside extra funds for those unexpected, emergency repairs that always seem to occur at the most inopportune time. According to financial pros, you can expect to spend about one to four percent of your home’s value annually on repairs and maintenance. Clean refrigerator condenser coils Help your refrigerator live longer and stay cool by cleaning the condenser coils. Appliance repair pros say it’s the No. 1 refrigerator maintenance task. Condenser coils, which are located under or behind the refrigerator, eventually become covered with dust and pet hair. Keeping the condenser coils clean can save up to 10 percent on your energy bill. A professional cleaning costs around $100. However, you can do it yourself with a vacuum cleaner and an inexpensive coil brush. Service your garage door Regular garage door maintenance ensures safety and helps prevent costly repairs. In many houses, the garage door is the most used door – and it’s a big, heavy one. Make a metallic menagerie with leftover nuts, bolts By Staff, FamilyFun Magazine (TNS) We turned nuts and bolts (and a few other hardware store leftovers) into a metallic menagerie. Here’s how: 1. Collect several empty cans. For each animal, you can keep one end open, or nest a slightly smaller can inside. 2. Use 1/2-inch round magnets to attach nuts, corner brackets, hex bolts, machine screws and more to the cans. For extra sturdiness, use 1/2-inch permanent glue dots to adhere the pieces to the magnets. 3. Create feet for legs by screwing nuts on the ends of machine screws. For whiskers, place screws at

the edge of a magnet; the magnetic attraction will hold them on.
