A Vacation Every Weekend The Legends on Tanzman Lake: Your personal paradise BY KRISTIN CACCHIOLI

EDITORIAL@ANTONNEWS.COM Life on Long Island can be hectic, fast-paced, exciting and loud, which is the way Long Islanders like it… most of the time. But when those overwhelming moments leave you longing for a quiet, peaceful getaway, Kuplen Properties and Douglas Elliman Real Estate have the ideal destination—The Legends on Tanzman Lake. An exclusive, 38-parcel, gated waterfront community with a private lake, The Legends on Tanzman Lake is set in the heart of the Sullivan County Catskills, Just minutes off Rte. 17, near Parksville, this bucolic escape is so convenient that every weekend can be a vacation. As Richard Kuplen, owner and CEO of Kuplen Properties, puts it, this community gives buyers the opportunity of “building their own oasis away from home.” “We want to give families a place where they can escape from the hustle and bustle of the city,” says Kuplen. “Here, they have the feeling of being in the country, with

plenty of amenities to keep them entertained.” The moment you arrive at the logcabin-style guardhouse, you know that The Legends on Tanzman Lake is a different place. “We own the entire lake,” Kuplen says of the spring-fed waters, which are teeming with bass. “So it’s not a place where just anyone can come and use their boats. Our guests can use rowboats, sailboats, kayaks and

electric motors up to 10 horsepower.” Kuplen underscores that there are no loud, fast boats creating a disturbance. Quiet and private are the key words when describing the lake. On site, there are private beaches and fishing docks, and nearby is everything from outstanding hiking to championship golf courses to exciting ski hills. In fact, Bethel

Woods Center for the Performing Arts, with its year-round calendar of concerts and activities, is just a short drive away. “You can relax in the privacy of your own home, see all the wildlife and step outside to enjoy all the activities,” said Kuplen. As for the home, that is totally up to you, as you can give your home away from home a distinctive character. Kuplen will build a home to your specifications, or you can use the architect and contractor of your choice. Fifteen of the sites are lakefront, but every parcel is unique. With prices ranging from $299,999 to $499,999, you have the option of purchasing the land now, and waiting until a later date to begin building. “We are very buyer-friendly,” says Kuplen. “Many developments require owners to build a home within a certain time frame, but we didn’t want so many restrictions on our property; we wanted to welcome a wider range of customers.”

The Legends on Tanzman Lake has been in development since 2004, and Kuplen hopes to complete the subdivision this year. Multiple water sources can be tapped at each parcel, and if there is not already a pond on your property, you can have one made, increasing the value and introducing more ways to spend time with your family and friends. Kuplen Properties recommends using geothermal heating and air conditioning in all homes. “When we do this, we eliminate the need for

fossil fuel, and the price of electric and heating is the same every month, whether it is negative 13 degrees outside or 75 degrees,” says Kuplen. “The Legends on Tanzman Lake is also the only subdivision in Sullivan County that has underground utilities, and all the sites are equipped with cable television and high-speed internet.” For a firsthand feel of the property, Kuplen recommends spending the weekend. “We offer model houses to stay in so guests can see if it’s a good fit,” he says. “This way, they are not rushed into buying. They can enjoy their stay, go out to dinner and not have to worry about rushing home.”

an eight-foot-tall brick wall is a lesson in balance and symmetry. Paths cut the garden into four neat squares and from spring to fall it is in bloom with a succession of flowers that includes tulips, zinnias, peonies, iris, roses and honeysuckle. A look at the web site will tell what is in bloom when. My husband says that one of his favorite spots in the world is at the top of the steps by the house next to the giant American beech, overlooking the reflecting pool and the blazing trees of autumn. 71 Old Westbury Rd., Old Westbury; 516-333-0048; www.oldwestbury gardens.org

EDITORIAL@ANTONNEWS.COM Spring is coming and soon we’ll enjoy going out and exploring gardens and other natural environments. Here are some of my favorites:

Old Westbury Gardens I’m fortunate to be only two miles from Old Westbury Gardens, built in 1906 for the Phipps family. I’m a member, visiting throughout the seasons and bringing houseguests to see what’s in bloom when they visit. The four Phipps children gave the house and gardens to the public in 1959; the Phipps’ daughter, Peggy Phipps Boegner, remained in a private house on the southern end of the property, taking a special interest in maintaining the historical integrity of the place where she grew up. The story goes that once she saw a swath of day lilies blooming in a side garden. “That wasn’t there when I was a child,” she declared, and off came their heads.

Humes Japanese Stroll Garden

In Mill Neck is the Humes Japanese Stroll Garden. I love Asian gardens with their careful attention to design and control. There is nothing random in an Asian garden, unlike the profusion of flowers in western gardens.

GETAWAYS from page 8 Entering this garden is like walking into a serene brush painting of hills, lush vegetation and pathways. As the name implies, this is a place to enjoy at a leisurely pace. Although only four acres, the garden feels larger due to its artful design, following Buddhist principles that utilize the “borrowed scenery” of the gentle, green hills of the North Shore. Visitors are pulled through the garden, one step at a time, by strategically placed pathways and stones. There are wide, shallow steps that force you to move slowly. Small stepping-stones, placed wide apart, encourage you to pass quickly; then a large stone says “stop and look.” And listen, too. You can hear water from a nearby, but unseen, pond. There’s the barest glimpse of the roof of the teahouse. Western tradition encourages centering and symmetry. The Japanese garden finds balance and dynamism through asymmetry and opposition: light and dark, coarse and fine textured, horizontal and vertical, hard and soft. Thus dark evergreens are planted against light moss. Such contrasts maintain interest and keep the eye moving. It is possible to participate in a tea ceremony at the garden. Chinese Scholar’s Garden

The Chinese Scholar’s Garden, Staten Island Another type of Asian garden awaits in Staten Island: The Chinese Scholar’s Garden. Scholars’ gardens, first developed in Suzhou, China, in the 15th century were sanctuaries for the best and brightest in society who sat at the pinnacle of China’s ruling class. There is nothing random about

a scholar’s garden. It is designed to mirror the natural world and every tree, rock and pebble is where it is for a reason. On a visit to China I was taken through a Suzhou scholar’s garden. My guide urged me to look through a little window built into a wall, where, perfectly placed as if in a picture frame, was a lone pine tree. I was told it was a “leak window,” making a small space seem much larger by allowing the view to “leak” through.

A visit to a Chinese garden takes time and requires patience. Unlike many Western gardens, which can be taken in with one sweep, the Staten Island garden is separated into galleries connected by winding paths and pavilions. Paradise Across The Border

Jamaica Bay Wildlife Refuge

GETAWAYS from page 9

Jamaica Bay Wildlife Refuge The New York metro area is a tame place when it comes to nature. Fortunately, we have Jamaica Bay Wildlife Refuge within the environs of New York City. A refuge is a haven for animals. Rather than just setting aside a piece of land and leaving things up to nature, humans make the area as hospitable as possible for the flora and fauna that live within it, such as creating artificial ponds and planting marsh grasses that wildlife enjoys. Jamaica Bay is one of the most important urban wildlife refuges in the world. Encompassing 9,155

acres, it is comprised of diverse habitats, including salt marsh, upland field and woods, several fresh and brackish water ponds and an open expanse of bay and islands. Given all the concrete of the city, Jamaica Bay is truly an oasis for birds during migration. It is a stopover for thousands of water, land and shorebirds and a wintering site for northern birds. Sometimes it is magical. Once, walking toward the marsh, I heard the whirr of something overhead and looked up, thrilled to see two snowy white swans, their huge wings spread wide and flapping as they headed toward the marsh.
